n3xt: On interlock, here are important things to note:
For 6cm thick mold only
36 pcs of stones make 1 sqm using Double T 36 pcs of stones make 1 sqm using Zenith shape 50 pcs of stones make 1 sqm using “I”
30 tons of Stone Dust will produce 280 sqm of 6cm thick stone
1 bag of cement will produce 3.5sqm of stone.
Good pigment to add colour is sold +/- N50,000 per bag.
Labour charges varies from 500 - 700 per sqm for casting and laying. This depends on your bargaining power. Some people will even charge you more if they notice you have no idea.
In few hours, I’ll kickstart a fresh interlocking brick project. The total area is 420sqm and the thickness is 8cm.
Tag along as I show you how to manage your interlocking brick flooring project and also reveal some of the less-known things related to such a big project.
It’s all pretty easy when you understand how to simplify everything in your project and save big but as a newbie that leaves you with plenty of details to figure out.
#WhenTheoryMeetsPractice
Target Audience: those who want to live large yet save big on their project Those who believe life must be unbearable for every owner-builder and those who have a problem for every solution should just ignore my posts, abeg!
rotecch77: Yes that is what I mean about 1 1/2 acres of land for the interlock area. The money spent also is not bad But I think in any future work someone can arrange such BIG space to achieve some leaser expenses.
1. A space of about 650sqm (1 plot) can be calf out as production and others activities area so that the remaining open space of about 8 plot will be free for compaction and laying.
Baba, trucks too needs space to move too. We first delivered 8 trucks during production.
I had to ask molders to spread out so that we won’t spend millions moving stones.
Beside this, we also spend a whole day to move the interlocking bricks closer to the next area we are compacting.
I couldn’t use the open field because the landscaper has treated and planted field.
rotecch77: That means the whole area is about 11/2 acres of land wow. Or it’s diff location total 6000sqm. In all ? Then I think a well site organization will be best to achieve more open space since you are producing the interlock stone is batches. But the good things is that the machine is yours now which can be used for future project.
The total area is 2 Acres.
Built Area - 1,600sqm Interlock - 5,966sqm Open Field - 2,000 +
Even with on-site production, I still spend over 120k on labour to move the interlocks alone.
rotecch77: The compacting machine is very nice But the guy that quoted 15k per day for 20days which resulted to 300k for only compaction is a Thief. When you can compact a whole plot of land of about 650msq in just a day for just 15k
Is he compacting a whole community......20days Kilode.
The overall sqm is about 6,000sqm. There’s no way we could achieve 650sqm in a day when the same compound is filled with interlocking stones.
It’d be easier compacting 650sqm in a day if we are buying the stones or producing in a different site.
The reason for on-site production is to cut off the cost of transporting the stones to site. We were able to save over 500k using this approach.
Dennis3D: I just did one recently. It doesn't have any effect on POP If it's done well. POP doesn't carry ceiling fan. Only the fan hook on decking or on wall pate or roof beam does.
See picture below. Did this on a 25yr old building recently just two weeks ago. See my thread for full project pictures...
Enyinne: Thanks Oga . Pls any carpenter that can do good job as i will like to get cost and compare with different carpenters before giving out d job .
The same guy can recommend a carpenter.
I love using the same team for my roofing project. It saves lot of headaches and blame game.
“Na carpenter’s responsibility” “Na roofer suppose do am.” If you understand what I mean as owner-builder.
KIDfurniture: Apologies ... it's the norm in Nigeria . Apologies
Respect sir. I duff my hat for you.
I definitely understand the naija factor and our herd mentality but I still believe that we have some great people in Nigeria.
“Tendering an open apology” is a great virtue of strong men. I respect you for that.
I recently expressed interest in a contract well worth some tens of million. I was doing this on behalf of one of my tradespeople (an illiterate guy) who cannot safely compete with other bidders. The owner of the project asked me if I’m a middle man.
I just smile and told him “I love helping people doing good job but can’t really express themself out there. I just want to throw my weight behind him and nothing more.” I only helped him to cross the ‘t’s’ and dot the ‘i’s’
In the process, I’ve shown him how to prepare a winning bid, present and every other thing in between.
A lot of people are loosing out on opportunities not because they’re not good/skillful but because they lack what it takes to compete in the real world.

Chekitaut: In Lekki what supplier do is if you want 20tons @55k they load 10tons sand @25k road expenses@1500, the rest goes for transport.
If you call for 5trip at onces 1st trip will be 13tons others will be 7.5tons drop it on each other you will see them same size but you are simply ripped off.
That’s why I will buy another dump truck. I sha cannot come and be paying money to transporter and say I’m building a house and yet getting ripped.
My truck load what I ask it to load for me.
Pic 2 shows what 30 tons of sand look like on my site and the cost to me is almost nothing.
Chekitaut, no pun intended. I’m just been realistic here.
Disclaimer _____ Pls don’t go and fight your supplier o. I cannot pay much hence the reason I bought truck to keep my expenses low. I don’t do paper calculations only, I put whatever I say into work. Instead of buying a site pickup/truck, I’d rather buy a dump truck and save big.
I observed a lot of people read my posts but don’t do what I do and expect the same result.
I did some trials over the week and they were excellent.
Here are the things used for this project:
- Pier/Pillar Cap Mold (newly fabricated) - Concrete Sphere Mold (newly fabricated) - Belle 130l electric mixer - DIY Concrete Vibrator for small forms using my sander machine. This worked excellently. - Sand - Cement - Granite - Wire gauze to reinforce the form - 8mm iron rod
Note: It’s important to time construction projects right so that temperatures are not too warm when pouring concrete. We poured the second trial late evening and planned to put shade cloth over it during the day to keep it out of direct sunlight.
Pic 1: Concrete Sphere Mold Pic 2: First pier/pillar cap trial after 12 hours Pic 3: Concrete Sphere on pedestal
Right now, we are waiting till next Monday to demold the pier cap and the concrete sphere. ___ If this comes out well, next weekend I’ll be working on how to mass produce the project.
If you’re a DIY hobbyist or owner-builder, please consider keeping or having a 110l or 130l electric mixer on your project, it gives you better concrete mix. I’ve had this one for over 9 years and I’ve never had to repair it. I use it for mortar mix, precast concretes, and other applications during my DIY projects.

mrsteel: Nothing is messing the building up! We all have distinct aesthetic preferences as individuals. Because an art design does not please few individuals doesn't mean it has ruined a building! It is just individual preferences. Same way some individuals prefer high roof to low roof & vice versa. It is just an artistic design & has no bearing on the structural integrity of those columns.
Of course! But it shouldn’t have been left that way.
Enyinne: Pls sir,I'm interested in this roofer guy as my project is nearing roofing level .My location is lagos . How can he give me quote if need be . Thanks for the good job ur doing .
He’s Lagos based. You can get in touch with him. The only guarantee I can give you is you’ll be proud of the quality of your job.
I’ve seen roofers and I can tell you he’s exceptional. He can also work with your carpenter if you already have one.
EgunMogaji2: I join you in rebuking those unfinished pillars. Actually I cast and bind any architect that’ll put pillars on any of my projects
mufutau55: My brother... I thought I was the only one that hates those pillars that the bottom are not standing on anything but just postruding. I had same sitiation on one of my project, I had to tell the bricklayers to put one extra courses of block as to make the pillars stand on a base that makes it levelled. I hate those pillars without base. Lack of finishing. Thanks.
Hajji M.
In this case, the project owner was adamant. I advised him to put blocks during the laying of the interlocking stones but he said he see no reason to add extra course to make it level.
It’s sad when you see people complain about little things that makes a very big difference on a project. This is a project of over N200 million and just less than 40 pieces of 9in blocks to fill up the void is messing it up.
Edit:
These are part of the danger of not having an engineer or an experienced professional on a site or trying to DIY critical stage of work or refusal to listen to professional advice. Someone should have established the finished ground level before the sandfilling of the compound and installation of the pillars.
I think the person to blame here should be the ornamental guy. Adding at least one course of block below the pillars or at extending the base could have save the worries.

I need to do my roof but I’m apprehensive as I haven’t done a roof that I had no regrets on in Nigeria.
A lot have happened in the last 5 years.
Here’s the thing I tell the guys “This is a test. Do a good job and you’ll never have to beg for job again in your life. Be contented with whatever you’re paid.”
The guy can visit your project as soon as you’re ready.
kingzsoul: Good morning guys. I must comment that you guys are doing a nice job on this platform. I do see alot of motivational comments about projects here which made me to secure half plot of land in ikorodu. I'm a 33yrs old hustler and planning to start my project too early 2021. I'm not in a haste to build the comfort that i want even if it takes me 5yrs. Planning to build a 2 bedroom flat bungalow with a penthouse as the master bedroom. I'll update you guys as soon as i kick off the project to get info when i need it and i hope it will be available
I pray we all achieve our dreams. shalom!
Amen! It won’t take 5 years. Just be courageous.
I’m doing my current build for one of my juniors back in the days. When he first approached me, I smiled and told him “Do you have N50m?”
He said “Bros, it’s you I want on the project. I know you’ll guide me.” We initially planned bungalow but we eventually built a massive duplex.
In less than 2 years, the house is nearing completion and he has also acquired over 14 new plots in choice area in Ibadan.
omanzo02: Are you the body builder swaggering on the job?
Why can't the pillars have complete footing/stand, I mean why is a portion always sticking out?
This kind of pillars are only common in Nigeria or should we call it Nigeria architecture?, it always look like an amateur job/design looking at it, worst of all every Diccck and Harry's just copy.
One of my support guys was the guy.
I only worked on landscaping, hardscaping and flooring. I’m not the builder or the architect of the project.
earthrealm: Nice detailed explanation, i wish more nigerians are this detailed.am interested in buying a small compactor, where did you buy yours?
2ndly, who knows where i can buy drain snake, Jumia has but shipped from overseas.have hit the toilet blockage with 60psi air gun over 20x, no dices, instead the pan connector is leaking
I bought my own from omo ibo in Alaba
He sold me my poker vibrator, pumping machine and many other tools of trade.
flekky07: I will not want to go into you breakdowns, but will tell you all the cost varied location to location, labour also site preparation cost locations determine it.
Your bill is accepted to be a guide to any.
Mama, take time to read my explanation very well. I’m a bargain hunter and I keep same set of workers for years.
I’m happy to pay extra money to take care of their travel cost to any location in Nigeria but never to pay 1000 for a job that’s good for 500 because the location is
I believe cement cost is universal. I didn’t bother to fix cost of stone dust because of distance and the location.
But is diesel, casting leather, compactor something I can’t move from Ibadan to Kano in order to save cost if the cost really vary by location?
flekky07: Brabus, i swear you good at breakdown, but i am not sure you really showing other things here, i am once a victim of your wonderful analysis, that end uo giving me drop jaw... This analysis also put QC1 in a terrible corner... Those abrakatabra... u apply on paper don't seems to work on practical, alway make you analysis on estimates not facts.
May I ask which part is unrealistic.
The labour rate? The price of cement? The unquoted price of stone dust? The price of diesel? The cost of renting compactor? Or the quantities? Or the number of stones that makes a square metre?
Or the uniqueness and peculiarity of each site? Some site will require just 5 loads of sandfill while some will require 50 loads. Or the site challenges? edit: While you require just 30k to transport stone dust to some site, you may end up paying up to 80k to move same quantity of material to some other site.
If you don’t get right quantity of materials (stone dust), it’s not the fault of the estimate. It’s because you’re ripped of.
hmohammed: Before I built my house, I used to visit the property section a lot and I see people respond to questions like this and my perception at that time was that the questionnaire was always right and was impossible to build with a reasonable budget.
I won't respond to these questions like people do because I have nothing to gain. I am an accountant and not an engineer and don't want anyone to give me any contract or even consult me set on anything. All I know is that you guys scare a lot of people from building their own with your funny quotations.
Stay blessed
But a lot of people have a lot to gain from you. I’m simply asking you to back your claim with fact and figures.
Do you mean we should simply agree with you without any proof? No pictures, no drawings, no quote. It’s just your words!
KIDfurniture: Mention no name to get it cheaper ...the man go wan give bosun some cake from whatever u pay which means he will have to add extra to entertain bosun....
Smiles. And you think I’m in that class.
Sigh!

AZUH: yes thanks sir . I had to remodel the chickens pillars . Dpc is still down but I have learned from my mistakes . Thanks to N3xt . He sent me a helper. Na to demolish am remain.
Even when AZUH was saying “Thank you” the other time, I’ve forgotten that I sent him a helper.
For the records, the 5% discount is on his labour, you can go and buy your materials anywhere you like. Also, it’s not mandatory to get in touch with him or give him work o.
