IMHO, many players have dotcom PTSD.
There's a very real fear of INTEL-ing a portfolio.

Thing is tech is now a staple. Investors are treating it like biotech; when it is just like insurance, banking, industrials, real estate, retail, energy.
If the economy crashed today, most in the market will bleed. And tech will easily be one of the biggest losers.
But when the economy roars, tech will be right there leading the charge again.

Everyone is still going to search on Google and watch videos on YouTube.
We'll continue to use Instagram.
Businesses will keep paying subscriptions for AWS, Azure, and Google Cloud.
In a downturn, ad $ will drop off a cliff. When things pick back up, businesses will start buying ads again.
That is the fundamental. Tech is as critical as oil. We'll always need it for modern conveniences.

Small caps are getting a lot of attention.

Like I say it's reckless to offer that advice at ATH, with no clear direction on inflation or interest rates on the horizon. If you ask me Google and Microsoft can do more relative to their peers pricing but that is an observation, not an investment thesis. Your property strategy is still solid and let 401k/investment funds or ETFs provide your diversification. LordAdam16 would know more but I'm not as bullish as he is.

Now, I also use bamboo for investment. I saw a dollar fixed deposit at 8%. My plan is to set it up for myself since my wife's own is with standard shattered bank.

I do back that to beat Dollar in the short term but you will not renew at those yields consistently for 25 years, and if you do, God help Nigeria.

Dollar has returned 12.5% average for the last 20 years in comparison, so for comparison, multiply by whatever % bamboo is offering to back test it, which is in your case (1.125 x 1.08) = 1.215 or 21.5%

I highly doubt anyone in money market is offering 8% for dollar fixed deposit though. That figure is suspect. Best the market offers is sub 4 or 5 at best.

If you want to be agile, you can play the T bills short term and switch later, if you want to rest, buy dollar. But who is Bamboo? They must be suicidal to offer 8%, I won't put more than NDIC will insure there sha.
