Baba, in 2016 the whole of Nairaland and all the blogs in Nigeria claimed brabus stole N5m unfortunately for 2 years they couldn’t provide evidence in a competence court.

The client won here but not in a competence court like many others.

Well! Anyone can write anything. I can say Baba Davodyguy stole my N1,000 but I need to substantiate my claim with evidence.

So I put it out once again to the claimant to state exactly how Brabus/n3xt defrauded him? That’s always the toughest part.

This is a client I really respected so much but some things are just very unnecessary.

Evidence of refund story. If you ask me, I’ll tell you why!

Just imagine. Yesterday it was 3million and many monikers by a very loud member that suddenly 'verifies' other artisans but they called it past tense!. Today it is 3.7 million for roofing that is now a campaign promise, let's wait till tomorrow for another.
Bros, I’m a young guy but please walk a mile in my shoes and get to know my story!!!

I don’t do thing irrationally. There must be cogent reasons.

Alt ID's are harmless so long as people don't abuse the privilege.

I’ve always used my alternate IDs to make post when my main IDs is unavailable and not as an anonymous users.

If you check the IDs, anyone here will know the same person is:

Brabus (original ID)
Brabusng (alternate ID for Brabus)
n3xt (ID for NextHome Builders, a company owned by Brabus)
Kobocity ( ID for a forum co-founded by Brabus)

Why should anyone have a problem with this?

Here’s what led to having multiple IDs:

I was updating a thread in 2011 and my original ID (Brabus) was banned so I couldn’t provide updates for days.
A popular member of the auto section contacted me to find out why and I told him Spambot banned me bla blah...

He offered to help in updating the thread. I’ll send him pictures and updates from my project and he will update the thread on my behalf.

Does this make any sense?

The information I shared up here is right here on Nairaland and the evidence provided below.

Sigh!!!

I’m sorry I just got back from Nairaland 24 hours ban for a harmless post aimed at helping the young guy looking for help.

I hope this doesn’t get wiped off again.

———
We are used to it so it doesn’t come as a surprise anymore.

The painful part is that it came at a time I was needed and creating another ID to reply all concerns is out of it.

I’m so sorry I couldn’t attend to all requests yesterday.

My Oga Bosses in the house, please I got a quote from someone that he will drill a borehole for meband need your inputs.

1.Full casing at NGN 7,500 per meter
2.Half casing (Hanging) at NGN 4,500 per meter.
3. Survey @ NGN 20,000.

The prevailing depth of existing borehole that I have heard in the area is from 70m to 150m depending on the topography of where you land are. For a site that was like 50m from where my land got water @ 70m.

IS THERE ANY FACTORS/AREAS I NEED TO ALSO LOOK OUT FOR

Cc: N3xt, EgunsBaba, Gbadexy, TwinsKenny, my able engineers in the house, Oga Hajji the Boss etc etc.

Please help I have to make the decision today, location is ABUJA
Greetings bro!

I really don’t know much about borehole business. My experience with the guys has always been horrible.

Despite carrying out a survey which was conducted and signed by a Prof in Adeyemi College of Education in Ondo State, we still got no water in one of my project.
Many other stories of low yield, blocked boreholes/collapse has made me to place a caveat on borehole drilling.

Baba the issue weak me pass you but here’s what I’ve learnt over the years “In difficult situations, leaders lead.”

I’m completely at loss on how to handle this without sounding defensive and insensitive.

However, if we are to deal with this maturely, a lot of lessons will be learnt (land owners, contractors etc). It has a lot to do with the Ibeju Lekki lands we discussed few weeks ago.

I got a 450 square metre land with 37.5m length and 12.6m width.
I want to build a storey building comprising of 4 bedroom flat, 4 units of 2 bedroom flat but I want the 4 bedroom flat to have a different compound from the other flats.
I spoke with an architect, he said I can achieve that except for the different compound issue. Alternatively, he said I can only achieve the compound objective, if I can reduce the 2 units of 4 bedroom flat to 2 units of 2 bedroom flats and 2 room and parlour self contain.
Architects in the house, what do you think?
To architects and designers out there, don’t tell your clients it’s impossible. Listen to their ideas and show them why it might not work.

Problem fixed.

the fact that your build fits ur land space does not make it one plot be definition. today your one plot is 100ftx50ft. is ur land up to that?
100ft x 50ft is just about the size of the building I built on the land.

You’ll get 3.76 of 100ft x 50ft plot from the land. That’s a plot in the estate. You can’t buy anything less than that in the low density area of the estate.

I already listed what i received and am only trying to understand why the quotation i receive have a different format.

This is what i received;
Aluminium casement window
4x4 at a price of #40k each
2x2 at a price of #20k

sliding window with net
4x4 at a price of #28
2x2 at a price of #15

This is clearly different from what i have seen here so am only trying to understand the difference in the format. As in 4x4 (chich i received) compared to a 1200x1400 (which i have seen here).
Ok. 4ft is the same as 1200mm

4ft x 4ft = 1200 x 1200mm

My profis am back again. So far so good progressing with my house but it has not been easy.

So i asked my window guy for his quotation, i got the below;

Aluminium casement window
4x4 at a price of #40k each
2x2 at a price of #20k

sliding window with net
4x4 at a price of #28
2x2 at a price of #15

However in Nairaland i have seen a different quotation format as shown below:
1 1200 X 1400
2 1700 X 1900
3 1400 X 1400
4 1200 X 1600

Does this make any sense to you guys? should i ask for similar quotations.
Also what should i be looking out for in terms of material quality.
grin grin grin grin

Get quotation for what you have on your project and not what someone else shared on nairaland. 1200 x 1400 window is larger than 1200 x 1200.

Those people absolutely know nothing of construction. Those are the kind of people I refer to as theorists. Engineering Construction is all about application knowledge. A lot of people claim to know but can't apply.

The bolded is one of the most easy thing I've come to know in the industry. I learnt it under one of my lecturer back in school due to personal relationship. His nickname was modifier amongst his colleagues.
Application is key! Knowledge without application is simply knowledge.

This is one of the mistakes some people make.

They design their home from the outside.

Say they see a building, they just go YES!! This what I want, exactly this design right there, yep.

This they do without researching the floor plan to make sure the flow of the building will work for them. They are just mesmerized by the supposed beauty of the exterior of the building or the 3D design.

On a personal note, I spend more time worrying about the internal structure of the house, the flow , livability of the inside than I am worried about the external look and 3D exterior look to me comes wayy after I am happy with the internal flow of the building. After all, I will live inside of the building not at the outside of it.

Lots of townhouse or apartments / condos in New York, D.C and San Francisco, they look old and somewhat ugly on the outside but when you enter inside, na there you go no say, man pass man no be boasting.
In architecture, form follows function. So when we do home design, we need to rethink the why, the how and the what?

"Like all form of designs, architectural design is about solving problems, not about personal preference (I'm arsenal fan and I like red grin grin or the funny P-Square or Sir Shina Peters House) or unsupported opinion. It's a job that should be left for the pros." - Bosun Davies, Simplitecture

I didn't even feel safe the few minutes I was inside the structure. he proposed I take over the job, I REJECTED THE OFFER.

ok, for instance how do you calculate it for a 12ft by 12 ft room
Convert feet to metre

12ft = 3.6m

3.6 x 3.6 = 12.96sqm

You’ll need 9 cartons of 60 x 60 tiles to achieve that. Add 1 or 2 carton for skirting, offcuts and wastage.

** Each carton of 60x60 is 1.44sqm

Good morning house, how do tilers calculate their workmanship....is it by carton or per tiles or they just look at the work to be done and book one a price?pls I need a quick answer from expert herein....Thanks
grin grin

It’s calculated per sqm. The length of a room multiply by the breadth gives you the total sqm.

Staircase is charged based on complexity of the design.

Ok. Will share some.
1. Topography of the site.
2. Climatic conditions of the particular area (this is a major condition) otherwise, the whole building will be boring.
3. Nearness to some specific materials.
4. Living conditions of the end users (why will one be putting a lot of steps in a building that will be harbouring aged people or retirees? Ramping most pathways is the best)
5. The financial capacity of a client is also required, it is even the foundation for every design.
Like I said, a lot of factors.
Baba, you’re going too far!

Most people don’t pay attention to the orientation of their building in order to maximize air flow.

I do not use ACs in my house because I took into cognizance the shape, height, orientation and planning of my building to take advantage of natural ventilation.

Buildings must be positioned in relation to the variation in the sun’s path.

Immediately I finished The Reserve by NextHome, two clients approached me to share the design with them in the same area.

One of them said I want exactly what I’m seeking here. Let’s try and replicate it on my site.

The picture below shows the challenge we went through during the modification of the plan.

The time we spent trying to modify the design to fit the clients land could have been spent working on a fresh design.

Pic 1 - The Reserve by NextHome

Pic 2 - The design couldn’t fit the clients land because of the irregular shape of the plot.

Pic 3 - We tried cutting the building into two.

Pic 4 - We keep trying, trying, trying until we got to 8th layout and eventually had to change the design.

What a waste of precious time and resource!!!

__________

This is just one part of the too many challenges of the project. I’ll try share the structural issue and how a project in the same area ended up costing almost thrice the price of the first build.

I have countless example of projects like these that I can share. It’s worthless picking up drawings online. You’re better off with custom designed homes.

300k would seem a lot but it’ll be worthwhile investment in the long run as it’ll save you headaches and unnecessary challenges.

Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by n3xt(m):
Nero2424:
Please share this factors.
Too many.

When you buy plans, there’s every tendency you buy inferior plans that do not include all the information necessary to safely build your home.

Unlike the architectural design, structural drawings are not and cannot be designed for universal conditions.

No design can be perfect without input from the homeowner and knowledge of the site.

I can give 3 good examples of projects that I’ve worked on that other people tried to replicate on their land. A lot of challenges were met during the construction phase (expensive cost of foundation, wrong building orientation, building size vs land size etc).

Sir, this is where we get it wrong. Architectural Plans ain't meant to be bought, a design must always be uniquely done for a particular survey plan.
A lot of factors must be considered before an architect designs.
That’s how some people who need off-road trucks end up buying cars they do not need.

For me it’s function over aesthetics anytime.

Exactly.
A lot of people who do copy and paste end up having issues on their projects.

Guess what it’s not very difficult identifying such people. You know them by the questions they ask on this platform.

- Can I use 16mm for my pillars?
- How many length of iron rods will I need for my foundation?
- I want to add... I want to remove...

How do you get the assurance that you’re on the right track with your home design and move forward with confidence if all you do is copy, copy, copy?

Some people have ended up copying other people’s problem in a bid to get cheap plans.
