We walked, we rode bikes, we drove tricycles and cars into many locations around Irete, Owerri. From what I could find out, this is a fast developing area, close to the state capita and yet with a very good, table land. We can turn this place into a goldmine in a few years time. There is a company called Livelihood homes that has been advertising Blue Sea estate, Irete Owerri on radio. Is yours in the same Irete axis with theirs. |

Now my 2 kobo on this matter of Materials used in Nigerian Architecture. Like I always say, it depends on the balance between the client, the economy and contractor. i.e what the contractor has in store, what the Client is ready to accept and what the economy can favour.
1 THE ECONOMY The Nigerian Economy isn't organized enough to enable a company that produces the wood they use in Building houses to stay and make profits. Hence me must import, there by increasing cost of Building with wood relatively. infact no business they make am, just say some business no get choice other than to stay. I'm even sure that the government will intentionally allow an unfavourable environment for these simple Building business Ideas so as to allow thoses their paddies that have cement Factory all over africa to continue making it.
2 THE CONTRACTOR Some contractors are too based on how much they can make out of a project, and so if any process will slow that cash flow because they'll have to think extra, then its bye bye to such process. What i think is when contractors pick up a project. the first thing they should think of which is what I think of is how best can I make the house the finest and most creative around the environment and not bring a calculator out to calculate how best he can maximise his profit.
CLIENT Some (Arsene Wenger Mr. BABA IJEBU) clients wants to build cheap house. Them want to use the cheapest labour. them wan use the cheapest professionals, them want the cheapest Architectural design, and the funny thing is them still want the finest Outcome. ahh thats not fair. We will never get a creative house from that. Not possible. How will some1 say he's looking for a tiller that will lay tiles for N200/m2.Make Una still dey sorry for all these workers, some get families ooo. (Oga 3strike, no Strike me oooooo. Na only example i dey make oooo no be u be Arsene Wenger oooo ). Chai, even for my poor village, you cannot get a tiler to lay tiles for N200/m2 not to talk of a city. |

Total for fence labour = N412000
Grand total for fence (Materials and Labour) = N2000050 Nice cost analysis. I guess this answers my question above as i want to steal this design or something close to it because of funds. Will you even know what him/her does inside the school once he/she is inside?. also, what of during break?. What so much distractions now in the world, boarding is the best if you can afford it. It allows the child to concentrate and he/she is able to bond with his/her peers. |

Tpave: Yes, gravel is an option with less sand cos it contains sand already. The cement option is by choice but the calculation I gave is for a standard casting that will last. Please can you throw more light into this?. Does it mean that somebody can decide not to use cement for such flooring. |

Tpave: CONCRETE FLOORING. A is 50.4sqm_ B is 429.75sqm _ C is 91.64sqm. Total sqm is 571.79. Materials needed are (1) 205 bags of cement (2) 60 tons of granite stones (3) 20 tons × 4 loads of sharp sand. (4) Renting of compacting machine, labour, water, iron mesh, renting of mixing machine and nylon option depends on the location of the site. Thanks. Is gravel not an option?. geesampower: Been following this thread. THERE IS NO SINGLE professional that won't have issues with their client I mean NONE. Toyota is a well established motor company they are responsible for deaths of thousands by the errors in the design of some of their vehicles which lead to the recall of many of their vehicles in the past. How much more we? All the professional builders here have stories to tell. There will be misunderstandings, there will be delays, there will be loses. I wish Egosa just apologized from the beginning and just bear his loses. I personally don't like what this issue has degenerated to. I am sure many are also saddened and disappointed that this is not getting resolved but getting worse. Why the curses? Why the talk of drunkenness and other issues that shld be left private. This is not good at all. Please Dr oyewole, you are in the best position to resolve this. From all I have read, you have worked with many builders in the past, you can resolve this.
Hsl, your work is very good, you are good at what you do. Let us only see your professionalism. I think it is best you stay on the sideline in this issue and only play background roles in resolving this (and that shld even be minimal). Least people start seeing you from another perspective. Don't get dragged into this mud with eghosa.

Cut you loss Get another person to take a look at the project and make the necessary corrections and adjustments. When i was doing my project, i had issues with the person doing the windows. When the delay was getting too much, i just cut my loss by getting another person who now completed the windows and adjusted the bad work that was done. |

(1) Section A is for concrete flooring: 35ft x 16ft
(2) Section B is for concrete flooring: 74ft x 63 ft
(3) Section C is for concrete flooring: 52ft x 18ft
(4) Section D is for interlocking: 44ft x 38ft
(5) Section E is for interlocking: 94ft x 16ft

Hajji M. @Hajji, there is a terrible problem with us Nigerians. If a contractor uses his own money, some of the clients will not want to pay thereby putting the contractor in debts. My Senior brother s a logger of woods for building house. He almost went bankrupt because after getting the wood and even buying from sawmill to avoid delays, getting the money from the client is a problem. It then becomes a back-and-forth thing and meanwhile, you might see the client now living in the house and he will say that there is no money. What he does now is that once the number of wood required has been assessed and you tell him to supply, you have to pay a mobilization. If you pay 100k for instance, he brings in 100k worth. A contractor came to our office this morning to report one of our staff who has refused to pay him after he (contractor) used his own money to fix wardrobes in his project. The guy is planning to move in but he does not want to pay for the work the guy has done for him. The guy wants to arrest him with police but he just decided to come and report him at the office before he goes ahead. Another thing i see is that clients do not want to face realities. A client will say that he wants to complete a project is say 6 months but he/she does not even have the total project sum. He will say that the contractor should start and that God will provide. After a phase, there is no more funds and the project is stalled. When he/she now gets some funds after several months, he calls the contractors and says that he/she should come and continue forgetting that material prices have changed and when this is mentioned, he/she points at the contract and he will even say that he now wants to be supplying the materials for you. In my firm, we always put a caveat that all quotes are valid till a particular period. Once that period elapsed and you want the work to be done after that, we will have to give you a fresh quote. |

Its just the grace of God dat see them through. @Anamachi3 should also know that even if you decide to leave the child at home and employ teachers to be teaching him/her at home, that does not stop him/her from being badly influenced. We have heard of how children have been molested by their home tutors. Iam a supporter of the boarding system any day. With the distractions now all over the place, boarding is a better option these days. |

1. Wheel balancing; a conservative way to deal with this is by swopping the rear tyres to the front and vice versa. Test drive to see.
2. Bad wheels. Let your tyre technician check for swollen moulds or twists on your tyres.
3. Bad shafts can also cause this.
Please let's know when and how this is solved. On the bold, by tyre technician, do you mean the vulcanizer?. |

Please let's know when and how this is solved. My apologies for not getting back on the thread on my findings. I went to an auto repair garage and after test driving it, a diagnostics was run and done on it. The car was jacked up and the diagnostics done. After the diagnostics, a quote was given to me for the following: (1) Front Hub (2) Shock Absorber (front) (3) Hub Bearing Iam still looking for the money. Another thing i have noticed is that i started having this issue when i changed my servicing, wheel balancing and alignment place to another. I normally do them in one auto workshop but last xmas, they messed me up by not opening on an xmas weekend and i wanted to travel for xmas. So i had to do them at a filling station. The filling station does not jack up the car. So i have decided to be doing only servicing at the filling station while i look for an auto wheel balancing and alignment shop that jacks up the car to do the wheel balancing and alignment. |
