somehow:You mean I should put 6 pillars in this because of the soil strength. How many pillars are in the main building if the 10sqm store will have 6 pillars It’s well! |
>>>
|
somehow:Na wa o! Abi no be Wetin we dey talk be this?
|
somehow:Maybe you can share it sir because I can’t remember. I know you were the one coming up with everything I must do. Hence the delay in raising ordinary 10sqm room. Put toilet here. Remove the power house. Where can we put it? Remove store. Put it left. |
somehow:And this is a design right? I remember you wanted me to put everything in there inside a 2.3m setback and we will still have 1m setback from the building.
|
somehow:Heres the thing you’re not getting sir. I requested for my payments upfront because I made a commitment and I have to sustain it. Throughout the lifetime of the project till yesternight, I supplied you as follows without complaints or request for additional funds: 1. Blocks - N200 2. Cement - N3,000 So I have to get my payments upfront to be able to fulfill my obligation. I won’t be collecting N3,000 for cement and buy same at N3,800 I didn’t come back to you to complain for more fund. I didn’t hold you either from engaging other tradespeople or stocking up for the rest of the project. I did what work for me to sustain what i proposed to you. You’re not compelled to pay me. It was expressly stated how I want my funds. ____________ When I drafted my schedule for the project, I made sure it was done without any conflicting engagements and I was on site 99% of the time till we complete all the block walls. |
somehow:And you send the drawing for the security house on the 20th after we have raised 80% of the fence. Check the thread. |
[quote author=somehow post=106191015]Here are jobs you're yet to do for 5 months now[quote]1. Roofing (main) Always ready if there are no delay 2. Atrium roofing (glass cover) - Delivered on 6th May and Broken. To be replaced when it is safe to install. 3. Coppings for the roof Done awaiting casting 4. Facials for the roof I don’t know this. Where’s this in a flat roof or the scope of work? 5. Roof gutter Done May 2021 6. Fins and concrete design Ongoing 7: Security house block work Done. Left with block for roof level. Just 45 pcs 8. Roofing whichever you do German floor To be done with main house roof. Since you said you don’t want a slab again the carpenter didn’t bother to do the formwork. So we will do the roofing of the security house with the main house roofing as agreed with you last week. See all pics below and check the project thread for reconfirmation. Pic 1 - Coping Pic 2 - Atrium Glass Pic 3 - Roof Gutter May 5 Pic 4 - Fins

Greenarrow01:You’ll all be shocked at the cost of what we are dragging here. When the QS is done, I’d be happy if he can share his report here viz-a-vis what was paid. I’ve also requested that the client conduct integrity test on the structure. When I look at the budget the fins I’m currently doing in the project, I couldn’t but wait to receive the QS report. A lot of times, I mediate on issues to help client finish strong on their project especially managing minor issues but I’m not so lucky getting the same help on my project so it’s no big deal. The roof, the grill, the broken atrium cover that’ll be replaced and the security house is not even up to 8% of the project. _______ Pic - Abi no be this we dey talk? Pic 2 - Security House already casted and ready to be raised to level
|
somehow:Oga share the quote and not the chats. |
Greenarrow01:And you believe all this? Maybe you should ask for the quote for the security house, what was paid and how it was paid. That’ll be a good way to separate truth from lies. __________ There wouldn’t have been a need to take 97% for the job if there was no change request to install steel roofing. I wouldn’t use my fund to take care of such job which is outside my scope of work. It wasn’t part of the plan and the subtrades has to be paid in full to do his job or the client has the free will to chose whoever will handle that part. My responsibility to the client is to deduct the cost of materials earlier budgeted for roofing woodwork from my cost while the steel roofers take over their job which I did. My responsibility to the roofers is to ensure the site is ready for the installation of the steel trusses. This was done by me too. |
somehow:I thought you said the fence was undone. Now you wanted to know when it was casted. show us the images of the security house as at May 19You forget things easily though There’s no security house as at May 19 because you’re undecided as at that time. You sent us a sketch of what you proposed security house will look like on the 20th and I told you it can’t work in the small space. I explained how having to wait for you is really delaying us. Show us when the casting of the fence was 100% completed.Fence casting was completed after Sandfilling because we can’t block the fence since there’s no access to the land other than the back side of the plot. ![]() We deliberately left the casting of the pillars for the Sandfilling to be completed. Pic 2 - Casting was done after Sandfilling on May 15 and Sandfilling wasn’t part of the contract. Have you handed over the security house and fence work yet? (Both are one project).I believe you forget things easily sir. You provided for drainage in last week of May which is even weeks after proposed completion date. Always check your records sir. You always have one thing or the other to do that’ll prevent us from completing our job. You’ve also forgotten how much time we spent doing back and forth on fence height. And how we had to go and top it up with one more blocks. To deliver the main structure didn’t take us more than few weeks because we had a definite plan but the small works like building a 10sqm Security house be like we are building 4th mainland bridge because of inconsistencies. Remember we remove power house at a later time.
|
somehow:Smiles. Swindle?? Let’s hear the QS report to ascertain what was done viz-a-vis what was paid. You know I don’t compromise that’s why you wanted me on site at all cost. |
somehow:Unfortunately sir, you delayed your work sir because of lack of specifications on the auditions. Would you mind mentioning what wasn’t done on your security house that you claimed you paid 100%? And why the delay? As at May 19, 80% of the fence work was done as shown below. Abi I was paid to plaster it ni? You were going to build a security house on the drainage point and I told you sand fill the compound first and establish the drain off point before doing this. Even as at last week, we were still debating what’ll be used to cover the security house. I proposed slab and you said you wanted aluminum. You also wanted a 6 pillars for a 10sqm building which I told you that you didn’t pay me for such. ________ The main structure has remain same way since May and the only thing to add to it is the roofing sheet. All that’s happening in between are things off my scope of work. Pics 2-4 | Fence May 23

somehow:The 10mm tempered glass bought and brought to site in April broke while we were waiting for the atrium to be ready. I won’t make a similar mistake again delivering roofing sheets to site only to wait to be told how to install it on tiles. I’ll rather have you finish your experimental projects and understand what to do before taking any further step. Sir, don’t forget you told me you want to do some work on your roof before the roofing. I was shocked to see tiles on your roofing wall the way YOU WANTED IT and I even offered a refund because I and my roofer are at loss on how to do this without having leakages. You said you want current price of doing the roof as if I charged more than the current price. _________ When I said I’m going to install polycarbonate that was original quoted for as atrium cover, you said you wanted the glass that I installed initially. You offered 50k support for the broken glass and requested the money back and I send it to you because I’m not begging for help.
|
somehow:The March 2021 contract didn’t specify that tiles will be installed by my client in September 2021 before roofing sheets are laid. That was completely out of my scope of work and not done by me and was a change made by my client. I’ll have to spend some time consulting other professionals to learn how to install a roof on tiles. If you won’t mind sharing the pics of the tiles installed. |
IDnoble80:How many house here needs to be plastered, screeded, painted, tiled before roofing? There’s something called excusable delay in a project which is caused by varieties of issues. Once a change is not part of the scope of work, you allow your contractor ample time to make adjustment to his schedule. If this won’t happen, you’ll revert back to the original design as stipulated within the contract to avoid delays or remove that part completely from the contract if it’ll lead to issues. If none of the above will happen, then I don’t know what else to do. A 10 mins job can take 10 hours if there are too many dependencies. For me it’ll be an issue if the contractor is asking for variations on the contract and he didn’t foretell the implication of changes made along the line. |
somehow:Like seriously? Pls kindly share your story sir. Let us learn. One thing I can say is you have nothing against me sir. I repeat nothing. I’ll be happy to have you share the things you don’t want people to hear here. Let us all hear it! |
Charisdesigns:Nice one bro. |
Greenarrow01:No more updates to be honest bro. My contract is to deliver the carcass which has been substantially completed since May and the only thing left is to cover the atrium roof. 170sqm 0.55 gauge Longspan Aluminum. __________ I’m sorry if you were expecting to see windows, doors, plastering etc, They’re not included in my contract. |

twinskenny:I guess it was cheaply finished and furnished in the first place. If not cheap, maybe it was badly furnished. The only way to make cheap last forever is routine maintenance. It’s more of paying the price for a good finish on installment. Myself and a client was talking about paint this morning and he was like “The paint is expensive.” I cut in and told in “There are cheaper alternatives though. There’s always a price to pay for top quality and maintenance free job! Time. Patience. Money. (In order of importance) ________ A lot of people are building their second and third house because their first house was badly finished. ![]() |

Greenarrow01:Gimme challenge abeg! No come ask me to come and install cornerpiece or build structures without interesting details. Currently working with Nigerite on something cool and unusual. The client paid for unusual which requires disrupting what is with what could be. #WPC #fibrecementcladding

kopell:Pretty simple. The whole magic is in the rail. Nothing more. |
Greenarrow01:I’m working on something like this in coming week. The client (a religious institution) is having huge challenge installing a regular sliding gate because of lack space and we want to do the install with minimal damage. Hence a similar multi-fold sliding gate was proposed. Discussion finalized. Just tidying up some other steel works for the same client elsewhere. #steelwork #slidinggate
