To begin with, Sanusi Lamido Sanusi is gone, gone for good. Sure you might have liked him in the south, but then he is no king of the south. He was appointed emir of a northern emirate by a governor and was deposed by one. Ultimately, whatever you think of the saga is hardly important. Sanusi never identified as your leader while he ruled. We northerners hardly care about the power tussles in these kind of issues. Jonathan did all he could to prevent him from ascending the throne, including sending convoys of armed military men to stop him from gaining access into the palace. Hardly did any northerner (who is not a politician) raise a finger at this. Now that he is gone, no northerner has said anything. The hues and cries were mostly from the south.
Ganduje isn't the only Nigerian governor who was slow in responding to the pandemic. He just is the most unlucky. Like the federal government, the governments of the majority of the states never bothered about it. Like Trump, they all assumed it was a chinese virus. Ganduje surely has been stupid on how he has handled the situation thus far, but other governors (aside very few) are hardly better than him.

Forget it, most southern people are cowards. No southern president can try one quarter of what Buhari is doing. But let me also tell you that the level of education and exposure of southern leaders makes them have limits to extent which they can practice full glare nepotism. Babangida was an educated northerner but his level of Nepotism wasn't as glaring as Buhari, he was to some extent fair in his appointments. His wife was a southerner, his minister of petroleum was from south. Babangida is far more educated than Buhari and even attended courses while he was military president, even Shagari, Abacha and Yaradua appointed southerners in sensitive positions.
Atiku has many southerners as managers in his companies, same with Dangote.

If not for alarm raised by some stakeholders last month NDDC would have donated Ventilators to Abuja meanwhile many NigerDelta local communties lacks functional Hospitals.

Sapele you mentioned in your post has NDDC project littered there but most of them are substandard and does not address the basic challenges that town need to grow in terms of agro-allied industries, stable electricity and factories. Same with other towns you mentioned.

In conclusion I want you to note that same scenario is playing out in the North. Buhari's presidency has not reduce Poverty, Unemployment, insecurity, illetracy, Almajiri etc in the north.
He only favours the elite and politicians so don't think a major transformation is going on there. Nigeria is thesame anywhere. What you see on Nairaland are city centers.
