Thanks sir. My client is reading this and I’m equally taking note.

If we were to rank contemporary lovers, I think my client will fall into the pro max level and I really enjoyed that.

May I ask if adding a sliding glass wall as shown in the inspiration pics below will fix the living room + courtyard flow? #JustAsking
For all it’s worth, will you consider putting a water tank on the roof of your penthouse?

What are the odds? Why will you not do it?

May I?

1) I prefer to have a direct view of the courtyard from the living room instead of the dining.

2) My guests have no business seeing how I access the private area so I prefer my staircase hidden. Some prefer it exposed especially if it makes an artistic statement.

3) Madams bedroom? How about Main bedroom if master is a dirty word to your client grin

Mostly nit picking though.

Good job bro. I think I've found a better and more experienced electrical contractor as a replacement for my late electrician.

May I ask this question? Do you offer circuit diagram or wiring diagram after every installation? If yes, that's good. If no, please kindly consider it as a value-added service.

The circuit is used to show how the circuit functions. It shows the components of the circuit and how to make the connections between the devices.

There are few install I did years back that I really wish I had considered having these drawings.

For issues like the above, we have varieties of options for our users on kobocity.

We believe you’re there for construction related discussions and not to act as a forum police.

Here are the available options:

1. Moderators Warning (is displayed live on the reported user IDs posts). Everyone gets to see the warning message and why he was been cautioned.

2. You can ignore users.

3. Spam Filter (my oga admin hasn’t explained this interesting function to me).

Our job is to set the stage and watch for things that undermine result.

Prior to page 1607, this guy had no single post on this thread.

We empowered him by looking away from the issue Jabolo raised on page 1609.

There are many other people showcasing their product and services here without issues but this is just completely off tangent.

"Note: Please no products or services advertisements... there are plenty of other threads for that already. No buying and selling on this thread"

No advert means no advert. Anyone who will look away when some people put up their advert here and ask someone else not to put up one here is not being fair.
If you dig well, you’ll discover more than you are looking for.

The best thing to do sometimes is to look and take a pass on a public forum.

Someone else who did not read page 1 or page 2016 where this issue was thrashed will still advertise his firewood business on this thread and we still be here again to talk about it.

Qoutation for fencing a 1800sqm (Dry land) using 9" block
Blocks 9,800@250 = #2,450,000
Cement 250bags@3300 = #825,000
Sharp sand 90tons = #150,000
Workmanship 9,800@60 = #588,000
Supervision = #150,000

Total = 4,163,000
Did you make a mistake here?

1800sqm is just 60 x 30m pere na. Not even up to 3 standard plot.

According to kobocity Calculator, he won’t use more than 5,700 blocks assuming the total height of the wall is 3m

One character I want to adopt in 2021, to not get even as much as possible.

I'm still trying though, cos my kind of anger can set a car ablaze and later apologize and replace the car if possible grin
This is my biggest strength and it has brought me much inner peace.

There’s nothing. I repeat NOTHING on earth anyone can do to me that’ll ever make me lose it again.

My dad once told me “If you have right and you claim it too much, you will lose it.”

Here’s a good example:

If you’re driving on a one-way road and you see a car approaching very fast from the opposite direction and you chose not to stop or get out of your car because you believe he’s wrong and you’re right. You might end up damaging your car or losing something worth more than you wanted to claim.

______
True Life story
A particular client who wanted to bring down his contractor at all cost was asked by the court to show up at the next hearing or the case be quashed for lack of interest. This client live in the North America.

He decided to come down to Nigeria because of this case. grin On the court date, the client was no where to be found in the court. Just as the magistrate moved to strike out the case, he stepped in. The magistrate then requested to revisit the case later that day.

The hearing resumed after all cases has been cleared. The client explained his story and how he has spent lot of money and time; took a lot of risk to attend the court that day. The magistrate replied and I quote “I am sure they must begged you but you didn’t listen. Well, we didn’t invite you. You brought yourself here.”

The magistrate decided to have empathy and asked that the case be adjourned to the next day because of the man who came from North America and asked the defendant if he’s ok with the arrangement.
The whole court burst into laughter when the defendant said “My lord, I’m very sorry I won’t be around tomorrow because I’m traveling immediately after this sitting.” The magistrate asked where he was traveling to. “he said “I’m traveling to Ibadan. Let us pick a date next month that’ll be convenient for the complainant to come back here.”

There was silence in the court.

Getting good water is not easy in that areas though but even at that 350k is too much.

I lived and did a lot of projects in that area for years.

+/- 200k or max 250k should give you something good depending on the terrain. The land is marshy swampy land and it requires depth in some areas.

I’ll get a more realistic figure from my contact in Cooperative Villas

Do u construct bio-digester and bio-gas for your clients or you do the usual traditional type of septic tank and sockaway.
Bio-digester is the way to go when nature gets in the way (when you’re working on a site with serious water issues). I’ve only done one installation in Ajah (pump and sell area). The guy who did it used to be here but I can’t find him anymore. I think the user ID is Biofil.

Make a search for that name or probably search for “brabus Biofil” on nairaland to read more.

Will I use it again? YES!

@michlins here’s my recent conversation with someone here on a multi-million naira window project.

My first question was to ask for his windows schedule. After it was supplied, he told me the engineer made some adjustments though and he’ll send an adjusted one to work with.

Visiting the site is not always the first thing but having a specification document to work with.

In my line of work, there's no established rules to follow. [s]Everyone works "as the spirit leads".[/s] So it's important that everyone works in unison to avoid errors.
Learn from the above bro. There are established rules and guidelines.

Always ask for as-built drawing or measurements from the builder, owner or the project manager whenever you’re engaged.

After you’ve asked, keep a record of whatever response you got. If they ask you to go and measure, note it. If they ask you to ask windows guy, note it. If they send you wrong measurements, note it.

Specification documents is key in all projects and it seems like something unimportant to most.

If 10 welders measure a house, they’ll give conflicting figures but the builder/engineer would never give a wrong measurement. If he did, it’s on him.

_____
Back to my earlier story, I told the welder to go and reduce all the burglary proof he made. You can imagine how much it’ll cost to reduce the size of 42 burglary proofs made with 16mm square rod.

He learnt the hard way.

In my contracts, it’s clearly written that the owner has the right to use anyone he likes but I wouldn’t give warranty on such job should problem arise.

_____
Pic 1 - my contracts always show the documents we are working on and the process to request for a change. So if you like, change your mind along the line without filling a change order form which shows the additions and the deletions, you have only made those changes in your mind and not in my contract with you.

In as much as we have bad people around us, let's take it easy with all this fraud fraud stuff.

Accusation of Fraud in business is a big stain to wash away. In as much as a client want to guide their investment jealously, remember that the contractor, artisans etc are trying to guide their means of livelihood jealously.

The last 2 fraud this and that here does not fit the bill in my opinion. In a sane court system, there is a good chance both cases will likely to be dismissed outright.

I hope we don't get to the point of someone coming in here to say, ehn.. I reached out to xyz contractor for a job he advertised here, he didn't get back to me, I sent him text, what's app, no response.. don't patronize him/her he is a fraud.

Or a contractor coming in to say, ehn this client agreed to mobilize me with 100k to start the job, he only sent me 97k, he is a fraud.

Again, when you invest in 9ja especially in building a house, all those oyibo mindset is out of the window.. I can understand the frustration of the client (michlins client).. but na 9ja we dey... measurements are not always what you think they are on the building plan and my guess is the client does not live in Nigeria full time.. Oga , na 9ja we dey oo ... it is very frustrating building from abroad especially if it is your first build. I know folks that frustration made them abandon their projects.
We’ve gotten pass that stage.

The only reason one person labeled me a fraud was simply because I told him I’m going for an International Conference on Affordable Housing in Malaysia and I’d return in 2 weeks.

Haven’t you guys wondered people who accuse Brabus don’t always have anything meaningful to talk about?

Eg
____
Accusing me because I did 39 columns in a house that the structural design recommended 33 columns. They forgot to mention that the project was demolition and the structural engineer didn’t get to the site.

____
Accusing me of fraud because my tilers told one of my client folk that if you get to Brabus house, he used Spanish all through in his house. The Oga rushed here to claim I supplied him Chinese Tiles and I’m like “Can you check the amount you paid?”

____
Accusing me of fraud because the person (a well known staff of LASBCA) who did approval for my client and his dad was recommended by me. The same approval that he did for his dad the same time wasn’t fraud but my clients’. Isn’t it insane?

That’s why I have low interest in doing business with people here because most of these stuffs are coming from people who should know better and guide others on how to become better. People who occupy envious position and could use their knowledge to build a platform that protects the interest of everyone transacting online.

But as my friend dey always talk “God no go shame us.”

We are still here and we are not poor. If it’s the wish of people here, we will be begging on the street.

_____

Before I hit here with any new project, I’m working on NextHome20 - an ultra modern design studio in honour of my dad who is still living grin. I’m also working on my private estate and I have a subscriber here.

Before haterz go dey cry, him don kill his client grin grin

Unfortunately you are responsible for your choice of words, people interprets differently. Am sure you did learn from this one.

I once had a female friend back in university days who said she was coming to my house on a saturday but unfortunately i have an import meeting that same Saturday that I have promised the attendants my presence . I texted her that I will not be available on saturday due to a scheduled meeting, that "I don't want to fvck up" .

The word "up" was sent without the "P"

It took me almost 2 months to correct that mistake.

You should have sent the ‘p’ I’m a separate text na.
