I think it is better done with windows. how much with this type of window including installation. black glass black aluminum
Please more explanation on the bolded
Window Alone - N60,000
Bi-folding Window Metal Protector - N30,000

My challenge right now is getting good materials for the louvre design that can sufficiently secure a house.

I’ve checked aluminum blade and polycarbonate materials but I’m not sure it’d be as strong as having a 14mm square rod in slat design.

this is beautiful but not cheap oh. Forget the minimalist looks.

Before you can get a flat bar that will be that straight and firm, you're looking at at least 5mm and above and the cost starts at #3700 for 10ft. Oya do your maths

1sqm will set you back up to 20,000 at least
Thanks bro!

This is a personal project. I no dey look cost on stuffs like this grin grin

How you come about the bolded I'm surprised. Is that how you have been doing?

A quote is been done by the person who is expected to get the job done.
Now the other line to tow is to get a QS to give a quote which the client can use as comparison and monitor the actual work to be done.

The client has his 2.5M, he can procure the materials by himself ensuring he is getting the right ones.

Are you sure you actually read the post well.
The engineer is requesting for his engineering/supervision fees of 3% of the 3M quoted to build the sub structure.

Please edit your post. Don't be in a hurry to criticize wrongly.
This is nairaland!

Now that option quote is recommended. Will it come from 2 other Quantity Surveyors?

________
My only grouse with the engineer is insisting that N3m must be complete before the job can start. I have nothing against him charging 5% for the job.

I’ve been on a job that a client paid me 25% of total sum of the project as supervision fee and it was paid even before we commence the project. Supervision fee na luck grin

I haven’t bought cement this year but I understand that it might be back to the old price.

AirBnB is certainly part of the plan. Of the 5 buildings (10 flats) one will be specifically reserved and outfitted for Airbnb duties.

You know a friend is renting out at N35K per week in Ibadan though in a much high brow area. His waiting list is now till March. Money dey for this country and many are silent big spenders.
I’m putting up a N25k per day flats in Ogun state.

In the other news, steel shutters dey here o

Save big on your next project. Build it right!

QS quote can estimate the qty of planks needed for columns and beams. We meet you half way by taking care of your worries.

Pros don’t waste time and resources on planks. They do steel shutters.

Install and pour your columns like a pro within hours.

I bought all internal wooden doors and kitchen Cabinet customised from Solid door and the security doors were purchased from his brother greatomegason at same Mushin.

Good quality and affordable rate, cheaper than other sources

I bought a total of 24 internal doors and 8 external doors from the two of them
GreatOmegason ... Great Guys!

Good evening to everyone.

Pls I need a quick professional response on my matter.

My uncle wants to start his project in Abeokuta on Monday. His site has been cleared and foundation is to commence on Monday. He just funded his daughter's wedding last Saturday so he's not too boxed up, but he still insist on starting with one loose fund of #2.5million.

The problem is the engineer in charge is insisting on 3Million as indicated on the BOQ prepared by him, then an additional 5% of 3Million as the engineer's fee. Labour alone is 550k excluding engineer's fee.

It's a plot of land with very hard/dry soil in Abeokuta. The plan is strip foundation of 3bedroom up and 3bedroom down. That's just a storey building.

Professionals in the house pls help analyze if this high cost is worth it.
Even the state government didn’t offer registered state contractors N2.5m as upfront for a semi-detached unit.

He won’t exhaust the 2.5m to finish the job in Abeokuta so make him an offer he can’t refuse.

“Take it or leave it.”

If he says no, there are hundred of competent engineers who are ready to kickoff on Monday morning in Abeokuta. If you can’t find, just go to the Ministry. I’ll give you contact of a director in the ministry of housing to work with.

______
Don’t let us ask you to share the plan and use scissors to cut down the cost grin

How do one get ventilation using this type of casement window at night, sure they'll be net inside in window but is the net iron net and lockable? Because those guys can just jump into ur compound especially bungalows, open it unknowingly wen u're sleeping and move out things even with the burglary attached.

I think sliding window is still the best net out, net in and can be open freely at night ‍♂️
grin

You can’t open it easily. It’s designed that you can open only one partition or both. There are locks in the areas numbered.

If he’s going for the operable louvred design, ventilation or lighting won’t be an issue. It’s just the same concept as a window blind.

I was engaged to design a private escape into a roof on a project last year. I did the floors during the roof carcassing and decided to the every other thing after the team working on the pride to has left and all finishing work has been done.

Some people (artisans especially) will innocently announce you to the world. So it’s best to tread carefully even when you think you have the best form of defense.

However, if you’d prefer a closely-packed slat design (bi-folding or sliding), I can make 4x4 for you at 25k (bi-folding) and 27k (sliding).

Dijita:
How much is this going for 4x4?
The design you pick is a louvre-styled protector which is ideal for securing your property, creating private spaces and screening out unwanted sights or filtering sunlight.

The louvre window protector is operable. 4x4 will cost you 30k per unit.

Here are some need-to-know info about this design:

The design might affect the heating, cooling, and lighting loads of your building (positively and negatively).

Opening your window will require you to open the window protector before accessing the window lock and handle.

Instead of answering his question - you ended up creating more confusion for megacontrol

every granite stone size has its use, for heavy duty slab (factory, machine, bakery etc) use 3/4 whether any1 hates it or not is irrelevant.

for residential homes, use 3/4 down because you wld likely use it for columns also...... and for columns, 1/2 inches are more appropraite..

for filling station and related floors - na rocks ooh
You’re very correct baba.

I didn’t even check it was a 175mm job.

@megacontrol Stay with 3/4” and put more loaders.

for real? na wa oh.
Buy 3/4” and 1/2” and see which gets finished first. It’s easier packing 1/2” and 3/4” down than packing 3/4.

Your shovel will only pickup few pieces grin

It takes longer time to finish your casting when using those big stones.

Guys,

Which one of 3/4" or 3/4" down granite is more suited for 175mm slab casting and why?

I am considering using the 3/4" due to the high volume involved as that will consume less qty, are there other considerations i should be looking at?

thanks
grin

Working with 3/4 is very difficult though. I hate it. Workers and even machines hate it.

I love 3/4 down.

Hmm, I have never thought about the functionality of the terrace in that way.

Unfortunately, that's one of the features that gets sacrificed first once cost cutting becomes necessary.

We have knocked it off from recent and future builds. now have to rethink that.

thanks

edit: we never use burglary on upper floors and its optional on ground floors, completely up to the end user.
I have 6 exits in my personal build and you won’t feel insecure. 4 on the ground floor and 2 on the upper floor.

We need to rethink indoor-outdoor connection in our builds.

When it’s extremely compulsory to have metal protectors, I made it openable (bi-folding)

Just Read about a tragedy, a wife and 2 kids died in a fire incident, it was alleged they were trapped in the building. Burglary proof prevented their escape.

What's the way around this to achieve this "security" and same time not impede emergency exit should the need arise?

Having a main entrance and back/side entry into a house sufficient or there are better ways to achieve this?
Don’t use burglary proofs! Find alternative means of securing your home.

Have more than 1 exit plan. One of my boss had a terrace to every room.
