Thanks for the breakdown. Yeah so it seems but unfortunately he’s not. There’s a limit to what I can share on the build though. |

erico2k2: Interesting, I had the same problem with my house in North London however we have a few tricks to go round its, instead of going up we go down, is this not achievable? you excavate the whole base and build from there instead I actually went up but straight into the roof with a double volume room. I’m having a similar design in my current build. From outside you’re seeing a storey building but inside is 3 levels. |

sconp: If it's not much of a hassle could you state what this is? I was engaged to do a build in an estate that has a lot of restrictions on how and what can be built. On this particular build, the major challenge is height restriction. You cannot have 3 floors regardless the size of your land. The project designer was informed about this and was asked to redesign the project to satisfy the estate’s building requirements. This took almost 1 year of back-n-forth and revisions with the estate’s design team. It was at this point I was engaged to redesign the first floor to reflect and achieve the proposed changes. I engaged about 2 architects here that couldn’t get the job done until I met the young lad who introduced the concept of a double volume rooms in the upper floor. He also proposed the use of steel for the proposed slabs. We met the estate’s requirements and was also able to achieve our goals. ______ To get approval for building in this estate is harder than getting approval from Lagos state.

uncleteeh: Precast one is the one that has been moulded and will mainly be hung on the wall. A lot of differences, the precast is less expensive, no formwork needed, lighter reinforcement. Below are pictures of cast in-situ concrete fascia (parapet) Thank you for sharing my fellow kobocitizen. |

EgunMogaji2: I don’t mind Sir.
We just have to reward guys like him that raises the bar and consistently. Raising the bar is just a piece of cake. I do all I can to reward the people that add value to my builds. Interestingly, it’s not just money but something worth more. ________ The young lad handling my structural designs was a Unilag student when I met him and he was able to deliver what a very popular “big name” in naija construction industry could not achieve in a year within 3 weeks. He handles 99% of my drawings since 2015. |

soonest: No granite? Is he going to be the iron bender too. The rods are too few. Is labour not too much for only mason labour? Carpenter and iron bender's labour is not yet included He’s obviously quoting for a precast parapet. A lot of homeowners have run into problems because we are looking for a builder/engineer who can speak Queens English. I think I understand what he’s trying to do and how to handle such worker if he’s working for me. I won’t be looking for ways to only cut cost but a way to get the best out of him. |

I actually brought this from Ogun state but I’ve seen similar in Lagos for 15,000 Here’s the difference. kopell: I like the way you keep investing in tools to make life easier for your workers, in doing so you save a lot of money as well. What I’ll like you do is spend big money on power tools as well train your workers how to handle and used them. This reminds me when I want to start one of my project l asked them rent generator, the guy is asking for 8k a day for 4/6 hours daily, me buying the petrol to run it ooo. I asked the guy if I bought him 10 of the same generator to rent them out and give me 4K day he can keep the rest, he laughs and said Oga e no the work like that. Smiles. On this project, I have two generators. One is a welding generator and the other is for site work (including pumping of water). My client never have to worry about that. The time and resource we spend on equipment hire on projects is almost 2 to 3% of the total project cost. _____ We have almost all power tools on site (circular saw, grinder, poker vibrator, plate compactor etc). All these tools comes at zero cost to my client. I only force my client to buy tank because my tanks are out of Lagos. Interestingly, I have almost all the equipment in twos.

megacontrol: The way these things are going ehn...
If this persists, unfortunately a lot of "temporarily suspended projects" will end up being abandoned permanently. I don't know which will be impacted more btw private builds and commercial projects...But one thing is for sure, it has become ever so important to identify and keep tabs on cost drivers during the project.
An unpopular opinion ... but in some cases, one may actually be better off using a contractor that can deliver cost-efficiencies. While on the other hand, building contractors that do copy&paste and conventional methods only will have their work cut out for them.
All in all, it is not enough to follow the bandwagon and just say I'll suspend the project to wait for price normalcy.
I pray we all can maneuver this period very well and get back on track and have the wisdom to make right decisions. The bolded part though. Anyway, I’m selling blocks at 200 naira on my project only. |

We are fully ready! Today, NextHome's tools of trade and equipment were delivered to site. Our construction crew also made their way to the site. It’s safe to say we’re moving faster than schedule. Here are the set targets for tomorrow: - construction of the site office/store - construction of store/workspace for NextHome Block Moulding Machine - preparation of formwork for the ground beam - preparation of their reinforcements - setting out the building - blinding What more We’d be erecting our construction signage.

sonnie10: Thanks for sharing this info. I was wondering if this percentage could be applicable in the case of duplex. For instance, if a builder charges a client say #5M for carcass only till roofing level, what is fair percentage distribution of the payment as work progresses.
Ground breaking till DPC
Ground floor block formation till lintel level
Decking
First floor block formation
Final Lintel and Parapet
(Assuming the total agreed project amount is #5M). Thanks This depends largely on the scope of work and the deliverables at each milestone. |
