The land use act of 1978 gives the governor the control of all the lands under his domain and before you can carry out any transaction you must have the consent of the governor. I understand where your sisters are coming from being an old deed of assignment used between the 80s to the late 90s but since the era of Tinubu, Lands in the lekki ajah environs have been either given government gazettes or global c/os and before you can effectively transfer a document from point a to point be, you have to seek the consent of the governor and they will only do so with either a global c/o or government gazette before they process your papers.

If the land has not being developed, it will be difficult for you to get an approved building plan without your governor's process filing number and by taking that deed of assignment to Alausa, the officers there will tell you to go and bring the Okun ajah c/o to back up your claims despite the global c/o only being issued to the okun ajah community in 2006. They will query you why you didnt perfect your governor's consent way back when that solo Assignor signed the deed and would probably make life a little difficult for you and tell you to go and get the consent of the okun ajah families before they process your documents. Its just another Alausa bottle neck so you should be prepared for it.

The last alternative is for you to register the deed of assignment as a stand alone instrument of transfer, pay the stamp duty and it will be treated as an old deed of assignment that has been registered and probably back dated to reflect the years for your document to be truely legal in Alausa.

How can you have the name of one Assignor in Okun Ajah when Okun Ajah has a global c/o and so many families with partioned lands with both family heads and secretaries?

I have done more than 20 deed of assignments in Okun Ajah and i can authoritatively tell you that if you have only one Assignor that signed it , you have just signed an illegal document and there is no way on this God given earth that Alausa will process your Governor's consent with that one Assignor.

Best Advice is for you to take it back to the seller to take you back to the community or family you bought it from to sign it plus the form 1c but in return for not doing the right thing correctly, you will have to shell out between N100,000 to N150,000 before your new deed of assignment is signed. I should know because i am deeply entrenched in the buying and selling politics of Okun Ajah and its environs!

For once somebody has come out to say he wants to buy a property and has given a specific price and location. All you agents that bombard this property section with all sorts of properties for sale can now jump up because you have a serious buyer now. So you better get to work!

One more thing, if you end up showing him fake documents or dodgy properties, you will be exposed and banned. Be very careful how you respond because all eyes will be on you because am fully back on Nairaland to police any misdemeanour.

Where is this back of Jakande Estate in Isolo that you are talking about that costs N800,000? I need you to expressly define that area and the distance between the back of the Jakande Estate your talking and the lands in Question. Jakande Estate is a very old Estate owned by the government and the lands around that area and its surrounding lands are under the LSDPC and if there is going to be any kind of transaction, it has to be in full support of the LSDPC allocating Government Lands. So except the lands your talking about are way way off Jakande Isolo, i am quite unclear of this description of your lands for sale in that axis especially in respect of the price.

I will advise you to state exactly where these lands are and if possible send me the survey plan of that area in question for me to do a check to confirm its validity. I am in no way casting aspertion on your post, but the only thing that stuck out like a sore thumb was your reference to Jakande Estate and its surrounding environs and the price tag.

From your post, your saying a 3 bedroom flat going for N350,000 will cost roughly N700,000 for 2 years and the agency and agreement will cost a combined fee of N100,000 making the total package N800,000 for 2 years. Is that what your trying to say? Please clarify for the avoidance of doubt for your prospective clients

The CAC has become so so tough now and almost every thing you want to register as a company requires some sort of certificate or degree or license before you can register it. Its no longer about how much a client is paying to register a company. The client must now let me run through the business objects you propose thorougly before i can say its safe to register this company or that company or not without it requiring the degree, certificate or license as specified by the CAC.

Also those that want to be consultants in their respective companies must have an MBA in that respective field.

Also those that are also rushing to do one IT related business or the other must now have a University Degree in Computing and or Telecommunications.

Computer Engineering must mean you have a certificate in both Engineering and Computers and not just one separately

In short if your about to do a business and it has an association or body regulating it, you have to get their licensing in advance or degree for your company to fly now.

E.G You cant own an Hotel, Restaurant, bar, Inn or Guest House without you producing a license from the Nigerian Tourism Development Board (NTDC) or go into financial Management without a certificate in Finance.

Things are bloody tough in the CAC now and i dont want to be at the recieving end anymore paying demurrage fees on your behalf for not alerting you in advance because once you fill in the forms you can no longer make any cancellation what so ever to redo the information or objects typed and its more money to the CAC.

Finally please be more ingenious in selecting your company names. The CAC have been on fire these days rejecting names at a break necking speed. Too many names people choose these days are so similar and they have to protect themselves from Lawsuits.

Everyday i come to the property section at least 15 times a day to know whats going on, so i am around. My present hiatus and silence on this forum is for a reason and i will reveal it when i am ready. As a moderator my sole job is to weed out intruders and organize the forum. I am not to give out advises or write blogs. I did all that because of the need to inform and educate people for their own benefits but such privileges have been abused by so many Nairalanders personally, so i have decided to just concentrate on moderating quietly alone and nothing more.

I will not ban an agent or poster just because he is posting multiple properties for sale or lease. Not because i made the forum interesting by posting articles and spicing it up with the latest property tips and guidelines, should that now mean that is the way the property forum should be. I met it in this stage, i tried to butter it up and make it attractive, i was shut down by a lot of people calling me names for no reason and while i was helping people, they choose to use me like a wet rag to achieve their selfish aims and leave me out hanging dry. I ended up seeing my errors in trying to be the angel in the midst of devils and come to the conclusion if you cant beat them you join them. So dont worry about me! I am just doing my job as a moderator and nothing more. Its not my duty to post articles of help anymore or to assist people when no body assists me. So if you choose to make it a boring place without articles, it really has nothing to do with me anymore. Others can pick up the gauntlet and continue from where i stopped.

I unsticked the architectural topic because it has passed its due date for a sticky topic as recommended by the admin. Nobody told me to make a sticky and nobody told me to remove it for what so ever reason. A sticky is meant to bring awareness to a good topic hidden and for the readers to follow it through at a later date based on its prominence but it is not a right for it to up be there for so long. So there is no malice or what so ever as you erroneously insinuated. Its a free forum and your entitled to exercise your rights to free speech

My first salary was N8,000 for like 6 months and i moved to a swankier law firm in Ikoyi and they upgraded it to N15,000 Per month and after 2 months i realised that it wasnt worth it and old lawyers dont want younger lawyers to progress and in between they encourage a lot of sharp malpractice to woo in clients at the young lawyers expense. After that i realised that its not how long but how well and ended up setting up my own. The moment i did that, my older principals started congratulating me as being a smart guy and now they see me as their colleague.

Its a terrible system here and you just have to be smart and try and work towards establishing on your own in the nearest future unless these old lawyers wont encourage you for the life of it. Anyway the reason you are collecting that little amount is for the experience and to train you to be self sufficient! Thats one of the reason i never liked Gani Fahwenhimi because his chambers was one of the pioneering firms that started this nonsense of undervaluing lawyers and paying them N5,000. Its just cheap labour and slavery in my own opinion and even the chief justice cannot justify such a wicked practice.

You have done well and your efforts wont go unnoticed. I am making this a sticky so others can learn more from you and do business with you since you seem transparent enough and like me would love to educate people about your architectural master pieces. One more advice though, as you put up a model home, it will also be advisable for you to state an estimate of the likely cost and if you also look for designs that are affordable in the long run i.e less than 10million master class duplexes and less than 5Million duplexes, i am sure your phone will be buzzing a plenty. Lets face it, We are Nigerians and on Nairaland we love awoof. I learnt that a long time ago thats why i assist in finding cheap lands with good documents and still retain my transparency and honesty while doing it. It will take you places if only you follow my little advice just the way well meaning Nairalanders advised me when i just got here.

Pls people thanks for the calls but once again, I am not the right person to call. Its Dayo's Brief and he is in charge. Call him to get all the facts. I only come in when it comes to the legalities and documentation. Dayo is in charge of everything and for this Lands, he is my Oga! grin and i take orders and directions from him in respect of who i should show the Original documents to and who i sort out their documents. His numbers are everywhere here and he is the one that would tell me when the sales should stop and when i should close shop and this thread.

Fortune only favours the brave, bold and lucky ones who have a fore-sight.

This land once again is not for those that intend to buy and keep for the next 2 years to gain grounds economically for speculators. It is strictly for those that want to buy and start building to live. There is no room or space for land speculators and the Estate will surely deal with such people that want to harbour such plans. The truth is that if the Estate residents themselves know the Lands are for sale at this ridiculously cheap bargain price, i doubt it will have even gotten to Nairaland from the day the owner opened it for sale.

It means from my search, only those 10 out of the whole lot there are FREE from Government acquisition and is gazetted. The rest have not been gazetted and the rumour from Alausa is that very soon they will be free from acquisition but until they have been deemed free from acquisition from alausa, i am not taking that risk and soley advising people to buy only within those 10 plots that have been deemed free and they are the ones ear marked inside the purple one.

Dont worry sir about the complexities. My own role is to make sure that what ever your buying is fully backed up within the law and no stories. The rest would require some form of ratification from government for it to pass through and thats a whole new kettle of fish and am not ready for that wahala. Buy strictly within these 10 plots for now and sleep in peace without spending any extra money beyond what has been advertised here.

One the first reasons I decided to do this free search thing one last time is because I made a promise to do so before I rescinded my good will. I have known about this very land in question since Early January but I refused to let anyone know till I did everything necessary and possible before I would endorse it for Dayo since he has done very well to find it.

Also one of the things I have learnt on NL is to longer discuss documentation issues and the modalities because the more you explain, the more people still find faults to query and question and complain for the next 50years without knowing the intricacies involved document wise.

I wrote earlier that anything that has to do with the land visitation and other little questions should be directed at Dayo and when it comes to the legal aspect of it, all questions should be directed to me to put you through. So many people have called me asking for the land issues and I directed them to Dayo and when they want to know more about the documents they call me to explain things thoroughly. I have even been in touch with some of their lawyer's too because as easy as it sounds, the legality/ doc part is something that takes extremely patience to understand. Dayo will not know those parts because he didn't do the kind of search I did and the docs process. I will not explain it here on NL once again based on experience but will devote the whole time to you one on one via telephone or email to break down the process.

So please let's stop criticizing unduely without getting to the source. At least even if you guys don't know Dayo, you know me and I'll put you through. Its Dayo's brief that's why I am trying to take a back seat for once.

Yes your having your own personal survey plans. 4 copies ie, 2 made of paper and 2 made of cloth. The last copy goes to the family for keeps in their record so that things would go smoothly for proof of purchase from their own end!

Dont worry, as per the documents, your very safe with me. Even the things you dont know or ask for, i will get them for you. Its better to be safe than sorry.

In respect of his current failures on the pitch, i still wont blame wenger totally. The players themselves have messed the man up so badly. I have never seen a coach wrap his players so much in wool to prevent the world from criticizing them and prefering for the world to criticize him instead of his players and in return, what do the players do for him? They mess him up so badly. Nobody will tell me that Arsenal players are not talented enough to enjoy watching them play and for them to do the job.Thr truth is that they are just plain bottlers and lazy and there is nothing the coach can do about it once they step into the pitch. He can scream and shout and can only change 3 players. What about the remaining 7? If they all perform badly this week, does he have the opportunity to change all of them and throw them away and seek for new players? Even when the transfer season opens, how many more players can he buy to change the rest of these bottlers? You cant just discard the whole team like that even if they are ultimate bottlers!

Look at players like Diaby, Denilson, Nasri, Walcott, Rocsicky, eduardo, vela, eboue, Almunia, Fabianski. These players have so messed up Wenger this season and the last 3 seasons with their attitude and laziness on the pitch. You cannot say these players are not good players on their day but they fail to grow up to be men. Wenger believed so much in them and at the beginning of the season they impressed even the most ardent critic that they have grown up and are more matured but at the tail end they have shown to be the ultimate bottlers on this planet. Wenger does not have the luxury to sell all of them because of the cash flow problem but i think he will add some steel and bite next season. The moment he has enough money to compete with the manutds or chelseas, things will turn for the better. Its just a money issue i believe

Wenger cannot be sacked and will not be sacked. He is an Institution already in the club and his duties surpasses the issue of coaching. I have been a life long fan of arsenal since 1991 when I saw Bruce Rioch and Gordon Graham came and went. While those days Arsenal was known as a kick and follow long ball playing boring Arsenal, the Wenger Era changed the dimension of the new arsenal and the way people view and love it to day.

This is the truth. Wenger is a victim of his own success in the 90's and the early 2000s. He allowed the board make him take the fall in exchange for giving him the free hand to do things. When the stadium issue came on board, he knew he would have little funds and he sought to make a way out of nothing to help the club raise funds to pay the debts while still competing on all fronts. The board left him penniless and he had to make do with straws and chicken change to claw his way into success. The arrival of Abrahamovic was the turning point because Wenger saw the beginning of the end of his new plan. He knew the russian would command all the best players money can buy and he could only fight with his peanuts. He knew the effect of having money to purchase top notch players because he also used big money to command big name players then when the going was good in highbury.

At least then, he bought Henry for $9million, Wiltord for $12million, Sol Campbell for $10million, Viera for $10Million, Reyes for $17million and a host of under the radar players for big fees but then again, when your handicapped, you have to think outside the box. He had to start buying players for cheap to achieve success i.e Lehmann for $1.5Million, Kolo Toure for $150,000, Fabregas for $350,000, Clichy $650,000 and a host of players under the $3million mark. Truthfully, with the constraints he has financially, its still a miracle we compete on all fronts till the end because we should be a mid table team but i think very soon, things will change.

The documents you get sir are as follows;

1. Deed of assignment duly signed by the family involved

2. Purchase reciept from the owner

3. Survey plan from Alausa free from acquisition and its the surveyor that will put the beacons there personally because the fees cover that

4. A duly signed form 1c for your processing of the governor's consent in future whenever you choose to do so

5. A copy of the excision document that has been gazetted in the lagos state official gazette

6. Omonile recipet concerning omonile issues which is very important for peace of mind building

7. A copy of the deed of assignment of the previous owner and a copy of the survey plan of the whole layout of the plots

In short your getting a bumper package. I am seeing to this department so everything must be intact and top notch so that there will be no wahala in this life or the next in respect of the transfer of ownership to you

Am glad somebody neutral for once can testify to its authencity. I appreciate your honesty and transparency too. Also Dayo is not challenging you. I was the one who told him to put all his numbers for people to contact him instead of me. I am only sorting out the legal documents to make sure everything is done properly to convey it to people but every other thing belongs to dayo and he is in the best position to answer all questions regarding the plots. He is to direct me on who to sort out his legal documents and thats all am doing!
