There's no point saying too much here. I'll suggest you visit LCC office and ask question about the kick off of the project and how they met stiff resistance from the residents at the inception.

As for the stakeholders meeting, I was in the IT then (working on The Palms, Lekki) and we are always connected with BIG projects. So, LCC was something on mind then. Looking at what we can do together so we were at the meeting to see what's on the blueprint and things that we can do for the concessionaire. I can tell over and over again. LCC never worked in isolation and they were very transparent.

Lot of awareness were created especially on meeting days. Lots of flyers and signs were shared during the construction. And I can make bold statement that we saw the blueprint frm the inception

For those who didn't know, they'll assume they shove Lekki Toll road down our throat. No! We were carried along.
Iam sure that before you built your chateau, you were in a rental property. Did you do any due diligence by way of looking at the structural drawings and others before you paid and packed in?. What of higher institution?. Did you get the structural documents and others before you enter the hostel you were saying or the off-campus accommodation if you were off campus. You are in Sagamu. Can you show us the stakeholders meeting you attended on the Lagos-Sagamu express road.

You are comparing apples with oranges. A client (Lekki Gardens) contracted you (A Contractor) to build 2 units of detached duplex for him (Lekki Gardens). The client (Lekki Gardens) now have Consultants to SUPERVISE the work that you are doing to ensure that the CONTRACTOR builds according to specification. If the client (Lekki Gardens) is selling the house to a subscriber, you can see that the subscriber is not involved. It is purely Client vs Contractor relationship. That also governs the roles, responsibilities and liabilities

The underlying principle has nothing to do with type, location or complexity of job. It is all about contractual relationships.
Iam sure Brabus drives on the Lekki-Ajah road built by LCC every almost everyday and tolls. Can he tell us if he did a due diligence on it as a user of the road and if he was visiting the road during the construction period. In addition, has he also gone through all the design document of the road for him to know if they were followed.

Death toll in Lagos building collapse rises to 10

The Lagos State Emergency Management Agency (LASEMA) has said that the death toll in the collapsed five-storey building in Lekki, Lagos, has risen to 10. LASEMA’s General Manager, Michael Akindele, told the News Agency of Nigeria (NAN) that as of 3. 30 p.m. on Tuesday, 10 other people had been rescued. Mr. Akindele said the building at Chisco bus Stop, opposite Oando filling station, Lekki, which was under construction, collapsed during an early morning downpour.

He said the victims were workers with the building’s construction firm handling, who slept in it overnight.

The LASEMA chief said the agency got a distress call at about 4.47 a.m. and promptly mobilised for rescue operations. “Our men are still on the ground as search and rescue operation is still ongoing. “The Lagos State Fire Service , the Lagos State Police Command, Lagos State Ambulance Service, the Rapid Response Squad, the Nigerian Red Cross Society, and the Civil Defence Corps are on ground to ensure people are rescued and given proper medical attention,” Mr. Akindele said.

Meanwhile, the Lekki Gardens, owners of the collapsed building, in a statement, said the building was meant to house a number of apartments. It said that work on the collapsed building had been suspended since January 2016, due to reported structural defects.
“As regards the said building, a contractor was hired for the completion of the project, and was supposed to be completed in June 2017.
“However, after preliminary structural assessments, we discovered that the building had some structural defects and immediately halted construction work on the said building,” the statement said.

It said it also revoked all construction jobs assigned to the company for not implementing standard safety and structural procedures on-site.
The statement added that further steps were initiated to reassess all construction tasks assigned to the company.

I suspected and he was posting pictures of that project as the work he has handled. No wonder the client warned him. So, i was even charitable saying that the only thing he can handle is a bungalow. He seems it is only a mud hut that he can handled. Has anybody heard what became of the Owerri duplex project he was handling?.

Not a fair fight and the person who said the interior was cheap should know its $10k cheaper than RX350

It is up to buyer to see the value in his purchase

This is interesting. Never knew that Ford Edge is cheaper than RX 330. I love the design of Ford Edge but i have always thought that the price was way higher than RX 330. If Ford Edge is cheaper than RX 330, how come Nigerians are not buying it the same way they are buying RX 330.

I'm glad about the advice you gave the enquirer about Johnny. I'm a believer in helping young people to make a headway in life as they are our tomorrow. I bought a carcass bungalow in Mayfair Gardens Estate in Awoyaya Lekki and I decided to give Johnny the opportunity to handle the completion of the project. Basically, what needed to be done is the rejigging of the internal layout of the building and the addition of a pent-house incorporating the master bedroom and finishing. Johnny really demonstrated a lot of crass ignorance that was quite frightening even to a novice in the art of house building. I just thank God that I was around during the execution of the project otherwise I would have encountered a very serious structural failures. If I have to list the litany of his various errors and incompetence, it will be too long to comprehend. Is it the removal of the steel that supports the ceiling or the wrong interpretation of the architectural drawing to eliminate the ventilation window in the pent-house bedroom or the collapse of the entrance porch which caused a lot of problems for me with the estate Engineer who rightly questioned the competence and integrity of my builder. My wife who is a prayer warrior still attribute the fact that nobody got killed or injured when the porch collapsed was due to the efficacy of her prayers. Come to think of it, I wouldn't have been able to live in the house if somebody got killed during the construction. I told him when I gave him the job that if he's good, I will introduce him to two other guys who have just bought the type of my property but unfortunately, he didn't live up to expectation hence I couldn't recommend him to my friends. I want to make it categorically clear that he (Johnny) did not swindle me like Brabus did to his clients as I did not leave any chance for that anyway, but my grouse with him is that he's not fit for purpose to be called or referred to as a builder. He's damn too incompetent as a builder and as a matter of fact most artisans in Nigeria are not good enough. Perfection is alien to them. I thank God that I've completed and moved into my house. My advice for those of us in diaspora is to create time to go home to oversee your project rather than sending money to friends or family members because if you do it will have a perfidious end.

And I am glad you did not have any terrible accident on your site..
I was actually trying to give him another chance by telling Mr. Pally to give his job...
but he messed up so bad that I felt sorry for even agreeing with the man to give him the job...
He still owed the guy more that N1m and since he ran away he never contacted the Client anymore.
I told him if he ever messed-up the job I will make sure he does not get any job on Nairaland again...
and that is what I am doing now.

How did the 'bricklayer' called Eghosah Johnny start on Nairaland?. There was a guy that was building a 4-bedroom bungalow in Benin that Eghosah Johnny supervised and the guy showcased the process of each stage on Nairaland. He must have have handled the carcass of the construction well for the guy and that was how the guy decided to help him by recommending on Nairaland. I started sensing trouble or a fallout between Eghosah Johnny and the guy when the guy started warning him to stay off his project and was even said that Eghosah Johnny was ungrateful.

I do not think Eghosah Johnny can handle any building that is not a bungalow. A bungalow is very simple and iam sure that was what he was handling in his base before he came across Nairaland.

My choice was to use Korean roofing tiles at around N1.4m but they have no black colour. So I paid for Tilcor (New Zealand) at N1.77m

Project will be halted after the roofing for me to take another rest.

Hello all.

I'm in trouble! 3 weeks ago I ordered 6 security doors from muyesky and the delivery deadline is this morning. Unfortunately muyesky ran into a domestic hold-up and he is 2 days behind on the job. The problem is I gotta go back home to Canada and resume work on Friday night. I may loose my job if don't show up.

The second problem is I will have to pay at least USD500 to change my plane tickets if my boss agree to my plead.

I understand that muyesky did not plan to hurt me in any way but I'm in a mess right now. What should I do? I'm in naija just to see these doors install, doing the this behind me means USD1500 down the drain, not to talk of my salary loss I was out of work.

Oga QC1, i do not think you should loose sleep over muyesky. I have followed him and his work here and have been impressed. I will advise that you go back to your base and leave muyesky to do the work. If it was that 'Jonny Jonny' bricklayer that you mentioned, i would have advised you to temporary relocate to Nigeria until the work is completed.

Well like he mentioned my Plumber charged him 350 thousand to do d work from scratch to finish.. He pId 50k during d foundation where d plumber laid all d starter waste pipes In foundation for d 3 apartments.
Mr Yinka called me to a meeting after paying for foundation.. He offer a million Naira for supervision from oversite concrete (German floor) to completion of d project. Based on our calculations it will cost Abt 20M. Dts if we use my methods n resources. N not use Boq which we AL know dt, not all items n descriptions are usually paid for during construction. I asked for 10%. Making 2M, he offered 1M, I declined, he said he was going to contact me. I was hoping he will offer something reasonable say 7%, Unknowing to me, he had his plans.
D first day he invited me to his site, he came with his bricklayer dt has built for him b4. He shld av just open up to me dt he only needed me for d foundation, Wat de (client won't say) unfortunately is dt d following week, Mr Yinka bricklayer has began working, only for pple in d neighborhood to call Dt someone else was doing d work. Wen DE got to a stage, de needed my plumber, he called d plumber behind me n d plumber said he can't come to d site because d client ought to call his Engr to ask him to come to site. My Yinka n his wife kept calling him to come n work on dia site. Pls note dt since my last meeting with Mr Yinka, he dint n has not called me till date.. Last I can remember is dt I called him last year to give me d number of d sand Supplier he brought to site whose price was Gud.. Unknown to me, he holds grudges against me sef.
I had to send him a mail to stop contacting my workers, if he needs to dem,he shld call me. He dint engage dem on his own..
Pls tell me, is 350k for plumbering labor a reap off.? For a duplex n 2nos of 3bedrooms. From start to finish??

I know Mr fash 2well dt I am not suppose to say something here. By I will respond a little.
1. Mr fash said he fired me. No problem.
2. I av worked with some pple here, we finished d scope of work, de dint cheat me, DE paid as at wen due, we respect each other.. I av adviced dem severally n DE dint av any issue wit me, for Mr Fash to say I am rude is one side of d coin. He dint mention his own statement to me.. Trust me, I know him so well. I know Wat his friends n family say Abt him by I won't go there.
3. Mr fash asked me to supervise his project in ogbomoso, I told him I won't charge him, dt he shld tell me Wat he has in mind to pay.. He said he will give me 150thousand Naira for a 4bedroom bungalow in ogbomoso. Pls note dt he dint also mention ds wen he reported me on ds platform. Mr spyder, 150k for an Engr to leave Lagos to ogbomoso for a project he proposed will last three month. I told him Haba, I shld ask for 500k or more bt don't rubbish me wit 150k, there r times I went to ogbomoso on his behalf, he dint provide accommodation ooo.. I ad to stay over at my psts place. To cut d long story, he said dt was his final offer n I notice dt his father n brother were also interested In Handling d project because de av bin. Calling me to send d drawings so d bricklayer can study it.. I had to ask Mr fash weda or not I shld send it. He gave go ahead n I sent it to dem.. D history here is dt I dint do d job..
150k.. 4bedroom in ogbomoso... Deris God. For some reason he said he will 2.5m on d 4bedroom bungalow, which everyone dt knows construction know dt, dts not possible. I did a bill n told him he will spend Abt 2.4M from start to roof stage which he said no ooo, ds materials n labor is cheap in ogbomoso ds n ds dp he's Max spend WIl b 3M. Last I can remember, he confirmed dt he spent Abt 2.5M to get to roof covering. We all know a Gud finish 4bedroom will cost Abt 5M to build.
4.wrt d fence,
wen fash n I discussed d project cost, I showed him how we can do d project for less Dan d 52M his Qs had prepared if we do direct labor which removes a lot of unnecessary cost.. We settled for 32m, give n take which I assured him was doable for d Design provided d taste of finishing is not too high. I asked for 10%. Fash said he was going to give me 1.5M. We later settled for 2M after several pleading n promises, he will introduce me to his friends ds n dt. God is my witness dt he was pleading n made all sort of promises. He promised dt we will finish d project in 6months...
Ds project is 2years 4month old 2day. He stopped d project for some times which is normal. My workers wanted variation due to inflation n time loss yet I told dem we won't do dt.. After one of Dos stoppage, we decided to do d fence, Pls note dt we dint discuss fence, d 32M was for d main building. So I asked to be paid for d fence.. Pls Mr spyder is dt a sin or a crime.. He was furious dt he won't pay, said so many things, I later sent him a mail to pay 500k knowing well dt he won't pay it n will offer a ridiculous amount as usual. He blasted n blasted dt he will fire me, infact he has fired me, later he sent another mail dt he will do d fence himself n I will continue wit d project.. I said no problem, do d fence ur sef.. If u go by d analysis he posted on d fence n gate house, he spent over 2M.. D record is still on Nairaland.. For Godsake, ds project is in Lasu iyano iba.. I will spend money on logistics, fuel n I av a family. N u don't want to pay.. I told him, Hw much will u pay for d fence n he insulted me.. We both moved on after d fence he cLled on me, we moved on, I bought doors for him n we continue d project..
Pls is it wrong to ask to be paid for fence work? If he had even said Elfad I will give u 50k or 100k. Withing Lagos here, I will do it.. Yet he spent 2.2M or more on d fence..
At d inception of any project I always advice my clients to get security men on ground.. For Mr fash's project we were paying 5k to a farmer who resides in d estate to stay over at our place.. We resumed to site, d plumber wrote out d mats he needed. Fash was buying dem in bites. Unfortunately some items were stolen after work had started, now ds is d issue,
wen we had nobody on ground no security man, d site had no door or window, not got missing. Wen d bricklayers he brought from ogbomoso came n DE sleep in d site o, mats get missing not ones bt twice..
B4 d 3rd purchase like Mr fash mentioned, we gave d list to his cousin, for some reasons, he refuse to give d list to fash, d same cousin dt all of a sudden started acting up, infact he benefited from my absence during d fence work n guess he was not happy I came back to d project.. Not until after a week or so b4 d list of mats needed was passed to fash. I sent several mgs to fash dt I av given d plumber d money he sent, honestly I dint want to mix up d cash in my hands, sincd he sent 30k fir d plumber, I simply sent it to d plumbers acct, and dt d materials shld b purchased on-time ooo.. I will leave d history..
Pls Hw has my workers charged me fash n Yinka high..for Mr Fash's project :
For a 4unit duplexes, d plumber charged 300k.. All rooms r ensuite. 16toilets and 4kitchen.. 2water tanks n all external works.
My electrician charge 230k for four unit attached duplexes... Pls Mr spyder is dt high.. I had to plead wit my team to take ds amount dt fash was my brother.
I av worked for d finance manager of floor mills of Nigeria tru ds platform. She can attest dt I am not in any way rude.. She doesn't know me b4, she's igbo n I am Yoruba yet we finished her work no quarrel.. We still exchanged new year mgs's. I av worked for some other pple on Nairaland, who r not in any way trying to cheat u for telling dem d truth Abt construction. It won't b right to mention dia names here..
I av chatted wit Haji M. Which I even told Mr Fash, I am sure Haji M would nt say I was rude or dint ans d questions he asked me..
I am tempted to talk Abt Mr fash's personality bt I won't.
His cousin n his friends r happy n benefiting from d fact dt I am not on d site. Fash has sent over 15M tru me n we dint av issues of I bought an item twice or I chop or dasuki his money.. There r so many things I am not at liberty to say because it will b wrong, even though Mr fash has decided to Spoil my name..
My Joy is dt, it is not a case of Elfad chop my money or.. I gave him money to buy A n he chop it or dt Elfad is incompetent...
If telling u d blunt truth is rudeness, no problem. If we can't respect each other because we know each other in Ch or because of age.. No problem.. Respect is Reciprocal de say..
He asked you to supervise his Ogbomoso project for a fee, you said that you will not charge him and that he should say what is in his mind and when he said what was in his mnd, you shouted haba. Na wa for you. Were you not the one that said that he should say what was in his mind?. Were you expecting him to say N1m?. If it was me, i will say N10,000.00. When i was doing my project in the village, whenever any family person or close friend tells me this, i normally refuse or i tell him that if he does not tell me his charges, i will look for another person. I prefer a friend or family person tells me his charges and then i negotiate or tell him to help me by considering what i can afford.

I will advise that you get up to 5 different quotes and then compare. I always tell people that after the completion of the block work of a building, the chances of being cheated on the other stages is slim because you can easily get quotes from different vendors and compare.

As explained before... everyone deserves a second chance, at least in my book (it may not be for everyone) and at the beginning the project,
it was going good.. Why complain? But when the going gets rotten, the victim has the right to complain.
Just because the Victim is bringing his case out does not mean he is looking for pity.
If the victim wanted to take a chance/risk, then why not? People do change, only that this guy (Eghosa) will not deserve a third chance.
No need to blame or pity or symphatize the victim.. at least his misfortune will add to all the accusations on ground about Egosha
and people can learn from it.
Eghosa has proved himself to be unreliable, unprofessional and unworthy. So do business with him at your own risk.

And remember what the Holy Book said: "If you don't forgive people, you shall not be forgiven".
But it should not be a repetitive forgiveness.

Hajji, i know that everybody deserves a second chance. After being given the second chance and the above happened, it was enough to raise the red flag. That is my point of argument. I just got a new person to do my plumbing this month. The person that was doing it was giving me some stories which raise the red flags in my ear. When i went home for xmas, he came up with another story and said that i should give him an additional amount to do the work. I just sent him out of my house.

You changed the drawing of my kitchen, send the kitchen construction to members for their comment. The drawing shows L shape, you changed it and there are no enough space for kitchen cabinet. All these can be confirmed

Members, based on the drawing he sent can the amount he claimed I am owing him finish this project just for me to park in. The more you write, the more you expose your self, you have proved that you have been over paid!

As per collecting workers number, I called him, he didn't pick my call as usual, worker and supplier called him, he refused to pick their calls, some workers have stopped working while others are planning to stop. Since I didn't want the project to stop, I had to assure them that I would pay in case MR JOHNNY ODEMWiNGIE IGUMA aka eghosajohnny decides not to pay which he eventually did. If he has paid anyone, it would be to night.

As for not paying pop because they didn't give me number is funny, it was because I didn't have such fund. members can also confirm my position.

I wait for the feedback from member that would decide to do independent investigation. As I have said, I won't comment again for now.

Gbam. Iam also more than puzzled myself. All these happened and the owner still went ahead to be giving money to the contractor. When the contractor was posting pics here, he did not complain. Iam now more than confused on what is actually going on.

Everybody is now rushing into building construction and claiming to be an expert because the sector is booming. I was shocked when on Sunday when i saw an old school mate who told me that he is now into building construction. I just shook my head. We used to make fun of him that he was a tanker driver because he was managing tanker drivers. He is now suddenly a builder.

Seeing the way Jonny goes about every thread giving estimates and saying that he can handle the project even if the project is in 'Sambissa forest' should raise the red flag in people. We are yet to hear or see updates on the Owerri duplex project he posted sometimes ago.

@sheelay. Please what would be the price range for doing a stainless steel railings for a staircase of a duplex having ten(10) flat staircase up and ten(10) flat staircase down i.e total of 20 stairs. A cost range will be appreciated as price of stainless steel always dey fear me.

Tell them o. If i have my way, all secondary schools in this country should be boarding. Just sent my son to boarding school last year for JSS1. He now feels bored at home when he is on holiday. The same way i used to feel then when i was home for holidays from the boarding house after just a week of staying at home.

This shows that the guy is not a serious person. Here is somebody who is out of work and complaining of inability to feed his family getting a response from one of the top builders here who has showcased his projects with addresses and he is telling the person to call him. If iam Segcymoor, he has already failed a simple test and will not employ such a person because he will bring such a lazy attitude into the work.

Let's see if Gbadexy and my competent painter (who by the way thinks the paint were imported and repackaged in Naija...he has used Dulux before so don't think he is not professional) can performed an uncommon transformation.
Do not blame the guy for thinking this. Gbadexy supplied the paints for my project and people are still looking for the paints in the market. When i went home during xmas, my painter told me that somebody called him and told him since he was the one that painted my house, he should go and use exactly the same to paint his own. My painter just told him that the paints were specifically produced. The guy was thinking that they were imported.

I paid N1,500 for each sqm to be produced onsite, not different from what it will cost to produce at their site. They get the colors by buying colored cement specially made for the purpose.
Thanks for this. Was also interested in this as iam about to be sent a quotation for this same sample.

Is it possible you give other costs like cost of laying and other costs and materials associated with laying this sample.

Question: When laying this interlocking sample, is there any need to first of all lay nylon or tarpaulin underneath.

Edited: I have seen the pix where nylon or tarpaulin was placed underneath.
