raymondFirstborn:Good morning bro! I was searching online for pool guys and your name came up. Can we discuss? I have a small “kobo kobo” pool project in the pipeline. If the budget is fine, we can deal. https:///message/6RNRHUTTNYCJI1 or 08023429122 |
n3xt:Even my ongoing project in Ibadan, I did the needful on the Ibadan Circular Road.

Abolarin91:Yes, you can and in a state like Lagos state, you need to be double-sure before you buy. Don’t buy any land or property because it’s cheap! In 2011, a client contracted us to conduct a geotechnical soil test on a plot of land in Ogombo, Lagos state. After spending over a million on the test, he ended not buying the land. One of my ogas here called it “Spending thousands to save millions.” Ogombo Soil Test: https://www.nairaland.com/687022/building-luxury-block-flats-day-to-day/22#up Invest wisely. Just last weekend, I was at a site in Badore and we were discussing the 4th Mainland Bridge Project and I can hear some people praying and wishing the project won’t happen. https://www.nairaland.com/3129752/4th-mainland-bridge-houses-demolished It’s Well! Charting your land and obtaining land information will save you from worries “Lagos no be ” |
Person2person:Thanks. I think I found what I wanted already. |

kopell:Smiles. ![]() I assume you know Diamond Estate, Sangotedo. He did more than 70% of the buildings there and many other estates. If you read my message well, I never said he did 3000 houses this year. I said he has done over 3,000 houses in Lagos. I also said he was sick for over 2 years and he’s just getting back into business. As for 4, 7, 12 - they’re are suggestions. The final decision rest with the project owner. |
babeline:Kindly share the picture with us. Thanks. |
n3xt:But for those like me who want to manage their kobo kobo project without going to LAPO, here are tips for you to manage your build: 1. The project is your personal project. So you’re the Project Manager. There's no need for extra cost or fee of supervision or project management fee. Always come to Nairaland to tap from others who have successfully built their house. 2. Negotiate like no man’s business. There’ll always be someone who’s willing to do a good job just to showcase himself. My plumber saved me over 300k on a recent project. How? He was sick for over 2 years and he’s just getting back into the business. So, he need jobs. This is someone who have done over 3,000 houses in Lagos. So don’t be afraid to negotiate! 3. Buy materials (sand, granite etc) from those who own their truck. They’ll sell at 1k or more lesser than the suppliers. 4. Ignore DPC but FILL UP your hollow block holes with polythene and blind with cement and sand. Edit: Use Slurry Concrete (I know there are construction police around )5. Use 6 inches block where possible. Using 6 inches block means less cement and sand usage. 6. Precast lintels instead of the traditional lintel construction. Pretty easy and it eliminates the need to pay extra on woods and carpentary labour. You can engage 2 labour to handle this for you. 7. Use Sliding window without net. Net installed separately or install later when pepper rest ![]() 8. Used 12mm iron rods for the burglar proof window. Check out from your local welders for some nice 12mm burglary designs. 9. Use panel doors from local sawmill 10. Tiles in the living room and screeded floor in other rooms. 11. Go for chamberless outdoor plumbing. Use well ring for the soakaway. 12. Asbestos ceiling in all room except living room. Ceiling noggin at 2 x 4 on the exteriors and 4 x 4 in the interiors. 13. Used block construction for the kitchen cabinet with only the front covered up. 14. Used soil excavated from the septic tank and soakaway for Sandfilling the building. 15. So many other cost saving methods can be explored. 16. Always make the boys happy all the time when you’re on site. If you go this route, you'll see that you can drive down your cost by up to 40% |
saydfact:Not just the cost of materials. I’m currently doing a small build for a friend in Ijebu Ode and his bro was like we’ve spent over 1.4m on foundation. I just smile! Here are some of the things that determines your build cost: One would ordinarily imagine that a build in Ijebu ode should be very cheap na 1. Unregulated Building Material Price 1 Volvo Truck of Sharp Sand in Ijebu Ode is between N33k - 35k. That’s crazy when compared to the cost of sand in Lekki. The same sand cost 17k in Ibadan and Sagamu. Now if a contractor in Ibadan is asked how much it’ll cost to do foundation of a 3 bed bungalow, he might advice based on his environment without considering the variables. 2. Land Topography It’s very wrong to give an estimate without a physical assessment of the land where the project will be executed. 3. Shady Contractors I don’t know how to explain this. Some people just want to jump on a project at all cost. The easiest way to know this is to ask them to break out the cost as follow (let me use layman terms): Substructure/Foundation - ![]() Digging, blinding, block work, sandfilling, DPC Superstructure - ![]() Block work, lintels, columns and beams Roofing Sheet/Woodwork - ![]() M&E including Electrical Wiring - ![]() Plumbing, Electrical Pipe work and wiring Plastering - ![]() Ceiling - ![]() Toilets/Bath fittings - ![]() Wall/Floor Tiles - ![]() Window/Burglar Proof - ![]() Doors - ![]() These are reasons why most projects get stucked half way. It’s simply because the owners were wrongly advised. I love the way @DubemCapital1 lay out the costs but please always add that this is just a guesstimate. The final build cost will be determined after physical site survey is carried out. |
saydfact:Honorable Minister!!! Pls off your mic ![]() |
SanniOluwafemi:Thank you sir. I’ve checked it out and I found your floating shelves a lot interesting. I’ll send you exactly what I want. You’ll do a sample. If it meets our requirement, we can discuss further. I hope that’s fine? The sample will be paid for o. I’m not that mean. Thank you sir. Pic 1. Floating Shelf by Maplewood Furniture Pic 2. Good morning Door Suppliers/Experts, I’m looking for internal doors close to the doors below (locally made or imported). Size: 900 x 2100mm Thanks. must-haves: clean veneer finish; good hinges and locks nice-to-haves: modern handle
|
Abolarin91:Ok. I’ll let you know when I’m set to use the boards on my personal project. For personal reasons (not limited to privacy) I use personal builds for experimental projects to showcase the endless possibilities and not clients projects. I’m currently working on NextHome20 and lots of these modern stuffs (floating staircase, skylight, pivoting doors, floor-to-ceiling windows etc) will be put into use. I used plasterboards in NextHome H52 in 2015 but this time around NextHome20 is a purpose-built modern office with even more features. Pic 1. - Installing Manhattan Skyline mural inside NextHome H52 Pic 2. - We are replicating everything in this pic in NextHome20. I don’t like decorative cornices anyway so I don’t care if it’s tagged cheap or boring. Pic 3. - I fell in love with skylights and we are incorporating it into our flat roof design. So I’d definitely be happy to extend an open invitation to anyone who want to see.

Wyloutproperty:Nice. I tried to ask around for knauf and siniat yesterday but most of the suppliers I contacted don’t seem to have it. I was only able to get pricing for ABS and one other product from Turkey. You know all those “These one too is good” marketing gimmicks. Can you point me to a place to get those high quality boards in Lagos? I checked Jiji the only thing that came up is on knauf mineral wool |
Drywall, Plasterboard or Suspended Ceilings? Pls do you due diligence. I schooled around Jibowu and I can tell for over 2 decades plasterboards are being imported into the area (especially those tagged knock-offs) People use them. They don’t throw them away. Happy New Week! |
Dominionng:This is very valid! But will I use both material for the same job? No! I use those for interior jobs only. Here’s a product that fit perfectly the description of the China product above that’s sold in the US and Canada and the manufacturer were specific about its application (indoor) https://www.certainteed.com/drywall/products/silentfx-quickcut-drywall/ CertainTeed Regular Gypsum Board accepts most types of paints, texture and wall covering materials. The surface shall be primed and sealed with a full-bodied latex primer before applying a final decorative material. This will equalize the suction between the joint compounds and the paper surface. For best painting results, all surfaces, including joint compound, should be clean, dust-free and not glossy. If glossy paints are used, a thin skim coat of compound over the entire surface, Level 5 finish, is recommended to reduce highlighting or joint photographing. This method is also recommended for areas of critical sidelighting of natural or artificial light sources. A sealer application under wallpaper or other wall covering is also recommended so the board surface will not be damaged if the covering is subsequently removed during redecorating. Joint treatment must be thoroughly dry before proceeding with primer-sealer application and final decoration. For a complete mold resistant system, use with M2Tech finishing products where available. https://www.certainteed.com/products/m2tech-90-moisture-and-mold-resistant-setting-compound-11kg-bag/

EgunMogaji2:Good morning. Thanks for sharing. I’ve read gone through the post and I found this too: https://www.lafargeholcim.us/sites/us/files/atoms/files/gypsum_sds_english.pdf https://www.poison.org/articles/when-is-drywall-a-problem-172 Not all of the homes with problem drywall contained drywall manufactured in China. Some problem homes contained drywall manufactured in North America and some had drywall with no indication of origin. "Problem drywall" refers to all affected drywall regardless of its country of origin. https://www.researchgate.net/post/What_is_the_effects_of_plaster_of_paris_to_respiratory_system_and_skin |
This is how we were made to believe Wichtech is the all-in-all in roofing and that all other Chinese products are fake and not good. How many people are using Wichtech today? Why were they compelled to make Wichtech Nigeria grades? It’s because people are more wiser now. Get into the market and ask questions. I did and I realize a huge savings on my project. |
Dominionng:Gradually, we are getting there. Sir, since you know Saheed. You’ll definitely know they sell their accessories N400 naira pere and they sell N5500 and N6000 boards. I already mentioned that there are more expensive boards. And the standard charge of their installers is just N400 naira pere. Now, that they sell knock-offs or China brand is another thing entirely. It’s for the client to decide just like when you go to market to buy Tiles. You’re not compelled to buy Spanish because someone said it’s the world’s best. You cut your coat according to your budget. |
Dominionng:I sure understand what you’re saying. Unfortunately, I didn’t keep pictures of the last project where I used it. I did regular POP. I did plasterboards with grid. I did plasterboards without grids. I did over 1000sqm of suspended ceiling. The cost is still way cheaper for me than regular POP. I didn’t have to buy glass, buy range, buy oil, buy buy buy. I just bought boards and it’s accessories and voila it was done. Then screeding. @davodyguy Pls don’t be tempted. Do your findings. Experiment with small room and do cost comparison. Simple! The project is in Iperu Ogun state.
|
Abolarin91:To achieve what exactly? See how plasterboard is being used? Or validate my assertions? ![]() That’s why there’s internet for you to do your findings. I tested the same on a personal project and found it a cheaper alternative and ever since I’ve been using it on my projects. You can just use a small bathroom project to do cost comparison. |
diordaves:This is with the assumption that I’ll get a metre of cornice for N2,000. Nay! I wish you know the number of cornices that can be produced in a bag of POP cement. Why should I buy 1 metre of cornice 2k when the whole board, cornice and installation is 4k. Cornice is way cheaper bro! Bros, this is really a number game ![]() Everything counts. |
Dominionng:Thanks bro. You’ve made your point. I agree a bag of POP cement will produce the same sqm of POP boards but what I don’t understand is why I should pay someone to make it for me when I can actually purchase ready-made plasterboard and get the job done immediately. Plasterboard or precast POP ceilings? Please kindly do your due diligence. I’ll chose plasterboard anyday anytime over precast POP for all its worth and the huge savings. Thanks once again for the intellectual discussion. |
rotecch77:I buy from Great Omegason in Mushin and their price as at this evening is 6,000 for a 1.2m x 3m x 12mm board |
Badgers14:Ibadan. Lagos. Ijebu. The project where I’m using the boards in few weeks is in Ibadan. |
Focusmind:Smiles. I’m not doing this to cut a deal. We just need to educate ourselves once a while. I can give you the details of the company selling the product but I won’t do that now. Just go out there and look for reputable importers. Things become unnecessarily expensive in Nigeria when there are too many middlemen. I deal directly with suppliers who provide me with installers and offer better deals. |
davodyguy:It is something I do use on my projects. I’ll be using it on an ongoing project in couple of week.
