DUNKA:You’d be looking at 300k for a complete drawing: - Architectural Drawings - Structural Drawings with calculation sheet & letter of supervision - Mechanical & Electrical Drawings - 3D (3 exterior views) - Stamped, signed and sealed by COREN certified engineer. Thanks for your interest. Quite a long time sir. |
olukaygold:Eh!! I used to think this way until someone asked me to give a quote for the installation of kitchen tiles in Magodo. The kitchen size alone is almost 70sqm. Some 3 bedroom apartment with all room en-suite are not even up to 100sqm. A lot of people are reading this and they’re taking notes. They’ll start asking me “How come my own 2 rooms are more expensive than 5 rooms of Mr X house ”The lounge and dining of my recent designs are over 75sqm (floor area only). Just 2 rooms. _______ I’ve never bought anything less than 130 bags of POP cement for a 250sqm build.

My Gate Installation Why the need for so much concrete to install ordinary gate? A 500kg + busy gate (operated on a daily basis) is a very heavy load that common sense should tell us requires adequate support. If nothing else, just think of how settlement can affect the gate track. Lastly, my dad told me “Do it right the first time. Don’t turn your house into a burden for your children in the future.” _________ Pic 2 - My mack dump truck has accidentally reversed into my gate pillars. Guess what? Nothing happened. If the gate didn’t fall because of installation error, it’ll surely fall because of the size of the supporting columns. As a matter of fact, the whole fence will eventually fall. ____ I’m pretty sure the owner of the build was able to save on the quantity of cement used in pouring the gate columns. He’ll see someone like me who used 26 bags of cement to install my gate as a thief ![]() Well in Sunny Ola’s voice “Eyin lo ku ke mura...”

I just saw the cctv footage of the horrible gate failure video. It was indeed a terrible thing to watch. For a gate weighing more than 500kg, there’s need for a better design and good protection mechanisms and guides. As I always say it “Your installation is as good as the man who installed it.” On this, we had a very beautiful and expensive gate installed by inexperienced welder and builder. Both of them should be held accountable. A very beautiful and expensive gate on a narrow driveway. ~ Nigeria

uncleteeh:Welcome March!

DancingSkeleton:Though you should also not forget to always factor in your own cost in the project. I love those who wrote down things like “kilishi and bottled-water” into their construction accounting records. It’s good to take care of yourself too. |
zuraking:Nice design. White painting on the ceiling is the best. |
DancingSkeleton:This is where close supervision matters. |
EgunMogaji2:Baba, you’ve got all it take to do a custom built. You can get all the bearings in building materials market. ______ I was going to do hanging rollers for these gate but the owner felt 20k extra is an overkill. All it requires is to weld angle iron to the top and install the rollers and guides.

Focusmind:Very true! 99% of Nigerians including myself May God forgive us all for we know not what we were doing back then. ![]() The cost of my now boring POP designs and wall screeding will conveniently raise the wall of a 3 bedroom bungalow Here’s the thing however, I don’t want to be late to the minimalist’ party so I’m joining the geng with NextHome Ultra Modern Design Studio - NextHome20. The whole essence is to showcase my mid-century architectural vintage collections and intimidate our visitors that we know what’s up. ![]() https://www.youtube.com/watch?v=snJIDtd3kas

n3xt:My welder initial gave me the local local (Galvanized pipe track and big local gate roller) but my friend Nevosys (my automatic gate installer) recommended that we should change the track to round iron bar and supplied me a matching imported roller wheels. Your choice of gate roller wheels matter. Most welders just chose what’s available in the market. There are different types: 1. V Groove 2. U Groove 3. Round Groove Be sure of the type you’re installing on your gate and ensure you have a matching track.
|
Focusmind:Still on sliding gate, an anonymous member contacted me to shed more light on the track design. Well, there’s no one-size-fit-all approach to installing sliding gates. Every installer get to choose what work for them and what they seem comfortable with. But, are there failsafe approach? Here are pictures of sliding gate track design out there

bixton:I agree some live fake lives. That’s why I said “...over 300k celebrity looking up to something similar liked it. |
bixton:Lagos kind of tinz. Not sure if this is LAGOS but I won’t be surprised if it’s from Lagos cos we’ve seen far worse. |

bixton:This is very tough for me to explain but see the pictures below. It’ll give you more ideas. Pic 1 & 2 - Ceiling Designs One has a plain white ceiling wooden slats while the other has concentric circles in dominant colors (gold, blue, white, chocolate) with matching spot lights. It was well designed.

Happy New Week!! Happy Last Sunday!! Happy Last Day of the Month!!! This reminds me of Sir daysan He so much detest people doing the above. Let me drop this here this morning. ______ Pic - Extraordinary Space Management

Nero2424:Final answer. Don Jazzy loved it. According to Don Jazzy, he was sick with interiors and @defhills hooked him up with his minimalist vibe - something calming and peaceful. That’s the hallmark of contemporary builds. 24 hours later, over 300k celebrity looking up to something similar liked it.
|
Nero2424:Yes.. the ideas is really not to like it. Contemporary builds are meant to be comfortable and welcoming without being busy, cluttered and loud. Unlike traditional architectures, the interiors of contemporary builds tend to showcase space rather than things. ![]() |
Welcoming Don Jazzy to the contemporary world More interior pics on kobocity.com | It’s minimalist living. Don’t expect something loud.

n3xt:What could cause the problem? 1. Collision - Obstructions (kids bike, stone, wood, steel etc) on the gate track can make the gate bump and the rollers fall off track. 2. If too much force is applied when manually opening the gate and it jumped over the end stoppers on the gate track, the gate will fall. 3. No end stoppers fitted on the track. 4. Track Design - I’ve seen some designs where angle irons are used for the track. It’s cool but your track must be very close to the ground per adventure your roller went off track, the gate won’t fall off. 5. Guide Roller Size - if you check the size of the guide roller in the accident pic and mine, you’ll see mine are quite bigger which means better protection for the gate. _____ Pic 1 - Gate when fully opened is being held in place by the guide roller. Pic 2 - When the gate is locked there’s another protector for it in case there’s a very strong wind.
|
Functionality over Aesthetics https://www.youtube.com/watch?v=WXh_jr1rAms There’s nothing on earth that’ll make that gate fall off. |
Here’s my own gate design with 2 guide rollers inside the gate. Peradventure my gate bump on a stone (which is very unlikely because I use automatic gate operator), the gate cannot jump off the guides because there are other pipes (pic 3) protecting it. The end stops are programmed in the automatic gate operator. Even if the gate is operated manually, it can’t go beyond the end stops.
|
MrOkenwa:When I see stuffs like this, I always feel very sad because I’ve shared a lot of these information here for free but people tag it packaging. Just spending N20,000 or 30,000 more on the gate design could have prevented that fatal event. The problem is what I highlighted in red below.

somehow:A smart home device for monitoring your water pump. |
BuildingProject:That’s fine. Well done. |
somehow:It starts from the planning stage. You need to factor these into your electrical and mechanical drawings.

folmus:half a loaf - not as much as you want but better than nothing. |
Focusmind:The most important members of my crew are the carpenters. They’re almost indispensable as far as the construction industry goes. I’ve maintained the guy for over a decade. |
