So far, China isn't blinking and the U.S is looking increasingly desperate to discuss.

Please what’s your thoughts about semi-detached and detached properties. I’ve inspected some properties this week. We fell in love with 2 of them. They’re both in the same development. Property A is a 4 bedroom semidetached with 4 toilets. My madam is in love with this property due to the top notch finishing. The sitting room and the kitchen was finished with porcelain tiles and the fittings really enter my eyes. It’s a well maintained property. The bathrooms are top notch too. This property has parking space for 1 car. We use 2 cars . We can always park the second car by the road side.
Property B is a 3 bedroom detached, 3 bathrooms with a garage plus space for parking 2 cars. Neat and simple finishing with laminate flooring. Same price range. I’ve seen the survey reports for both. I may pay a little more to win the offers for B, based on speculations of being more popular with more potential buyers.
I’m currently renting in a detached property. My colleagues were pointing out some cons of buying the semidetached. They think I can always fix things up in the detached property, including converting the garage to an extra room in the future if the need arises.
Like for like, there is usually a prenium on detached properties. In your case, there are some differences in both but being on thesame development makes it easier to compare.

For the 4-bed semi with 4 toilets, is it across 2 floors? Cos family houses with such are generally priced less as many households with young kids would want the living quarters on one floor for practical reasons. Also, many built that way (i.e 'town houses') tend to be quite narrow of late.

That the 3-bed detached seems to be more sought after already tells you something. I was in a fairly similar dilemma when I bought (with the 4-bed semi being upto 20k cheaper) but was also advised against a semi. Some colleagues in semis have had issues with neighbours especially when you have young kids playing around or neighbours smoking hemp. For one, the only thing he regrets in his house is that it's not detached. Sound insulation between modern semis tend to be good, but even at that, vibration still travels thru.

Finishings are great but they are fixable and come in and out of vougue. There are parts of a house you can't change- in this case detached or semi. Also having a garage with parking for 2 cars would always carry a prenium especially if sited next to the house.

Lastly, you need to factor in your family size and plans ahead. With 3 kids, if you're the type that has family/friends over often, the added space is needed.

For me and with limited details given, I'd largely tilt towards the detached.

The UK launched negotiations for a free trade agreement with India, which is seen as one of the biggest prizes of Brexit, in January 2022. Successive Conservative governments sought to strike a quick deal with no success.

It remains to be seen what the final deal would be. However, kudos to India for holding strong on this. Hopefully, 9ja could learn. If the UK wants good market access to a nation of 1.4 billion (and growing) with a consistent gdp growth rate of over 7%, then we'd need to offer good incentives in return.

Half a percent is a sizeable drop for a single month. Also noticed most houses that had a nice drop to now become reasonably priced had a sale agreed (STC) quite quickly. It appears folks were on the sidelines waiting to take advantage. Going forward, the stock market shenanigans is likely to dampen prices for a bit longer


With interest rates dropping, it might be a good year for those seeking to buy..fingers crossed.

Interesting times- it appears the hegemony of the one united west against the global south is under threat. I'd expect China to become more aggressive when making inroads and offering deals in the coming years.

Discounts across board- perhaps some more pain, perhaps the bottom, nobody knows. A run back to previous highs na circa 20% up be dat.

The differentiating feature of this drawdown is that it didn't come on the back of a blackswan. Hopefully, those driving it get back to their senses.

I'd give some pointers you could look into

Whats your work experience and primary qualification? You may be eligible for category based draws

Also, what's your age? - you might want to calculate your CRS score via the free online calculator (you can estimate an IELTS score)

Have you looked at the financial requirements esp reserve funds- could you muster it for self (and family if you have one)?

Also, if married, your spouse may boost your chances as the main applicant if they have a better express entry profile i.e age, degree e.t.c

Look at the category based draws and see if there are occupations there you have the relevant experience in or can pivot into while prepping other documents. Also, if you speak or are willing to learn basic French, it could be a huge advantage

Rationale would be many that'd inevitably remain should be milked maximally before being granted longterm stay. Hehe.. people come- wahala. People go elsewhere- wahala. They should only go back to their home nations.

Truth be said, Kemi has struggled to find appropriate coverage in the media and most reportage about her of late has been about guesstimating when (not if) she'd leave/be removed. At least, we no dey hear about Nigeria from her mouth again.

I had planned to sell down my GIA and take advantage of the annual 3k CGT allowance before moving to an ISA.. only for me to log on these last few days and na red pro max. Over the last few weeks, was hoping for a bounce but Friday was something else. Just logged out and focused on other things. Now discovered that one can offest loss on certain investments from one tax year unto the other. However, providers dont trade on weekends so its still till the next tax year

I've never said that the home office was blameless. There are many issues I've had with them over the years, and still have with them. But unlike you I'm fair and open minded enough to consider both sides instead of pointing fingers at only ONE party and absolving the other, also complicit party, of all accountability.
Lol.. I'm very happy we now agree the home office/British government were not 'unaware' of the numbers coming in or abuse many suffered. They acted irresponsibly in not being able to reign-in on rampant abuse quick enough in a system they introduced.

Well, it's good that despite challenges, an overwhelming majority of care workers have continued on their pathway to longterm stay.

This is false equivalence. Doing that (as many have continued to do) does not stop those who decide to migrate from also speaking up against harms and issues they've encountered. There are over 200m Nigerians back home that continue to strive. You should always remember that when it comes to more recent migration, we as a group have hardly moved.

In same vein, you can also go back and ask the Windrush boat arrivals why they didn't put thesame effort in rebuilding their home nations and instead started kicking up a fuss when asked to return home.

The health and care visa route was extended to care workers in Feb 2022. Only 2 years later in March 2024, the government clamped down on the care route, revoking hundreds of licenses, banning care dependants and introducing new CQC regulations. So it's not true that stories of abuse were in the media for >3 years.

It has been accepted that the Home Office should have forecast better and should have had the proper resources and controls in place. Most of these failings have since been addressed and lessons learned.

It's been on for over a year now. I gather it's now being flooded by many who came to the UK for masters, worked in care and pivoting over under 'Nursing aides, orderlies...' job code. Cutoff scores have expectedly risen with time. It's quite encompassing and covers a number of healthcare roles. The interesting thing is that someone who has masters and worked as a health care assistant would have thesame or even a higher baseline score (due to likely being of a younger age) that a medic with post-grad training... so it was fairly easy for many to get in.

Regarding requirements, the main ones are meeting the work experience criteria, certifying educational credentials, IELTS general and minimum funds.

Know a teacher who came to the UK via the care, pivoted into teaching and now exploring this route.

I and many I know were beneficiaries of the relatively recent healthcare express entry draw.

Good. Thanks. I have had a quick scan through and will read it fully later. It's absurd how incompetent the folks responsible are/were.

Doesn't matter how short-staffed they were - some of the errors in there should mean those in charge shouldn't have responsibility for anything other than maybe waiting tables at McDonald's ever again.
I still continue to wonder why the care visa changes took so long to muster. The media had been rife with stories of abuse for more than 3 yrs yet the pathway was purposely left open as we were continually being told the next review would change it. It's a scandal.

There are enough folks locally to fill the roles. Also, folks who come as students should have that as a fallback option

The best decision of mine today as the UK is concerned is accepting my new reality asap after graduation and using my PSW to gain experience in care before getting into NHS which later sponsored me. While in PSW, I applied for jobs but it was always “We are sorry” or “We do not offer sponsorship for this role” until I got tired of it.
You capture this succinctly.

1-2 years ago, when the PSW and student visa changes were made, it became clear that many would end up being shafted. Remember having that discussion here.

Imagine a masters student who arrived earlier with family- had to cough up > £20k as Uni and PSW fees now facing removal 3 yrs in. How would they handle it? Many are frantically seeking a care visa now.
Compare that to someone who arrived via Care at same time. That person has 2 years left to ILR and may have got a desired role in or outside care. It's these disparities that drive crazy desperation

This is a security levy imposed on their citizens. So they want to form a notary union and they are making their citizens okay for it.
Not necessarily. Producers might also be forced to take a profit cut to remain competitive. There is a reason why most countries who export to the U.S are very upset at Trumps sanctions. If it was actually a tax on Americans, why would they care?

The 0.5% by these states is more of a token though - they are just looking to send a message. Their economies are small and should benefit more if the take advantage of trade within the block.
