what a very unrealistic site. The properties there are not even Nigerian what so ever! I smell either laziness on the part of the site owners or better still fraud! You dont advertise other people's properties and use pictures in Oklahoma or somewhere in the bayou as the picture description. Thats very wrong and misleading. sorry folks that i havent replied in a while. I was kinda held up in one or two things that distracted me, so i am sorry once again. Although i would still reply your posts through your emails, i will try and answer general questions that are similar from your requests: euromilion:I dont think the mistake is from the CAC because they are very merticulous about their searches and registration procedure. In fact if the name ended without an "N", then the lawyer who registered it for you probably forgot to add it during the availability and search period which they approved. And there is no way they will help you add the "N" because if a future person wants to register that same name with an "N" at the end, they will reject it. What i can advise you to do is to take the certificate of incorporation and file a change of name to the desired name you want but am sorry it will cost you some thousands for that grave error! edimalo:Ok now these are the new rules for registering a company: 1. Select 3 names but those names must be extremely unique. Trust me, i have had a horrible year at the CAC trying to file names that has been rejected continously because the client thinks the names are unique but someone in Jigawa or Yobe has registered that same name. Think of something out of the blues and hopefully it will scale through, because for every name rejected, you pay another extra cost for another name search so abeg think hard enough! 2. Choose the number of directors you want for your company, normally, 2 minimum is the best if you want to start small scale and choose someone you can do business with and wont disturb your progress or get too greedy tomorrow. Possible choices are wives, brothers, or family members you trust. Other choices include close friends with considerable knowledge of the business. 3. Now one of the new rules of the CAC is that you can only do between 1 and 4 things as a company unlike the previous ones where you can change company objects like today interior decor to oil and gas and tomorrow general export and import or I.T consultant. Now you have to specifically sit down and choose what you intend to do e.g, if it is farming, then your only allowed to do farming, if it is forex, your only allowed t do forex etc Before people could do up to 80 kinds of business with that one same company but no more. The aim is to make more money for the CAC so if you want to change to another company to do something else you have to register another company. So think hard about what you want to do before you attempt to register it. No more room for add this one or add that one! 4. Also the Share capital i always advise first timers to register is 1Million share capital and it should be divided amongst your directors either 80-20 or 60-40 or whatever but 90-10 is always frowned upon. 5. Also if you are going into a business that is technical or requires some form of expertie or managerial skill, the CAC now demands for certificate of proficiency. This certificate is a sort of diploma or degree or letter of authorization that you are capable to do that job. Normally it is only the certificate of proficiency that is needed from just one of the directors, so if your the one raising the funds to start the company but you do not have that requisite skill, the other director could bail the company out with his certificate of proficiency. So another advise is to add a director who has this requisite certificate unless the registration process will be queried and you will pay for the penalty for defaulting! Also the fees has increased as suspected. I guess government needs to make up for the loss of the global economic crunch through higher registration fees. I[b] will not post the original fees here anymore[/b] because the last time i did it, i recieved some flacks from other lawyers on nairaland and some other people that i was trying to spoil business, so i dont want anymore katakata. If you need to know the New exact fees personally send me a mail and i'll tell you in confidence. Congrats to those who started their registration processes before the new rules and fees or those who registered their companies ontime this year ending, I hope 2009 will bear fruits of your newly registered company! ![]() JFKennedy:Yes it is possible to upgrade your business name to a LLC (Limited liability Company). All that needs to be done is attaching the business name registration certificate you have to the new availability of name form and ask them to revalidate and upgrade it to the new name. Although there is a 90% success rate when this option scales through but the negatives is that if someone has already registered that business name of yours as a company, there is really nothing that can be done unless you have a new name to register! Also when you upgrade to a LLC the business name ceases to exist and you now run it as a company. They cannot bothe exist together with the same name! const6:There is no problem per se! The only thing is that you must have a certificate of proficiency in either school trainning, education, management or consulting for your registration to fly past the verification stage. If you have that everyother thing as stated above is applicable! I bought fuel today around 4.30pm and everything was normal and moving smoothly, 30 minutes later, all the fuel stations from Ikeja down to ketu have been shut down because of the news that oil tankers are on strike and it has caused the greatest commotion for comuters and Nigerians this festive period. Almost all the filing stations were shut down and the ones that decided to sell were having a field day hiking the price of fuel from N70 per litre to N150 per liter. The Queues have quadrupled and the touts are having a filled day just this night ripping off customers and harrassing motorists, not to talk of the mega go-slows near fuel staions that are still selling till the wee hours of the night. The real wahala will start tomorrow when Nigerians wake up tomorrow with the news that the fuel stations have been closed and the scarcity has begun. People would forgo going to work to line up in the queues for 6 hours just to get 20 litres (Thats even if they see sef!), People traveling for the holidays will either be stranded or forced pay heavy ticket fares and businesses will be halted, not to talk of the various entertainment fiestas planned that will lead to bankrupcy for some entertainment companies. It was a pitiful sight seeing hoards of commuters trekking and people carrying 4 litre kegs jumping from fuel station to fuel station looking for fuel This Naija has serious problems that defile logic atimes. What is the grouse of the tanker drivers? They want goernment to repair the roads because their tanks are frequently involved in road accidents due to the bad roads. How would government repair all the roads this christmas season? Both the government and the tanker drivers are extremely insensitive to the plight of Nigerians. As for me, No work for me till i can fill my tank! |

The aim of it is to prevent multiplicity of suits flying from all angles. These suits will prevent the incumbent president or governor from functioning both in his private and public capacity. For everytime someone hates or has an agenda against the sitting public elected officer, he files an injunction which in turn prevents him or her from carrying out that duty until the determination of that suit which could take donkey years. Nobody is saying that nigerian elected officers havent misused the intention of the framers of the constitution that inserted that clause but it should remain especially in a politically charged environment like ours that seeks to remove the incumbent no matter the cost to hold on to power. The immunity clause however doesnt cover criminal charges and if there is ample proof to show that a sitting governor or president commited a crime, he could be hurriedly impeached and prosecuted accordingly. For example the fayose case! So the Efcc hiding under the banner of "removing the immunity clause" should do their home work well and provide the evidence. No immunity clause world wide covers criminal actions only in respect of civil matters! |

Guy! I understand your pains and i expereinced the same kind of thing some years back. I know its a difficult thing to deal with and you continue to regret and wonder if you have done things differently, would you still be together or would it have been worse. Your having a hard time dealing with your ego not your love for her because that one is gone. Trust me, Lagosians are badly in need of a rail system in the form of the london tube or newyork subway! With the comotion, go-slow, traffic jams and madness we lagosians witness everyday, some form of sanity will be welcomed with open arms and pricing is not really an issue. Let me give you an example. Immediately i finished law school some years back, i found a job in ikoyi, more precisely off Awolowo way and i was staying in Ejigbo. Because of the mad traffic and madness, i wake up at 4.30am sharp so that by 5.30 am at worst, i am on my way and praying to gt to the third mainland bridge before 7am. Just to get to the third mainland, i will tell you all the hurdles i have to cross. 1. From Ejigbo to Jakande Estate 2. From Jakande Estate to Okota 3. From Okota to Pako (Oke Afa) 4. From Oke Afa to Isolo 5. From Isolo to Ajao Estate 6. From Ajao Estate to Oshodi 7. From Oshodi to Third mainland bridge Now bear in mind that thousands of Lagosians living in Ejigbo are also thinking like me to wake up quickly to beat the traffic and i must get to the office before 8am and i close between 7pm-8pm monday to friday Coming back home, i have to wait for the mad third main bridge traffic to simmer down before i attempt to enter it and that's say 9.30-10pm. For months i used to get home past 11pm and be up by 4.30 am again. Now imagine people that stay in ijegun, igando, badagry, sango otta and a host of further places and we do this everyday. When i fell sick for almost a month, i had to quit and relocate to ikeja which isnt any more better only that i choose to close at any time i want now. So the issue of the rail system is highly welcome and the pricing wont be a problem to most lagosians. Imagine if you calculated the expenses in case i used a bus or okada to get to ikoyi, arent we looking at something between 300-500naira per trip? And you tell me that i can get to my office in 30 minutes in comfort for 500 and i wont jump at that? I hope you can still imagine what a typical lagos traffic looks like with all the Molues, Danfos, Okadas, crazy drivers, tankers, pot holes, yellow fever and accidents on the road can cause to your psyche? Thats why some Estate agents are so pissed when a purchaser is not ready to purchase that house after inspection because they will just be thinking of the mad traffic they have to go through to sell a property! So please beg those in Alausa, i will readily park my car and jump on the next rail system and pay whatever! |
@Papabrowne Sorry that the property section is boring to you. You have to understand that prior to this time, things have not been stream-lined and it has basically being an advertisment ground and people keep to themselves because that kind of familiarity that exists in the auto, religion and romance section is basically almost non existent. The vocal members here have not really been given the opportunity to express themselves apart from just selling properties and the purchasers themselves have largely been restricted to just inquires and nothing more. So it is basically a scattered forum that's needs to be organized by all of us Hopefully, we intend to create an atmosphere that binds everyone to together through discussion forums, funny property threads, educative and informative threads regarding the dos and donts of property purchases and serious property inquiries board. When everyone participates more, this thread will be the liviest thread. So please bear with us. We are not as boring as you think! Loads of intelligent and smart people here! Also remember when the issue at stake is someone's life asset (Shelter and Property) which results in million of Naira, there is less time for fun and games and 100% concentration but we would do our best! Nobody is advocating that what men do to sleep with women to get favours is a good thing that should be encouraged but c'mon there are alot of decent and respectable chicks out there that have achieved greatness and success through their academic intelligence and innate skills. Unfortunately, that % is few and the rest would do anything possible to sleep their way through to Aso Rock. Corper females are the easiest bait and these same females know that by using their feminine power, they can scale through anything. Just walk into any NYSC camp and interview 90% of the girls there and ask where they would likely prefer to work during their service year. Female lawyers, doctors, engineers, artists, dramatist and a host of others would tell you what i am saying. Also conduct a one on one girl to girl talk and ask them if they dont get the job through their intelligence but can get it through seduction or sex, if they would still take the bank job. The answer would not come as a shocker to you. In fact, if you compare the salaries female corpers get in banks, you wouldnt see any marginal difference in their replies. Before the recapitalization of banks and before the mouth watering perks of the new generation banks, female corpers loathed the idea of working in a bank because they were old school and didnt give them the oportunity to flex their assets. The trend was to sleep their way through oil companies or big companies, now banks are the in thing and an added advantage is the opportunity to market and get to know more big men or guys to make their target. It has nothing to do with exploitation, but the mindset of girls (especially female corpers) to eat their cake and have it no matter the cost! If that's not corporate prostitution, then i dont know what that means anymore! |
I did my Nysc some years back in Oyo state and during the 3 weeks camp period, i realised that most of the girls themselves actually wanted to be posted to Ibadan town to work in main stream banks during their youth service year. You could see chicks with HND yoruba and Islamic studies jostling to jack GMAT exams so as to be called for an interview in a bank. Some of them were already trying to befriend the bankers who came to scout for potential corpers for the bank so as to just get a call up letter posting them to a bank. At first, it seemed okay that they needed the bank jobs for their corper financial security but it later dawned on me that they cherished the marketing priviledges and perks that come with it. No body forced them and despite the hidden rumours in camp that working for a bank could be extremely stressful for corper women, they werent bothered. i remember these 3 beautiful chicks that were posted out of Ibadan to a remote town Igbo-ara in Oyo State. They complained profusely about their posting and some way managed to come to ibadan to change their primary assignment location. These chicks were friends of a colleague in law school who was also serving with me. Immediately they highlighted from the bus, one of them was whispering that she had gotten the contact with one of the branch managers in Unity Bank in Dugbe and urged the other 2 to follow her. Later in the night, they came back to my friend's crib to spend the night, i saw 2 them dressing up in a very lascivious manner. Obviously i thought they were going for a party but one of the girls was just in a regular jeans frowning. My friend asked her whats up and she refused to tell him. A car later drove into the house and picked the 2 chicks while the other one stayed alone in another room till the next morning. The following day, those 2 girls came back and were boasting that they wouldnt have to go back to igbo ara because apparently the branch manager had given them notes to the state coordinator that they were to resume in Unity bank after 3 weeks. What made that single chick angry was that she later confided in my friend that their previous outting that day led to the branch manager inviting them for a sexual romp in a popular hotel in Ibadan with some of his friends and if they wanted the job, they would acceed to their requests and if they didnt, well, nothing fruitful will come out for the defaulting party. She stated that her friends tried to coerce her to go with them and since they werent indigenes of the town, they will need that extra security and financial gain to survive that corps year. She bluntly refused and for her punishment, the 2 girls refused to chip in a good word for her and she ultimately had to return to Igbo ara to finish her service while the 2 girls stayed in Ibadan and worked with Unity bank despite the fact that they werent qualified to become bankers or were really any good as marketers. The point i am driving at here is that despite what the local govt chairman said in respect of banning corper women from serving in banks, most chicks will go the extra mile to force themselves into banks either for sexual, financial or security gains. That L.G chairman is a lone wolf in the jungle and so many girls right now, will be scoffing at his statements and probably hating me for revealing such a damning fact! |
I get this question over and over from people abroad in search of properties for sale in Nigeria. The usual response is that, with pictures, you can see the property closely and know what you are buying and see if it conforms with the price and inherent defects in it. In fact it makes pre-inspection easier and the hopes of the purchaser buying the property is easily uplifted hereby making a final push to buy the property within time. But in Nigeria it is different and it is basically a classified lited advert or nothing. From the internet down to newspapers, it is left for the imagination of the intending purchaser to dream of what that land looks like or flat feels like until he inspects it physically and realises that i was a dumpyard that was being advertised. In fact i think this is what puts potential purchasers off whenever they feel like buying a land or property and it is not what they imagined. The stress of inspecting more places like that makes them weary and the need to purchase property begins to fade until they lose interest. So i would really love to know from both agents and potential buyers what your views are and how we can redress this situation and find a solution because honestly we cant continue like this. Agents and Purchasers have to be partners in progress to sustain a very viable real estate community in Nigeria. What do you think? |
@poster I have been watching this thread closely for a while but refused to say anything until now. I dont think it is advisable to borrow money to pay your rent. Borrowing could set you aback N300,000 again plus interest for a rented place. What if your landlord asks for N400,000 next year, what do you do? Go aborrowing again? Not that i am against you borrowing to survive a potential worrisome situation. Sometimes it affects us all when certain bills are beyond our control but its no excuse to walk into this trap. Rent money brings or yields no interest or profit. There are so many credible agents on nairaland who can source for an apartment for you for less that price and within your budget. Pls dont get caught up in the nasty triangle of loans and debts because of one landlord who is waiting for you next year to increase it to N500,000. Cheers! |

Posting multiplicity of the same post in different threads is just plain annoying and leads to credibility problem. You started your own thread posting these same properties and you later posted on popoyeh's thread this same thing and you posted the same thing in the romance section again. What if every member of nairaland properties start posting ridiculous property requests in your own thread over and over again, how would you feel? How would you know who is interested in your properties or not? I am just telling you this to avoid following the path of ummanhjji! P:S: One of your properties for sale is not complete and looks dubious LAND AT AJAH OKE- IRANLA #2,000000 LOCATION LAGOS STATE ( WITH JUDGMENT/SUPREMEWhat has Judgement and Supreme got to do with a title? Are you saying that that property has been a subject of litigation for so many years and there is a supreme court Judgement settling the dispute to favour one party? If yes, pls state so because it might confuse other prospective purchasers interested in it especially those abroad. Also take note that there is a difference between a supreme court judgement and Supreme court ruling! A ruling doesnt necessarily pass good root of title to a property because it only deals with a portion of the subject matter in dispute, while a Judgement settles the whole case 100%. So please clarify to avoid doubts! and if possible state the case number! Cheers! |

Most businesses that have something to do with professionalism or has an accredited body monitoring that form of business needs some form of certificate of proficiency in that business you propose to register. It applies to mostly Information technology, engineering, Accounting, finance, money related or banking, law, medicine, pharmacy, environmental etc. In short if your reistering a business that has some form of technical professional skill required, it has to be backed up with a certificate of proficiency. This certificate of proficiency includes a diploma or degree in that specified field. If you are 2 or more directors, only one of the directors is required to present that certificate of proficiency for verification so that the CAC is confident that at least one director is knowledgeable about that field and not a bunch of quacks. Also this affects the objects of the company. An object of a company includes the kind of things you can do in that company which gives you the authority and power to pursue that business. It is a very technical thing to draft by lawyers and a slight mistake can lead to the whole process being started all over again. I will give you a sample of a business object at the bottom of this post to make things clearer for you. So unless you or the other directors have a certificate of proficiency in media related businesses, i am sorry it might be tough to register it. The most difficult process of registration of companies deals with the registration of names. CAC constantly rejects similar names and it is very very frustrating when a name that has been entered for search 2 weeks ago will be returned denied. So please be ingenious in choosing 3 unique names. Secondly, yes i handle registration processes but i would advise you to wait till next year because i have stopped collecting registration processes from nairalanders this year because the process will be short lived. This is due to the festive season coming up and the staffs in Cac wont pay much attention to requests and secondly which is the most important reason to me, there is a form which has to be filled by lawyers to be attached to all the registration forms called "the declaration of compliance form to be sworn to by a solicitor". These are the new rules for obtaining a Certificate of occupancy from The land registry in Lagos fresh from Alausa so if your thinking of getting one soon, be prepared and armed with the following information in addition to my previous thread for obtaining a C/O : 1. File an application for land information (Sorry i don't know this price yet but i will get it as soon as possible) 2. 2 Survey plans copy (Cloth copy or Sun Print) for charting =N7,500 + Administrative Fee=N3,000 3. Purchase of Private Certificate of Occupancy Application Form (Residential)=N5,000 4. Submission of Application form to the Land Registry Alausa with the following sub documents a. Land Information Form b. Reciept for land Information Fee c. Reciept for Application Form d. Publication Fee in the Alausa Gazzette=N10,000 E. Capital Conribution=N30,000 f. Land Purchase reciept and Agreement (Duly stamped) by the family or person who sold the land to you. If the land is being sold by a traditional family, they usually have the stamps but if it is not stamped, it costs N5,000 [size=18pt]G.
