THE PERSON PLANNING TO INSTALL AUTOMATIC GATE CONTROLLER...

This are the factors you should consider when starting the project
1, Try by all means to know the average weight of your gate in kg or pounds. this can be done by weighing the gate materials before welding or after welding by industial weighing machine...
2, The weight of the gate will help you select the grade type of automatic controller you need.. (they ranges in D3, D5, D10) the D5 is normally used for home...
3, Uninterupted provision of point light at one side of the gate the controller will be located
4, Keep in mind the Gate will be sliding to one side when opened.. Adequate stopper should be provided in case the gate over runs it set limit
5, Make sure the controller is well embeded in solid concrete to avoid movement in the gear teeth moving the gate..

keep number 4 in th tip of your finger... Automatic gate na still computer program o... and you know computer gadget get mad at times...that is why they reboot sometimes o..... make sure you provide a rigid stopper that can hold the gate any time the controller misbehave o..

the stopper might be install on the angle rail or the wall...

call me if you need further advice....

Engr. Gbenga... The controversial uncompleted borehole owner... grin Nairaland... Na real waaaa
Nice one.

You truly sabi the thing. You come dey do wahala for here.

End Stopper is key. Beyond this is your gate design.

I get ur point... But this nigerite roof, how e be...?
You won’t like it if you see it. It’s the old school roofing sheet.

If you’re able to get a very good installer for step tiles roofing sheet, you’d really love it when it’s installed.
Your roof is as good as the man who installed it. If you’re roofer is good, it’ll come out nice no matter the material used.

If you can manage to raise more funds, Stone-coated tiles is super cool.

Wishing you all the best on your project.

________

For the records, one of the finest estate in Jakande axis of Lagos state (I don’t want to mention name) had longspan roofing sheets on many of their expensive houses.
These are houses whose owner can afford to spend several millions on roofing.

I’m surprised they didn’t pull their roofs after several years of installation.

I'm in a delima...i building in an small estate, where everyone around me is using stone coated roof, I intend to use steptiles on my 3/2 semi detached bungalow.. What would you advise, would it look odd in thier midst?
Big man question. grin

My client used asbestos in 2016 and I think it was odd in midst of hundred of houses with stone-coated tiles until I see far more expensive projects using Nigerite asbestos in 2021.

Reason: Better insulation and sound absorption.

Cost of building warehouse in Nigeria

Hello

I'm out of Nigeria and thinking about an investment to make, currently I'm thinking about investing in a warehouse. Anyone with an idea or a rough estimate on the cost of building say 5,000sqm warehouse. Land size isn't the issue.

Will really be helpful
Do you have a design? The rafter of a 5,000swm warehouse won’t be less than 3 span.

A recent one done in Ayetoro on Lagos/Ibadan Expressway is divided into 7 partitions measuring 33 x 150m.

I’ve requested for full details including construction pictures to be sent.

I’ll share once I have it.

Today if someone charge me N10k for a job, I’ll pay him the N10k and set aside another N3k in case he need more money.

I don’t have money like Dangote but I don’t do a refix on my personal projects. If I’m not set, I’ll leave it till I’m ready.

I do Spanish tiles. I don’t do “It’s the same thing as Spanish tiles”

I do solid iron works. I don’t do “This one should do it.”

I remember paying my block maker the amount people are paying today to do my blocks 10 years ago.
I can invite you to come and break my walls grin grin

I didn’t pay less and expect more.

It’s not always the fault of the artisans. There’s always a price to pay for quality.

_________

I’m making 2 gates for 2 separate projects. The combined cost of the gates and their operator is around N1.6m

Gate alone minus the installation.

The gate is not going to be the same thing as someone who paid 200k.

Remember I said I used 26 bags of cement to install my gate 10 years ago, I’m on the verge of doing another one again.

Addressing Mental Health Issues in the Construction Industry

Yesterday, I got a report that a very active worker died in his sleep at a site near mine. This got me worried and I feel I should share this.

Demanding workloads, extremely busy schedules, tight deadlines, long working hours, family demands and pressure, stigmatization, financial issues and concerns are some of the major issues contributing to high levels of stress among workers in the construction industry in Nigeria.

Lately, there has been an increase in cases of people slumping and dying on sites. This is worrisome because young people are more affected now unlike before when it was mainly the old ones.

Construction workers and anyone involved in construction projects needs to be mindful of their health, as prevention is better than cure. They should regularly conduct medical evaluation to manage their health.

Construction manager must have a clear duty of care toward their workers to provide a working environment that is not detrimental to the mental health of their workers.

Beyond having a safe working environment, project managers should create an assistance program that can help their workers with a variety of issues, ranging from health problems to financial challenges, that could cause them stress and worry and thus lead to lower productivity, absenteeism, increased mental health issues and untimely death.

I recently walked away from a project because of lack of respect for best practices and schedule. The client would rather have workers work till they breakdown by barking them down.
The culture at NextHome doesn’t allow incidents of bullying and harassments at construction sites from anyone (client, supervisors, artisans or labourers).
We treat everyone with equal respect.

As a matter of fact, my workers earn more than my supervisors and they know it. grin

I value my mental health and that of my workers and I always do my best to support and point them in the right direction whenever we detect anyone who needs mental support.
I also maintain construction managers and supervisors who do nothing on site other than provide me with need-to-know information on every worker. They've been trained to identify early signs of mental health problems and learn to listen to employees who need to talk.
They listen to every complaints and advice me on the tools to invest in to make work easier and reduce stress on site.

It wasn’t hard for my last client to say “You work with these guys like they’re your family.”

Once again, I’d encourage us to pay more attention to the health of our employees.

Na wa ooh. We no even see road to read new stuffs on the site. When is this When is this argument going end bayi.
You need to learn how to swim with the sharks here.

In case you don’t know, this is not the end of it. Don’t be surprised when another person show up!

It’s a cowards way of managing conflicts. Shockingly it was started by the highly educated ones with better exposure and not the so-called illiterates.

Many thanks to those who made this a tradition here.

Do it yourself: interprets that a novice, a learner or an apprentice wants to get something done from the experience he has gathered from someone who "knows". But what we are discussing here is "Anything and everything in building construction" therefore, if they really want to do it themselves the right way (which is very important) you need a professional guide in that field to achieve a result that is void of regret.

Is just a mentality, people don't want to go to the hospital because they think or believe they will spend more at the hospital so they resort to self-medication which is very dangerous and much more expensive.

Hire a professional today it pays and I bet you it is cheaper.

Thanks.

True talk, many of those imported doors import to Nigeria are rubbish quality either woods or steel or even brass. Nigeria locally made doors are 100% better if you’re ready to pay for good finishing, cheaper too, if one compere price. There are better imported good doors for deep pockets Nigeria’s ooo, not for joe like us sha. Many of those Chinese wooden doors are made of compressed waste paper not even wood, you won’t believe this. Those of steel are as light as yours imagination, with plastic lamination to make them look fancy.
Not just Chinese furnitures. Even some high quality grades do have compressed waste paper inside them.

Here’s a very good example. I’ll try look for the old picture of the table when I bought it in 2014. The price tag was around $800 when I bought it.

dpc rather not dpm, I feel there is no barrier between the foundation and that wall, maybe is that kind of building the foundation wall runs straight to the roof, then they sand fill and pour concrete on top, so how do one fix it, I have always believed if it is not done during the foundation work it can't be fixed?
I’m very I wont be able to share. This is not-so-me but I’m very sorry about this.

Here’s something I’d like to share though:

Regardless of your foundation design, water removal and control is of prime importance. When you do this, always remember that the treatment of your foundation beneath water table will always be different from how you handle issues above water table.

There’s no one-size-fit-all solution.

The dampness is from the foundation, no damp proofing was done, either no damp proof membrane was installed at the junction where the wall connects with the foundation e fit be say you no even do German floor self, or the foundation height is same as the ground level, I will recommend you put tiles up to the height the dampness is showing, make it look like an interior decor, as water can't penetrate through tiles
Cc: brickdevo
Often times, the problem is not always lack of DPM in the foundation. DPM should always be applied on the likely wet side of a building.

Foundation Walls, DPC, Bath floor, Terraces...

_________

I’m currently helping a client to prevent damp issue arising from lateral pressure against his foundation wall.

_________
Tiles will only hide the problem. It won’t fix moisture issue.
