bixton: Well like I said the sin of your engineer was not abiding to your instruction. Nevertheless if I were him I would have added 1 more course(block) to that before running the oversite concrete. Due to my terrain and certain other factors I try to do a minimum of 4 course off the natural ground level to mitigate capillary action.
If you have 3/8 (coarse sand) at your area and depending on it's price difference to granite, you can lay your DPM and do a rich concrete mix adding water seal cement to the mixture. You can determine the thickness to do since you'll still do screeding on the floor at the time you intend to lay tiles.
Also remember the advice n3xt or lastpage gave regarding the exterior of the build.
Good luck on your build.
Oh! My advice on perimeter drain?
For me, I see no better way to make your foundation maintenance free than to keep the waters away.
Soil quality and moisture content are the major causes of shifts in building foundations. Although the surface of the ground can appear stable and dry, continuous percolation of water around your foundation may cause more damage than what a DPM or DPC can solve.
Even a stable bearing soil can become insufficient if nothing is done to prevent water from getting into your foundation.
We even need to do more in this age and time that sandfilling aren’t allowed to compact naturally.
Did anybody ever tells you that its softer to walk on grass than Concrete And for your information, that Dude is me all day long on Nigerian sidewalk...The sidewalk is too close to the travelling lane; i still like my Amala and Egusi. LMAO
True!
I witnessed a man got knocked down last Monday on Lagos/Ibadan expressway. He had issues with his car and was on the emergency lane when another car ran into him.
lastpage: Brabus, Everyone to his or her own 'target market'. Weldone with all your Chalets and Self-service stuff, make all the money you can, l am happy for you.
lastpage: Thank you very much Sir, for the above contribution. It sheds light on a new area of our discussion: MOTIVE!
I am naturally a peaceful person. Infact, l desire Peace so much so that l will go to war to achieve Peace. My Parenst were Hosue owners since l was a little boy and l have witnessed this often "love-hate" relationship between tenants and House owners. It is just natural that we dislike our Creditors, because we have to pay them as at when due and in the Nigerian environment where poverty is rife, through no-fault of the citizens in most but not all cases, "Paying or Repayment is not usually a pleasant endeavour" so l can understand if and when Tenants try to undercut and abuse the Landlord.
I have also witnessed where Landlords get very greedy and try to exploit their Tenant! Landlords, though see their Buildings as their own investments, expecting a ROI on it and that is perfectly right, just like some invest in Stocks, Shares, start a Company that charges for Service rendered, Open a Supermaket/Stall and sell wares, etc.... all for the purpose of getting a Return on Your Investment, for now and in the future. So, the Landlord expects to be paid but some Landlords want to heap all their financial woes on their Tenant, forgettingthat we are all in this same boat of "I go survive, e nor easy"!
But no matter how nice and friendly the relationship between a Landlord and his Tenant are, MONEY and USAGE of the Property are two areas that always cause rancour, eventually. So, what ldo is try as much as possible, to smoothen that relationship by making documented provisions for all areas that may cause misunderstanding (usage issues) and also make provisions for how we will divorce ourselves AMICABLY, incase MONEY issues make our living together unworkable!
Where there are No-Laws, there is No Sin! Where there is No-Sin, Everything and Anything is Permissible! Where Everything and Anything is Permissible, ANARCHY Reigns!
I love Peace, l dont want Anarchy, so l put Rules in place, to guide my behaviour towards those that pay me money to live in m houses (I owe them a duty to enjoy their tenancy, in peace and quiet and to make their stay as memorable as much as is hunaly possible) and to guide their behaviour towards me (they owe me Payment as at when due and to use my house like it is their own). For example, when "Nepa Payment" was causing trouble in one of my very first house, l stepped in and provided everyone in the Twelve Flats Building with separate Pre-Paid Electricity meters, at no cost to anyone except myself! I bought Thirteen Pre-Paid Meters at almost a Million Naira, including one for Borehole Pump and General Compund/Security Lights, which l am responsible for topping-up till today, they dont fight each other anymore and my House is Peaceful.
So, l draw-up these Lease to ensure that everyone, myself inclusive, is "guided" by the Law and behaves as expected It has not failed me to-date. And l dont repeatedly charge them for "Agreement" every Year, as they Sign New Leases, that would be petty, even borderline greedy, of me because all l do is "Update it Yearly" by making changes to things like "Dates for the current Year", "Covid-19 protocols (Reduce Human traffic, Spray the Main Entrance gate with Soapy Water, Use the provided Bowl of Soap water to wash your hands as you go-in and go-out of your Flat into the common Areas, use a face mask when you are in common areas but that is being relaxed now. Their safety is also my Happines, a truly Sick Tenant cant pay for his tenancy )
Finally, a Houseowner cant trick tenants into signing a Lease Agreement, that will be unlawful and even criminal deciet! I discuss what will be in the Lease with them verbally and we agree. Then l draw it up in writing and give them to read and "iff" happy, to sign it or if not, revert back to me with their "concerns" which l will then have to explain to them again so we agree. If we cant agree, l dont sign a New Lease with such person. All these process are DOCUMENTED so a Lessee cannot claim he was tricked or coerced into signing the Lease.
For example, the Lease, being a Lease, says you MUST Leave and Surrender the keys at the End of your ONE YEAR Lease. Now, No Lessee wants to Rent for just one year and then have to pack out and start all over again! But that is what is in the Lease! l also have a Clause that says "You can make an OFFER to the Lessor (Landlord), Two Months before the end of your Lease, of your INTENTION to sign another One Year Lease, when the current one Expires. All negotiations (Offer, Variations if any, Acceptance and Payment) must be concluded by the End of the 11Month of your current Lease. This gives me the "30-days window' to serve the "30days Quit Notice", as stipulated in our agreement (If l really need to get the tenant out of my Building)). I then deliver the signed and perfected Lease, Three days to the End of the Current one and the Lessor keeps enjoying himself. Lessor and Lessee are both happy
But in all cases (except one till date), we always conclude the negotiations and l just Print another FRESH One Year Lease Agreement, allow Tenant to study and be comfortable with it, we both sign, l stamp-duty it and each person keeps their copy.
I think barring the really crazy one, which l would likely have filtered-out in the early approach (hence my suggestion that House Owners should not just take any prospective tenant that your Agent throws at you but you should personally be involved and interview them to sieve them to your taste), most Tenants will be nice to their House Owner, if you treat them with dignity, fairness and honesty. The odd-situation is when, for myraid of reasons, Tenant cant or wont pay his rent when it falls due, that is when @Lastpage becomes kind of unfriendly. I dont have time to be chasing One tenant over money that wont carry me far! Let me see bank alert and l dont have any business with you till next year. BTW: Why would you want to Void Agrements, using Letters and Counter-Letters? That does not sound appropriate in my ears. Everything has to be above-board, legal and must standup to scrutiny otherwise, you the Landlord, with get yourself into "legal trouble" down the line. A House owner MUST keep it legal and fair to all parties involved You are like a Daddy to your Tenants, so you must maintain respect at all times
The ONLY PLAN l have as a House Owner, is to ensure my Occupants pay me as at when due and Enjoy Value for their Money-paid and are safe in my building, at all times. No more, No less.

Sigh!
Do I really have time to go through all these whether as a tenant or a landlord?
Thank God I found a better way to make money off my properties without stress.
Serviced Apartments (short-term or long-term letting)
There are lot of these apartments in Abraham Adesanya estate. I was in one with one of my client during the Covid19 lockdown.
At 25 - 40k per night, I’ll still make more money than someone who let out a 3 bedroom flat (N1.2m/year) with less worry.
The agreement looks good but the part I can’t live with is going to court because I rent or lease out my property to a man paying less than N3,000 per night.
Before you get hearing and all those stuffs, it takes weeks, months, if not years and it’s not automatic the judgement will go in the owners favor all the time.
I don’t understand lease though but I understand Nigeria’s judiciary system to some extent.
Edit: _____ I have a tenant though in one of my chalet but he’s not paying a dime. He’s my kids lesson teacher and he has been with us for over 5 years.
My end goal is to make money off my properties and not to learn how to deal with bad tenants. If one business model ain’t working, I’d rather invest my money in some other line of business.

The issue here is: An estate agent came with a promo for plots of land near the proposed permanent site of the Federal University within Lokoja, Kogi State. The offers a mouth-watering to say the least. She said the place is a dry land.
I don't know much about Lokoja apart from what I hear, read and see when on transit.
My question now is, does anyone know that axis very well? How is the place like security-wise, and during rainy season?
The agent also told me that the realtor would be the one to design the plan [hand me a copy] and dig the foundation in order not to derail from the estate plan but I can alter the inner design to my spec. Is this how estates are built?
Your informed opinions please.
CC: Beframia Egunmogaji Rotech77 N3xt Muyi00
First of all, I don’t know anything about Lokoja.
Secondly, I’ll suggest you ask the agent to get you a copy of the estate’s Deed Restriction document to get more fact.
Deed Restrictions is a very important issue to address when building in estates (well established or otherwise). These restrictions include clauses like only single family homes may be built in the estate, or the servants quarters must be separate, or allowable room sizes, approved contractors and setback requirements.
I’ve built in an estate where I cannot have more than a semi-detached duplex on a land of 1300sqm
All these type of restrictions are obviously intimidating and illegal (but you have no choice than to comply). The ones I care about are ones that restrict building size, type or developer.
So I encourage you to get more facts about the estate from the estate managers before making any commitment.
I’ve had to fight some of these rules in some estate and convince the management of the estate to bend/abolish the rules in some cases. E.g Diamond Estate, Sangotedo, Lagos.
temi4fash: He didn't put nylon and he has finished the casting of the DPC/German floor.
Is there a way to still apply the DPM/Nylon before we continue.

Yes.
Sorry I realized we’ve ignored the problem and we’re casting aspersions on the site supervisor without providing any solution to the problem.
Here are my suggestions: (Not a Bible)
1. In order to prevent damp rising through the concrete floor and causing issues, a DPM should be used under any surface requiring waterproofing. So you can have this done before your finished floor under tiles or any other flooring type.
2. Make it a priority to keep your foundation dry all season. That I didn’t have a DPM doesn’t mean I ignore every possible source of damp around the building.
Check the drains, the sump/chambers, rainwater gutters, the building water line. Introduce a drainage around the building. Give it a flow path. Do anything and everything to keep the water away from your house. It’s far more reliable than having a DPM. DPM will only prevent water rising through the concrete. It won’t fix what happen beneath it.
Even a broken clock is right twice in a day. So you really believe that whoever abuses the President in this our economy is of lower moral compass? The first thing you should do is to check if you are guilty of what you are being called out for and make amendments or the least, apologize.
edoman2016: What do you refer as extremely cheap builds? If a client decide to build his house based on simplicity and functionality rather than luxury and flamboyance? does that mean his house is extremely cheap? Bro, you are mistaken. As far as the structure of the house is sound, habitable and comfortable, you have no right to call it extremely cheap build.
You have a point there. Not a cheap build. It’s basic yet functional build.
gabbytabby: The money na for self manage and self materials sourced project.
If it's going to be project managed by professionals just jejeli add 5m cos all them professional fees, supervision fees and if him watch over materials like I do na stroke matter or he will not do any other project as will have to open and close gate daily.
Mama, this answers my first question to edoman2016. I said "Which year was this?"
I've done extremely cheap builds on nairaland platform but as at today "Things are no longer at ease"
I've done a 3 floor project about the same time you did yours for N10m (carcass only) and I did a 4 unit 4 bedroom terrace duplex for N16m (carcass and fence only). Both project had 1.2m raft and we use marine boards for the project.
I've built a duplex in the worst of lekki land with N22m but it's shocking to tell you that I've spent almost N43 million on the same duplex between 2019 and this year and we are not done.
So I understand 16m can work in 2014, 2015 and maybe 2016. I am very sure it wont go that far in 2020. 16mm iron rod is sold 4,200 per length ma
temi4fash: Please I told my Engineer to put DPM in our DPC but unfortunately we got to site today and found out he didn't put it. He said houses around do have issues with moisture that DPC is good enough.
He didn't put nylon and he has finished the casting of the DPC/German floor.
Is there a way to still apply the DPM/Nylon before we continue.

1. Since you told him, s/he is a stubborn person.
2. Houses around me too don’t have issues with moisture until government did a road without stormwater drainage/management.
3. If the foundation is a raft and your land is not waterlogged/swampy area, he may be right if the DPC is solid.
4. How do I know?
5. I didn’t use DPM either and I’ve never experienced rising damp/moisture issues. If you doubt me, I can do a video tomorrow but don’t ask me to break my DPC I didn’t forget. I just didn’t use it and I can tell you no damp hia.
6. This is not to justify his action. He took a unilateral decision on your project and you’re the Project Director.
7. If you still love n trust her/him, talk to her/him about it and make necessary amend. Otherwise... go the Baba Egunmogaji2 way
8. There are still a lot of remedies sir even if you miss the DPM.
4 years old gate vs 9 years old gate installation.
Pic 1: 150kg gate installed 4 years ago.
Pic 2 - 3: 300kg gate installed 9 years ago.
Pics taken today.
The objective of my last post is not to compare gates. As a matter of fact, the post is only showing one gate (pic 2 and 3) so there's no basis for comparison.
Here's a layman explanation of what I'm trying to show there:
If you look at the pictures, cracks can be seen on the supporting column of the 150kg gate installed 4 years ago(only the crack was shown in pic 1 and not the gate) whereas the 300kg gate installed 9 years ago is still standing strong without any visible crack or defect.
What could be the cause?
Weight of the gates? No Cost of the gates? No Quality of the installation? Yes
@goodfaith I think you miss the point once again. I guess you are listening to respond and not to understand. In a house, it's always important to put your mind on items that should be quality upfront and those that can be upgraded later. Installation of gates deserves the very best.
jabolo: I like your contributions here, special kudos for re-invigorating the board but this is a certain shade of 'not good'.
Your client was vulnerable, needed help and you chose to stand aside. Unless there is a deeper issue in the untold backstory, it would not have cost you anything to check for her. Relationshps are concretized in such situations, beyond the mere professional stuff.
As a client, I won't press further but make a mental note ....
But ... #NoBeBibeli (I like this - lol)
Happy Independence!
”I’m not there to monitor.” literally mean “I wasn’t physically present on the site. His son was on site to receive the materials I sent to the place.”
Now you want to take a mental note of a problem I didn’t create or something I knew nothing about. Me that I was sleeping jejely on my bed expecting to hear that my materials has been delivered.
You see where I’m coming from.
This is a 2,000 seating capacity hall on a major road that was built by people I don’t know and on my first engagement I’m to help confirm the quantity of materials on site. A fully furnished hall for that matter.
It tells a lot about what to expect. I’ll take a mental note too.
I forgot to mention that ”Trust is our second currency.
Baba don’t tell me you’ll like me more than your family o
Aforxzy: To buttress your point. I am a structural consultant on a project now while my the client is abroad. He's always asking for update on the project even with his men on site. Sometimes he wants video calls just to monitor the project.
This is fine and normal.
Don’t make him ask for updates. Don’t rely on the information his men are supplying him.
I, at some point setup a camera for remote monitoring of activities on site. This is one of the reason I always open construction journals to enable clients monitor and give daily progress report of work/updates.
It’s a cool way of getting the owner who is the project director involved.
Feedback is our third currency
For someone like me, I love getting feedback from project site to see if we are actually making progress or things are retrogressing.
I’m not doing this to confirm if the men I have on site are stealing or cutting corners.
_____ For instance, I was at Ijebu Ode last Monday to check the progress of a project we’re handling there. The guys on site sent me a picture I cannot understand and I had to travel down to confirm the actual work done.
Wherever I know I’d be having issues trusting my guys on site to handle for me, I provide them all the materials they need and give them freehand to deliver the job.
I have an ongoing project that requires about 600 bags of cement. The owner decided to supply the cement while I supply other materials.
Two days ago, I was called that the cement has been supplied and the person monitoring the site has confirmed it.
This morning, I took some trucks to the site to deliver granite and we discovered that a drainage has been dug in front of the project and no truck can enter into the property.
The question now is “How was 600 bags of cement delivered to the site and there were no signs of vehicle movement as bush have covered the property?” The owner asked me to help her check the quantities supplied and I told her “I’m not there to monitor. Ask your son to reconfirm to you ma.”
In another similar situation, I visited a site where the owners younger brother was the one supplying materials and I was forced to ask “Do you guys always sweep the ground after every work done on site. How come there were no remnants of granites, no wood/iron rod offcuts, no binding wires... This is the strangest site I’ve ever visited in my life.”
Apparently he has been conniving with every subcontractors on site to rip off his brother and of course he’s there to monitor the job.
Aforxzy: For concrete 1:2:4.mix. It could be that the supplied materials quanities are not the right quantities, the contractor is using his own mix ratio or they are diverting your materials. Get someone to be incharge of record keeping for your site. The person should always confirm the quantity of materials delivered to site and the record materials used. This will help you know what is going on your site..
I’m not always bothered about contractors diverting materials. I’m more worried about the person monitoring and supplying materials to the contractor.
Is the person giving accurate information?
When I find myself in a situation like this, I work from distance because experience have shown me that those people we chose to monitor our projects are the main thieves.
Whether brother-in-law, sisters, uncles, friends, aboki mallam or relatives - my experience with most of these people has always been the same.
If you can’t afford a reputable construction company and engage a professional estimator to prepare bill of quantities for your project, find time to come and sit on the project and only work whenever you’re around.
Contractors too are human being and they should be treated with respect.
Up till date, people supervise my personal builds and I don’t go about telling people “my supervisor is a thief bla bla.” 3 years after one of my project was painted, I didn’t set my eyes on the house and I live in Nigeria.
If we can’t trust the judgement of the professionals we engage, why did we engage them in first place. If I don’t trust my wife, why did I marry her?
vickzie: it happens when clients who aren't technically inclined decide to bypass the professionals in construction and engage the artisans directly, you get such dangerously poor quality outcome.
I also think structural engineers need to let people know their importance in construction projects.
Most people don’t know elevated water tank towers are designed. They assume it’s just welder work.
Most people don’t know steel roofs are designed. They just assume it’s work of steel fabricators.
Focusmind: Chairman, can I see the full picture of that black gate? I am not interested in the beam and pillar mixture argument. The gate itself caught my attention.
