This is not a path for them baba lati or the cheap plan geng. It’s beyond block and mortar construction. It’s not the typical “how many block will finish a 4 bedroom duplex” construction. It’s a piece of art.

Abudu2000: why would anyone take any job even when they don't get paid adequately? Survival. The construction world now especially in Nigeria has gotten to a point where quacks are being paid more than those who qualified for it. Only in Nigeria someone would rather have a bricklayer turned builder handle the project but when it goes wrong they now call the qualified engineers to fix the job and then pay more than 2twice the original fee. In structural analysis or architectural design there are preliminary stages to it that the qualified one has the better capability to handle it. If that job gets deligated to someone with an average understanding the job will still be okay but it could have been better or even the best. If i am paid less for a job and i have 5jobs of which 3 are duely paid for which will i dedicate quality time to?
Just because you can tell the number of blocks that can fence a hectare of land or how many tonnes of rods doesn't make u an expert. You could build 10houses and still don't know shit, let the professionals do their thing and make sure they are well paid for it and you will get the best. Punchline. |

Abudu2000: me too i was shocked when i saw that price. Printing alone could cost up to 20k what about the expertise put into the design, the concept etc. structural design that comes less than 100k should be questioned because the calculations involved for each and every support of the building members self. As a structural engineer even a copy paste job isn't for amateurs let alone a fresh one. Some jobs are better done for free! |

Are your rental steel panels and/or plywood formwork for slab available in Lagos yet? Those were made-to-order. I’m a consultant on the project and we agreed to go with steel shutters due to the size of the project. 4 units of 30 mini flats. My steel panel aren’t ready for Lagos yet. I’m just making a new set (200 panels) and they won’t likely be ready until end of February. |

kopell: Hummmm. Interesting, experience is always the best teacher. If the fabricator came to site to fabricate the widows, are the welder coming to site to fabricate the burglary that will be imbedded in it as well. Since 2014 I do everything in my project on site. Just last week, I bought 2 welding machine and 2 x 7000kva generators, I hate headache. - incomplete windows - windows smaller/larger than provision - usage of inferior materials - increase in price of materials - lack of power supply If my fabricator mess up, there are so many others on the queue. The only job I do offsite are done in location near me. I mean closer to my house or my office. _____ Below is 2014 project. PAPAFEELERS: Boss, Please share more info on this bro. I have gotten the 5mm glass tip and also Eguns comment as well. If you can just share 2 or 3 lines on items to buy, how to know which one is naija or imported aluminum frames etc this will be very helpful not just to me but other lovers of knowledge. Thanks Baba don’t go and take a huge risk. You still need your fabricator to do this. You just need to let him understand why you’re taking that approach. Don’t go to market and buy stuffs yourself. A client was made to buy 20 packets of drilling bits for a 39 window project.m whereas they use only 1 piece for the whole job. The bulk of the materials were stolen. You’ll need someone with experience to work with you on this. Before now, I pay people to do stuffs for me until 2013 when I paid my window fabricator to do a window and he travelled to Mecca Next thing, the client started dragging me over window. I didn’t have issues building the whole house from foundation to roofing within 40 days. The windows took almost 30 days. The guy kept showing same materials to almost 5 different contractors and we all believed our work is ongoing What I do now is to buy all my materials, take them to site and get fabricators to come and assemble and install on site. There’s nothing they need that I can’t/won’t provide. ______ On the 5mm thick glass, it’s really not compulsory. I just feel we needed something bold and stronger on the project and also I’m doing large windows. I have some windows as wide as 5m on the project. 4mm can as well achieve the same look. _______

EgunMogaji2: One thing I can say is that be careful on what material they end up using. If you squeeze too tight they'll just use inferior profile.
Good luck.
PS: I'm doing windows now and I may end up buying the profiles myself and just paying for assembly. My way. In my last project I bought 5mm glass for all the windows and the guy who assembled was like you're getting this quality because you got materials yourself. Most materials sellers don’t even retail 5mm glass. |

djsjxjfjdisjdjb: lol. you are not far from the truth but most people really dont care about the interior maybe because they dont spend much time there, plus they hire local artisans who have a different concept of "finishing". to them, their work is bam but someone who has deep eyes would be disgusted by what they term as beautiful. i went to a hotel people were praising so much and me and my uncle had so much to criticize, ths receptionist just dey look us like where these ones come from. also, sometimes the owner of the house is not always there to say how a job should go or not go, and what he wants corrected thereby people just do what they like and deliver nonsense work. its a really difficult situation.. The bolded part above is the problem. I suppose a lot of homeowners will know that there are people who specializes in interior jobs. They’re not building contractors/engineers/builders. Interior designers work with clients to understand their goals for a particular space. They create indoor spaces that satisfy the client's needs for aesthetics, safety and function. They understand that all elements such as artwork, lighting, window treatments and flooring must work together to contribute to an overall look that will satisfy a client's needs. It’s only here that the title “engineer” fit all type of construction (new builds, fitouts, remodeling, conversion, repurposing, interior decoration etc) We know a lot of things are wrong but we just do them anyhow and expect great results It’s even more laughable when people in diaspora who should know better make these mistakes. Most upscale developments in Ikoyi and the likes are contracted to professional interior designers and not “engineers” and the results are always outstanding. |

Focusmind: She so much believe in the prospect of this school thing. My greatest fear is sinking your fund in what the outcomes seems unknown. I bet you the promise of a fund assistance from a family friend in US is not going to be much. I know my family over there and money. There own aka-gum no be here. You will be shocked that the so called support may not even pass $1k or $2k and she seems so excited about the prospect of the so called support, thinking that it would be substantial.
That project will warrant paying people that will work for you for certain periods before the investments starts yielding result and as I mentioned, I am seriously fund-constrained to wait out except if a break through happens in the future. Why all these issue came up is because of the interior works of the building that may likely start. It is either we start with the interior designing of the building for school purpose or design it for tenant occupation. She still insists on the former. Though all the expenses on equipment and children's things will be on her own account.
I agree on the tenant issue, despite all the vetting and I don't know why it usually happens here. You will see someone doing very well and finds it difficult to meet his obligation to his landlord, thus seeing the landlord as an enemy, which I detest so much. The truth is that I still need to recoup some money, no matter how small.
Her adviser had already mentioned that since she is using her own building, the major cost, which is building has been taken care of. But these women don't understand that if you want to know the true financial position of your business, you need to amortized the supposed rent you are to pay for the building if it were to be rented.
Anyway, thanks so much. I appreciate. I may likely take up this with you off line not to derail the intention of this thread. I understand you completely. What I've found out over the years is that women don't think the way we do. Don't be surprised the school might pick faster than imagine. Unlike men, women support themselves more on projects. I cannot count the number of my wife's friends helping to drive publicity. They recently came up with a school bus idea and how they intend to fund it. I just went blank and mute. But in all, I am happier seeing her do what she really wanted. While you're looking at recouping some funds, she's focused on something totally different - change of status (Proprietress/Directress). I pray God will provide for you sir |
