this is the best advice you can get - JUST START, get it right and you'll find out where that gets you..

The lounge and kitchen of a house I once worked on in Magodo was around 93sqm.
Whereas, some duplex are not even up to 100sqm (both floors).
Take note of who you are taking advice from when you’re getting ballpark figures. It’s best to have a working drawing. The smaller your footprint, the cheaper your build.
I think 45m will conveniently put something very solid in Ibadan.
I just got off IB and a solid duplex and attached flat was in the range of N45 - 52m.
By solid I mean using Tilcor Roof (almost 150% more than other stone-coated roofing tiles available in the market). The cost includes fencing and finishing a 800sqm plot of land.
At 45m, I think you should have something good (minus paparazzis)
michlins: here's how I survive, I gave someone a quotation three ago, e reach yesterday and I told him it has become invalid. Thank God he understood.
Saturday last week, I bought wrought iron rod and went back on Monday to buy more and the salesgirl was on phone with oga getting updated price list. ₦300/rod is what I paid more and I copped as much as I could that day.
On December, I bought 2.5mm pan and then went back this January to get another and it has increased by #12,000.
michlins: when I said it's not worth the effort someone said I wasn't innovative. I hope a better concept becomes available because this particular one no follow. If you have really seen this window work, you will hate it. In case of emergency,it may decide that day not to open
How una dey survive in your sector?
I got to the market and prices of materials gave me a huge shocker.
If you go cheap on steel at this time, what you’re buying is pure rubbish. 1mm plate come be like razor blade for hand Flat bar be like wall belt.
The construction industry is constantly evolving and so we are
The construction industry is constantly changing and evolving. Each year it seems there are new trends in the industry. The three biggest trends that stand out at the moment are energy-efficient housing, budget-friendly design-build, and smart homes.
Contractors and construction companies need to stay ahead of the trends so they can give their customers what they want for their homes and projects. Do your research on what is up and coming and be able to explain and promote the products that are popular at this moment. This can help your company by continuing to stay a step ahead of the rest for your customers.
In 2014, I invested in some steel shutters for a massive development. 7 years later, we’d be playing same role again as a supporting striker
Tag along as I show you the design process of the steel shutter being designed for a multi-dwelling project in Lagos State Nigeria. Special thanks to my wonderful client and friend for inviting us to be a part of this project. Let’s do it!
Different Approach. Different Result.
You can’t be thinking of over 200 columns and be looking for wood formwork. There’s always a better way.

jabolo: This is a welcome development, if true but I'm not in those places. I might visit at the opportune time. I'm serious about this.
I'm thinking one of our resident artisans would run with the concept. Or window suppliers here could include in their stock.
So I got on this expedition yesterday and here’s what I found out:
- low patronage wane the interest of local fabricators. - it cost almost the same amount to produce a 4 x 5 window and a 6 x 7 gate. - it’s a worthwhile investment if there’s ready market for it. - price is determined by materials choice (steel, galvanized steel, aluminum alloy etc)
I was billed 120k for 6 x 7 and 105k for 4 x 5. I can invest in this if there’s a govt regulation that made it compulsory for each house to have one per room. Otherwise, it’s really not worth it.
InvertedHammer: / There is a time in a man's life when he has money sitting in accounts that he has no idea what to do with it. The man that builds N100m house is not doing it from money he saved over the years. The same goes for lands. I used to question people who buy Rolls Royce and drive it only on special days. A closer look tells that they are not bothered by other people's everyday financial worries. When you have steady flow of income from businesses, many houses and many automobiles, what else is there to entertain? It gets worse if the person has a huge ego. 10 bedroom houses en suite for a man with a wife and 2 kids? Oh well..
Personally, anything I am building in Nigeria must be from a loose change. I ain't about to stress myself unnecessarily. ROI is a dangerous terminology when investing in Nigeria these days.
jabolo: Trellidor - South African, right? So, I need to contact a dealer? It will be imported?
How do i get customized installations for my build?
In the Ghanaian clip, seems I can walk into that workshop and get everything ordered and installed. It's just a backyard artisan, doing his thing, not fazed by lubrication and rivets.
Thanks for your help but appreciate if you can point to a similar setup in Nigeria.
Smiles. The Ghanaian said the solution was from South Africa and they adapted it.
If you want customization to suit your need, I’ll suggest you go to Owode Onirin, Lagos or Gate Iron Market in Ibadan. It’ll be built to your taste.
Just get in and show them what you want and it’ll be done on spot.
I can’t direct you to a particular shop because there are just too many offering same service.
_______
Edit:
The hungry fabricators at Gate Iron Market in Ibadan are requesting for measurements. They want to get it done ASAP.
A live model that simulates the actual building, is then created by using the visions from the engineer's mind, which is then shown to the client. The client then views the 3d model carefully and points out any changes he or she needs to be made and the result would be that the end result will be a physical manifestation of the client's initial vision, hence one can ensure that the business needs are perfectly met.
kopell: If he give you his consent to do so, you most share that your reputation platform with us as well. This information worth .......... you attached amount to it, his giving it out for free. The little we no is from bad transaction experience.
Sure, we’d try to get more information and get a link back to the original author.
I’d be sharing on NPC (Nigeria Property Centre) and kobocity.
________
Here’s a link to one of my post on NPC website about a decade ago. It’s one of the top articles till date.
I know a valuable piece of information when I see one. I think the information on survey and other title documents is a need-to-know information and it shouldn’t just be swept under the carpet.
Twostep: No boss. Safety Commision. First time they came on site, they said the laborers not putting on safety boots and the likes was an offense and that it will cost about 200k to procure a sign post on site that we have been certified to work on site safety wise... not building control agency.
Twostep: Good afternoon house. Please what’s the cost for approval from the Lagos state Building Safey commission ? For a land of say 50 by 50 from Alausa direct?
Anyone that can shed some light will be appreciated.
Send your window/door or the size of the open-area when you want it installed and I'll work out the cost. The packaging is very small so shipping won't be an issue.
michlins: Not to ruin anyone's business but here's current prices of the attached materials
#70,000
#63,000
#3,500.
I'm currently where they're selling these materials to get what I need to do the job below and that's what I was told. Now how can he arrive at #25,000 per square meter
The guy may not like profit like michlins
Just joking...
It’s possible the guy was given a job to do and the client changed his mind on the type of materials. Anything can make him sell cheaper.
I currently have some aluminum materials for 12 units of 1.2 x 1.2 windows. I can afford to make the windows at any price because I bought those extra materials several months ago.
That’s what I think is playing out here.
The only thing is I’ll let you know the actual cost and the huge savings you’re getting using my service.
davodyguy: Survey Plan is very very relevant and one of the prerequisite in registering a title at the land Registry.
But is the survey plan it self a title that you can own and feel comfortable as the real owner of the land? The Answer is Capital No
You could have spent N5,000,000 on a survey plan and the land may not be yours at the end of the day
As regard the highlighted text, that is the normal 'language' by land surveyor to say 'belonging to' because you are the one that called the land surveyor and told him the land belongs to you. Hence, he will say what you told him and not necessarily because the land belongs to you.
Mind you, the same plan you attached here, can have your name on it and it will still show 'belonging to' That's why I said 10 survey plans can be drawn on a single land in the name of 10 different people and it would still have 'belonging to' on each of them.
The highlighted text is false at least at the Federal Land Registry in Ikoyi.
I registered 3 tiles all Deed of Assignment between Party A and Party B and I did not include a single Survey Plan. Fashola is the Minister of Works and Housing. Hence empowered by Law to sign all Deed of Assignment at the Federal level. Once he signs at the last page, that part is what would be attached to the Deed before the Registrar in Ikoyi would register the title for you.
In Lagos and in Ogun State, they pay more attention to survey plan than they do in Oyo State and at the federal level.
The survey plan does not 'perfects the Deed of Assignment' but a prerequisite to having your deed of assignment registered. Here is how it works in Lagos and why a registered Survey plan is important
1. Upon 'acquiring' a land in Lagos, the first thing to do is to draw up a survey plan. 2. The survey plan shows the coordinates, size of land, location, details of the land surveyor and acclaimed owner. 3. The plan is what your Lawyer needs to prepare the deed of assignment that would be executed between you and the vendor NOTE Items 1,2,3 above still doesn't make you the owner cause the Vendor that sold to you may not be the legal owner of that land. 4. After item 3, give the survey plan to your land surveyor to get it registered via NIS and Office of the Surveyor General 5. After registering the plan, attach to the deed of Assignment and take it to the lands registry 6. Land Registry would not start any process without first sending the survey plan back to the Office of the Surveyor General to obtain Land Information and confirm that the land is properly positioned and not under Government acquisition. 7. If your Survey plan passes item 6, it would be sent back to lands to start the process of Registering the Deed of Assignment. 8. This is when the real work starts. Land Registry will now start to dig deep into the root of title. Who sold it to you? Is there a dispute somewhere? Has the previous owner mortgaged the property? What is the position of the court? What is the position of LASG on it? NOTE Item 8 is the reason I said your Survey Plan does not make you the legal/lawful owner of the land. Your survey may pass at the Office of the Surveyor General and still fail at the land Registry.
If a Fraud is noticed at Lands Bureau, all the amount spent on acquiring the land or doing Survey has entered voice mail. The registrar of titles will never register that Deed of assignment for you. Hence, the registered survey plan is not more than a mere paper.
Survey plan is very crucial in the process of registering your Deed of Assignment, but that plan on it's own does not make you the owner of the land.
Take for instance, A man dies and willed his land to his 5 Children. The eldest (solely) among them decides to sell the land to you and you have a survey plan drawn. Of course you may pass at the office of the surveyor General and if possible pass at the Lands Bureau, obtain your consent or C of O. Just one thing will nullify your title and that is the day the other 4 children go to court that the land was sold to you without their consent, the court would set aside the transaction and issue an order that the Lagos State Governor revoke the C of O immediately and it would be done. If this happen, the survey plan becomes useless.
What we always emphasize is root of title first. You can buy land from the richest man in Nigeria who claims he owns the land and then spend N1 billion to do survey plan and have it Registered. These process still doesn't make you the owner of the land.
Once you carefully read my post above, you would know better the order of preference/importance
Wow! Please do I have your permission to share this on other reputable platforms.

Oh so its even possible!!! And I was arguing that is too cheap to be real.
Here are the two choices he is considering with little modifications
When I’m in a situation like this, the condition for doing the job will be to do an exact sample of what mine will look like for the amount paid.
35k is even small in my view. All the small attachments in pic 1 will cost him a lot but if he’s the blacksmith or someone who just got off a federal govt project, it’s not impossible. But even at that, I will never pay less for something I’m sure it cost more elsewhere.
At this point, an exact image of what he intends to produce at N28k will be fine.
_______
May I ask how close are you and your friend? Nothing serious though but I’ve had an experience where a mother asked his son’s contractor to send his son what he’d like to see and give him low price so that he can send money home. Her reason was that he (the son) won’t do anything if she didn’t do it that way and the project has been ongoing for 8 years.
jabolo: I'm surprised at this lack of ambition. These hurdles are not insurmountable. There are a million moving parts in a typical vehicle for which lubrication has been cracked.
What's the difference between this and the larger sliding doors for terraces?
Anyone else interested in running with this as a business, please drop your details here.
Especially if produced as a retrofitted replacement for those death traps we have seemingly made the norm, you will have a ready market here - starting with mine.
This ain’t new here na.
As most people will say “Brabus must have seen it, used it or know about it...” I’ve used it on many occasion.
Well we discussed this as one of the options in 2014/15 when some contemporary lovers are considering having large windows without the ugly naija burglar proofs. Other options explored/discussed includes 3M Security windows Film and some other indigenous solutions.
Most of these solutions are very much around. Though not cheap. They’re not alien to us.
