This is an industry that I intend to go into later on so I did a fair amount of research some years back.

Sure you can buy ovens and all but the best and least intrusive method is to let the timber dry naturally.

You’ll have a stock of timber’s strategically laid out in a yard. You’ll just test for moisture periodically and select those timber’s that pass the test for milling.

One of the first things I entertain in new business is how reliant it is on electricity. I don’t want any business that’ll require too much diesel purchase.
I tried going into exportation of these woods few years ago with my roofer Nnamdi. Drying naturally is the best. I'll share pictures of some sites near me where people are exporting these woods to china in 20 and 40ft containers.

If so, it means there is business opportunity right there.
This is the idea;
Buy wet wood for cheap
Sun dry it for period of time
Sell then back as “natural organic cured wood”

Even more, turn them to finished product like doors and smile to the bank.
To become rich in Nigeria is very easy. A lot of people are looking for these woods.

Trust Naija artisans like me grin, unlike Baba Egunmogaji2, we will only start looking for such wood only when there's a client for it. We hardly stock up.

______
I bought about 50 pcs of 2*6 "osan" wood few weeks ago. I told the guys in the sawmill to hint me whenever they come across it again.

@mountmoriah, @johntemmy, how much is osan at your end?

Can't they use the car painting spray boot oven to dry the wood in less than one hour?
I never tried that. I'd consider it in one of my DIY projects.

Thanks sir.

Another one.

Looks like sliding burglary system but I don’t see them opened.

Get one and practice opening them while half asleep. Every one in the house must be able to open them do the opening design is crucial.

https://www.nairaland.com/6441010/woman-four-children-die-jos
Not just openable burglar proofs. We also need to start introducing terraces into every commercial buildings. It’s not a status symbol. It can serve as an escape route in case of emergencies.

For those of us buying plans, ask your architect what is the fire escape plan in his design. Is it to jump from the 3rd floor? Or to call Naija fire service?

RIP to the dead.

Major challenge is fire which could readily be solved with fire retardant wood treatment chemicals which we have in abundance produced in Nigeria.

Cement board won’t work on the exterior though.

Hmmm. But maybe Gbadesky can come up with stucco paint that’ll work on direst rainfall.
Unfortunately I can’t get the pictures of the cement board I used recently but this kalsi board project by Nigerite should give you the ideas.

Cement boards are gradually becoming a better alternative to POP on external walls. Thereby eliminating the need for plastering (especially when you’re making an accent wall) and wall screeding.

This design in a 1.5 story design has captivated me.

I understand the build using wood but not concrete.
I understand it using lightweight steel frame and cement board but not wood. Sourcing the right wood will be my biggest challenge.

How does the water in a dredged stream lead to shortage of ground water from aquifers beneath the earth for local usage via pumps?
Well, most residents of rural communities like mine depend on surface water for their livelihoods. So they always go with the cheapest drilling quotes and stop drilling as soon as they got water.

That's just it.
Many people make that mistake, just because Mr A was lucky with 30,000 submersible pump doesn't guarantee that Mr B will succeed with it.<<< 1

Imagine the guy said one will not use all the length of wire that came with the pump because he didn't use all it grin grin

Did he consider;
The depth of the bore hole? <<< 2

The distance of the control box to the bore hole? <<< 3

Distance of the power source to the borehole?
E.T.C <<< 4

Just because he drilled a 20m shallow well that is susceptible to contamination <<< 5 and likely to fail when water level in the aquifer drops, <<< 6 a neighbor drills a deeper well e.t.c doesn't make it standard.
Valid points!

Over 500 houses in my neighborhood are suffering water shortage because of No 6. We dredged the stream behind my lot and the water level went down in the whole area. But since I’m not affected, I just moveeeee on without worries.

I’m still looking at ways to solve problem No. 3 & 4 after I did my concrete floor without considering the future needs of the building(s).

Good morning this morning!

Don't thank him just yet.
There are submersible pumps of up to N10m. cheesy
Depends on what you want to achieve.
So many factors come into play when it comes to water pumps.
There's no good submersible pump that you can get for N30,000....don't waste your money.
Tbh, I stopped counseling people from going with whatever I proposed to them. It is their house and their choice.

Some are lucky to buy cheap stuffs that last forever. I don’t want to be in that class that’s why I always go with the best my money can buy because I want to go to sleep knowing I got myself something good enough.

Here’s one of my own submersible pump (solar powered) and it’s not a 30k pump.

not just any H bean. He personally choose 5 by 3.

Quality over price. You can call it over build but better safe than sorry
Not many of us understand things which should be quality upfront.

Anything supplied by my welder must be quality upfront. I don’t price down any of my fabrication work.

_____

I made some decorative column formwork (almost 6m high) in 2012 and left it with the welder. I was shocked when he showed me the same few months ago without any sign of defect.

The same thing with a galvanized pipe tank tower that I made for a client in 2014. We left it on ground for 5 years because we couldn’t get a truck to transport it to site and decided to do another one on site. No single sign of rust or rots.

When it comes to construction, I don’t always go with the lowest bids. I go with people who are more convincing and confident in what they’re doing. I work with them to achieve the best money can buy.

But that’s me!

That the business.
All lands around railways belong to NRC.

I think officially, they cannot have more than 500m set back radius.
It’s not up to that. Even cocoa house is not up to 500m from Dugbe Terminus.

It’s between 21 - 60m. One of our buildings in Abeokuta in the late 80s had about 60m setback to the railroad.

NRC officials use this to amass wealth.

Passed Omi yesterday to Abeokuta and I was stretching my neck to catch a glimpse of your estate...

We are also trying to see if we can get plots for an estate around the terminus. At least 500m radius because of vibrations.
Those are the hot cakes cos railway will eventually sell those lands to the highest bidders.

Until early 90s, there were no buildings around the Dugbe Terminus but today everywhere is filled with buildings and even mega churches.
