redcliff: If you know what you are looking for, and you make your research, specify this during fabrication, I believe that you would get something better than just dishing out money to one guy to do the job for you. of course they would do it how they like just to see some more profit.. I understand your point but how many people understand it. Just go online and show me image of a well secured embedded window protector design. There are hundred of thousands of such windows installed on a weekly basis and most of the buyers don’t pay attention to these stuffs. |

EgunMogaji2: It’s actually amazing that this had to be explained
Like you wrote, bigger/stronger iron can be inserted into the aluminum and most importantly make sure it extends past the top and bottom window frame so it can be embedded into the wall. I wish they do it as explained above. Baba just imagine having to secure this large window (pic 1) into the wall with these tiny piece of rod. Also remember we use broken blocks, woods and mortar to fix our windows in place and not concrete. See pic 2 below Imagine this large window in pic 3 without a very strong extension into the wall. I’d rather sleep without one than have this on my window. I’d be ok with the design in pic 4 below or something close but definitely not buying those shiny fabrication without functionality.

redcliff: I think it depends on the rod that was put there by the welder. If you have an idea about it then during construction of those windows, you can ask that the rod is slightly thicker depending on how much more you can spend per window. Share image of 10 embedded burglaries (the best design out there) and I’ll show you why it’s so easy to compromise. Remember the whole burglary is attached to the aluminum frame. We handle the installations on site and I can tell you it won’t secure you. I share a good example below. _____ What’s the point of the heavy burglar bars if it’ll be secured in the wall with those tiny rods?

michlins: that's what I was trying to explain to him. Those aluminum burglaries are just fancy. It will never replace burglary. Most times it's aluminum profile or 1mm pipe at most Security means different thing to different people. Just 3 nights ago, a break-in attempt was foiled at my neighbors house while the burglars were struggling to cut the 16mm square rods. |

kopell: Good job there you do, you’re always a step ahead in showing your capabilities. Thanks baba. Those actually fall into my 1847 project. We’ve gone many steps ahead. I added a concrete vibrating table to my equipment list in 2019. This means we have the capacity to produce lots of custom precast elements on our projects. We could be saying goodbye to in-situ lintels, septic tank/manhole slab, coping etc and embracing precast elements built to industry standard. In the third quarter of 2020, we ended the regime of wood formwork for parapets with the introduction of steel forms for parapet. kopell: This is the best way to go about it in my opinion, even with all the percussion the woods can’t be 100% good condition afterwards Woods are like gold this days I hate buying them. Cost of woods at the end of the day may equal or more then cost of cement after the construction. This is one reason I invest in steel shutters and marine boards. I just can’t cope with the amount of money wasted on planks in a project. If nothing else, the huge savings I got from not having to plaster my slab is worth the extra spend on marine board. I always move straight to screeding after drawing my wires.

They’ll charge you separately for removal of formwork. Kindly talk to him and offer him something reasonable. If he’s unwilling to do it, I can give you an egun (Cotonou) carpenter who can do it. Amastermovic: The column is starting from d strip don't forget o . Let assume 12m for reinforcements length They bend about minimum of 300 inside the strip 300*4=1200mm
What he have left is 10800 10800/3 = 2700(2.7m)
Then he cast mass concrete off 300mm
Except he's dropping the rebar straight he can achieve 4 or reduce fence height ..
There r recommendations for that though ve stated one abve That’s why I said ”1 length of reinforcement will manage to give you 1 column.” |

QSFemi: Your points are valid to the extent of the specifications and scope you used.
Same as mine.
However, this estimate was presented in a layman's format for ease of understanding for the client.
In a firm bill of quantity, all these concerns about specifications and scope of work will be duly spelt out.
I understand your take because most clients are more interested in the total estimated cost than the items that built up to make the total cost. Final word. |

QSFemi: Good observation.
The rationale behind that is that block work PIERS are expected to be used at interval along the girth of the fence and not Reinforced columns.
There's only provision for the 3 columns, of which the gate will be anchored. This has to be pointed out because if the client receives a quote from someone like me who’d budget for reinforced columns and coping, he won’t feel I’m cheating him because his QS quote is cheaper. I hope you understand sir. ______ Even my 1.5m high fence do have reinforced column. I believe in doing it right the first time.

And do you have a welder you work with in Lagos you can link me to or this is something any local welder should be able to use? Obviously novice questions I know. - Here are few wrought iron designs by NextHome. - Local welders can handle this for you. I also have welder who can handle this at your site _____ Burglar bars won’t stop thieves but a good design will serve as deterrent to the burglar and discourage them from attempting to break-in. That’s where functionality comes in.

QSFemi: Here is my recommendation;
Materials needed 1) 6-inch blocks = 5230 @ #200 per one = 1,046,000 2) 50kg cement = 104 bags @ #3,000 per bag = 312,000 3) 12mm iron rod = 15 length @ #3,150 per length = 47,250 4) 10mm iron rod = 9 length @ #2,200 per length = 19,800 5) Tying wire = 1 roll = 10,000 6) 20 tonnes sharp sand = 4 trips @ #55,000 per trip = 220,000 7) Granite; 15 tonnes = 100,000 1 x 12 x 12 feet softwood; 26 length @ #1,500 per length = 39,000
2 x 2 x 12 feet softwood; 20 length @ #400 per length = 3,000 9) Nail; 10kg = 5,000
Total for Materials = 1,807,050.00
Labour 1) Excavation (Digging) = 40,000 2) Backfilling = 10,000 3) Blocksetting = 313,740 4) Casting of Foundation footing = 26,000 5) Casting of Gate Columns = 12,000 6) Iron bending = 5,000 7) Carpentry = 10,000
Total for Labour = 416,740.00
Summary 1) Materials = 1,807,050.00 2) Labour. = 416,740.00
Estimated Total Cost = 2,223,810.00
N.B: Please not the following; 1) The average height of the fence is taken as 2.40 metres above the ground level while the depth of the foundation is taken as 0.60 metres.
2) The cost of materials is peculiar to certain areas in Lagos. Do check if they conform with your local community price. Nice quote but I think you should look at the provision made for 12mm reinforcement. At 3m interval, you’d require more than 15 columns on a 1800sqm land. 1 length of reinforcement will manage to give you 1 column. You should also look at the amount set aside for iron bending and carpentary. I don’t see the OP spending anything less than 120k on both if he’s a bargain-hunter. It’s like you omitted the cost of casting the almost 60 columns that the land will require. |

n3xt: Nice plan.
For me, I’d focus on the difficulty that comes to furniture placement in open spaces (eg door, stairwell opening, pre-site entrance).
For my dining, I want to do at least 1m to the wall and 1.2m to the sideboard if available as it requires more space.
Considering the number of openings closer to the dining, I’d extend the living area by 400mm to gain more walk space.
_____ In an ideal setting, you’d require about 2m on the shorter side of the dining when 2 people are facing each other side.
A 3 seater sofa will take about 2.7m.
When you put all these together including the walk space in between furnitures, you’d see that you might require a little more space.
This won’t be an issue for a young family but for a large family (with about 5 people or more), it might be an issue. To create more space for the dining without altering the plan, the architect can consider this arrangement.
