Of course the Landlords give the House directly to the Tenants and if any Agent/s followed the Tenants, the Landlord usually tell the Agent/s that he doesn't allow such on his property and if the Tenants feel obliged to part with something, he/she is free.

This I have witnessed dozens of time. In fact, we just buried one of the Landlord in my hood about 3 weeks ago and you need to see the crowd at his funeral testifying to the man's goodness.

The thing is it very hard for a tenant to get a house directly from the landlord. 99.9% of online house postings are agents, there are even landlords that would post and require you to pay agency & agreement.

If there is a ready platform for only landlords, life would have been easier but there is none.

In short, in Lagos. Anybody that shows you a house, it doesn’t matter whether you just met the person on the same street to inquiry if there is any vacancy on that street, he/she would want to collect agency

Except you give the property directly to the tenant, once these greedy agents are involved. They won’t bring that tenant to you unless he/she agrees to pay the sum.
