I get your point and this is the reason why no one would take most professional bodies in Nigeria too serious.

How many 21 floor buildings do we have in Nigeria that all our professional bodies will start feigning ignorance and shifting blames?
Let me put it straight, you cannot count up to 2 scores of such building in Nigeria.
Even the almighty cocoa house in Ibadan is just 26 floors.

I think the professional and the regulatory bodies should first admit the fact that they’re all guilty of dereliction of duty. Everyone is just looking for food to eat.

Bros.. I get your point...we the professionals have given the developers and clients too much power to hire and fire at will in building projects...

The mistake of the consultant engineer is not informing the Lagos State building authority and professional body when he left site..

But to point the blame fully.. I will wait for the report...

1, I will advice you isolate the entrance from the mosque to the main louge.. for security reasons.. let the entrance door be the only entrance to the main house... Mosque is free for all...

2, the gym room should be well ventilated... the located isn't right..

The one he didn't supervise was the one that collapse...

Everyone cut corners... it take discipline and commitments on site... Even my new IT students tried to cut corners on my site.. I have to send them packing... I don't take nonsense o...

on the question on sanctions so far.. Let us wait for the report... I know the Engr that supervise TB joshua church collapse was sanctioned.. He was even a petroleum engineer.. He was dealt with vigorously which even lead to his untimely death...

The answer is quite straight forward though.

First external beams or lintel should always run around the building in the form of a Link...
We should not just put small iron on the window and expect it to stand..

Secondly.. The blocks might not be solid enough to even support the beam or it self weight..

Thirdly is bad foundation type used which may result to differential settlement...

Please .. Use services of professionals...
it won't cost you much...
penny wise, pounds foolish..
we like to cut corners in this country..

Some Engineers Actually do this! They extort every Contractor , Artisans & and vendors who comes to their site. If you don't give them what they want, they will Paint you & your job badly to the owner.

A good topic for discussion tho.

Should Engineers / Architect /(People Very closely related to the owner) seek ishakole or egunje from Contractors, Artisans & vendors?!!

I know you don't mean to say professional Engineers and Architect...

I know you mean them baba lati that callls themselves engineers...

we always cutting corners in this country...

Cos we Engineers knows how risky our Licence is to us.... Compromising with contractor isnt in our profession....

You can see the way the consultant left note of leaving site for the 21 story building when the developer wanted to proof smart that eventually lead to his death...

Next time... Ask for the licence number of the engineer... if he misbehave, call attention of the professional body like NSE or Coren... he or she will be sanction appropriately...

Borehole service prices differs from location to location...
With my personal experience on borehole wahala on this trend... I would advice any client that want to drill borehole to make use of the Indian rig drillers....
The go to any length you want them to go to.. and their charges is base on the depth you willing to go.. or the depth given during priliminary investigation by a geotechnical engineer..

It will interest you to know that they drill at a flare rate of 8k to 10k per meter... ( price including Casing Pipe)
Another advantage is that they finish all the drilling in less than 2 to 3 hours...
Another advantage is that they don't care the kind of material under the ground( Stone, coal, hard rock).. They break through all at the same rate above...

The only problem I see with then is that they don't do less than 30meter drilling base on logistics reasoning.... But any thing above 30meters ( 100feets)....they are very readily to come to your site...

I did 40meters for site and paid 350k... they finished it on 1 hour...

the same bore site I was charged same 350k.. and took forever for them to drill here on thread... God purnish devil...

Builders in the house please weigh in.

At the start of my project my builder billed me for 215 bags of cement. I assumed this would cover the entire project (putting up a 3 bed flat that the foundation had already been laid and adding a room to the bq already at the back of the property).

However we've gotten to the tiling and now he's saying I need to pay 250k extra for cement, sand, etc to tile the new apartment. (According to him the tiling for the bq was included in the 215 bags).

Please is this accurate or is he trying to pull a fast one here?

The mistake you did was that you didn't have a eye on sight to monitor the use of cement....
or better still you should have buy the cement yourself, store it.. and give the man in batches has the work continues....
These are common mistake builders make when they underquote to get jobs...

Solution.. is to buy the 250k next batch cement yourself and monitor strictly before he comes back again that you need to buy more again....

Such advice is not correct.... You are free to cover any wooden rafter after installation....
it has no meaning.... the best time to drive a nail into a wood is when it is fresh so that the grip to the nail forms a kind of grip when it drioes...

Makee sure the woods are well treated with wooden chemicals preservatives in a right ratio.. ( Solidgum, anti termite, engine oil and the rest)...

Each time I tell my colleagues I want to retire earlier than the mandatory 35 years in service or 60years age which ever comes first... the way they look at me is very funny... They say that is when I could see more kick backs in the service... Naija mentality again... cutting corners even in the service.... We all to blame...

However, on your advice... time shall tell... naija is still a case study...

Sand for shocking 2100 blocks ( 3trips @ 60k each)....180,000
Cement for shocking ( 1 bag for 40 blocks).. 52 bags.......210,000
Labour...80naira per block. 200,000
Water and logistics.....
Omonile....
Supervision.......

we looking at 1,200,000 already without amount for the last two item..

1.5million is a fair price for good job..

But you free to cut corners o... cos na naija we dey... I pray we get over that mentality...

Oga@ micgray100 can you please break things down for us how 1.5 million will be average cost to build 3 bedrooms bungalow on dry land, when cement is currently sold @ 3, 950 - 4,200 depending on location. I saw woods and roofing @ close to 1,5 million for something similar on kobocity web, with self supervise project. Please sir we need it, may be many of us are doing something wrong ni sir. We need that eyes � opening awareness. For the gentleman that ask for help. Please don’t be scared away go and start even if it is 100k start something put your mind to it you can do it. Ijebu as a location... is it dry land..?.. the 2100 blocks is too much for 3 bedroom foundation alone...

Plant and machinery hiring business is huge bro. Instead of chasing small businesses, why not focus on large corporations that’ll not give you stress.

One of my big bro was doing Lafarge before he finally retired into hotel business. Now he’s doing stuffs with Nestle.
