Here are facebook links to demonstration videos of a water repellent paint with ability to self cleaning during rain and withstand several actual washing.
We will be applying it on the fence of a client in a few days and I will post the link of the thread here.
It's also very ideal in coastal areas where high humidity quickly degrade paints.
I've supplied our own twinskenny a year ago for internal use but we are using it for external use now.

This is where I would like to challenge the proponents of some major brand names to a similar test.
We actually stained the paint with black oil, sand and water twice and washed it thrice.
Twice with foam and soapy water and once with a coarse sack. You would hear the high scratching sound of the sack and it stayed put.

Only painters that are skilled in the application can explain the preparation process.
Similar thing was done on the building of a client whom is a member of this section and we supplied the paints.
Thanks baba. I didn’t see the painting clearly. Thought it was grafitex.

Hello painters in the house and anyone with experience with this.

The rough finish we see across the attached pictures are quite common nowadays, my questions are;

1/ Which kind of paint is used to achieve that rough finish?

2/ Does the wall need to be prepared differently from other plastered areas? Just as we leave the wall rough for wall tiles, is that same or it should be plastered smooth.

3/ Do we need to screed the areas or not if we want to achieve that horizontal groove/band and rough finish in those little sections as in pictures 1&2?

Any other specific tips are welcome.

Thanks

In 2016, I shared this post on the proposed Fourth Mainland Bridge and the likely affected areas.

It’s almost here!

n3xt:
Someone asked me yesternight "Where will the 4th Mainland bridge pass?" "Which part of Ajah/BADORE will be affected?"

Here's my thought:

For minimal damage and prevention of economic loss, I foresee the 4th mainland bridge coming from somewhere between PAN African University and Happyland Estate or nearby location about 1km to either sides, passing through the undeveloped lands and govt lands around the area, avoiding Cooperative Villas, cutting through BADORE road between Folarin bus stop - Greenville estate or nearby about 500m to either sides and landing at langbasa and then over the lagoon to Ikorodu.

Anyone with a property around this areas should go and confirm with the local planning authority early enough the area for the proposed realignment early enough in order to avoid the story that touch.

Just my thought though. My hunch is never wrong and ongoing activities with that area and especially BADORE to somewhere between PAN African university and Splash Bar further confirms the truth.

Things to check for:

- Government excisions around the areas mentioned above
- Areas where govt refuses to give approvals, consents and CofO
- A large parcel of undeveloped govt land around you which was clearly avoided by the land urchins (Omo Onile)
- Areas with slow growth and development despite being at prime areas
- Too good to be true land transactions.

Happy Building!

Concerning an issue that almost caused a disagreement between a client and a contractor. As everything is increasing in cost in this pandemic season, many clients will find that the cost of fixing P.O.P ceiling has increased over the past few months (especially if it's not labour). This is as a result of increase in the cost of p.o.p cements, which at the moment is fluctuating. I've had to review prices with clients that got their quotation last year and are just ready to start the job. It shouldn't come as a shock to you as the prices of goods as at January is different from the price now.
On a norms, the rate per sq/metre depends on how simple or complex the design is and sometimes location ( as prices are cheaper/costlier in some states ).
Also, making enquiries is not just based on asking how much it will cost to fix p.o.p in a 3 bedroom flats. I've had some customers get angry just because of this.
*Your 3 bedroom flat is different from another's. Your may be build on half a plot while another may be on a plot.
*Yours may have other rooms like the store, anterooms and all sorts of additional rooms while another may just be basic 2 bedrooms and sitroom.
All this is after considering the designs you choose. Therefore it'll be quite difficult to just say a figure off the top one's head based on little detail.

At His Grace Interiors, our aim is to give you the very best and not giving headaches while at it.
Your cooperation and understanding will go a long way in making the processes smooth and easy. Thank you!

We install beautiful and durable p.o.p ceilings and other related works like screeding, skirting e.t.c.

This whole statement makes little sense. There's no point to this debate if you guys are going to be using anecdotes as data points.

Let's get back to construction thing please. I'm just here to learn a thing or two about the building process here.
The aim of my last post is to present an argument that the measures of poverty and inequality are becoming less reliable over time.

A client who work with IFC contracted me to build a house for him and I told him the project is too big. He took me to his folks houses in the village and he said “Look at these guys, they’ve not stepped out of this country and their houses are quite bigger than mine.”

If you ask an average Nigerian how they’re fairing, they’ll tell you “We are managing.” Yet they build houses and run businesses without loans.

The temptation to interpret happiness and subjective wellbeing of Nigerians as a cardinal measure may lead to misleading conclusions.

The same way we claim there are no jobs in Nigeria. I was at popular gate market in Ibadan few weeks ago and all I saw were endless opportunities.

If I may ask, who are the poor Nigerians?

Is it the woman who’s selling sweet that her son is driving Bentley?
These same set of people are the ones who will go and queue for N1,000 during election.

Or is it those timber merchant who dress like babalawo that is poor?

It’s only the lazy street urchins that are poor. Not even agberos!

Even our construction workers aren’t poor. I once paid a carpenter N485,000 for just 2 buildings. He asked me to help him keep his money.

This is one reason I get worried when I see graduates crying over 30k minimum wage.

O saaro Thursday!
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by n3xt(m): 7:08am On Aug 13, 2020
Nigerians are not poor. We just like to embrace poverty as a way of life.

I can still remember a beggar in Challenge Ibadan over 2 decades ago, she has over 4 buildings in the city of Ibadan.
Most of these beggars on the roads own the motorcycles and Kekes we see around.

It’s like saying those people picking junks/scraps on the streets are poor. They can buy a whole house if the deal is fine. They make more than $20 a day which most graduates can’t boast of.

Even “mama elewedu” has 3 houses, 2 graduates and yet she still hawk on the street.

That’s who we are!

I don’t look down on any of these guys. They’re well loaded grin

But we must get things right in Architecture because they way Architectural practice is going in our country now if it continues we may be out of the biz in the next 20years.
We Architects must come together and have one mind and one voice and this can be achieved through our professional body.
In an industry where design quality is compromised and more value is given to high speed and low cost, the architect body need to do more than speaking in one voice.
They must establish more powerful ways to illustrate how great design adds real value to the finished building for clients — in both monetary terms and in quality of life for a building’s occupants.

I feel you but this is no different from other businesses in the country with their associated risks. You have to de-risk somehow, if that involves "gbetu-gbetu" then so be it ... literarily
-Did you purchase a new, imported toks or locally fairly used truck?

Imported Toks

-Was the truck exclusive for your jobs (and those you accept from reliable 3rd party) only or outsourced to general public?

Tried the 3 but using it exclusively for NextHome projects yielded highest ROI. I was able to recoup my investment within 11 months.

-Was the driver on call-out basis only for your jobs or he had delivery targets to meet?

First driver placed on salary; 2nd driver on delivery target; 3rd driver on call-out basis.

-I'm sure you would have made a business decision on doing comprehensive insurance or not after careful analysis, hence the reason you had to cough out dough to fix the pole and streetlight damages from those incidents.

Not sure I did comprehensive insurance. I did it the typical naija man way “All will be well”

You know that even your regular private car driver could run into those same or similar accidents? Even the e-hailing biz isn't free from those sorry tales but some have manged to run a profitable biz from it.

Point is, while i recognize the peculiarities of, and intricacies involved, in the 9ja biz operating environment, and accept haulage in particular is not for the faint-hearted, there are always mitigation to bring the risks to a reasonably practicable level.

This informed my decision to buy new truck(s)

If the model is right and you apply learnings from your first venture, there's something in there with the combined volume between your jobs and those of your like-minded colleagues/client/associates.

The confidence I had when I have my truck while bidding for job is bigger than that of Daniel in the lion’s den. You can imagine the huge savings made playing the role of a skipper and the umpire. The contractor selling sand and blocks on the project. On a single project I did over 120 trips of sand with almost over 50% profit.

You're a smart dude, and there's a reason you're looking to buy another one despite your previous experience. What's different? abi you don sign up for your own "gbetu-gbetu" now? smiley

I’m exploring possibilities in other interesting areas so there might not be any need for a gbetu-gbetu. I’ll just have the drivers on call.

Keep it up, and like you mentioned...ignore the naysayers!

I wish I can! They inspire me to do better. One would imagine I’m here to look for jobs grin instead I’m busy setting up construction-as-a-service (CAAS)

The future of construction is around the corner. Today, most people don’t buy cars anymore. We look at a car as a service with a pay-per-use or monthly rental cost and when autonomous driverless cars become reality soon, we will simply pay for a service like we do with taxis. So if we don’t adapt our business strategy, we are not going to be in a position to take advantage of this new world.

Where is the primary location of your truck?
I know you're active around our project locations, so are you open to 3rd party use within reasonable distance and with gentleman agreement in place?
No sir. I sold it off already. Looking at buying a new one.

The few times I tried this my driver brought me “gbese”

The first one was at monastery road where he knock off a streetlight. We spent over 700k to fix the truck and sort out police.

The second one was in Ikota Villa, he brought down electricity pole and we had to pay to reinstall the poles.

Unless one is that crude Ijebu man who have “gbetu gbetu” in his pocket, running truck business ain’t for faint-hearted. The guys will do deals overnight when you give them the chance.

That's how i sourced and I have bought over 5 trips of 30T so far and will still be needing more soon.

You may get it 5k-10k less (or more) but forget about those rates you're looking for. Infact run if anyone offers you at such rate.
Smiles. This is one reason I bought a Mack dump truck.

Most of these materials aren’t really that expensive. Bulk of your money goes to middlemen (Truck owner, Driver, Suppliers and Suppliers Association)

Wichtech is still the best.

People are not using Wichtech only because of the poverty level in this country. Nothing more.

Wichtech attend Tilcor stated making Nigeria grades because they know wer can't afford the "original" because of poverty.

Every company that intends to compete in Nigeria must lower their quality to maintain a price that we Nigerians, the poorest people in the world, can afford.
Before they started making Nigeria grades, their agents were recommending other products to customers in order not to lose business.

To be candid, will I recommend Wichtech to a man building in Olomi, Oyo State because it’s the best? No!

The owner of Browne Mews project used Nigerite roofing on his build and his reason is simply because he wanted something with superior insulation and that can absorb sound which metal sheets can never achieve no matter how aesthetically pleasing it looks.

The project is sold out. He has recouped his investment within the shortest time possible. That’s the ultimate!

Homeowners needs to be aware of things that needs to be quality upfront. That’s why I’m always clear about must-haves and nice-to-haves features.

A $300 brushed-nickel smart door lock is better than a N3,000 door lock. For me, it’s just a nice-to-have feature. A N3,000 door lock will do the same job. Lock the door.
