Focusmind: Thanks for the response. Our concern is getting the much needed building permit from those overzealous and ignorant Lagos state building control agency. Do they give approval based on the documents submitted or will they still visit the site location? Go to your local planning district office and make further enquiries. They’ll still visit the site. It’s best you take them there first before doing anything. I’m not sure there’s any special requirement for telecommunication masts. With you guys it was an easy ride, i read up on stages ahead and our workers didn't know we were jjcs. I'm truly grateful. My prayer is that you all complete your projects in Jesus name. God bless you all Congratulations! Glad you made it. |

true2home: Dude, i will need the total cost of this application per SQM. Labor, material, and installation. I am experimenting on Alternative Surface treatment. Plastering is the cheapest and readily available method, but i believe one should be able to find another materials that are cheaper and still effective for external usage such as Fence wall. What we currently spend on perimeter walling is stupid in my Opinion. The thing dey always vex pesin!!! I’ll do the needful once I’m through with the job. It’s not just what we spent on perimeter walling but what we spent on ancillary buildings too. I’m currently working on a power and generator house that’s not too conventional.

Badgers14: If you would be kind enough to update us when you are done with your current current project using this siding/claddings..
Like a side by side comparison between this and screeding , painting?
All costs included...
This cladding/sidings are a beauty to behold at least looking at the picture you posted...
Methinking if we can get this done to near perfection and a bit cheaper, why not give it a shot?
But do you know if there's a company where one can pay and they supply both the materials and labor for installation?
I know lots of people can source the materials but will have a hard time finding a good installer. Sure, I’ll do. |

Badgers14: Interesting..
But one thing though is having an idea and another thing is execution of that idea..
I fear that many of our very beloved artisan would not have the patience or technical know how to execute this to near perfection. I agree completely. That’s exactly the job I’m paid to do. I’m currently managing a very complex situation in a build. Two sets of artisans. One is extremely good. The other is average and the client has commissioned them both. I told the client one will work at the back whole the other will handle the approach of the building. On my current job, I’m currently working with the designer of this particular project below on the exterior cladding. So it’s really not a job for everyone.

How well did they fare in 5 - 10 years ( if you have the data). UC92: What is the material composition of this particular one? Material: Fiber Cement. Born2conquer: Won’t it be expensive though? Badgers14: How cost effective is this? That is, in relation to plastering, exterior wall finishing vs just using this sidings/cladding?
Which of the two options is more cost friendly? rotecch77: Yes it will replace plastering But what about the cost Maybe it’ll cost a little more but at N3,000 / 0.6sqm (excluding studs and installation cost which is considerably reasonable), I think the cost would be cheaper than plastering/screeding/painting or plastering and applying tiles to achieve same result in the long run. And the real beauty lies with the person that would be fixing it. The pics below are naija installs. Currently working on one, would share final looks here and on kobocity. A normal wall plaster would come out nice without screening if the bricklayer is very sound. I agree completely but it can’t be compared with the benefits of a material that offers more in terms of value. 1. Low maintenance 2. Durability (doesn’t crack or warp) 3. Aesthetically pleasing 4. Waterproof / Fireproof ’ The issue with new designs like the one you shared above is that Nigeria artisan are not too calm to learn and to fix correctly Not new though. @dominionng has been using this for years.

One Material. Multiple Application.

That you released part of the money I paid you for what he requested doesn't mean you did it.
I actually made a mistake with you. Unfortunately I’ve engaged him right from the beginning of the construction of the security house in May. We adopted that strategy because it seems it’s the only way to work with you then since there’s no solid plan of work. That’s why I quickly finished the fence wall and left the security house to be tackled by him because he has your ears. We only played along as if there’s nothing. All that matters to me is getting the job done. Who get the credit is not a thing of worry. __________ He’s a man that I respect so much for his maturity and understanding. He had this to say immediately he heard the contract has been terminated. ___________ Once again, I’m sorry. God bless you!

Good luck Bros, argue ke? The last request from the project to complete security house was 45 pcs of 6 inches block. The don’t need sand or cement. I have them on site since May 2021 And we’re buying it because I don’t have 6 inches blocks on site. I have 9 inches produced since May 2021. Is that what I’ll be arguing on?

somehow: But you forgot when you were boasting of handling just 2 projects per year? I’ve not crossed that mark sir. Or you forgot when you prepared a contract to last 3 months and even boasted of finishing up within a month as long as fund is made available (made available within 3 months)? I did all that was expected until change order was made. I made a request that we revert back to original design when it looks like the steel trusses guys is delaying us so that we can roof since May and keep up with our timing but you won’t agree with me. You want steel. Were you forced to write what you wrote in the screenshot? Not at all because nothing has changed about what I wrote. So I should clap for you now that a 3 months project has dragged into 7 months due to your excuses and abandonment? Not at all. To be honest, there were no excuses. All the delays were excusable delays because my contract clearly specify that the contractor is not responsible for delays caused by subtrades or other activities outside the signed contract. We waited more than 2 months to lift just the roof trusses. I’ve never had to wait 2 days to install wood on a roof and I told you if this will be an issue, please let us revert to using wood as I don’t know how to lift up roof trusses by myself. The guy has been paid and he has completed his work even as far back as 30th of April ( https://www.nairaland.com/6450270/construction-journal-xl6-trillion-atrium/3#101257976) which clearly shows funding is not the issue. Or can we roof a house without a truss? Or do you think someone who has completed the fabrication of trusses as far back as April 30th wasn’t paid to do his job? Or maybe he ran away? Keep pumping up new excuses, you're exposing yourself the more. I understand how you feel sir but I did my very best and I’m very sorry for all the inconveniences caused. I know you paid me to sit my ass down on site and do my job but I’m sorry I couldn’t fulfill that part of my obligation to you after the major civil work has been completed. Pls find a place in your heart to forgive me. _______ For five months, we were busy doing activities that were not in anyway related to my contract: - Sandfilling 6 truck - installing 4 pipes for drainage - increasing window height (about 45 blocks were installed) - plastering Roofing Wall - plastering atrium wall - meeting an independent plumber on site to explain how to install a drainage - measuring security house - waiting for security house drawing - installing atrium window - removing atrium window - reinstalling atrium window - increasing fence height - screeding atrium wall - installing tiles on roof To be honest, I actually felt at those time like you’ve ran out of fund and I was praying in my heart that God will replenish you. |

gbadexy: God bless you sir. Blessed are the peacemakers. But egbon next, even though you always have a comeback line and response to any complaint, such reoccurrence means you need need to be truthful to yourself and re evaluate yourself. I'm not saying you are right or wrong, but it may just be an approach you take which isn't working. 5 months I was in Ondo state in 2013, 1 week I was offsite and kasala burst. 3 months from January - March 2015 I was on site in Ogombo, Lagos and I told my client I’m attending a conference (Affordable Housing Projects organized by Marcus Evans in April) in Malaysia and all of a sudden it was “You must do my job before you go.” 59 days out of 60 days in March to May 2021, I was in Bogije, Lagos (I mean sleeping on site) and there was no single issue reported until I went off site on the 22nd May 2021. How many contractor here stay on site as much as I do? All the three projects above had some similarities, no single complaints until I had to move off site to another project or another assignment. _________ Even as a welder wey I don become now , you don’t cut a length of pipe without my supervision. Familiarity breeds contempt. I know this is too complex for a shallow mind to comprehend. I just have to share this anyway before I sleep. Good night.

Ive notice a lot people doesnt say a word when its N3xt matter, its either they are scared, they are tired of the back and forth wahala or they dont want to loose potential clients... when the wahala is over they will all start chatting here again freely.
If you know something, say something.
N3xt - is it possible you stop posting new jobs and or jobs in progress until you have resolved this pending one?, at least thats how its done in a sane community. I stopped sharing my jobs a long while ago because I know some people will never be happy seeing such. Wetin I fit do? The truth is I do my best to deliver my jobs within given timeframe. And that means I’ll give the job 100% attention during the period. If I move, to get me is very difficult because there are several other things waiting on me. Those who knew me knew when I’m at work, it’s different I do everything and anything to get my job done without compromise. I can’t say the same if I delegate my function. _______ There’s no issue bro even the man at work just called me this morning to let me know their plan for the new week after giving me update of what was done over the weekend. The guy was complaining bitterly about how much I’m paying to do the job because it was way above what should be paid daily. I told him all I’m after is to get the job out of my way so I can concentrate on other things and freely share projects that can benefit mankind like the one below.

Jasobry: I need a clarification please. Between stamped concrete and interlocking which is ideal?
Also is it necessary to reinforce the floor with rod before stamped concrete? It depends on your soil formation. I’m currently working on a floor and we are reinforcing with 3.5mm Wire Mesh. If I’m doing similar stuff in a waterlogged site, I’ll do 4mm and above. _________ Both interlock and stamped concrete have their pros and cons. But the odds favor stamped concrete the most.

seunpinky: I don't know if he is the potential electrical contractor, however,I know that your recommendation might not be possible because even the major wiring factories have all increased their prices and have paused receiving payments from their distributors.
Building right now is so tough and challenging.. someone made a recommendation recently here that a owner/builder should look for a cement distributor and pay well in advance to lock current cement prices.. I laugh at such recommendations because the distributor would at best offer to refund the money paid when the time comes to deliver d cement paid for. I deal directly with Channel Partners and they help me keep my stocks. I have hundreds of bags of Supafix Tiles Adhesive with my Channel Partner that I only pick on request. They don’t do refunds. They keep my stock for me at the old price I paid. |
