twinskenny: Hehehe or Engr pastor Snr. Engr Twinskenny, I’ll report you o! In Nigeria, once you take up a supervisory role on any construction project (even if it’s a septic tank) and you’re the making all the decisions and payments and all sorts - you’ve automatically become an engineer. If you now manage to put one construction hardhat at the back of your car, you’re a big engineer. If you manage to drive any truck you’re ALL in all. _______ Some clients do give their supervisors these names just to massage their ego. “I’m using an Engr. on my project ” The question to ask is “What do Engineers really do? Setting the stage, picking the best players and watching out for things that can undermine result is not an Engineers job. I think a PM perfectly fit that description but a lot of things no longer surprise me in Nigeria. Fortunately we have a course in that field - Construction Project Management. Buying granite and cement is not what engineers do Any Baba Lati with many years of experience in construction can do that. ________ I did a project sometimes ago, we engaged Certified Professionals as Consultant Engineers and they only show up at every critical stage of work to cross the t’s and dot the i’s. |

vickzie: why does everyone have to pass through the sitting room to access the rest of the building. big rooms, tiny wardrobes, tiny kitchen store, put shelves and you can barely enter the store again. master bathroom intruding sitting space. poor planning and space management. I see a very large house but small dining. |

Modemy: Though am a silent reader on this forum but I need to say something on the issue of regulatory agency in lagos, Honestly they are not helping potential builder at all. In my own case I almost abandoned the project when I realised the money I will need to pay Lagos state govt before I can start building . Imagine paying 1.5m for tax when such money can go a long way in building process not to talk of other agency involved in building approval. For me you must be prepared when building in Lagos. Except you want short cut which is very risky and can make you pay more at the end of the day EOD |

davodyguy: I just zoomed the image and saw MPP&UD meaning it's the Ministry that did this and not LASPPPA or LABSCA. The commissioner and PS Control the ministry, while the GM of LASPPPA and GM of LABSCA report to both the PS and Commissioner.
The commissioner is the most senior, followed by the PS. But SA to Governor on Physical Planning is a senior to the Commissioner in terms of closeness to the Governor.
On why it's was sealed?
In my opinion
1. Building or built it without approval 2. Infractions ( when you submit a different plan, say 2 floors and you now go to 5 floors) 3. Failure to observe adequate set back 4. Failure to comply with Land use Zoning 5. Petition written against you by adjoining property owners 6. Building on road alignment 7. Building on right of way
One or all of the 6 reasons highlighted above could be the cause. After all, there's no curse without a cause You’re very correct! It’s the Ministry. Most people don’t even know their building can be sealed despite having approval.

davodyguy: Since you currently may not have a 'registered title' now, you'll need to get a survey plan of the land registered at the office of the Surveyor General, with beacon numbers showing, then hand the survey plan to your architect to prepare a drawing.
If it's a bungalow, you don't need a structural drawing, but for two floor building, you need a structural drawing.
You also need a soil test report. This is to tell you the kind of foundation you need.
Take all these documents to the LASPPPA office in your Local Government. They would prepare an assessment for you.
Assessment is done based on the gross floor area of your proposed building.
Less say your gross floor area is 300sqm, this size is multiplied by a rate of construction to arrive at assessed value.
The value in the assessment is what you'll pay.
You pay one to LASPPPA and another one to LABSCA called stage certification.
The part that out most developers is the tax clearance.
The minimum tax that LIRS will demand from any developer even in Ikorodu, Epe, Alagbado etc is ₦750,000 and if it's like Ikoyi, Lekki, VI, the developer can be asked to pay as much as ₦5million as tax clearance before you can be granted approval.
To LIRS, anything that makes you want to build means you must be rich. Hence, they ask for minimum of ₦750,000 from you, even if your land cost you ₦100,000
Give or take, the minimum to pay would be close to ₦1million.
How long does it take? It can take between 30 days to almost forever.
This is Nigeria, I must not talk too much I was on a platform and someone sent me the picture attached and asked “Why do you think LASG seal this type of structure? May I co-ask my Ogas in the house “What do you think could make LASG to seal this building?”

Please, how much is the average fee for Engineer's SITE SUPERVISION ONLY?
Construction stage - ground floor blockwork to lintel only Duration- two weeks Location- Ikorodu Project- 4 bedroom Duplex + 2 bedroom flat AND BQ
An engineer quoted me 500k, I believe that is too high. I think 300k is fair enough for this scope of work in Ikorodu. |

kopell: Scare ke, there are may places where 1.5m can build one moderate 2 bedrooms bungalow. In Lagos you no better, from land fees, building permits, towns planning fee, building approval, safety, soil test depending on location etc. So tell me all those fees when you do right, are the not more then 1.5m? Tax a lone to get approval is average of 200k or more, when you’re not regular tax payers in the state. The amount we use to settle in some part of Lagos will conveniently build a standard duplex in some states. To confirm, kindly ask how much it’ll take to get approval for a building in Ikeja GRA A lot of people will be shocked |

davodyguy: There's nothing like 'approved excision' signifying authorization to build.
There's just one agency in Lagos State empowered by the Urban and Regional Planning Law 2010 of Lagos State signed by Fashola to grant approval. That agency is called Lagos State Physical Planning Permit Authority (LASPPPA) and this agency is under the Ministry of Physical Planning and Urban Development (MPP&UD)
Land Excision is different from Building approval or Development Permit I think it’s fair to try to understand the message is trying to pass across. Land excision and building approval aren’t the same but you definitely won’t get an approval to build on an “Excision in Process” land even though omo-onile can trick unsuspecting buyer to buy such land. The biggest scam today that real estate marketers, promoters, agents and companies use to hoodwink buyers is “Excision in Process” and that they already have file number blah blah. I think every information is important. @somehow how did you come about “Approved Excision” |

EgunMogaji2: I’m laughing with you in Swahili my brother
I’m very much ahead on my micro estate than the giant estate developer next door. They’re even using my materials to promote
In the USA you’ll have phase 1, 2, etc Developers won’t open phase 2 for sale until phase one is fully completed. But in Nigeria they’ll open 100 acres for sale, no road, no infrastructure. I really wish we engage these guys parading themselves as realtors in intellectual debates on reputable platforms. I can assure you sir a lot of them will run. The installmental payment arrangement is to trick unsuspecting buyers to commit. I learnt this trade from the best of the best and they only do mini estates, upscale developments, condominiums and MTUs - and not all those mushroom estates with gigantic gates and few houses. |

n3xt: Do your due dilligence! Dont go and buy bush because someone placed a very big signboard with 3D models of some beautiful structures that's no one is going to build.
A lot of these estates have not even paid for the lands they're selling to you. Neither do they have approvals (it's not cheap to secure approvals for these type of projects). They're only waiting for your monies to pay the omo-oniles in tranches. I am telling you this as an insider in the business. The stewpid omo oniles too will take advantage of the situation and start unnecessary dispute on the land to extort fund from the promoters of the estate and that's it...
It's a grand scheme that involves lawyers, surveyors and other realtors.
I can't do much talk.... I only know a lot of people have got their hands burnt and I know someone here who built in a popular estate yet his house was demolished last year. He made noise on social media... but that couldnt help. So what can be done?Come together in groups and buy a small parcel of land to build mini estates. That's how some super-rich Nigerians made their fortune. They invest in mini but very meaningful estates (maybe just 10 buildings with nice swimming pool and state-of-the-art facilities). Only involve yourself in something you can fully control all the variables from the beginning to end and save yourself some stress of "family lawyer is handling it" |
