Bros both you and the seller are right, my first visit there to streak a deal was 2008 after my due diligent we find out the massive land in question is under acquisition for costal road and other government projects. Just like you did I zoom off too, to my surprise the indigenes fought government and get most of the land back. In searching for deal January this year, I was taking to same location. On getting there the Bale recognize me, I tried to denying. He ask my name opened his file, my name is right there. To cut long story short almost every land in that area as being sold. In the process of his guys take me around to show me lands the take short cut to monarchy road in deep wetland bush then, that was how I new there is a road liking to Monarchy Rd from that end. To your question in regards to what it's looks like, as of January this year most of the bush as being clear for many mini estate. Villa estate is one of them that cut my attention. There is till know motor able road that liking to the other side, l was told the road work will start soon. A lot is happening in that end though.

No part of Sangotedo is in ibeju lekki. It's miles from it. Survey has nothing to do with the area. Its statewide.
Yes it has a lot of things to do with Area. When was the last time you did one? By the end of Monarchy Road in Sangotedo by the left just about less than a quarter of a mile, all those area are under Ibeju Lekki. Many people thought it was in Eti Osa, until you do your survey then you find out it is actually in Ibeju Lekki. The exact location I am trying to describe is by the end of Okun-Mopo in Ibeju. Very close to Eti-Osa. Again in regards to your argument that survey has nothing to do with area, it does have a lot to do with area. Here is my prove to survey fees, or else it was changed last month I believe this is the most up to date information. Even in Ogun state it does not matter any village as of two months ago it will still costing an average of 180,000 from genuine registered surveyor.

About 300K
Ensure you use a registered surveyor.
or more if its in ETI OSA, some lands are in SANGOTEDO but actually in the map it falls under IBEJU LEKKI. Those location could be little cheaper, not much different though. The surveyor has to pick the coordinate, to know exact location where it fell in situations like that. Be careful, SANGOTEDO is a unique place with a lot of government and high profile individual interest in the entire location. Do your dual diligence with a trusted lawyer and surveyor before embarking on any deal.

Good question sir, I will try do some justice to the best of my ability.

To start with, polystyrene in most cases is a non structural form that can be use to reduce weight and cost of structural members like slab, portion walls, roof and concrete fascia ( from a structural perspective). It can be use for non structural form like ceiling, window hood and so many other design.

Can polystyrene be use for foundation? Absolutely yes... Polystyrene can be use for ribbed or waffle foundation as a replacement of concrete volume where a series of rib beam are introduced both ways (waffle) or one way (ribbed slab).

Can polystyrene be use for suspended slab? It can also work like in the foundation as ribbed and waffle slab.

Can it be use as a partition materials? Yes, it can be use as a partition wall and have a great advantage of lightness and faster mode of installation. It made it possible to have a more flexible structural layout because portion load will be negligible. It also make it possible to reduce beam thickness and numbers because lesser load is transmitted.
Thanks you guys for coming back to start contributing positively again, my question is if these material as being tested proved to be safe to used. Why can we start using them in effective way to attack massive housing for our people at lowest cost, as material cost are pocket friendly.

Thanks for offer but I had checked out Reptel's website and they have also raised their rates to about Bossrevolution's, i.e. $15 for 150 minutes. Given my extensive speed calling list and other features, I will remain with Bossrevolution for any calls that I absolutely cannot make via Whatsapp, FaceTime or Skype. My "protest" goal is to limit my monthly "spend" at $15 and let Naija govt. enjoy their 600% of negative $85 (additional amount I usually spend). Let us see how they will raise total revenue via net subtraction. Funny math!
Bros read between the line, I never told you reptel, like reptel is what I said. I stop using reptell 3 years ago. I don't have any offer for You ok. I not in calling card business, it's just to let people like you knew there other better options. This is why we always fine it difficult to get help case close.

Don't you guys have Lyca mobile?
or just do what we do here wassap calls or viber out .
We do have lycamobile, right now in my opinion it the cheapest. Average call / data plain $45 monthly without international calls. Which it fear to me, on like att with better network at very costly fee. The tax on att network carrier alone in some cases is up to $45 monthly. One can not relaid on whatapp free call when dealing with business. That where the issue of better service network carriers like att, verizon, t Mobil came in for fee. Nothing good here is free, one have to keep paying till the last day blow ground. I hope you understand what I mean.

Has anyone noticed the recent drastic increase in the calling rates from USA to Nigeria, a result of the inept effort by our government to raise revenues from international calls. Bossrevolution rates increased from less than 3 cents to 10 cents per minute, effective Sept. 26. The $1 that yielded over 30 minutes, can only fetch 10 minutes. At 460 naira for 1 minutes, why should I not channel 99% of my calls via VOIP, using Whatsapp, FaceTime, etc? The mentioned ineptitude relates to the neglect of "elasticity of supply and demand" ( which even market okra sellers understand in practice) in price setting even in monopolies. A 500% rate increase driven by Nigerian FedGov. tariff increase shows a deplorable, self destructive price modeling, assuming any, particularly at a time of increasing availability of cheap internet based phone calls!

Change ( economic, financial, production, commercial, etc) is often measured in nominal and relative terms, both important! Illustrative is the fact that I usually spend about $100 a month on calling home. This change means a nominal increase to $500 a month, a relative increase of 500%, all of a sudden. Had they raised it by 100 % immediately, many will say , " I understand". The upto date dizzy devaluation of the Naira is still less than 300% YTD even on the back market. Guess what, 500% or 1 zillion % times of nothing is zero. They have actually done me the favor of compelling the discipline of making my calls via the internet. The savings can go to innumerable charitable ends back home. Lest you ask, I also pay, through family support, call receipt in Nigeria. Obviously, data is cheaper than voice at home. So why should informed persons not make individual decisions that collectively may turn Our Govt. policy-----self defeating!

Pardon any heightened passion and frustration about how we "move our country" forward-ly back!
My brother I fill your pain, mine phone call bill is almost $50 per week, thanks to bossrevolution rate increase. That increase makes me search for alternative just like Reptel, right there in your back yard. You need referral from me to get first free 2$ card. Send me your email, I will refer you to them to get the better rate. The beauty of it all a Nigerian IT guru is part of there team.

Now since I've stated a breakdown to a point let's take it to finishing so there will be an idea of the amount to complete the project.

Pop:800k
Tiles 1.3m
Doors,800k making the entrance door 350k and others 450k
Electrical and fitting 600k
Plumbing and fitting 900k
Cabinet and wardrobe 700k
Rail and burglary 700k
Painting 600k
soakaway 300k

Total of this is 6.7m+14.5m=21.2m

Which I know is on the high side to me I believe with 19m the project can be delivered
Johnny pls make sure you are furnishing the right information.
Electrical 600k is this only the cables or with all the electrical fitting accessories, rails and burglary 700k I hope it not include windows. this 3 items may cost over 2.5 million. A friend just bought cables alone for his house 3weeks ago it cost him over 500k. Cost of labor, I don't want to know how smart you can negotiate by time you put all those bills together at the end bungalow or Duplex its will be over 1million. less them 1M only if you're building four square blocks like they do those days.
