Building Up | Pre-Construction Work This morning we commence work on our not 1847 contemporary build with the installation of borehole. Project not yet christened as we normally do and as the owner want it, I’d be opening a thread for a project here once again. Of course, it’ll also be our second construction journal on kobocity.com after sir Thomaths super exciting project. @gbengress1 I can see you’re loving that thread. Let’s move! ______ Pic 2 - Crossing the t’s and dotting the i’s at NextHome. Premium contents exclusive to VIP members on kobocity.com

n3xt:Late Night Affair | Oshodi/Isolo Contemporary Design To my client who wish to remain anonymous, please kindly check my chats with you on kobocity PM and message to your email. There’s a need to visit the site to take actual measurement of the existing Bungalow. Please treat as urgent when you read this sir and kindly stay with me while we work on your design. Thank you sir. ____ I’m sure you’d understand when you see the second pics attached. Pls kindly get in touch sir.

somehow:Yes me too. It’s pure steel (sturdier and stronger) window. |
Here’s building plan I did recently for @true2home and the man who came to complain about the plan his architect made for him few weeks ago @nanmcphee (forgot his user ID). Windows schedule are not just there for fun but to guide the builder and the tradespeople. I always smile when I see the stuffs people push on here. It makes me understand Nigerians better.

EgunMogaji2:Baba, I can tell you authoritatively that 99% of issues here aren’t really worth the negative energies dispelled on it. There’s windows and doors schedule to guide builder and artisans on their projects. The issue of measurements will only arise if the builder make modifications to the existing design of the building. Few weeks ago, I shared that my welder will always ask you for the engineering drawing of your tank tower or any steel structure before he handle anything, it was as if I’m speaking in unknown tongues. Now we can see the reasons why this is important. I recently prepared a quote for some windows running into about N9m for a client here, I didn’t bother to get to the site for measurements. I only asked for the windows schedule. In the same vein, I only used the windows schedule to prepare for the aluminum shutters. I just asked the building engineer to tell me the windows he wanted to have the shutters. I don’t know any other way to do my job other than working with standards but here it’s called “packaging.” In a standard project, welder doesn’t have any business with other tradesperson but simply to ask for the windows/doors schedule. But here, it seems we now have nairaland building standard ![]() Pic 1 - Windows Schedule Pic 2 - Aluminum Shutter Quote (with reduction in the width sizes)

rotecch77:I never see your brake light for the other side. We need to be having short lectures like this once a while to educate ourselves on why we do what we do. It’s very important. |
rotecch77:Thank you Tisa Rotecch77 |
EgunMogaji2:I’m still researching the design of this steel window. It’s a design from Kerala.

somehow:How do we handle igbo vs yoruba transaction? We will need a translator right? ![]() |
somehow:It’s just for demonstration purpose. It’ll be inside. |
EgunMogaji2:I don’t like it and I’ve never done it before. I’m happy to see my welder reduce my burglary size to perfectly fit into the window opening. ______ Pic 1 - My bi-folding window protector under construction. Pic 2 - Slat Window Grille on NextHome H52

bixton:For big man house we always use BIG things. Hence the big figures coming from a big upscale window company. Don’t be surprised I’ve received a quote of N8m for glass. It’s a detached duplex with 5 rooms pere. |
Side 2 Since the advent of these integrated burglaries, aluminum guys do make more monies and they do all they can to oust a welder from site. Talking from experience. |
That’s why you should deal on kobocity. I can tell who is lying on this matter and prove it beyond reasonable doubt - only on kobocity. I’ve handled a similar case before and I can tell you the rivalry between aluminum guy and welders on this burglary matter no be here. But the question I will ask is “How much saving will a welder make if he reduced the burglary size from 4x4 to 3x3? Walahi, he won’t make 2k But a window man will make more than that on profile, glass, rubber, etc ![]() In peace I rest. |

diordaves:This had nothing to do with the foregoing though but it's possible to reduce window sizes while construction is still ongoing. I once did a project and myself and the client couldnt reach conclusion on some changes made along the line in the project. For example, a room was converted into a kitchen. My windows were 1.6m high, so I told him we have to reduce some windows to reflect the new modifications. You cant use 1.6m window in the kitchen. We couldnt agree on toilet window height and sizes so I left the whole space wide. Unfortunately, the project went on a very long break. The client went ahead to commission one of old paddy to do the window burglary and he did exactly the measurements he got on the project without contacting me. When I supplied the aluminum windows which were made on site, they were done to engineers specification. This caused a big rift between the aluminum window guy and the welder who claimed the aluminum guy wanted to defraud the client and I asked him "Can a toilet window be this big?" ______ In like manner, I once did a project for a client here who wanted 'large windows.' When we got the bill for the windows, N11,000,000:00 for windows alone as at 2015, he requested that we reduce and even block off some of the windows. |
GoodFaith:I think we are both saying the same thing. 88 x 7 x 2 = 1092 (less blocks for pillars) 44 x 7 x 2 = 480 (less block for pillar and gate opening) Total = 1500+ Your own formula is just the baba Ijebu way of estimating quantities Block must not break I’m not sure if he/she’s using granite for the columns. I’m not the owner of the project. |
Adaba0803:Oh! There’s a tool on https://www.kobocity.com/p/7-calculators to help you with the calculations. You’ll need about: - 1500 blocks (assuming the columns/pillars will be reinforced concrete and not block) - 100 bags of cement (max for both raft and the fence including the column casting) - 30 tons of granite is a lot though but I don’t know how granite is sold at your end. _______ If it’s an inverted t-beam, you’ll spend more. |
DFAMEGUY11S:Start sharing your good stuffs there to an audience who’s ready to buy. Don’t forget to hit up the admin using the PM function on how to get verified as a supplier on the platform. |
Adaba0803:For whatever it is that you want to do, I think the quantity of cement is too much. What are you working on? I mean what are you building? Is it a foundation? Or a slab (decking)? Or fence? |
Focusmind:You’re welcome. Please note he’s not the borehole guy but he’s a plug when it comes to construction logistics within and around Cooperative Villas. |
Focusmind:I just spoke with him and he said 150k. I asked if he’s sure and he said “Yes for good water.” He has been working in Cooperative Villas for almost two decades now. You can just pop into the estate office or anyone you meet in the estate to inquire about him. He’s called Pastor. |
rotecch77:I know those guys at pump and sell but those are a lot more expensive. I’ve seen some cheaper/local dredgers ones before but I didn’t bother to ask questions. I’ll try explore the Bayeku local miners. Thanks. |
MMotimo:Use the mail mod function sir or check his signature for his direct line for a faster response. Don’t forget to ask for you own share of the “fictitious N5m” that they recovered from Brabus ![]() |

Sand Mining Good morning! Anyone with idea on how to build a mini sand dredger or where to rent should please share with me. If you can also provide me with information on where to get local miners, I will be glad. I have a parcel of land that I’d like to restore its shoreline. Thanks. ______ Pic - Soil samples

Focusmind:Getting good water is not easy in that areas though but even at that 350k is too much. I lived and did a lot of projects in that area for years. +/- 200k or max 250k should give you something good depending on the terrain. The land is marshy swampy land and it requires depth in some areas. I’ll get a more realistic figure from my contact in Cooperative Villas _______ This is coming from a long term resident of Cooperative Villas Badore and a landlord at Unity Estate Badore. ![]() |
PAPAFEELERS:I’m not in this world for swag or it’s perks. It gave us a lot and I’m happy to give back. Thanks for your love. |
Focusmind:Sorry I missed this. You should be fine with 180k |
