I did my IT in a govt parastatal where building plans are approved, tens of drawings come to the office for approval on a daily. the kind of designs I saw eh, you'd begin to have mercy on the future occupant. I remember convincing a client who came to collect his approved drawing to abandon the design after I modelled the interior and showed him the terrible flow. why do people pay peanuts and get a bad design for a project that would cost millions?
“Misplaced priority” is what it’s called. I shared a topic on architectural designs and problems that may occur. I also made some posts teaching first time homeowners things that should be quality upfront.

https://www.kobocity.com/d/70-architectural-designs-and-problems-that-may-occur/7

A lot naija home designs are fraught with challenges.

Few weeks ago, someone met me and he said “Na land you waste here o. You could have built 2 big buildings on this land.”

I replied him “A lot of people die not because they didn’t have a nice building plan but because they are short-sighted. We almost blame govt for almost everything wrong in Nigeria yet we failed to look inwards and see where we’re missing it.

Just imagine there’s a fire outbreak, the firebrigades will NEVER struggle to put off fire on this building (a 45ton truck do make a turn in the space between my house and the nearest buildings). This means per adventure there’s fire outbreak, I will not expose any building around me to the risk of getting razed and evacuation can be done without stress. To you it’s a waste, to me it’s planning - anticipating the future needs.”

I could easily retrofit a welding workshop in my compound without constituting nuisance in my community because I already anticipate my future needs when purchasing the land.
I could have bought something good enough for me and my wife a decade ago and build a multi-million naira house. I did it the other way round - bought a land comfy for the family’s immediate and future needs, built something nice and pay attention to the things that should be quality upfront.

Planning (Architectural design) tops the list of the things that should be quality upfront.

you follow me dey discuss the obvious drop in difference of the quality steel the other day. You were complaining how light 18mm guage pan has become. It didn't just affect that but almost all the materials. Right now, you see a china pan and they will paint it black as the real deal.
You’re right. There are no more thick pipes

150mm thick mass concrete floor slab.

So pls what's the cost implication??
grin grin

Tbh, your engineer will have serious issues with your approach to construction.

The information you shared above is incomplete and it seems to me you just want to prove the engineer is insincere at all cost.

If you don’t trust him, get someone else and build your house and stop acting construction police.

So far so good, the guy has not done anything wrong. He has stated his term of engagement and it’s you who can’t meet up.

At this point, I wan off mic.

your explanation works better cause even if you place the rollers inside the frame, you still need to open a narrow gutter where the roller will fit into.

Your idea works @N3xt but I don't like the idea of tampering with the framing cause once the interior of the pipe(frame) is exposed to atmospheric materials like oxygen and moisture, next thing will be rusting.
That gate is almost a decade old and I’ve NEVER had to fix a thing on it. Only repainted once.

The quality of materials used matters too.

I'm interested in learning how they worked on the rollers that made it so hidden. Do you have any ideas you want to share.

I just looked at the floors and there's no provision for the rollers. Every place look just flat
There’s roller. It was hidden inside the frame.

You can achieve it just as I did mine below. We were trying to achieve a .75” clearance from the track.

There’s also another way to achieve it. The roller will be at the middle of the gate and the gate will be suspended off ground. I have that design too.

@N3XT, how do I get the measurements to calculate the number of blocks for fencing of a land measuring 450sqm on Kobocity?
Length + Breadth x 2 - 3.6m (Gate opening)

Input the height of the fence (e.g. 3m)

See fantastic designs, especially the second from top. Urban prime properties are also good with their contemporary home designs with glass walls.
Yeah! That build was something else. Concept and model was designed by one of naija’s finest contemporary architect.

We did some rework on the plan in-house at NextHome. I think I worked with few nairaland architects on redesigning the structure.
I can remember Beetroot worked on the 3D and another guy from Play-in-architecture worked with us on the structural design.

Let’s Weld and Grind

Few weeks back, Baba Egunmogaji2 started a DIY thread that inspired me to pick up some toys for my DIY metal/steel projects.

I’m starting a new thread to put to life some of my crazy and imaginary ideas and to also provide value, inspiration, and entertainment to as many people as possible.

I trust you bro. You belong to the contemporary designers. Just imagine the difference between the two? Normal architect will give you the first one.

I am not hating on long roof. Everyone to his own.
The truth is I want to build a house that will outlive it’s owners. Not a house that’s dated.

The architect so hate me ehn cos I redesigned and took over about 4 of his projects. It wasn’t intentional though but who no like better thing.

The interesting thing is good design and a bad one cost almost the same amount to build.
I’m very sure they don’t sell cement/bricks for a nice design more expensive than they sell for boring designs.

Do it right the first time! The major issh is most architects focus more on money than providing excellent services.

My apologies. But you will agree with me that the design is a common Nigerian Architects' signature.

What about flat and contemporary roofs? We miss Skimanski, darlynx, I hope I go the moniker right and other architects that gives modern designs.

I know it will always boils down to clients' choice. The architect should also educate the client on modern designs.
You’re not wrong.

Here’s something designed for a client here by an architect in one of the most popular estate in Lagos.
When the client gave me the plan, he knew I’d definitely not be comfortable working with the design so he asked me to tell him what I think.

We did a lot of back-and-forths and came up with something a little bit more comfortable.

Though I’m not an architect but I always design 99% of my builds. My architects do the detailing.

I always do so because I notice a lot of naija architects are not so creative and lack concepts.

Exactly, that calculation was based around the 10k benchmark in question (remember I said I can't charge 10k for said section of work).
I believe the building in question has a small area and the oversite concrete would not be anywhere close to 100mm (more likely 25 or slightly higher). Probably be using hand mix and not conc mixer.
A lot of assumptions to work with.
Lastly, cost of labour is largely dependent the prevailing prices in location of said project.
Over here, labourers get paid 1500 or 500/bag regularly (not strange) to see.
I'm handling the construction of the office complex of a Federal parastatal presently and the prices I'm paying for unskilled/semi -skilled/skilled labour are very much different from that obtained when handling smaller private jobs like bungalows all in the same location.
A foundation that’ll gulp N3m is not a small foundation and so 25mm (1in) thick slab is not something you’d consider in a N3m foundation.

Even with a very good builder/engineer, N3m will put a good foundation up in Ajah, Lagos.

Casting of Oversite concrete (German Floor)

2 masons daily pay @3000 per = N6000
3 or 4 helpers daily pay @1500 per = N4500 or N6000
Total: N10500 /N12000

You can't get better than that. That is provided all materials are provided a day before to enable casting starts by 6:30/7AM in the morning.
Also, carpenter must have finished his formwork for DPC and plumber must have laid starter pipes and guided them into position the previous day.

Na our work. I won't charge 10k for labour for DPC casting.

The bill is more than fair. Probably the engineer plans to augment any extra costs for section of work from funds saved from previous sections such as blinding.
12k for DPChuh?

Abi I’m dreaming ni? 100mm thick or just 25mm? Regardless the size of the building I have NEVER budget anything less than 50k for DPC. (Read this part slowly)

Below is what DPC look like even in the government affordable housing scheme. You’re not allowed to manually mix concrete. I do minimum of 8 concreters for a 100sqm footprint.

Machine Operator - 1
Cement - 1
Water - 1
Granite - 1
Sand - 1
Loader/Carrier - 3
Bricklayer (leveling) - 1

Where will you get casting crew that’ll accept N1,500.

I will like to use this time to say thank you to Imran roofing for a job well done on my roofing.
Imran roofing professionalism is first class, there is no delay in their project . fast measurement, fast quotation, fast stone coated delivery and fast job completion.
They keep you up to date with frequent communication. I will also like to mention that while those who did the woodwork told me the roof measurement was 500sqm which I suspected was false due to the perfect rounding to the hundred. Imran roofing confirmed my suspiciousness when they quote 445sqm after their own measurement. Are they right or wrong? Well let this be your answer. picture they say don't lie.
Please let us all encourage competency, honesty and professionalism by referring Imran roofing to all that is in need of roofing services.
Thank you Imran aka money121

I will also want to leave my own feedback and my experience with @mountmoriah

I have been a guest on nairaland for some time now over 3 years, exploring especially the properties and the auto section, so my project is on roofing level, and i want to roof and cover it, and relax till there will be more funds, I have been following @mountmoriah for sometime now and i love the positive feedback i got from other nairalanders who patronize him, so on Friday last week, around 8am i called him, we negotiate, he brought the perfect numbers and exactly woods i requested to my site at Ajah around 4.30pm, well done- and ahead of the deadline too, without any up front payment, we counted the woods on site, one after the other it was accurate, my carpenter called me behind while they are still on site that these are good and correct woods, I transfer all is money to him right there on site.

If not that i already seal an agreement with my carpenter for the roofing, i would have allow him to handle it, but i promise him, he will be the one to cover the house, once the carpenters are through with the roofing, Thanks @mountmoriah, this exactly what I was looking for, promise and not fail, this is more than I expected, and am very well pleased.

Thank you, Keep it up @mountmoriah

The sky is just a stepping stone,

God bless your hustling
