Inasmuch as I know what portfolio investments are, but thank you for the education. So, it's either you misunderstand my question OR perhaps, I wasn't very clear. What I'm trying to say is simple: NBS should simply "breakdown" what Portfolio "Investments" they're referring to. When they say $12 billion, that's almost half the size of Nigeria's budget, so it begs the question to know in which Investments they're talking about.

Did you read my post well? I said there are potholes in NY, BUT not as big as this. Did you say DC? I lived in the DC Metro area for several years, where in DC have you seen worse roads like this? As rugged as SE DC is, their roads don't have no portholes let alone as big as this.. Say the truth and put the devil to shame...

I think this is a blessing in disguise for other states or upcoming cities in the south. Increase in rent would certainly make businesses and people relocate to nearby or other affordable cities.

It's very simple, rack up as much debt as you can, file bankruptcy to protect your asset and file reorganization in which process, some or most of your "unsecured" debt is negotiated or wiped out completely, and start a new life. Think I lie, ask President Trump, this is the easiest and perhaps may be seen as the most effective way to get out of huge debt not necessarily because you're broke. But why do you think he will get audited tho? I'm just curious... What if he's not on IRS radar; will you snitch on him?

Yes, FHA requires a down payment of 3.5%. But they do have a ceiling. I mean, the max they can loan you. Any other purchase above that, you have to come up with the difference.

Conventional does accept 0% down payment. But that’s with excellent credit. 800+. You’re telling me he has that? And let’s assume he has the stellar credit. He also has to have a steady verifiable job that provides you with income that is sufficient enough to pay your mortgage every month. Google Loan to Value calculations. Nope. I am not confusing it with PMI. PMI cancels after you’ve made payments that’s puts you at 20% of the total loan value. For FHA, it’s for the life of that loan.

Let’s say he did FHA. And he got the most FHA will finance for LA county which is 680K, he has to come up with $320K out of pocket. If he did conventional, which we both agree is very hard to qualify for and he put down 5% that puts him at $50000.

But one thing I am very sure of is: LA housing is very hot. Houses sell within hours and you must Times have 5-6 people fighting for the same house. He house goes to people with the highest down payment. And some people have 50% to put down oo. We just bought a house last year, and no. It’s not in LA. We def cannot afford it.

So you and I do agree that conventional loan does accept up to 0% with excellent credit? Anyway, I just wanted you to see your own argument, whether LA is hot or not is not relative to the argument; I wanted you to see that your $180K calculation was somewhat faulty considering that no loan requirement, at least by law, requires a mandatory up to 20% down payment upfront. If we used the minimum of 5%, that's 50k not 180k, which we agree is absolute. Now determining that LA is hot will add to the down payment is only a relative consideration which means, it could be 50k minimum (by law and absolute) or $500,000 (relative consideration). This is my point. Nothing more.

Oh one more thing, for FHA loans you can cancel it with a refinance option simply because you already have up to 22% equity on the property. Don't worry about me looking up LTV's, as a small REIT person, I've done just about every mortgage calculation there is.

Whether he has mortgage loan or not is not my business; I'm only responding to the lady who was quick to state that the down payment for such house will be around $180k, and in the same vein, turns around to say that conventional loan does require at least 5% down. If that's the math, a $1 Million house would require a $50k down payment and not the $180k she wrongly alluded to all to discredit him.

Is mortgage lending pursuant to federal or state law? About 70% of all U.S. mortgage loans are FHA and are largely underwritten by Fannie Mae or Freddie Mac, while the others are pretty much Conventional. FHA requires a minimum down payment of 3.5% with a minimum of 640 credit score and conventional, and up to 0% down if excellent credit. Of cos, conventional loans are pretty much difficult for the average man to qualify for since you need scores of up to 750 or more. So I ask again, under what loan is a a 20% down payment required? Or are you confusing it with PMI requirement?

Boshit! First of all, the position "UN Ambassador" is a non-paying position. It's a ceremonial job, the best you can get is all expenses paid travels and hotel rooms. Secondly, even if he has a paying job with the UN, I can tell you that he wouldn't be making more than $150k/year. My friend used to work for the UN and he was making only $120k/yr. The UN job is not like naija politicians where they steal you blind.

Again, I repeat my question, how did he make this money? For starters , is it even his house or is he just showing off? And if it's really his house, did he purchase it mortgage free? There are so many questions and loopholes to this story.

This is not true. I do not know why people like saying negative things about Nigeria unnecessarily. While Nigeria can not be taken as a role model for things that work 100% in a country, the things highlighted in bold fonts are not true.

During power outages, there's enough backup power to keep these runway instruments on till power is restored. And power outages are not usually more than 4 to 5 minutes tops. Mind you these runway instruments are on 24/7 and there's priority for instruments at the runway than for you at the departure/arrival wing.

Saying there's no radio contact with the tower during a power outage is laughable. No pilot will bother landing if there's no clearance from the Air Trafffic controller and in worse case scenario will fly to the nearest airport if he can not establish communication.

As much as you communicated some facts, some of the things you said are incorrect.

Yes, you are correct that ATC is largely dependent on electronics and frequency rather than electricity; however, saying that a pilot will not bother landing if there's no ATC clearance is almost false. There are situations, though rare where a pilot can land without ATC clearance. It all depends on certain factors, VFR or IFR, Airspace class, Airport Class, etc.

For instance, though uncommon, ATC have been known not to issue clearance to land because they simply forgot. In cases of emergency, weather, and other factors such as loss of comm, if you have enough visual, and there's no inherent danger or risk to safety, these are acceptable reasons to land without a clearance.

Landing without clearance is not a "legal/law issue that is set in stone, it's just a safety measure to properly space airliners. As for communication, there are landing light codes that signifies a failed communication radio, but we're not here to discuss that, therefore, a pilot will not fly to the nearest airport just because he/she has no communication with ATC.

It cost hundreds of $$$ to go around (fuel) and thousands depending on airliner size, not to talk of landing at another airport, which includes (weight and fuel), not to talk of runway restriction requirement, etc. A pilot in a more permissible environment would land at another airport in cases of national emergency, lost situational awareness of the pilot/airliner emergency or the airport is closed/no active runways.

Flight operation is about visual & common sense first before instruments. As much as modern airliners today have some form of redundancy in their instruments, there's always that IF of failure. No ATC can better report/communicate any form of information better than the pilots experiencing it themselves. Only a pilot knows if he/she can stabilize and flare the aircraft in a wind-sheer, regardless of whether ATC tells him otherwise.

Common sense and visual will always truncate instruments on the panel. Pilots who relied on instruments more than their visual ended up killing people. I have at least two aircraft accidents to discuss with you to show you that wrong ATC information and instruments can and will FAIL you if you rely on it more than your judgment.

Pilots who fly in the day often rely on visual parameters regardless, if all things equal and normal operating standard, while pilots who fly at night, have limited/impaired vision and would often rely on instruments. Needless to say, factors such as wind-sheer or aircraft using the runway is irrelevant to whether day or night, but it can be well managed during clear visibility - (Tenerife) comes to mind reminding us that instruments can and will fail.

The City of New York measures by land, almost 303 square miles about 2.5x the size of DC), yet the most populous city in the U.S. Meanwhile, according to your proposal, Lagos measures almost 4x the size of NY city NOT NY Metro area, yet doesn't boast of 1/5th of its economic activity.

I used Lagos as example, being the most prosperous state in Nigeria, yet the smallest, to relate/compare the two top cities in the U.S. that controls U.S. Govt and International policies, and financial power respectively, and to state to you that the size of a city is completely useless to your supposed proposal i.e. in reference to economic output and good living. If you think you're gonna combine all states to become one MEGA city whereas the output or should I say, the infrastructures of our so-called cities is nil, you're just as clueless as I thought. D

Hard work and continuous/collective effort to develop the SE region. A lot of people tend to think that oil is everything, and it's not. If I have my way, I'd aggressively invest in Biogas, a green alternative to oil and gas that's aggressively gaining ground in advanced countries. It's only a matter of time before the golden child called oil is relegated to the background.

When I mean low debt profile, it is in comparison the the U.S., U.S. debt-per capita is almost 30x higher than the Chinese, and even if you adjust the population to U.S. size, it's more than favorable. Therefore, it's a well balanced debt and very low in comparison to the U.S. or even other economically advanced nations. Hope you get my drift.

No offence bro, but it's either you've not been around an airport or an airplane or simply, the Nigerian system is crass crazy. How can someone sneak through a secured fence, and cross the taxiways/runways to get to an aircraft or as crazy as it sounds, a taxiing aircraft? Like what are you talking about? Do you know the taxi speed of an aircraft and do you know how fast a human can run? Do the math. Maintenance vehicles proceed with caution (and with clearance) when approaching an "ACTIVE" runway, let alone for someone to lurk around it. Please tell that to someone who isn't familiar with aviation. If there's a security breach, if any, airport security needs to investigate thoroughly.

Yet China, their major lender maintain a low debt profile and boast of better economic infrastructures than the current U.S., you think debt is everything. Don't be deceived, debt is good if reasons for borrowing will result o positive results, but too much debt saddled on any business or govt will eventually have negative consequences.

You probably don't understand his question. How is the pilot so sure the cargo door was actually caused by a thief or thieves, and not a malfunction.
