gbadexy:Well for me, I don’t allow them to meter my commercial projects. They take their readings from the transformer. Just bill me for my consumption and not what I have inside my property. That I have them doesn’t mean I run them all at once. This explains why I have N11,000 bill on my transformer. |
somehow:My Energy Conservation and Home Automation Device List Gate/Fence Light/DC Water Pump control - Centurion Chronoguard Function This device run on 650VA backup battery and it can power the gate for at least 48 hours when there’s power outage. It also turn on the water pump on programmed days of the week all year round. Smart plugs - Surgeguard (remote controlled) This is what my entertainment systems are connected to. Once I switch off the master port, all the slave port goes off automatically thus conserve energy. ACs/Freezer - Programmable plugs (thermostat) I intend upgrading this to smart thermostat. Bulbs - Phillips Hue I’ve been using this bulbs for over 9 years. I’ll order more soon to replace the “na this one good” naija bulbs that get replaced every month. Spaces Lounge/Dining/Ante/Entrance Porch - 80sqm + Entrance Porch only (Pic 1 below) - 20sqm Lounge only - 38sqm All Rooms are above standard room size.

EgunMogaji2:Preach on. You have a witness in the house. |
somehow:Regardless of your load and energy consumption, the essence of a very good smarthome design is to control energy usage through a variety of smart-home energy-saving strategies. You need systems that can turn appliances off completely when not in use, eliminating the energy drain from idling appliances. For instance, my security lights automatically come on at 7pm and is turned off at 6:30am every day even when I’m not in town thus conserving energy. Years back, I have programmable thermostats on my power-hungry devices. Today, I realize that a well configured smart thermostat will do a better job that the manual ones as it’ll take some of the guesswork out and enabling the device's smarts to proactively manage energy use. More importantly, I’m able to save more on my energy bills because my house is designed to conserve energy (there are wraparound terraces and covered porch allowing fresh air and sunlight to pour into my very spacious interior). This is a different ball game for those who are trying to play catch up. |
gbadexy:Here’s what I did when I paid for my prepaid meter: I wrote to the disco and reminded the of Mr Babatunde Fashola’s stern order that no one should pay estimated bills if he/she has paid for a prepaid meter. I encouraged them to take their time to supply and install the meter so long I’m not paying a dime for the energy used. I think I was only paying fixed charge of 500 - 700 prior to the installation of my meter. I was never given estimated billing for once even though they compelled me to take it while they were processing my meter. I think the guys deliberately stopped issuing meters because of what they’re making from estimated billings. |
kopell:______ 1. Your location 2. Your Tariff Class (residential, commercial or industrial) 3. Tariff Rate 4. Quantity of energy consumed A lot of us focus only on no. 4 whereas other factors determine how much we pay. You need to ensure your property has not been classified wrongly as a commercial building or that your shop or business has not been classified as Industrial. Often times, it’s not your consumption that goes high but your fixed charges. The fixed charge for Class R2 Is very small when compared with R3. That explains the reason why 2 similar building might end up paying different charges to the same disco.

Nero2424:If I share the address or the pictures of the house which many people here know, I’ve exposed the owners to a huge security risk. As for architects recommendation, I can only recommend Advanced Baba Lati Design Studio (we handle all our designs in-house). I don’t draw. I conceptualize designs and check drawings and interface between clients and my extremely rigid professionals who always feel like they knew all the client need. 95% of our proposed designs get built. ______ See me in pic 4 below forming Zaha Hadid ![]() #ordinarybabalati

@nero2424 Since you won’t dig, let me help you here. I pray you have time to go through though. Here’s the chronology of event: I shared a post on climate consultant. https://www.nairaland.com/2550211/general-topic-thread-to-discuss-anything/2053#99923263 A COREN certified structural consultant brought up issues of all glass building not good for Nigeria ![]() https://www.nairaland.com/post/99924104 I gave an example of an all glass commercial building in Ibadan that’s almost 3 decades old https://www.nairaland.com/2550211/general-topic-thread-to-discuss-anything/2053#99925346 The NSE certified guru established we need glass building in area that’s not prone to security breach. https://www.nairaland.com/post/99949120 I shared info about hammerglass as a solution for those who want to explore. https://www.nairaland.com/2550211/general-topic-thread-to-discuss-anything/2054#99949313 I shared info about other security glass designs. https://www.nairaland.com/2550211/general-topic-thread-to-discuss-anything/2054#99950039 MNSE guru asked if glass shops where cement are sold can be built in Ikorodu round about.... ![]() I shared picture of an old shop that was converted into a modern shop with glass facade. NERO2424 asked if I’ve visited the old shops to know if break in happened. I told him the shops are on the road I drive daily ![]() Now you’re looking for the address of the house in the ghetto that’s all glass.... And so on...! |
Nero2424:Let’s deal with specifics now. I’m sure if I share ghetto now. We will still be talking about the definition of ghetto in naija context. I refused to tag along because you guys seems to bring up “the glass house/glass shops part” into the context. Just do me a favour and show me exactly where I said glass house or glass shop. I asked the other guy too. Does the drawing below look like a glass house or glass shop? Read the post, check the drawings and all the images I’ve attached so far. I think this discussion is not for those with fixed mindsets.
|
Nero2424:You missed it sir. You’re jumping gun. Here’s my post that you respond to once again. Read slowly this time and understand what we are talking about here. “I have a building” does not mean “I have a glass house” #comprehension

igbonla:Thanks for sharing this. I got value! I’m always ashamed to share my energy cost on a public forum. Since November 2020 till date, I’ve only bought N6,000 credit. I’ve relied 100% on renewable energy. Abi make I share my meter number to check if this is true? ![]() A transformer that I installed for an event center got only N11k bill pere in the first month of use during the handover stage. There are at least 16 3hp ACs in the building and about 20 2HP. I did 60 x 60 energy saving lights in the hall. I think I have over 60 pcs installed. Renewable energy can be expensive if you don’t control its use. Another important thing is the selection of your household equipment.

Nero2424:Then you’ll privately share with another friend who will share privately with another. You that I know that you’re my friend at arm length Then it becomes a collective share ehn And we are discussing security right? Bro Nero2424 why na ![]() What you wanted is the least worry for me but I won’t do it. I’m not sorry. If you can dig my old posts, you’ll find what you’re looking for. |
BuildingProject:You're reporting him to chairman of the Baba Latis ![]() I hope tomorrow is not too late to reply you on this. Let me ask Clement some questions as he knew the site and the magnitude of the project. You may want to ask him once again if he made a mistake in the numbers though. |

somehow:+ this has to be integrated into your building design. I don’t like having batteries inside the house for health concerns and possible fire hazard if not well ventilated. |
rotecch77:Nice one @rotecch77 More wins to you! |
micgray100:Sigh! The drawing in Pic 1 shared in my post meant nothing to you right? Or interpretation of drawings is also your issue ? It’s well! I really can’t help you anymore on this. You’re indeed a very good listener. Comprehension is just a major problem even when there are pictures and diagram to aid you, you still miss it. I’m sure it’s the floor-ceiling part that confused you. Below is the picture of floor-to-ceiling glass installation for learning purpose. You win! Congratulation to you sir.

Dijita:Yes but that doesn’t mean Nigeria isn’t ready for it. We need protection but we need to always remember that we are building 250 naira cement-sand blocks that can be opened with cheap demolition grouts (chemicals) out there. Security starts with our designs. |
Dijita:There are many things we cannot share online but I have a building that does not have a single burglary in the ghetto part of Nigeria and it has been in existence for almost 10 years. It’s not burglar proofs that protect us. Just be good to the people around you! |
micgray100:Show me where I said a glass shop will be built sir. Just share the screenshot. I don’t know why you chose to pick on me for no reason. Is this how professionals work? Or you have issues with comprehension sir? ![]() That’s how you’re calling mantrap security doors used in banks hammerglass. I just decided to move on because it clearly show you have no idea what hammerglass is and what its made of and you chose not to research before coming online to prove what’s not. I’m surprised you didn’t write MNSE now ![]() _____ The glass building you’re seeing up there is ongoing in Sagamu not even Ikorodu and it’ll be built and nothing is gonna happen to it. In another news, advanced baba lati just got another minimalist building certified by Lagos state. Guess what, there’s a wall-to-Wall 6m multi-fold glass door in the build. Na play mode I dey o ![]() |
SolarConsultant:I’ll like to take a seat in the front row in this class. There’s a special gift (recognition and a value poster award) for you if you can also do this on kobocity.com #sustainablebuilding #thermalefficiency |
spyder880:Well done baba! This foundation design is more thorough than raft foundations. |
Homextras:My sincere apologies. I’m just seeing this. The build is 5 units of 2 bedroom flats with space for a BQ and ample space for parking on both sides of the building and the front. 8 cars can conveniently park within the compound. Attached is the site plan with and without BQ also showing the number of car that can park within the compound. The main building alone can fit into a 500sqm plot of land. _____ A site survey will be required to determine how much will deliver this build in Sangotedo. If you have soil information (I mean soil test report), I can give you a ballpark figure for this project.

NextHome H52 - Drab to Fab 2014 I know most people living in an unsecured Nigeria will pick Pic 1. I have nothing to fear or worry about so a transparent wall with a simple slat iron protector has always worked for me. No break-in recorded in the multi-million naira office.
