kopell: Congratulation, but 46 TRILLION/ $125.223 Billion? Nigeria entire budget for 2021 is 13.588 Trillion/ $35.66 billion, Iagos Ibadan rail project contract is $1.5 billion. There most be some typo error here or, 46 trillion is just the name of the project
It’s the project Code Name
Just as we have The Reserve by NextHome, K024, NextHome H52, SquareOne, Plot10AB, Chateau De Brabus... 46 Trillion | Atrium House is the code name here.
Project: 46 Trillion | Atrium House by NextHome Client: Nairalander & Kobocitizen
We are currently at the pre-construction planning stage which involves but not limited to the following:
- defining the project, - identifying potential issues, - planning and scheduling, - and working with the NextHome team to analyze the needs for each stage of work.
A construction journal will be opened on nairaland and kobocity.com to capture, log, and share daily construction reports and updates of work being done on this project.
bixton: Certainly you don't need a dedicated staircase for such. It's just positioning of the pent floor staircase extending the final landing while you have the doors for both entry to master suite and tank section on adjacent sides.
I'd really love to see this floor plan.
I’d share the final plans shortly for final review before taking it for approval.
bixton: Pre-preventing a security breach post occuring.
Let me ask. What's your best layout of access to the pent house? Does it have a stand-alone staircase or access is through the master bedroom(any bedroom) depending on its possible extended usage?
The access is through the main building. Here’s the flow:
- You enter right the from main entrance or the kitchen.
- Go through the staircase to the first floor where there are 3 bedrooms and a family lounge.
- Go on another staircase leading to the master suite and the terrace on the pent floor.
- From there you get access to the tank.
________
I won’t advice or commit a dedicated staircase to this because it’s not worth it.
Talking about security breach , all these “plumber wound madam” or “housemaid stole Oga’s gold wristwatch” stories are part of the risks we are talking about because my first question will be “How did s/he get access into the main building?” And to do what exactly?
May the answer not be that he came to fix a plumbing leak.
Just imagine having to open/gain access to all of the main building because of water problem in the BQ.
I always take into consideration all these small issues in my designs. The client might ask for it but my job is to work with him to help him make the right choice.
Aforxzy: Motherhood is tasking and draining. Make good Use of every help you can get. Love and take good care of your child but dont forget to take very good care of yourself and your husband. Sleep and eat well also. You need to be strong and healthy to take good care of your child.
michlins: that's where the funds comes in. There are very few players in the industry and the demand is high. You will definitely recoup your funds
Every business has its own tricks o. Buying the equipment won’t guarantee you high ROI but understanding the tricks and knowing how to swim with the sharks.
_____
A lot of people (especially diaspora) jumped into trucking and haulage business because they were told it’s a money spinner. Years later, they regretted it.
Yet one local man Chekitaut has been in the game for decade + and he’s still waxing strong.
erico2k2: I grew up with these woods lol masonia is purely for furniture same class as Lagos wood, Walnut and guaria.WIndow/door frames use to be comb wood and ceiling nodging was Abura. When you are from Sapele you will know all these.
bixton: You're saying you've already built the structure and at the moment you're on the 3 rd floor?
Don't know how you can incorporate it to the pent house section. But you can do your pent house design in such a way that the decking slab extends to carry a concrete cast tank.
Create an exit door via the pent house to get access the tank. The reserved opening can as well serve as a sit out for quiet moments.
*RED ALERT FOR STRUCTURAL ENGINEERS AS MARKETERS IMPOSE IMPROPER DIAMETER ON USERS OF REINFORCING STEEL*
The looming danger is the ignorance in the procurement of this structural item without due dilligence.
When, 12mm @ 92pcs is requested to be supplied, what you get is, 10mm @ 92pcs for the price of a ton. If you are lucky to detect, you might be able to obtain a fictitious discount for a bedraggled deal.
Similarly, for 10mm @ 133 pcs you get supplied 8mm @ 133 pcs. The danger here for the Structural Engineer is that calculation outputs are usually specified, and if what is supplied is to be used, a reappraisal of the supplied diameter becomes inevitable.
*The fraud by some manufacturers is that 12mm inscription will be seen on the supplied 10mm, same goes for other diameters.*
Arising from this fraudulent practise have resulted in 14mm supplied for 16mm and 22mm supplied for 25mm.e.t.c. These bars in equal numbers don't have the same strength.
Simply put,
For those Clients that bridge the protocol of obtaining adroit Professionals, the integrity of the structural strength of the building may be compromised.
it is only wise to request for the designed diameter and quantities, however, this is only visible for Corporate entities and discerning Clients.
Funny , most Clients that choose to procure reinforcing steel at their own peril don't accept fluctuations.
It is possible that exchange rates is taking it's toll on this item.
But building collapse resulting from the mismanagement of manufactured reinforcing Steel supplied to construction site will be a disaster waiting to happen.
The Structural Engineer is advised to carry out due diligence on the reinforcing Steel to be used on the site *with respect to designed and supplied*, and where possible recommend laboratory tensile strength test.
'Extract from Niwo Balogun, feb.2021
Thanks for sharing. I got value.
It has nothing to do with exchange rate. It’s just a case of a failed system.
kopell: Sir, this is how it was done. Please make sure you incorporate the idea from the foundation. Be ready to spend a lot of money on reinforcements according to your structural engineer specification. It can be done, nothing impossible in engineering construction.
Yes baba. I did a couple of this design on some projects I’ve shared here.
fiyin1200: Probably not applicable but in this house the tank is hidden at the highest point of the building. The elevation even adds to the aesthetics of the building.
This is beautiful but how do you access it without compromising security and privacy.
The master suite is in the pent where this is likely to be. Any access from the exterior will be a huge risk and breach of security.
One of my old project had access to the tank slab through the atrium but unfortunately this build does not have an atrium.
Thanks for the intellectual exchange. I love those out-of-box ideas.
______
Besides, I’m already on 3 floors. I’m scared a 4th slab will look funny on the pent.
One of the things I’m enjoying here in Nigeria is being jobless and single. Doesn’t hurt that I have a little bit of extra cash to indulge in my crazy ideas and schemes
Tell your client to go ahead and live. Life is short.
This is super cool. I never thought of this.
Watch me integrate it into my galvanized tank tower design.
_____
This detachable tank tower that I did in 2013 inspired me to propose the integrated tank tower to my client. The idea is to build a gigantic tank tower without the unsightly look.
The tower part will become the stairwell inside the building, then manhole and all... Everything will be bolted and not welded
Being jobless is a good thing in naija
_____ Something cool is coming to Oshodi/Isolo, Lagos NG.
megacontrol: In my opinion and from experience using it, no difference. I know a lot have almost limited it to block making only, but i don't agree with that. As far as it is a portland cement I can use it for casting and allow it the extra time it may require for curing.
You as a builder should be able to tell us better.
Pls let's know when you have it available to supply, I will happily take some for both block making and concrete works.
What is the selling price to location?
I know it’s cool and very strong. I’ll talk to my friend about pricing and revert.
