if you did all the above before , what now happened in Qci house? I don't seem to understand!
I asked him the same question, on the previous page, below is his answer.

I deduce that for one reason or another, the Client fell-out with the Contractor (Brabus) and the new contractor engaged (or DIY) did not implement these recommendations to the letter...... at the initial stage when it mattered mos and could have been cost-effective...IMO

Chateau is a case of being proactive and as a person who no get money, I choose to do everything and anything that will help protect my little investment.

Now, what happens when you advice and the client said we will do it? What happens when the problem was found after a major work has been done?

Pls take note we were building on a dry land in December only for us to notice a non-stopping ground water coming for a burst pipe from the neighbour's house. And I stopped work at slab stage to prevent further loads until permanent fix is properly appropriated.

Just like Lekki garden where govt "Stop Work" order was issued. Some other set of people (contractor or helper) went ahead to open site and raise the upper floor without me and without appropriating any fix to the already identified issues.

Tell me baba what I should have done differently.

I just want to learn o.

I cited two other projects here. They were clients. We've never met before. They were adviced by me. They did everything and even more than I recommended. They were upfront with the challenges and not the cosmetics.

Answer: Keep QUIET! shocked shocked ...........because "the Customer is ALWAYS RIGHT"! grin grin

Seriously, l am not apportioning blame here.
I will rather encourage you to 'bend over' till the problem is fixed.

I know you and agree, as you said, you cant go to the house without a 'direct and express' invitation by the owner.

I want to see both client and contractor shake hands after a project and say "Well done".

Anyone who renders "service' or works in customer services in whatever capacity, must be extremely patient, slow to anger and even 'low' on words! So many things have gone wrong along the line of this build

if Customer gets on your wrong side, you are wrong!
if Customer gets on your right side, you are still wrong! grin grin

Its just that the rains this year will be Mad! ...and l am not happy this was not sorted before its started.
Well, lesson learned!

You just explained all we did at my chateau.

Did you notice my compound floor was done with stone dust, rice granite and cement? It makes it pervious which is very good in flood zone.

I'll even do more. Build a ground water tank and use it as a fish pond to monitor flood level. If water rises above it, then it means red herring.

Brabus
Are you saying the bedrooms in your Chateau were bailing-out water like his own .... and you used the "fix" to cure it?

or are you saying the "water environment" in your Chateau build was as bad as this but you "PRO-ACTIVELY" (as against after the problem has occurred) did all these things to PREVENT water coming up from your floors and ur house sinking, as we have in his case?

This problem should have been prevented when you noticed how bad (if you did) the terrain was.
I hope you wont repeat this kind of mistake again?

You must advice your client ab intio, of all "possibilities and what you think they MUST DO", to avert the problem.
If they refuse and insist you do it their, way, you must put your observations and recommendations into writing to them (or document it by text messages to them) ...before proceeding because at the end of the day, you are the Builder and you are expected to 'know better'.

I trust that once QC1 calls you on phone to go/come over, you will oblige and do ur utmost best.

Cheers.

QC1: brabrus still refused to show up o....!

As for my guy that did the fix,he advised me to wait till the raining season is over, then floor the compound so that the rain water will not be soaked in the soil and comes out inside the house.
TLAX:
What of the one that soaks outside the compound? please take that recommendation with a cup of salt!
babalose:
@brabus.....nice picture above. The question remains, what did they do right that was not done in QC1's project ?
From my own little experience,

I think "Water will ALWAYS find its way"...... it now depends on where that outlet will be, over time.

I have identified TWO CRITICAL issues over the life of this discussion.

1.) External Water - Water from Rain, underground-hidden waste pipes, run-off flood water ingressing into compound, e.t.c

2.) Underground Water: Water oozing out of the ground under the house, soaked walls, wet plaster dropping off, high water table/low foundation level, e.t.c

My opinion will be based on "What l will do, if it is my house".
(I always put this caveat because it is not everyone that likes you to make suggestion to them, over their house and their problem.
Some dont like it ..........and l respect that because we are all different set of people)

IMO, l think problem (1) is responsible for 80% of problem (2). Feel free to correct me 'politely', if you disagree.

I think in the order of priority, if you are able to solve problem 1, problem 2 will either die naturally or you will just need to make "cosmetic adjustment" to banish problem 2.

My focus would 'primarily' be to banish water from getting near my foundation, so it does not have the opportunity to even sink into the ground, hence prevented from any attempt to enter under my floorings and come out inside my rooms.

a) I will try to as much as possible, re-direct ALL WATER coming near my fence (first line of defence) into a "main" Water channel (gutter), outside my fence ( A drainage well cemented to prevent water sinking into its base/ground) so that it is drained-away into the nearest canal or onwards towards the next gutter on a lower level.
This might involve some capital layout like you are doing Gutter for the whole neighbourhood! grin But God will provide.

b) I will ensure that the base of my fence is made up of "Stone-dust/Granite/Cement mixture" (no sharp sand) that is at least 5ft deep into the ground and three feet above ground level and say 4" thick.
I have observed that a Stone Dust mixture (instead of sharp sand), is more water resistant when mixed with enough cement.
Infact, it acts like glass in my own build where l used it!

The idea is to create a "deep down", underground water barrier such that the water would have to do a lot of work to go down-down under my fence, for it to come up into my compound.
As l know "water", it will rather avoid such work by going into my neighbours compound shocked shocked or whereever else it can go to, with less effort! (Okay, l still love my neighbour sha grin )
It is on this that l would place the rest of Block work of my fence

This wont cost as much money as we are thinking because it only need to be say 6" or 150mm thick/wide and will run the length of two sides of my fence most adjacent to where the water is coming from (otherwise if their is enough cash, l will do it all round my fence, to be on the safest side).
Dont worry whether your neighbour would channel water onto your fence from his own side of the fence.
Some bad neighbours do that but wetin concern me with that?

c) On the "inside" of my fence, l will floor every inch of the compound PROPERLY .... at least 3-4" thick of Stone Dust/Cement/Granite mixture (more cement less granite).

*I will use "roof gutters" to collect all rain from my roof and let it run into the public drainage, using a very small gutter that will run along the base of my fence, on my side.

The idea is to ensure the compound does not retain any water at all, whether direct rain water or roof-drops during rain

d) l will excavate the old flooring out! YES!
I will remove it by digging down about one foot down or even more. Before flooring, l will fill it up with pure Beach Sand (The white Sand or a Clean Sharp sand). This type of Sand has less capillary action compared to Laterite Sand used already in filling the foundation.
If not for cost, l will advise to do same for the compound topsoil to a depth of say 8 inches.

* I will cut slightly into the walls of the rooms, at the level. This is to ensure that the meeting point of the floor and the wall is "water-tight".
I will now floor it properly with my "glass mixture" of Stone dust mixture, about 2inches thick. I am trying to reduce weight of the building itself, hence the light-weight!

The idea of Parapet removal would have come in, (though l think Brabus should have advised Qc-1 to use those PVC-Foam, Cornice-like Parapet which are very light... ..... instead of using a Concrete Parapet) but l guess the house have "settled enough", under such weight and "hopefully", it wont go further down anymore, all things being equal.

After l do these things (preferably during the dry season when water table is low), l will consider re-plastering the lower parts of my walls and cover it up with that Grafix paint (Brabus).

I see Water as an enemy" and defeating it needs proper planning and strategizing. I am talking about defeating it once and for all

Brabus and other Builders/Engineers in the house, what do you think?
Do you think if Brabus implements this suggestion, that house will remember it once has a Water problem?

Just my own ten cent.

Caveat: This is just me (dont take offence) and what l will do if l have similar problem.
Its not easy, costly but l think investing about #2M to solve this problem and save a family this headache and assets worth in the region of 27M, is not a bad trade-off!

n3xt:
1. Stop the water before it gets to you.
2. Do a standard communal drainage. Let it form a ring around you.
3. Create retaining wall.
4. Create an island around yourself.
5. Ocean surge causes flood. Know the flood level and work to be at least 18" above it.
6. Stabilize your foundation with engineering soil.
7. Do pervious concrete flooring. No fancy interlocks.
8. Have an emergency exit plan
9. Start a community flood watch service.
I dont think any community has enough financial resources to counter an OCEAN surge...... except if the Govt comes to their assistance.

Just look at Ahmadu Bello Way in V/I..... you think some community in that area can finance that?

if its Ocean surge, just consider relocation to a safer area.

Ask him how he got the money for his dear chateau.
@Sensegiver, l hail o!

First, let me be honest with you...I like Brabus as a person! l kind of have a "soft spot" for intelligent people because by training, l can spot talented people from a mile-off. Now, whether they reach "potential" or not, is their own making!

I hate some of the work Brabus has done in the past and l think he needs to buckle-up, now that he is a family man.

But l also think that he is just entering the "age of wisdom" (l dont want to say he is a young man as im don get wife and pikins! grin grin ).
He is stubborn, which if properly channelled, can be turned to doggedness (which l am already seeing) and used to even excel further.

I am sure inside him, he knows he had made errors in past works and relationships but at times, "young daddies" dont agree to mistakes that easily! undecided
I am hoping he has learnt his mistakes and will become a better person... given another chance (will l give him? Yes but l will supervise him-die! grin grin he wont even have room to manoeuvre! )
grin

The fact that he listened to reason and agreed to pay back Maverick (upon all those shakara!) is an indication that no one is above "sense", if they calm down and reflect inwards.

Now, l want to implore you to "chillax" a bit, for the sake of 'good folks' here, and let us see what he would do next.

We all make mistakes but the first step to redemption is to accept our fault.

Cheers Bro.

I can relate to some peoples opinion of our markets being flooded with inferior Chinese tiles. People have different tastes and I for one person usually go for the best . There is this place I know at Ilupeju by Pass. I bought from him some nice spanish tiles and he has quite a number of nice stuffs . www.wallandfloorcentre.com is their website.
Thanks for your contribution

I dont even think the argument should be about 'price of pocket'.

Every 'Pocket' has a 'Price', ... just like every 'Price' has a 'Pocket'

The discuss is actually about the level of moral decadence, unbridled greed and intellectual bankruptcy of our people.

If you want to sell a "low-grade" product (or a stepped down version), please do but tell the Customer that this is not the "Original"...... and therefore at a lesser price.
If someone asks for a standard/original product, please give it to them if you have .... and tell them exactly how much it costs.
If he likes and can afford it, let him buy. Chikenna!!

The crux of this discuss is about those who deceive others into buying what they would not otherwise have bought, had they known it is inferior, while paying top-money for it!

Sadly, it's the same story that plagues all our industries. It's extremely difficult to manufacture in Nigeria, whereas it's far more profitable and less risky to simply import. To wit, you'll need to surmount the following challenges:

- invest time and effort to learn about the technical details of an industry
- buy quality machines
- buy quality raw materials (treated wood, well lumbered and straight)
- hire and train staff to care about quality
- be prepared to ruin 50% of inventory in the learning process
- purchase reliable energy for your factory
- convince a Nigerian bank to loan you money to start a factory for all these upfront costs
- convince consumers to buy Made in Nigeria

It takes 3-5 years from start to profitability if you manufacture. You just have to buy and sell to make a profit if you simply import. I've become much less critical of our import mentality after understanding all these obstacles.
I salute your thoughts Senor!

We have a "get-rich-quick" mentality which means we can WAIT to invest and nurture business that will become profitable in say 5yrs time..... and remain profitable even into the next generation to come.

Now factor that with our "bad" business environment where a small business has to virtually become its own "local govt" grin grin .... needing to provide its own Power, Road, Water, e.t.c.

Its a high mountain to climb......
I am hoping the Govt, this Govt, will set the pace and we can build on it, as the years roll-by

@Lastpage.....if the importers don't do such, no one will buy them. I have been to China and I know for a fact that when you walk into a factory and request to buy goods, the first question they ask you before they quote price is " which standard?". There is American Standard, European Standard, Gulf Countries Standard and African Standard and even within the Africa, there is South African Standard, North African Standard, Normal African Standard and Nigerian Standard. The prices of all this standard varies even though they all look the same. The standard organization of all countries set the quality of the standard for every product imported into their countries. Ours in Nigeria may never take sample of products to test them to ascertain if the quality is okay. They are more inclined towards kickbacks.
I am not sure if we are on the same "plane" here, Sir!

You are talking about "Options" , like for example, if you buy a Car manufactured in America, there may be more "Options" in it (like Cruise control, ability to use internet Apps and listen/Watch TV stations on its screen, e.t.c .... compared to the same Car manufactured say in France.

These are all Options, which we call "Spec".
They are "additions to the "Basic standard" of a perfectly working car.
In other words, your car is as good as any, without these "Options" and will do its job and last the mileage, as those with these "options".
A lot of people, including myself, will buy an ORIGINAL product, with guarantee that it is the original, even at premium price!

On the other hand, what we are discussing here is about "adulteration, cannibalization and faking" which is leading to the distribution of SUB-STANDARD/ NOT-FIT-FOR-PURPOSE GOODS.
These sort of goods are dangerous and can kill in extreme circumstances.

I have seen these "Nigerian standard" (as you put it, but l call it FAKE) Batteries burn some cars,
l have seen fake door locks get stuck and lock house-owners out,
l have seen fake Drugs worsen and kill already ill children (who did not know they were taking "chalk, instead of a prescription drug!),
l have seen adulterated food send the innocent to hospital,
l have seen "fake" Cable start a fire and burn houses,
l have seen fake circuit breakers which refuse to perform its job and allowed circuit systems to be over-loaded.
I have been tricked into buying supposedly "U.K standard" switches which went kaput within a few months of installation e.t.c.

Infact, we cant compare or use "OPTIONS" .... to justify ADULTERATION/FAKE PRODUCTS. They are miles apart.

We all (Nigerians) know what is good and what is right but we can decide to do what is wrong and evil..... or do the right thing.
I suspect that the Chinese manufacturers have come to be able to identify "Nigerians" and know exactly what they would demand for.
I dont see them asking an European or American or even anyone in "white skin" (very annoying!) such silly question whether they want Fake or original!
They know the implications of bringing such "dead products" into their environment where the fill weight of the law will be visited on them.

n3xt:
When we argue some things here, I keep wondering why we can't tell ourself the truth. "Will I know the difference if I am the one buying it myself?"
I've said it times without number that some contractors may not know they are been ripped off when they are less informed.

Will you have ever imagined paying triple market value for a product and getting a substandard fittings. This guys are good at what they do
These guys are simply CRIMINALS ...... but they like to think of themselves as "smart"!

Like you pointed-out, its a complete failure of "the System" .

From SON, to NAFDAC and other regulatory Agencies not doing their job properly or "looking the other way" after collecting some filthy lucre, to the Police being corrupt and the "Justice System" (Judges and Lawyers) being slow and full of corrupt practitioners.

A combination of all these Agencies of Government is what has turned our environment to a very dangerous jungle for any upright person. undecided undecided

I would not intentionally buy an expire Chewing gum for my neighbours daughter (not to mention my own daughter), yet some Nigerians go ahead to manipulate expiry dates on food items!

I have heard the silly argument about "expiry date" not being "important" but l wonder if these people making such argument have any conscience or they are just after quick but illicit profit?

Why not just buy a product that is 'in-date' and sell to the public.....when its not as if it is out of stuck and you have no-choice?

Anyway, we are who we are.

Having said that, l think not all Chinese products are bad (on the contrary, most are good), just that our own people go to China and specifically tell them to reduce the quality (so cost of manufacture can reduce), while they come to Nigeria and sell it as the same price of the unadulterated/original one.
Take the case of Automotive batteries as an example - Same body casing, same name, same price but one has less CELLS inside it!

There are also a lot of Chinese-made products in America (you just need to look at the Trade Deficit between the two countries to get convinced) so, generally speaking, l think the problem lies with unscrupulous Nigerian importers and their "cut-corners approach" to making extra money

Miscellaneous:
Yea, I'm beginning to understand you. But, the purpose of carrying out the workability test (I.e compacting factor test / slump test ) was to see if water was okay or not. A true slump was gotten (meaning water was infact adequate although, the one for sharp sand was slightly better ). So, after doing that in the lab, I won't really buy the idea of water starvation... in construction sites, do you leave an already mixed cement paste in the open air for long hours, like say 6hrs? (why allow those labourers to mix 12 bags of cement & open it for long hours ? some labourers will even eat morning & afternoon food for already mixed cement head. Why not split the mixing in 4's ? These things does affect strength in sites, although negatively. )

.
How did you deduce the highlighted, from my post.... because l cant remember writing anything close to that?

I have done a few builds in my life time and am a very curious person by nature, so l do watch and ask questions as we go along.
What l said l noticed, is a "COMPARATIVELY HIGHER" rate of drying up (or for want of a better word, CLUMPING, as opposed to out-right hardening) of the STONE DUST/Cement/Granite mix, .... than for a SHARP SAND/Cement/granite mix (all things being equal and under 'standard operating conditions' like normal exposure time).

The operative words here is "comparatively" and "similar circumstances".

As an educated guess, l think it has to do with the Chemical properties of the Stone Dust, which itself is a finer aggregate of Granite itself but with less powdery substance which l think makes water poured into it to simply run-off (unlike Sharp sand) or sip into the ground during mixing.
I also think it has a more acquiescing property to cement than Sharp Sand (and again why your test results seem to baffle everyone here!) so it begins to hardens far quicker.
these are just guesses mind you, .... will wait to hear what further test results shows.

But when yo do comparative tests, you need to ensure there is a "Control test" to use as a basis for your conclusions.
This ensures one is comparing Apples, with Apples.

Keep it up & wish you success in Acada.

Take him to court, claim damages worth $1mil, kpere
At least we have heard both versions now.

My take: The Hotel should sue this Eediot for assault, on behalf of their staff.... and if they wont, the Staff should take the action using his own lawyer.

As a celebrity, you should be even more humble in your dealings with those on the lower strung.

Just imagine this happening in the U.S?

People dont know that after the Police, the next people in lin eof order are the "Private Security" personnels.
Even the Police listen and rely on them for 'local info' when things happen and the Police are not around, but they are around.

BabaAlaji:
‪#‎OCCUPYINGMINDS‬: ‪#‎NIGERDELTAMILITANTS‬...Every time a Crude Flow Station is Destroyed by Militants in the Niger Delta, The Environment is Damaged; Our Land is Polluted and Our Communities are subjected to more hardships...Let the Bombing Continue, who will lose?...The Government of PMB is dragging the Nigerian Economy away from Crude Oil; Lagos State has Joined the League of Oil Producing States and the Northern Part of Nigeria whose Reserves have been cynically suppressed over the years will begin production within the next months to two years. With time, We from the Niger Delta would have destroyed our Lands so much that future generation will curse us their Fathers and Mothers for killing their dreams. Let the Stupidity Continue my People...Don't stop the blowing up of pipelines.
Everyone of us thinks that a Blown Pipeline is an attack on PMB and His Government of Change...Insanity on display I must say. Kano and Lagos are Leading the way in Tomatoes Paste Production and Tomatoes don dey scarce shebi? The Northern Landmass alone is about 4 times the entire Landmass of the SS and the SE; Agriculture will revolutionize the North within the next decade...We from the Niger Delta will use our Oil to soak Garri and we think we are punishing Nigeria? Think Again, but Kontinu.
I have been reliably informed, that the More Pipeline we blow-up, the more the Resolve of this President to get the Nigerian Economy off oil...The More the Presidency blocks loopholes; The More the desire for alternative Revenue; The More the Nigerian People get pissed off by our Stupidity. The Future is Lost to the Greedy, Selfish Demons of Today. Blow Pipelines if you can, Nigeria is moving on. We have a President who is capable of making the hard decisions and willing to firmly sustain those hard choices. Blow Pipelines abeg. Let Nigeria Suffer and Let our land be wasted. Kontinu killing your own future by your own hands.
WEEP NOT FOR THE NIGER DELTA!!!
OUR ENEMIES ARE WITHIN!!!
You will soon be branded a Yoruba or Fulani...... but definitely not from Niger Delta
You know the truth hurts.

NwaEzefuNaMba:
Residents at Ikeinghenbiri community in Southern Ijaw council, Bayelsa are fleeing the area following a clash between rival armed groups at an oilfield operated by Eni’s Nigerian subsidiary Agip Oil Company (NAOC).

A resident said Sunday that the groups were struggling for control of the Ogboinbiri-Tebidaba crude trunk line which passed through the area.

Mr. Ebidimo Joseph said that residents were scared and were leaving to neighbouring villages for cover.

“We understand it is a conflict between two armed groups for the access to the crude pipeline, one group claims to be working to safeguard the pipeline and said the other group are vandals; they have been shooting.

“The sound of the gunfire is scary, and there is no sign of the Joint Task Force soldiers who are supposed to be patrolling the area, we have not seen any soldier,” Joseph said

According to Joseph, the pipeline was set ablaze while the two groups engaged each other in the gun battle adding that there was no way to ascertain if there was any casualty yet.

He said that a thick ‘cloud of smoke’ had enveloped the community and polluted the atmosphere in the area.

Efforts to get comments from Col. Isa Ado, Spokesman of the Joint military force deployed to protect oil infrastructure in the Niger Delta were futile as he declined to take calls to his mobile phone.
Col. Ado also did not reply to text messages requesting for comments

Wherever he is God must inflict B.I.G punishment on that Dumbo Badluck... that bought arms for these cult groups, for his own selfish reasons.

Imagine if there was no PVC and Card reader, the amount of political violence we would have faced in the Presidential elections would have destroyed this country as a whole.

His day of reckoning is coming very soon

Christianity Etc › Re: My Experience At Church Service In Germany by lastpage: 2:38am On May 23, 2016
Schwartz:
Hello All. Here is my experience at Church in Germany. So far I have attended 3 different churches in different cities here and I love it. This are churches by whites. Though there are one or two Naija churches around but personally I love this ones. I saw a lot of differences cheesy

No loud speakers outside: The norm has been during service, churches put on loud speakers outside so the neighborhood of the church hears every thing going on inside the church. To me I feel its noise pollution and unfair to neighbours because some times you have in one street alone in Naija over 5 churches blaring away. Here its so quiet outside the church building that if you don't get into the church you don't even notice there are people inside the church holding service.

Noone comes in gaily dressed: This people are so simple that they don't dress any different to church. If you don't have a nice Sunday wear no one cares. Picture attached was service today. Its summer now and people were wearing shorts lipsrsealed to church! Also sleevless floral light dresses. There were no suits, no nice hats, no bogus jewelry, no nice shoes, no Italian bags, no one with nice hairdo. Its was just plain clothes, sneakers and sandals to church. You can't even differentiate between the rich and the poor. I remember in Naija when I used to take materials to my tailor to sew the latest dress so i can wear for church service. I remember all the outdoing and show off by members.

The pastor has no hairs around him: The simplicity of the whites is amazing. Even into the work of the ministry they carry it along. The pastor comes into church carrying his bag by himself. Goes round each member to greet you with a smile and a handshake and asks how you're doing. He is just a humble caring friend you can chat with and he prays for you. He reminds you there is a table he has set for coffee, tea or water. There is just nothing special about him. He just carries out the service normally. He has no special name like G.O or daddy etc. I just cant explain the simplicity of the 3 white pastors I met. At the end of the service they stand at the door for a goodbye handshake.
In Nigeria, RELIGION is a FRAUD...... and the Religious leaders are the CRIMINALS.
Its a fact no one wants to say because everyone is afraid of them.
