somehow: Then what they built is not in tandem with the standard of living of their people.
Main reason why majority of Nigerians can't buy brand new cars. Standard of living. So build what your people can afford. A true low cost housing estates.
You can't be selling a 2 bedroom for 5 million (total cost) in Ogun state or even Osun, then claim they are "low cost". How much is an average earning power of your target market? you need to understand that people who invest heavily in real estate in Nigeria are running from something and trying to wash illicit funds. That's why they can afford to build a house without renting it out cause they have absolutely nothing to lose. 80% of Nigerians don't have 5ml cash but someone will be building a house and wanting to collect 5ml as rent annually. While some of the houses will be occupied probably because of their prime locations and stuff, majority will remain empty |

I have done 40ft water tower just few years back for 470k. Today it is over one million. So for me, anything that can be completely achieve with available funds, I achieve it straight away and get that off the spreadsheet. you can't get 40ft tank for 1ml today. E must add few hundreds of thousands. The effects of the devaluation of naira will start hitting soon and also when petrol is fully deregulated,e no go funny again. That's why I tell people,if you have the funds do that job and forget about it immediately. The hyperinflation we are going to experience soon will shock and confuse economists |

spyder880: I agree completely, I was only waiting for your submission before I comment on that question. Michlins also did good justice to the topic. The client/owner owns the buckets if only he gave money for paints to be bought, example, "Buy me 20 drums of paint and how much is the paints?" "Then, how much is your workmanship?" The painter takes his workmanship money and walks away after the painting, leaving the buckets for the owner, and if the paints are not enough, the owner buys more, and keeps all his buckets.
The scenario changes completely if the owner said, "How much will you charge me to paint this BQ?" If N100,000 is agreed as sum for the paints and workmanship, maybe even transportation, the painter goes to the market, buys the paints (it could be 17 drums or 22) but the painting is done and seen to be done well, if the painter takes his buckets and remaining paints and walks away, he is right to do so.
Thanks Gbadexy.
This was a big issue in one of my past projects, the clients family insisted they own the buckets even when I charged for a complete painting contract, (paints, painters, transportation and painting tools, ladders and other materials) but when I saw it was going to cause a big problem, I left the remaining paints and all the buckets so that peace will reign. managing family members when you're on a project is such a big issue with them telling the clients this or that about a job they don't know the contractual agreement. First they require you inflate the contract to accommodate their own kickback and then when you say no, you automatically become an enemy and everything you do or supply is regarded as inferior. The client being far away is torn between trusting a stranger over family. Family members will want their own person who they know will settle them to come before you. Puts everyone in a difficult position. That's why am so envious of you though. We all see the projects you do moving seamlessly but behind the scenes is what we don't know about. The fights and the squabbles you encounter daily yet you try to deliver on time without a single delay. Keep it up and enjoy the "forced holidays" |

Any remains of material used on the client's site is the client's. After wiring a house you don't go with remaining wires, sockets etc. The bricklayers don't go with the blocks remaining.. If you construct a head tank on my site, whatever is remaining is mine. sir, if I tell you I need #10 to do your tank, what you get is a standing tank like this one I just finished in Ogun State today. If I tell you that you need XYZ materials to do your job and I bring them to your site, I will not go with anything outside my tools from your site. See the two scenerios oh

bixton: It's not a dicey situation. I am telling you how I have been operating. There are things which are not the norm but because clients allowed it not having any need for such. You see those paint buckets I keep some back and give some to the painter because I use the empty buckets in place for headpans during concrete works.
Let me ask you a question if there was a left over of 4 full buckets of paints will you say the painter owns them all ? if his quote was to paint the house completely and you pay him,he owns whatever that's left including paints. If he quoted that he needs twenty buckets of paints and you paid and he brought them to site. Later, there's half tin left,na you get am. Play it out like this, I can give you my price of doing a tank stand and then knowing that I can't buy extra materials in your location, I can buy few extra materials just in case there's need for it. I own them after the work. But if I list materials you need and you pay for them, even the off cut isn't mine to take without you asking me to. I hope you understand the two situations |

flexyonline: This analogy is not quite right. You deal with steel and what you quote for is a complete production of whatever. However, if a painter quotes for materials and labor separately, and is paid for both then the buckets belong to the client. It can only belong to the painter if he got a turnkey contract I.e. [bthis is the house, I will give you a fully painted house for e.g. 1million. In this case all the client gets is a painted house and nothing more][/b] this is exactly what I mean if the painter quoted for the job without the input of the client. Not quoting differently the labor cost and materials |

bixton: The empty paint buckets belongs to the client. There's no argument in such things. The client can give some to the painter to keep to avoid unnecessary arguments. I think we had a similar discussion here years ago but relating to electrical cables that a client paid to supply and wire the house and the electrician wanted to collected about 4 cables left of various sizes!!! So does the cables belong to the electrician? Na only government jobs wey left over materials are kept back by the contractor. this is a very dicey situation oh. Let's say for myself now eh, I will give you the price of doing a job and then buy materials for it and deliver to your site, whatever that's left,am going with them unless when they aren't worth the financial costs of traveling with them |

Badgers14: I am on the fence on this one.
One of the points the client raised was, when he hired the guys that did the plastering, they gave him all the used bags of cement, so he is supposed to keep the empty buckets of paint.
This is one of the reasons I advise both contractors and client to iron things out, make sure they are on the same page and agree on terms before the job starts.
Interestingly, lots of people are for the clients tho. (But again most people on the group live outside Nigeria - not sure if it affected how they looked at the issue). when he hired the people that did the plastering,he supplied cement and everything used for the job and the workers came with their tools and strength. Moreover the prices of cement bag isn't significant. You see those buckets, each can go as high as #200 and multiply by the numbers. This is real streets and not Nairaland where #20,000 is a paltry sum for some |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by michlins(m): 4:51pm On May 30, 2021 |
Badgers14: Well, according to the client.. the painter submitted a list of what was needed for the job, say, 100 buckets of emulsion, 50 buckets of ...... for a total of xx buckets of paint.
So the client paid for the service, for the painter to both supply and hire painters to paint.
Just like @ michilins pointed out, the painter perhaps factored in the cost of the paint bucket when submitting his quote - who knows, but the client in my what's app group did say he factored in the cost he would resell the bucket prior to hiring the painter. it's simple, the painter owns the buckets since he made the supplies. Client should forget about it |
