sako28: My ogas,
For security reasons I sacked my gateman (security). Am thinking of getting an automatic gate, any advice on the brand of machine to use and how much it will cost for the full installation.
Oga Bosun Next, oga Egun, oga mufutau55 over to your expertise. Centurion D5 Evo is great for residential gates up to 300kg+ With 300 - 350k you should have one installed. The chronoguard function if well configured would completely replace your gateman. It automatically turn on and off your gate pillar/fence lights year round. It also offer even more options which you can activate by buying add-on cards. However your final choice depends on your gate type. Is it swing or sliding? |

rotecch77: I agree with you on shagamu also. So also the Epe to ijebu ode is also good as I said bcs it’s just a few minute drive to lekki, ajah axis ( dangote biz come to mind here) also it’s good for residential due to its serenity environment, Good road, low cost of construction,( dry and table land,cost of materials is not that high I.e granite, sand etc) Also there are higher institutions that are very closer to these area, No clumsy movement No noise pollution No industrial waste pollution No air pollution And many more Good points. |

rotecch77: Epe back to ijebu ode is sure best now Good road? What else is the basis for this? Do you know how much a plot of land is worth in sagamu GRA now? With the number of industries springing up in that axis, a well planned development in that area is a sure bet. Trust me, no town in the Southwest states is witnessing that much development in terms of infrastructure and industries springing up in the Sagamu - Lagos/Ibadan expressway. I foresaw this but I never imagined it would be these huge in less than a decade. Find out how Adron is doing in all the areas he highlighted, this will give you better idea of area to invest in right now. |

@Mmotimo
A lot of people are moving away from most of these substandard foreign stuffs flooding our market.
Let me cite another example.
Have you noticed the shift from Tubs, Jacuzzis, Shower Closets to locally built glass enclosures in most of our top projects?
I agree there are standard foreign doors but you’d pay heavily to have them imported into the country. |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by n3xt(m): 5:32am On Sep 10, 2021 |
MMotimo: But I didn’t say “most,” I said “top.” From spyder’s photo, safe to say there are imported doors that do well in Naija climate even after many years. Don’t get me wrong, I agree you can get anything in Naija for a price but I also know that typically (save for some very few exceptions), that means an imported version of that product and it’s going to cost significantly more because it’s imported. Reason why some folks brave the rigours of importation themselves. Oh! Top? Let’s look at 2 known names in the upscale market and design and build sector. - Sujimoto with a price tag of N250m per flat - Play in Architecture (one of the best contemporary design architect and builder around). They do custom doors - even their pivoting doors were done locally. |

MMotimo: Of course, importation is one thing, installation is another. For a lot of people who buy from abroad, the tears come if they can’t get a professional that will provide seamless, clean, finishing so that the material actually does looks like it should. That risk is enough to convince most people to not bother with importing, even when they can afford to. Valid. Unless the frames are also supplied with the doors, it’s almost near impossible to get a matching frame for installation and such installation always end in “We go work am” type of installation. A lot of the top interior decorators in the country import finishings. As the naira has continued to decline and importation has led to higher costs for the customers, some have started to explore locally produced goods for certain (not all ) finishing materials but with their own stringent quality control processes so that the local manufacturers don’t spoil their reputation. Those top designers also buy imported doors from Naija based suppliers. If you can get something at an affordable price from abroad, go for it but make sure you have the right professionals to install it. This is not completely true. Most decorators would rather make their doors than buy imported doors. Have you noticed people have completely abandoned the use of foreign toilet door idea and go for locally built aluminum doors instead? A search on the internet will show you what used to be and what people are doing right now. Most of these imported doors can’t withstand harsh conditions.

MMotimo: This front door pic is from 2014 not 2021. Maybe the door still looks like this, maybe not since there are no time stamps on photos but we can all agree that frame on the floor has not stood there for the last 7 years and that plant by the fence has not looked exactly the same for the last 7 years. Facts matter! As do fair arguments. Thanks for making a valid point. You’re very correct about the year of the door in that picture. For those who know me, you’d know I didn’t live in that house since that image was taken until very recent. I’m not so close enough to take a more recent picture but here’s 2019 picture. It’s not about bias. It’s what we see around everyday. I do install imported doors on my projects but I ensure there’s a covered porch in the design I did by myself to shield the doors away from elements. Having these type of doors is not a guarantee of quality that’s why you’d never see such type of door in 90% of the contemporary builds happening in most upscale developments in Nigeria. They use locally fabricated doors that we think haven’t made any significant progress. Those with fat wallets would rather go for solid oak or cedar doors and not some flashy engineering wood materials put together as a door. It’s like choosing form over functionality.

erico2k2: U know, I can tell that some persons never import anything into 9ja from their stories. There is nothing you wont find in 9ja mkt unless you dont look in the right places. my personal story, I dnt know if you saw my range rover thread: anyways I bought the front wind shield for nearly £1200, was going to ship it with the car, o n same day nah so I say make I shift the glass small make I put something inside car nah so I hear chaaa chaa cha, glass shattered, I was so upset and frustrated. I called my boy at Lagos to go and price glass for 2013 range rover sport cos I dnt wanna risk it again shipping it in the back nah so E come back say Oga nah N25K both fixing and buying, I said are you sure he said yes Oga nah Ware house, Chinese people get big factory here nah there we all dey buy any glass. Behold when I arrived I only paid N25k, the moral of my story is this. We have the best of the best in our makt in Nigeria for Nigerians, its just have to do with the size of ones pocket and they way you carry your self plus expectations! A few years back, a client told me he’s ordering all the doors for his multi-dwelling project from Europe. I asked him “Why?” He gave his reasons and I respect his decision. When the doors arrived Nigeria, he called to inform me so that we can make appropriate plans for the installation of the doors. I visited him to check the beautiful and well packaged foreign doors BUT I realized there were no frame for the doors. I asked how he intend to achieve a matching frame for the door. He said a friend told him he should check up cuts in Mushin that they can get him a matching frame. To cut the long story, the doors were badly installed due to lack of matching frames and accessories and few months later he had to change everything to Chinese doors. |

erico2k2: Is the door material MDF? These cheap alternatives are what is making us to retrogress in this nation. We want it fast, cheap and less stressful. You can’t really achieve masterpiece using that approach. I build my doors to my taste and I don’t really care how long it took. I bought some wood for internal doors around January. I’m still drying them till date. There’s no way you can ever compare a solid wooden door with an engineered wood.

true2home: I pay a lot of attention to maintenance in my builds. HDF and the like is an assembly of multiple parts. I prefer for " one piece" member. With time and Nigeria's harsh condition and usage, The edges of those multiple members will start to fail. Secondly, scratches will happen, and it will be hard to refinish to match original prints on the HDF. The " ONE Piece" wooden door can be sand and re polish. That's my reasoning against HDF and likes. Same reason i went for Local metal door for my main entrance on my newer build. I love the craftmanship of the Chinese door and american door, but the longevity of the furnishing is very minimal. ...as Ijebu bred! #Owodunni |

spyder880: Like this foreign one Sir? Maybe the wood used to build it is not sourced from a country that value public health. The same type of door that I have in my house is still as good as new because there’s a 3.1m covered porch over it. It’s not exposed to harsh weather. |
