However, I've given free consultations on this platform times without number to respectable members of this thread.
Besides, you didn't tell me what you need me for.
Thanks.
Thank you sir. Don’t stop to give help.
To become more valuable, always add value to more people.
I never had to apply or press for my first Nairaland project. I only point the client to the errors in his design (toilets were just 900mm). I knew he didn’t know how small that was and I asked him to get a measuring tape and check what 900mm looks like. That was how I was engaged to provide a new design and build the house.
Our initial discussion was to help oversee procurement.
We’ll discuss my project later. It’s a build, operate and transfer project and I’m trying to weigh in on options. I’m just a little busy right now.
abdulwastecx: The question is if you need to raised the building so high, why not just build a perimeter cantilever retaining walls around the mini-estate, then fill the inside walls at a regular interval to achieve a suitable bearing capacity that the one storey building can rest on comfortably?
The land has already been sandfilled many years before purchase. There were existing blocks (almost 5 years old buildings) on the left and the right side of the development.
n3xt: When I designed the first model of this building in 2012, parapet and curtain wall wasn’t in vogue then so we went with cladded fascia.
This is my no. 8 model of this particular build. However this is coming with new additions.
Configuration:
- 5 Bedroom Duplex (all room en-suite) - Game Room in the Attic (Yes you heard me attic ) - 2 large living room - Ante room - Sky Roof (yet to be installed) - Gym - No wraparound terrace but there are balconies on 3 sides. - 2 entrances - Smarthome Technologies - 14ft headroom ground floor - 13ft headroom upper floor
And then there’s: - 2 Bed Apartment (all room en-suite)
true2home: Hey Bro. I for one is glad to see you return to continue to share your experiments and acquired skills with the "House". i love Contemporary Designs and Smart homes. I believe its actually cheaper to build in Nigeria than oversea because the labor abroad is nothing but Highway Rubbery!
I will need your advise on some Tech stuff, I am from Ilisan and i should find you in Sagamu once all these CORO Sh*t subsides. Shoot me your contact; trying to email people here for me is not working out for some reason.

true2home: Hello my ppl, There are many communities in Nigeria that are underrated and underrepresented online. Such is Opic Estate Agbara. Even the Opic government are not doing justice to the Estate. It's beautiful place to live. Check it out yourselves and please add pictures of this area if you have one. I'm not selling anything ooo, just love the area and feel I should share. Thanks
The last time I was in Agbara was about 22 years ago. I really love the estate. I attended Living Soul Baptist Church then.
true2home: Door Painted...Im glad we went with the locally made doors. The decision was kind of hard but anything to promo our home based is good for me.

Oh wow! The man with the L-Pad.
I heard Ilishan is the place now. The last time I was there was in 2007/8.
Well my number remains 08023429122. It never change and I remain Brabus.
topsy23: Some client doesn't like average things to be installed for then. Nobody can compare PHILIPS, THORN fittings with AKT. there is a BIG different between them . I work for a client in Akure, alagbaka area. All what he used installed is From uk. He even plan to import cables but we made him realised that Nigeria cable is far better than imported cable because of the voltage and frequency we use here.
Please let us always encourage them to buy. You can always ask them to link you up with the manufacturers for installation support. That’s if you ever need one.
Focusmind: Mehn, I am learning a lot here. I used to see this automatic gate thing as one complicated matter. I first saw it in my hall of residence in UK as a PG student in 2008. The smaller one for pedestrian had a sensor that once you are approaching the gate, it would open. The big one had a sensor that recognizes the sensors in the windscreen of incoming cars as only those that were living in the compound are allowed to come into the compound with their cars.
Sensors were given to those big boys students with cars but for visitors cars, the gate would not open for them.
Those bigger boys were holding less than $30 remote. My NOVA remote is sold 10k pere. You can even set it up for condos.
Even GSM module is just 35k.
Make I chill jare.
I honestly don’t know how some people look at us in Nigeria. We are monkeys abi?
EgunMogaji2: I don’t get it either but you have to consider the audience.
I donated 4 solar street lamps to my association. When it was time to add more they went and bought regular ones and setup an actual light switch on the NEPA pole.
So months later we have new people move into the community and the complaints started that they too want the solar lights in front of their houses instead of the NEPA powered ones that’s almost always in total darkness
Me I just read the WhatsApp back and forth smiling.
Technology is out there, people need to read up on it and cuddle it.
Solar light = turns on and off automatically, never needs power from solar.
NEPA street light = need to be turned on and off, doesn’t work without NEPA power.
Upon further research I found out that the complaint was that some artisans working nearby were afraid of the solar and started spreading rumors that the solar uses human blood and destiny to work. Imagine that.
Everything I’m using for my current build is ordered from US even taps.
If it can work over there, it’ll definitely work here.
And for the records, I’ve designed a kitchen for a client here that was supplied by Wickes.
It might not work for all but there are just some people who can’t trade quality for anything.
I’m not in the class of people who’d say AKT is better than Phillips light bulb. Whatever the client wants, I encourage them to get.
twinskenny: lol all all these new ideas are welcome.. but can we actually maintained it? then the issue of power supply... how many of us can afford 24hours power supply ?
a lot of stuff are easier said than done.
What maintenance do you require for a system that uses DC?
My 12V pump has been working without issues for years.
I still don’t get the maintenance we talk about.
Do I need 24hours light to maintain a DC pump that’s connected to my inverter?
Or do I need 24hours light to run a gate operator running on 650VA UPS battery? The system runs on battery for 3 days without electricity supply mehn.
The gate operator has a lot of features that can be set on the onboard controller using the ChronoGuard timer.
I did most of the additional stuffs myself. I just tell my electrician what to do.
The system is pretty simple to operate.
n3xt: Check online for Centurion Automatic Gate Operator. I know it’s everywhere now. I’m using D5 and it should be around 300k now. I think D5 can carry up to 500kg gate.
I bought 180k about 8 years ago from Nevosys (also a nairalander) but he’s no longer in town.
I never use local gate roller installed by my welder. Nevosys gave me a very good gate roller (imported) which makes the gate operation very smooth. My 2 year old can easily open the gate without help in manual mode.
There are other add-on modules that can be purchased at extra cost too (GSM module for remote entry, infrared beam etc).
sinorte: Please I'm interested in this. How do I get it?

diordaves: Motion sensors and CCTV are smart ways to secure the home. This approach is very ideal for personal homes or rental properties where the service charge can maintain the gargets.
Please note that in Nigeria, continuous maintenance of home fixtures is a major issue. It is not a smooth sailing and non issue as it is abroad. From generators, to ACs to solar panels and CCTVs . Maintenance can be cumbersome in Nigeria. So if you are adopting smart technology in Nigeria or bringing a niche solution from abroad, factor in sustainability and easy availability of spare parts in the planning stage so the gargets don't fail in no time.
To be honest, I think your Nigeria is kinda different.
I’ve been using automatic gate operator for almost 8 years now, the only maintenance I ever did was to change my battery.
Guess the amount. It’s just 7k! My gatehouse is just a complete waste.
I use motion sensors too and automatic sprinklers. These things don’t just pack up. Even when they do, just go to Ogunpa market if you’re in Ibadan or Oshodi if you’re in Lagos, those guys can fix anything.
After reading the alleged twice a year cleaning I went outside and opened all my modern USA style inspection chambers and zero issues noticed
That’s why I asked what type of repairs do the plumber want to carry out.
@Focusmind don’t go too low if your project is in Lekki or waterlogged area. Brick chambers aren’t watertight o. It’s unlike pvc chambers that you can easily add pipes to raise it above flood level.
When we talk about PVC inspection chambers, T-pipe is just one out of the many components required.
There’s Y-pipe fittings. There are reducing pipe fittings. There are angles, bends, lid etc. There’s 4in system and 6in system. The system is and should be designed by pros.
You only need k-rod to do maintenance and that’s if you ever need to. We don’t use tissues here
diordaves: Now let me put back the question to you: look at the T-pipe I have attached and tell me how you would carry out blocked or maintenance work without tearing down the whole drain network if T-pipe is installed instead of chambers?
coldcandy: With roof beam, you still need columns to transfer the load to the foundation. With this our kobo kobo bungalows, how many columns do we put in them? We just use 2x6 wood as beam and trust the blocks to carry the load.
I rest my lord.
Edit:
Again, don’t you think you need columns to support the imposed load of the chained lintels?
This is why your structural drawing should always be your reference and not how Mr. ABC did his own or as the spirit led.
coldcandy: Yes. That's the job of the roof beam. But many homeowners dont do it cause of finances. Some people just fill up the block holes of the top course
Isnt it better to steward them to do roof beam which is far more important than chained lintels?
diordaves: Let me attempt to ease your confusion. Please note that EVERY HOUSE NEEDS AN INSPECTION CHAMBER be it plastic, pre-cast or in-situ built.
This forum can be a rich source of information regarding building, but occasionally, some fancy impractical dreamy ideas are propagated by some. They see some solutions abroad or online and without a full understanding of the situation and solution, start calling for such to be implemented in Nigeria without marrying the abroad (internet) solutions with the practical reality in Nigeria. This T-pipe and chamberless home is a dreamer idea.
You need chambers to have access to periodically clean and maintain your drains. Not only when the drains are blocked. You should clean your drains minimum twice a year. The chamber offers the possibility to do so without disrupting the drain network.
You need chambers to isolate the problem when the drain is blocked. This is particularly important in a block of flats. For example, you have a block of flats and Flat B is blocked. With chambers, you can isolate Flat B and deal with the problem without affecting other flats unlike T-pipe where you need to shut down the whole drain system just to fix a simple problem. And with T-pipe, any blockage will affect the whole flats. This is a cheap amateur plumbing solution. Not professional.
Now abroad solution and applying same to Nigeria. It is a legal requirement that homes MUST have inspection chambers. In the UK, we call it drains. This is where waste water and rain water flow into in the first instance and then into the council drains. No building will pass mortgage or planning approval with T-pipe as chambers. This is just a fancy idea.
There is this flat I wanted to extend and modernised here in the UK. The extension means the drain needs to be moved. My council turned down the application because they weren't convinced there's enough room to include a proper inspection chambers.
So go with your plumber. If you don't like the aesthetics of protruding chambers, do the chambers below ground level or at street level. But chambers you must have for periodic maintenance of your drains. Not only when they are blocked.
With the aid of a simple diagram sir, please can you explain how you intend to use brick chambers to achieve the above that PVC inspection chambers can’t achieve.
coldcandy: To save some money: Chain the external walls, for interior walls only put beam on door ways. If there's money: chain all walls! It helps to stop further propagation of cracks caused by heavy weight of roof
Wouldn’t a roof beam have done a better job instead of a lintel?
rotecch77: Actually the primary purpose of lintel is to cover the opening void top area to receive block or brick There are others material aside concrete to cover such area I.e specially made thick plastic, steel beam, reinforced concrete.
So it’s not compulsory to chain it round but if you have enough money to do so then you can go ahead to do so it’s will gives some secondary purposes.
More so if you have columns in the building and you chain it round it will help to transfer load to the columns then from the columns to the soil.
In addition, watch this video to know the importance of a lintel in a house.
