I Have a duplex here in lekki which also has a 1bedroom flat in the same block for Rents

There’s a bathtub in every toilet including the 1bedroom flat I rented out

I decided to rent the 1bed room flat to this man. He’s a lawyer and he is married ,what I noticed is that his wife is jobless and she waste too much water
They use the bathtub everyday and that consume about 400litters *(2) =800 litters of water and also uses the washing machine daily
This bothers me because we are using the same prepaid meters and I am the one who pays the basic amount
He pays just 6k every month which this last bills was 34,600 naira for electricity

Before I got the tenant ,I pay just 6k-8k per month for electricity

I use to pump the storex twice in a week but now sometimes 2 times in a day
She washes and use the bath tube everyday , the machine and use other appliances

Please how do I caution this people since they moved in I paid for another prepaid meter and nothing is delivered till now

You just sounded irresponsible and careless. This guy is complaining he has issues. Meanwhile a yearly tenant is entitled to 6months notice and at the expiration of that notice the landlord has no right to enter his property and remove his roof. He should be able to get injunctive reliefs in court and also sue for exemplary damages. Dont even start arguing with me, your type shouldn't be making comments in the public space.

Forget this talk. I have had a landlord who sent thugs to my business premises to chase out my clients physically because I paid him 80% of his rent when due at the start of the COVID-19 pandemic. The man's father is a retired general.

But I change am for the man that day. The man thought that my coolness over the 7 years I was his tenant in that structure meant weakness. He saw madness of the first order. He thought he is the only one that has military people in his family.

Sending thugs to your business tenant of 7 years? The man crossed the line that day and he never believed he would see what he saw. Our matter was eventually settled by the DSS.

By the time I was leaving the place, the man will see me on the road and take a detour.

There is no due process about removing a roof. The landlord should have gone the way of the courts to get a judgment. Everything after the expiration of a quit notice is by the action of the courts and the bailiffs who will enforce any judgments.

The landlord has entered gbese if the tenant knows what to do.

Three months notice means he should pack out WHEN his rent expires but he must be notified at least 3 months before his rent expires.
