LastWeek1:That’s the person telling you the truth. You see!!! And he’s the one you’re doubting ![]() Because of the magnitude of my ongoing project (2600sqm), I’m doing 2100 per sqm and it’s 3.6sqm per bag. Don’t go and price the guy down o. He might not be able to source materials cheaper than I do. My StoneDust cost 70k and cement was gotten 2950. I recently gave a bill of #1900 per sqm for a 27,400sqm lot. |
cooljuman:I wish I have a free truck that can travel down. I’d have love to come and do cement business in your region ![]() There’s no way I’d spend 500 per bag on transport. Between the month of Nov - Dec 2021, I took about 12 trailers. I know how much profit I’d made from that if I sell at #3500 to you guys ![]() But unfortunately, I don’t have a truck that can do this. I’ll help you ask if from my link how to get it cheaper in PH. |
BiigTee:Let me clarify. I don’t sell cement. I’m only helping you to get at official rate the distributors sell it to retailers. So if you get it 2,900 at your location, I can get it lower. Just as you’d pay for cost of moving cement to your site when you buy from retailers, you’re expected to do same if you get from my source. _____ The cost of offloading is not applicable in your case. It only applies to those who participate in the bulk buy arrangement I do in Sagamu. I get the cement in bulk and everyone buying will pay the offloading fee of N50 (at my site) and move to their respective site (at their own cost). Some come in trucks and transload directly from Lafarge truck to save the cost of loading/offloading. |
Plumbing: Finishing Level
|
This one too dey ![]()
|
zuraking:I agree but if we don’t spell it out someone might be looking for this type of finish with a small budget. Everything na levels. Anytime people ask me to quote, I send them pictures of what each finishing level will look like. _______ There are windows that cost as much as 400k per unit (depending on design). You won’t put such in a 6 - 8m build. So I expect raymondfirstborn to have shown what to expect from the 13m build.
|
zuraking:Let’s settle this ![]() Pick one. All na house
|
LastWeek1:This is more like it. However, 4sqm per bag is a whole lot. I do 3.6sqm per bag with 6cm and 3sqm and few pieces per bag with 8cm. I never tried or encouraged anything above those numbers. |
LastWeek1:The last paragraph is where I’m confused. 4sqm - #2600 3sqm - #3200 How’s that possible? A bag of cement will produce 3.6sqm of 6cm thick interlock. - A bag of cement is around #3,000 - He will buy stonedust for casting and laying - He will pay his workers to cast and lay - Also use his mould. Please kindly ask how he intends to achieve 4sqm with #2600 or 3sqm with #3200. Don’t accept “Don’t worry Oga. It’s our job.” as answer. You need to be clear about what you’re getting from the guys. If he’s charging 2800/sqm, I’ll say that’s too much but if he’s saying 4sqm - #2600, I’ll be worried because it’s impossible! |
bixton:No! Hydraform brick is from SA. https://hydraform.com/products/interlocking-soil-blockmaking-machines/ The company I’m visiting is an indigenous brick company in Ogun state. They worked on Obasanjo Presidential Library Project.

|
BiigTee:Are you ready as in right now? If yes, it can be delivered to you between 2900 - 3000 around sango otta area direct from a Lafarge distributor. _________ Anyone in need of cement direct from Lafarge around Ijebu Ode/Sagamu/Ogijo can get in touch with me. 2900 excluding offloading fee (N50) |
Carmal90:If it’s working for you. That’s a good one! It’s hard to visible eyes except you catch them red-handed. They’ll seal back the bag neatly. However, an experienced labourer can sense the difference from the weight. When you sit a rebagged cement, you’ll also notice a void. Always request for factory sealed cement. I wish it’s that easy though ![]() |
EazyMoh:It has been a very long time. Arena is more like a civilized market in Lagos state. Maybe because of the armies sha ![]() Let me help you with a contact in Arena. Call Daniel 0703 946 0321 and send him the picture of what you want so that he can help you check it in the tools section. He’s in the market and I’ve transacted lot of business through him without leaving my house. He’ll gladly do it for a token. I hope he’s able to get it though. |
Commonsense101:Here’s the number 0818 888 5818
|
EazyMoh:Check Arena in Oshodi (Tools Section). _____ I saw it there when I was buying my car wrench. The guy first brought the mini poker before he later got me the wrench. _____ I can’t remember his number. Just check arena (tools section)
|
BiigTee:What qty will you be needing? |
saydfact:Smiles. I taya o. As if the cost of setting up these companies is just 100k and these companies are in the major cities not bush or hideouts. Even FG buy from African Foundries.
|
BiigTee:You should be able to get 3,000 direct from Lafarge Ewekoro. Let me see if I can speak with a rep on that axis. |
Carmal90:Bros, watch what you’re buying though. A respected engineer bought some cement 2 weeks ago and the ramp he used it to cast has not dried up till date. He must have gotten rebagged cement. A lot of all these unscrupulous elements understand that everyone will be looking for low pricing right now and they’ll do anything to offer you ridiculous price. I only buy directly from Lafarge and reliable partners. |
BiigTee:Oh! I hope it’s not a slab. If it is just quickly find fund to cast the slab because of the formwork. I can tell you the pricing won’t go lower than 2950 in the foreseeable future. So if you’re using 200 bags for instance, it’ll only cost you 40 - 50k extra. If you ask me, does it really worth the long wait? NO! You can even lose some of the things you kept on site while you wait. _____ If I’m a contractor on your project, I won’t wait for 2 months to get my job done and move on to other things. I’ll only try as much as possible to save from other areas. |
bixton:Relationship is everything. This is one thing I always make self builders to understand when they wanna chook eyes into DIY. If it’s about saving money, just forget it. If it’s about getting good value for your money and ascertaining quality on every aspect of the build - Go Ahead. I built a carcass of a massive dwelling for someone with 15m and he was like in his whole life he never believed foundation of such building can cost less than N4m I told him it can only be possible if you have a very good relationship with the builder/contractor/tradesperson who’s well equipped. In his case: - I didn’t bill him specially for formwork for raft; columns and beams; and slab ![]() - I produced over 15,000 sandcrete blocks for him at N40 lesser than market price - He’s not paying premium on concrete works. I have a mixer on standby for the project. - I supplied him sand at almost 10k lesser than market price. - I got him cement at official rate - He never had to build site storage as I shipped my container storage to the site for few nairas as rental fee. All these things are what increases the cost of construction. |
bixton:Is he producing on your site or at his place? You’re getting a very good deal if he’ll bring his mould to your project at that price. Keep and hold such guy tight o! I charge between 20 - 25k for rental of my mould (1,000 pcs) for 2 weeks and that excludes cost of transportation. Mould Rental is a huge business. It cost several thousands to invest in it. |
bixton:Including mould rental? |
Nero2424:For small projects, you can order from brick maker. In my case, we hired the machine from hydraform guys and produced on site.
|
LastWeek1:1. I can’t say much about his pricing. Pricing is location dependent. 2. He’s right about using few reds and blacks for demarcation and spotting but that’s fast becoming old school. Note: coloured pigments are expensive. 3. It’s not bad to add granite if he understands how to mix the aggregates correctly. I cannot guarantee that can be achieved with manual mix (hand mix which is what will be used) unless they’re using a mortar mixer (which is 98% unlikely). If you get good StoneDust for the job, you’ll have great stones. 4. The only way to monitor him is to agree on the quantity of production per day. If the total coverage are of the project is 500sqm, agree with him to do 50sqm per day. I can give you exactly the qty of materials that’ll be required for this including the number of hours 2 mason will achieve it and the number of moulds required. 5. I’m not sure I understand what he’s saying here on the molding style. If it’s about the mould sizes, I think he’s wrong it. There are more than 3 sizes of mould. The common types are 6cm and 8cm (thickness). 6cm is good for residential while 8cmand above is good for areas with large traffic (road, public parks etc). If you’re sure he’s talking about doing 4sqm for you, I think I understand why he wanted to add granite, it’s just to make the stones weighty. We don’t do up to 4sqm if you want quality stones. It’s between 3.2sqm - 3.6sqm per bag of cement depending. ____ I hope this helps. |
bixton:I think everything should be done at the design stage. |
megacontrol:I’ll send the number to you. The cool-headed guy I want to send hasn’t pick up but I’ll send the number anyway. To maintain those equipment, you need cool-headed guys who are not money-conscious. _____ He’s not Lagos-based. You may just need to show him how to get to basic spare part market (Jakande will be more like it). Just few pennies and your machines (no matter the qty ) will be working like new. |
uncleteeh:Ok thanks. I’ll comb Twitter |
uncleteeh:Thanks bro. Is he on NL? |

megacontrol:Have you gotten someone for this? I have few guys that I use. There’s also a guy at Ikota School. He’s pricey though. |
