First of all.... The ring lintel from a structural perspective helps to spread the load over a greater span of support(Sancrete block) in some situations were columns were not use and the blocks served has load bearing walls..... This also reduces the possibilities of cracks occurring near your windows and doors as a result of too much load ( lintel self weight) over a shorter span of support( Sancrete block)
Secondly...If you decide to use columns in your bungalow and you also decide to use a ring lintel, It turns the structure into a form of a frame structure reducing the pressure on your walls and turns it into a from of partition wall rather than a load bearing wall thereby reducing the possibility of serviceability cracks on your structure.
Thirdly..... It gives you the freedom of manuavability during renovation works at a later date during the service life of your structure. You can put Windows and doors with greater ease and confidence during renovation works with little effect on the overall structural integrity of the building.

It goes like this: 3 bedroom, 2 bedroom and a boys quarter. Thats what the quotation means by three flats.
Now over to u, is the quotation too expensive or ok?

It's way too ridiculously expensive. the costs are too high and you don't need the quantities of materials he is asking for to get the Job done. Also sharp sand is not needed for plastering and I doubt if you will need up 50 bags of cement to plaster the whole flat. Labour for bricklayers is charged at 3,000 naira per day and the labourers that assist them get 1,500 per day. I don't see why your total labour cost should be more than 30k for the plastering depending on how many days it will take to get the job done.

Compaction of filled to achieve a very rigid foundation.
The compaction was done by water g the foundation for ten hours after which a very heavy manually made rammer is used to compact the foundation to the required level

Good day. Thanks for all the professional building advice. I am about to commence the building of my factory on a waterlogged land in Lagos. We are set to blind then place mats before pouring the concrete. The challenge is that my foundation needs to be higher than the regular 1200mm concrete foundation, so my builder has advised that we make the concrete height -900mm, then compensate by adding 3coaches of blocks on top before the oversite concrete. Is this safe and is it suitable for a waterlogged area? Your advice is urgently required. Thanks.
