Qc1:
I would like to believe that most of us here reside in USA/Canada/UK/Europe. While others are either those that come here to do business with us by enlighten us on how/where/what/when on most subjects relating to properties/materials/contractions. Yet, there are others that come here to learn something new through posts of exchanging ideas between the two groups and more importantly they do contributes too because they live in naija and they know the current price of building materials too. By doing this, we all appreciate each other and it’s a win-win thread for all of us.

To my diaspora brothers and sisters, I know how much time and energy it takes to go out there and get the “9 to 5” thing out of 24/7, especially this time of the year when it’s freezing like Antarctica. No doubt the hustle is real, painful and long thus, nobody wants to their “papers” down the drain. I get that!

What I don’t get though, is why we made this forum our second home, after a long painful day at work, only to come here to misbehaves. Y’all c’mon menh! …don’t be telling me y’all ain’t gotta berra thang to do? We’ve fished out the maggots on here already, moreover, by now we all know who is who? Thirdly, I’m sure we will not hesitate to stop future fraud on here before it even commenced. We really should clap for ourselves and move on! Why? The fraudster amongst us is apprehended and now facing the music. Why can’t we just go back to do what we used enjoy? The same thing that brought all of us here! We represent the civilized amongst us buy yet acting uncivilized! Let’s sheath our swords already and move on! Trust me, I should know. I’ve lost a lot by conducting a business with someone I met here. But to God be the Glory, moving on have pushed me to higher level in life.

Let’s stop this behavior already. We are men. If I want to read about boys dissing one another, I will go to the front page. Most of us here are grown-ups, more importantly; the leaners come here to learn. Let’s keep it that way.
To my engineers/builders here, you need to do more by quickly identify the bad eggs here before a business is transacted. If things continue to go like this trust me, it will affect your family directly or indirectly because even though we hustle abroad, yours begins here. You don’t sh!t in where you eat! Now please, don’t get me wrong, we know the good ones among you, but you need to do more to protect your business here. Please protect our investments too. We thank you for your enlightenments on building talks.
To others, we are sorry! We will stop these bad behaviors ASAP and get back to why we are here again.
Let’s move on!
Thank you, as we can see most time age is not wisdom. I believe these guy was one of the one that get hit badly, he as since move on. Many of us may have learn 1 or 2 things from his experience of giving bad people second chance though. Pls don't get wrong on second chances, one just have to be very sure if that person really deserves that opportunity.

No omo onile issues in Abuja... just do your due diligence on the land documents...ensure you buy land that has FCDA/AEGIS approved papers.. Also dont buy land close to streams...it could increase your cost of construction considerably, speaking from experience. There are quite a number of lands in estates like that.
Thank you for sharing this information, FCDA/AEGIS approved lands papers. Can you please share more information to educate people in regards to FCDA/AEGIS/AMAC compare to area council documentation. Which I have seen many people over the years being defrauded in the name of area council land documents. It was in the news about a month ago, a guy was caught with printed area council fake land documents. From your write-up I can see you have a vast knowledge in land matters in Abuja. I do believe their is some omo onille locals but it's not as bad as Lagos, the locals have ways of handling it in the area council office. Which I believe is more civilized and pocket friendly. They make one pay for economy value of their planted items on the land, mostly this happens outside city center in most of the area council locations. For those of you asking for proximity driving to city center, airport, for 35munites drive. They forget to tell you the road from KARU that links to that location, traffic may take you up to 3hours most times on that single road to get you to your destination. Unlike other areas like KUJE, KUBWA, BWARI, with multiple road network that can get you to where you're going with no traffic most times.

My oga at d top thanks sir cheesy grin when u say RED COPY sir, did they do another copy apart from RED COPY ? If so please let me know sir and also is this 100k is around Ogun state because my place fall to IFO LOCAL GOVERNMENT. thanks for your time sir.
Hajji red copy for 100k, that was then. It's 200k now with genuine surveyor in Ogun State. Onless is fake, I just did one for my wife about 3 months ago. Sister get genuine surveyor with all the documents from Omo onile, the surveyor buy the number from the State, the surveyor will then go to your site take the land coordinates. Go back to state land surveyor office re register the number on your name with red copy of printed copy of the registered licenser surveyor applied his signature with his licenser number on the printed copy. I' ve know idea how much half plot cost. After everything is done, 2 to 3 weeks later go back to state surveyors office pay token do your land search you should know if everything is done right. This is first step after, for C of O, you will need lawyer to draft your deed. Pls make sure after the deed is registered in court, that when the stamp duty fee comes in. The OMO onile will always tell you it's not necessary, they new the game more then you do. Without those courts stamp duty it's will be hard for you to win in court incase something went wrong years to come.
I hope this will help take care.

Lagos-A 37-year-old estate agent, Bosun Shoyoye, who allegedly stole N5 million was yesterday arraigned before a Lagos Magistrate's court at Igbosere.

The defendant, who resides at Imedu Awoyaya, in Eti-Osa Local Government in Lagos is facing a two-count charge of conspiracy and theft.

The prosecutor, SP Eshiet Eshiet, told the court that the defendant committed the alleged offence in September at Ibeju Lekki area of Lagos State.

He further told the court that the defendant stole the N5 million from one Adebayo Adegbola under the guise that he was a reputable project manager, and that he had handled several estates projects for several people, which he knew to be false.

According to Eshiet, the offence committed was contrary and punishable under Section 312, 267 and 285 of the Criminal Law of Lagos State, 2011.

However, the defendant pleaded not guilty to the charge and the magistrate, Miss Olanike Olagbinde, granted him N500,000 bail with two sureties in like sum.

It's a rare colour called WHITE IVORY.

See the picture below for comparison between Grey Beige and White Ivory.
The color was really on usual. I thought it's faded.

BROS

all these Abuja property bonanza, it sounds really good but i hope not too good to be true. below is my thinking, if land for kubwa cost 2m or how much you guys have been quoting, who will want to rent and pay 800k ?

Also, how far is Kubwa from central Abuja and is the road good ?
Guys I find it difficult to believe in 2016, people are talking of land in Kubwa for 2m. As far
Back as 2011. It's had to find a plot on land with good document in kubwa, may be with all those fake area council documents. By the time one do all ratification, ground rent fees, etc alone may be close to 2m. My analysis base on livable area in kubwa. You may be lucky to get land for less then
2m, you may be the only on that will be living there, with no any infrastructure in place.

We started work on the water borehole too, so we can have a steady supply of water and not spend so much on buying water from tankers more so when the site is still inaccessible by vehicles.

We got to five strata of sand before we stopped drilling at a depth of 15m plus. The installer warned that if we go any further we risked getting water with a lot of iron content.
Good job. quick question, what is the average cost per meter of this your driller outside lagos?

Its a tricky one, remember how Obama had the 2 houses for the first 2 years and done nothing with it. Paul Ryan didn't like Trump, hows that going to play out now that he has to work with him.

2 years is not a long time in politics, only felt like yesterday when young Obama came into office, that's 8 years ago now. In Yoruba, "Aiye n'lo, a den to "
Let small scandal happen now, which trust me there will be plenty of, before you know it, there will be mid term elections and he might not hold the 2 houses again. Obama I felt was a missed opportunity. Any legacy the guy put for ground, Trump will destroy it guaranteed !
You're right, America first before politics.
Congratulations on the project. To get things done the right way it's not a joke in Naija, you have to be at the top of the game with them. Good job.

Do you improve living condition by rendering ppl jobless?

You've gotten it all wrong.
These so called structures helped curb insecurity and environmental degradation as the shop owners take care of their environment. I've been in the estate for the past 26 years and I can tell you categorically that this exercise will lead to serious insecurity as guys of the underworld now have a free atmosphere to perpetrate their acts.
No responsible government takes away people's source of livelihood in the name of urbanization without providing any alternative. AMBODE got this wrong!!!
Sorry to say, people like you do not think beyond your local environment. You need better living condition beyond what was there now. Its never to late to do things right to improve living condition of our people. do you knew what festac town looks like in the 80s? Pls go and find out

I'm not here to debate the issue of IGR, but the justification of the demolition exercise. Like I said, it's painful and I can't even begin to imagine what the affected persons are going through but, they shouldn't be there in the first place for an infinite number of reasons.

Government has already provided multiple alternatives in markets and private individuals in malls and mini marts.

We either clean up the system and move forward or keep with the "norm" and continue degenerating.
Thank you, people always support illegality. This happens every time in our country. In the first instance do government even approve those structures? I believe most will agree the answer is no. Most of us have being to many cities around the world. Do most of places looks like ours. We most start doing things right to move this country forward.
