To the best of my knowledge, these ceiling material called "asbestos" does not contain asbestos. It is made of cement and other stuffs. The only concern I have with them is dust and that is when in production or broken in large quantity

Would you consider the building of a family Home, to have the "same Complexity" of say the building a Ten Floor Apartment with an under ground garage? That is just an example of what l have in mind.

I am a DIY person myself.
Infact, l applaud DIY people because it shows they are intelligent, to be able to pull it off.

I only said, one cannot always do DIY for Complex builds, One needs to add the services of a Professional, to avoid "had l known".

Personally, i will NEVER DIY any build more than Two Storeys (ground, first and second floors).

After that level,l will let professionals handle it. It does not make me any less, it just means l cherish the life of people l will be putting inside and l dont like to waste my money correcting errors that are avoidable.

No one can disrespect you or anyone for doing DIY on their personal build.
Its your money, your house and your effort. E nor concern anybody at all.

You are all misunderstanding what he meant!

1.) There is a LIMIT to DIY building...... some builds get "so complex" whereby, "Real Engineering Calculations" is what determines where a Column goes and how it balances its weight/Moments about a particular axis.
It is the COMPLEXITY that determines the need or not.
This is FACT, whether we accept it or not.

2.) A BUILDER is "expected' to be someone FORMERLY TRAINED (some get BSc. Building Technology, HND Building Engineering, e.t.c) and therefore COMPETENT is his Profession! There is a "Professional Body" regulating Building and the Building Profession (NIB or Builders Guild).

Apart from AbdulWastecx and on eor two other ones, all these people parading themselves as "Builder/Engineers are NOT "Professionals", in the real sense of the word! Yes, they have acquired experience over the years but "Professionalism" is a measurable quantity, proved by taking Exams and showing your competency.

Computing Professionals take certification Exams, to prove their Competency..... even when they have experience and track record. It is still required.
Accounting professionals take certifications Exams, to prove their Competency..... even when they have experience and track record. It is still required.
Ditto Medical Doctors, Surveyors, Pilots, Bankers, e.t.c. What makes us think Builders will/should be different?


What we do here in Nigeria can never be done in any advanced country.... the best you can "DIY build" is your Shed or Garage!
We are just "Enthusiasts and DIY's" aficionados!
Let us be honest with ourselves.

Anything bigger than the above, you need County/Council approval........ and you wont get that without the Signature and Stamp of a Professional Architect and/or Builder .(who will study your build properly, confirm that it is safe and meat standard Engineering requirements, even when it is just a simple Personal Home.
They wont even approve it if you try to "DIY" with a multi-level Rentable Apartment.


Anyway, it is when accidents happen that we all start to look for blame.

No one should give BRABUS any other work until you are sure he is working with a competent engineer! Brabus is NOT an engineer so expecting him to provide engineering judgement is sheer folly! Yes he has interest and passion BUT that does not translate to competency.

BRABUS, get an engineer to work with you. Use your skill to position yourself as a project manager. Live the technical/engineering works to those that are trained and competent to do the technical work. It does your reputation and that of your family members no good having your pictures floating around on the internet for the wrong reasons.

As per QC1, he need to get competent engineers to do an on the spot evaluation of the problem so that they can proffer solution. At this stage, internet solutions no be am.

Do you know as a resukt of this bad experience, my wife doesnt even want to hear about anything real estate investment in Nigeria?

Do you know I have spent over 200k fixing the roof of the said project and it is still leaking as we chat?

The major problem with Brabus is thinking he will become a civil/structural engineer over night! Most of his problems are related to structures IF only he can employ a structural engineer to work with him while he concentrates on his area of core competency. Brabus is a computer guy. He may have good presentation skills but that is not enough! While presentation skill may give you jobs you need great depth and understanding to make a success of it! It is only in Nigeria that someone with limited knowledge of structures will become a builder overnight.

The first project Spyder handled in Port Harcourt, he had problems with it. He knew his limitations and called for help.

Thats why l identified that "problem"....in my previous "problem analysis post" ...... (They gave him money to do a job, thinking he was an expert at it (packaging), left him to do the job (standard procedure thus they have no blame) not knowing that he was still just learning on the job, yet he did not find it wise to employ TRAINED and COMPETENT people to help him on the most important part of a building: Foundation!)..... and people thought l was not sympathetic with the Clients

Building a house can be challenging, if you encounter a Soil that is "wicked".
See what Spyder had to do in Port Harcourt, when he encountered such Soil? He "slowed down", consulted widely and approached house owner for adjustments in building method.

Brabus just felt: once l put enough Cement into the foundation and do raft.... e go balance at the end of the day!
The result of that "fatal error" is what we are facing today, in Qc-1's case.

That is why l always insist that anyone can forage into DIY building but the real "Building Engineers" are those who underwent Training in an academic environment, and then gradually backed it up with "Experience" on the job

....and to make matters worse, he does not realise that he needs to STOP show-casing his own "Chateu De Brabus" house" because the Clients are thinking: This mutherphucker built that house from "part of my money" (even if it was payment for services), yet l am not enjoying my own house! .

I feel like slapping him at times but l cant because he is an adult.

Just look at Abdul wastecx, when he talks..... you can easily see the difference between him and most nairaland builders.

I wanted to communicate with Brabus, on the Burglary proof thingy because it was getting frustrating to do here without the "distractions" of his integrity!.

He is the FIRST person that l ever tried to communicate with on PM.
He acknowledged my Email and since then we have never said a word since that "acknowledgement" behind what you read here.

See, l am experienced and smart enough (with all sense of modesty and humility) to know that "There are no permanent friends and there are no permanent enemies". What you do in "secret" today, will be blown open "tomorrow"!

All you need to do is look at the way they have been exposing their "private text messages and Chats" for all to read.
I am beyond that kind of childish humiliation!

I have said it before that he and Abdulwastecx are on my radar...... but it will be for jobs whose "technical inputs" are certainly beyond my knowledge.
I dont pay people for what l can do myself. I am a hands-on, DIY person since l was very small.
The first building l did as a boy was my Mum's shop ( 22ft x 16ft, from foundation to Roofing, just me and my Junior Brother ONLY, as Artisans).
I was in 'Form 3' back then! Everyone in my street was looking at me like : This Boy has gone Mad! look at "omo Teesha" turning himself to Brikilar!
Since then, l have come a long way. But what l never fail to do is LEARN from everyone l come across.
To me, everyone has something to offer me. I gain from the most stewpid person on earth because l can separate "the wheat, from the chaff"!

He cant build "floating pillar" for me (I will be watching and approving "everything" ....before casting)
He cant even 'breath' (I am always on my site 24/7, when l am building .....usually when l am on annual leave)

So, where will the mistake come from?
Problem is, he was building for people who "gave him money and went to sleep" (I dont blame them for that) ....when he himself was just getting on a "steep learning curve", back then.

But l am sure he is learning fast!
He is an "educated hustler" and hustlers are "sharp/intelligent" people.

I just hope he can STFU and stop trying to "argue his way out" of every accusation.

I agree that he took on jobs that he was not eminently qualified to do.
I agree that he messed-up people's build and wasted their money
I agree that over-ambition, over-confidence and arrogance also played a large part.
So, he deserves most of what he is getting.

But l also understand most of these problems happened a few years back (2013 -2014)...... and P-R-O-B-A-B-L-Y, he has studied, learned and acquired more knowledge to face the future.
I also understand that like with Maverick, he has been trying to make "amends".

In my book, what l look for in others is a "spirit of Acceptance of Guilt, Repentance and Restitution".

I am not Jesus that l would utterly condemn anyone who had taken those three steps.

I will never justify what he did but the only option we have, aside forgiving him (as long as he stays straight) is to destroy him.... and along with his own family (wife and children).

If l am left with those two choices, l will chose the path of forgiveness.
Maybe l am just lenient and too compassionate.
Maybe its my weakness, may God forgive me.
I will rather we learn from the past mistakes of others .......so that we dont repeat same in future"

As for doing my current build, its at "roofing stage" and Brabus is not a Roofer!
Tower Aluminium is currently on that.

if l have money and want to do another build, he might get the Carcass work.
But honestly, the "knowledge gap" between me and most builders here is very minimal and so, it will be a waste, (except for a very complex build) to employ a "Builder Contractor" while l stand aside and watch!

What l do is employ a seasoned Engineer to supervise me-myself..... while l supervise the Artisans!
I have done it thrice now and its working out and saving me tons of money!

Thats why l value Nairaland because l can read very, very well and assimilate knowledge.
Everyday, l learn something new from people like you .....(You know say your experience in building is second to none, not to mention your forthrightness", which l came across as far back as 2012, in the Auto Section, l know you cant remember ) ....and other Builders in the house.

Hardcore is not ALWAYS COMPULSORY as he said. That is CORRECT

I am sure Abdulwastecx and other Engineers/Builders in the house will CONFIRM to us that it is not a "structural integrity" additive to a Building.
HardCore is used to REDUCE the quantity of Cement Concrete used in a German Floor.

"If" you want it and it is not part of the agreement...YOU pay for it naah.
