This is nice, what paint did you use?

I mean the company
Legend Paints

I recommended the paint to my client after sharing the pics of my painting done 10 years ago with him. It’s expensive but still as fresh as new even after 10 years.

Let me make something clear. I’ve transacted over 250m business in the last 8 months and I’ve not even met most of my suppliers. I’ve not even been to the Mushin I frequently talk about in the last two years.

Just 2 weeks ago was when I met the lady who supplied 80% of cement used for X-Trillion project even though I’m always on site.

If na every every person go dey drag, person go die young na.

Care and attention must be given to the design of the approach of every building to ensure the building stands up to critical observation from near and afar.

It’s the first and the last thing most people will see in your building.

Is your facade welcoming, imposing, or dramatic? Or it’s just another house on the block.

The walls appear to be plastered?
Well, it was an afterthought. The wall doesn’t need to be plastered.

I’m actually doing this to spice up a drab facade.

I’ll rather pay 100m for this type of finish (pic 1) than paying 100m for most of the Lekki brick, mortar and tiles builds.

The one below is too fine for my liking grin

People call it overbuild. I call it “Too Fine”

Quick note tho, in your picture it appears that there was a board like structure just behind where the actual siding/cladding was being installed?
I thought the cladding went on directly on the exposed block work.
The installation was done directly on the wall.

Thanks for the update.

If you wouldn't mind to share the size of this build (area of installation) and total cost both labor and materials..

I know many people , me included would like to see a comparative analysis... comparing this to our plastering, screeding, painting etc...
Here you have it:

TOTAL COVERAGE AREA - 50sqm

1. Plastering Cost (cheapest cost using direct labour considered)

Time Required: 5 Days

Cement (6 Bags) - N24,000
Sand - +/- N15,000
Labour - N30,000
Wall Tonguing and Grooving to make accent wall - N30,000

Optional
Screeding (Material + Labour) - N80,000

Wall Finish (based on client preference)
* Emulsion Painting (Material + Labour) - N40,000
Satin Painting (Material + Labour) - N60,000
Decorative Painting (Material + Labour) - N120,000

** Wood Tiles Finish (to achieve same feel or effect) - N400,000

Note

* A drum of Emulsion Paint (budget paint) costs around 7k now. I’ll budget 2.5 drums for good coverage considering it’s a wall that hasn’t been painted before. Cost includes labour and other materials.

** 1 sqm of wood finish tiles would cost around 6k (cheapest) multiplied by 50sqm would cost over 300,000. Installation materials (cement + sand) and labour charge would cost nothing less than 1,500 per sqm
__________

2. Wall Siding/Cladding Cost

Time Required - 4 Days

0.6sqm - N3,200

Total Cost of Boards covering 50sqm space - N270,000

50 pcs Wall Studs/Track/Angle - 75,000

Installation Accessories - N20,000

Painting - N60,000

Installation Cost including cost of fueling generator for 4 Days - N100,000

Total Sum - N525,000

Note: Cost excludes supervision/contractors profit grin

Interesting..

But one thing though is having an idea and another thing is execution of that idea..

I fear that many of our very beloved artisan would not have the patience or technical know how to execute this to near perfection.
Not done yet. Already got contact of 90% of PMs, Homeowners, Engineers and Supervisors building around me.

With right tools and adequate supervision in place, my first time installer was able to pull this off without sweat.

There’s always unrestricted access to electricity on my projects (we don’t wait for clients to do this) and there’s almost an equipment for every type of work carried out on site and of course the pay is right.

I stopped manual operations several years ago.

@tsuccesssquare

Is it best to dig borehole now that we have rain or during dry season? (location is around Bogije, at Ibeju Lekki)
So far a good job is done, this can be done in any season.

Is soakaway better done now that we have rain or dry season?
Considering your location (Bogije), I’d recommend you do any type of soakaway in the dry season. However, use this period to arrange all materials needed as price of materials are always lower in the rainy season

Which model is better - Cast the soakaway and sink or Dig and cast inside?
This is location dependent. For Bogije, I’d recommend cast and sink

What are the ideal order of steps to take after roofing to painting?
I’ll share a link on this shortly.

We rise by lifting others.

8 years ago, I admitted my son’s lesson teacher into my BQ as a co-tenant.
As I’ve shared here before, I don’t understand how to drag some issues with people especially landlord/tenant palava, so the chalet was given to him to use for free.

He got married there and gave birth to two lovely kids that I treat as my own.

In the process, my family had to travel and shut down our shopping mart and gave all the furniture to the young man to start a school which is now the biggest private school in my area.

Today, I’m not only proud I’m a landlord who has produced other landlords without collecting rents, utility bills or do the usual traditions.
I’m proud the young man made it. I’m happy my difference makes a difference in the life of a Nigerian.

If the people around you are not getting better then you need to evaluate your purpose in life.

Good morning Nigerians!

You are right to some thief artisan.
But to me WHY plumber always goes to site with bags it’s bcs.
Most plumber always have many tools with them , they will NOT ask you any tools before they do there work( although there are some special tools you need to provide)

Unlike bricklayer: they will ask you
- shovel
- head pan
- sprit level/ plum
- range
- hammer
-Chisel
-tape
- They will even ask you food from your kitchen
So don’t expect them to come with bags to site

CAPENTER;will ask you
- plum
-rope
Once in a while

ELECTRICIAN;they usually come with there bag full of there tools; Nothing to ask you.

IRON BENDER ; Those one don’t have many tools only
Bending pipe, saw blade and pinches ( so no bag to carry along a-such

Abi I Dey lie nii.
Even plumber apprentices come with bag to site

I have a concern though. Why do plumbers always like to go to sites with bags. Unlike every other artisans, their bag is always with them whenever they’re working.

Why?

______

Experience has shown us they use their bag to steal materials from site.
