3strike: Madam abeg more info about the free IKEDC meter o. I can use some help now since February o I do not know if it is free for new applicants. IKEDC just recently change the meters in my area to prepaid and we did not pay anything. We only paid a token to those installing it and bought wires because they said that they could not use the existing one. Ours was a replacement. It will be better you find out from IKEDC. |

KolaShangOne: Went to a site at Ikorodu some few weeks ago to do a reconnaissance survey (looku looku). The Client told me he bought the land through his mum for 1 million naira. And that he has been unable to get headway with the project since inception. Always one issue or the other. Builders always abandoning.
Now when I got there, I know land in that area is not worth more than 300,000-400,000 at the most. Land agreement, Survey and others should be about 150k highest.
I spoke to the builder on site and he told me how EACH of the client's siblings plus his mother will come at different times telling him to PUT THEIR OWN ON TOP of any job he does no matter how little. If you don't comply, they bastardize you and convince their brother toto abandon you.
I really pity people in the diaspora because its almost a lose-lose. Their biggest enemy sometimes bear the same surnames with them. If you want to know how 1000 blocks finished in a split second, ask your family member. If you want to know how 300sqm turned to 500sqm, ask your family member. Not everyone has bad family members, but most of them see their siblings abroad as money bags..
I'm not absolving Engineers of wrong-doing. Not everyone has a conscience. If you're lucky to meet a good and honest Engineer, good for you. I'm not a Saint o.. Abi you've heard Saint Kolashangone before? When i completed my project, a friend came to congratulate my elder brother that handled the entire project. He told me that he is not congratulating me because for the project to have been completed and i did not call family members to come and ask my elder brother what he did with the money i have been sending, it is him that deserves a big congratulations. Luckily for me, my elder brother was able to resist all the pressures mounted on him by contractors, suppliers, artisans etc to inflate figures for a kick-back. He is a hard negotiator and bargainer than me. Once i tell him that i have agreed a price with an artisan, he will tell me that it is high and that he will further drive it down and i normally agree because he is the person that is at home with them and so he knows the going rate at any point in time. |

befto: My Bros/Sis, I am at the roofing stage for my site and need to decide on what brand/make of Aluminium steps tiles to use. The roofwork has been designed for 0.55 gauge step tiles so will appreciate some advice on where to get the best materials to use. I am being sent different quotes for different sizes of the same roof. How does that work? To date I have had 4 measurements of completely different sizes for the same roof. where's the consistency? Which one do I take as the correct measurement/quote? Now back to the actual roofing sheet I have had a few names so far. The ones that stand out are Tower Aluminium, Sumo Aluminium and Baltran. I know Tower is reputable but very over-priced for my pocket so what are the other alternatives to Tower that still have quality (even though not as much as Tower). Is Sumo a good brand? Does anyone have their contact details? I have searched all over Lagos and online but not joy in finding them.
Please help me Fellow NL members Look for any two quotes that the difference between them is not that much. The lowest might not necessary be the best and the highest might also not be the best. When i wanted to do my roofing, i got such quotes that confused me. One was about 100k more than the rest. Two of them had a difference of about 15k. So, i had to choose one of the two and give the person the job. |

Bag of 3" nail = N5,000 10. Half bag of 2" nail N2,700 11. wheel barrow N6,800 12. Line, hammer, markers etc. N3,500 13. 2 shovels x N1000 = N2,000 14. 2 Head pans x N800 = N1,600
TOTAL N242,000
Grand total N538,000 + N242,000 = N780,000.00 Congrats and well done. This is expected in the rural areas. That is why the best time to build in the rural areas is during the dry season especially January-March. Labour also tends to be cheap during this period as the workers have not started serious farming. |

spyder880: You could follow them to the quarry and see the loading document, making sure it corresponds with the qty. you paid for, a[b]nd drive behind them so they will not stop[/b]. But I have done all those with minimal success. I once went to the quarry and laid vigil, I even tried to enter the offices and monitor the payment and printing of the load document, in the end, they played with my intelligence, they even printed a quantity more than what I paid for, and when I sent the picture of the truck to Checkitaut, he assured me the truck is at least 10 ton smaller than 30 ton load.
I drove with them till the border to PH, they parked and claimed they must wait till 12am in the midnight before they can enter PH, because of the state revenue task force, I insisted they enter, and they asked me to pay the N25k they will be forced to pay first. I left them to lay siege in the site and they came and dumped their load at the site before I could reach the site about 5 am. They claimed they had to get out of PH city or the task force will wake up and still catch them.
There's a whole lot of organized trickery going on there, and it will mess up my business if I continue to run after them. I now have a trusted agent that supplies me, maybe he is also crooked, but he is fast and I get a regular fair size of load, fast and without chasing him to Calabar every time.  I hope you know that their truck can 'break down' on the road?. Will you also 'allow' your vehicle that is behind them to also break down?. |

As per the comment with brabus, I am aware of a lot of atrocities that were committed during the building phase of projects that were handled by brabus.
1) Building with fake/incorrect plans. Built house A with a plan designed for house B and still collecting the money from the owner of house A for full set of building plans. 2) Missed supporting pillars 3) I also agree with the comments of a previous poster who said that brabus likes to be (Engineer (:-). Architect, Builder, Electrician, Carpenter, Bricklayer, Plumber) When I started constructing my building, and I asked brabus if I could speak to his architect to tell him what I wanted, he said NO that I should tell him what I want and he would pass the message on. At that point, I smelt a rat and decided to get an external architect. How on this earth can someone want to charge me over 200k for architectural drawings but I am not allowed to speak to the architect to discuss what I want. It just sounded to me as ridiculous.
I still have an outstanding case with Brabus that he's refusing to settle. Full details to come later as it appears there is no resolution on the horizon. You missed out 'omo nile'.  |

abouzaid: cost of building materials and labour is relative to location but i think the price of cement is too high, i bought dangote #1350 here in the north, ask them to explain more. i don't really know the size of what you're doing but why so many labourers/workmen? the quantity of cement and iron rods too seems too much just to mount a gate. get a second quote from an independent source if possible. i reread your post and noticed that you still have some sections of the fence to finish but still ask questions and get an independent quote. the prices for most things on the list seems ok if not even cheap (the iron rods seems underpriced). good luck It is not really a quote. When i want to do any aspect, i normally tell my brother who has been handling the project to get the person to do an estimate. It is my brother that i send money to and he does not connive with them. He buys materials on need basis. Cement has actually come down. It is normally N1,950. It is in the village and the sellers are small time sellers and not those sellers that can buy 600 bags at once for resell. They might even be buying from those selling at N1400 to resell. The reason i posted these prices is to highlight the point that location matters in a project and that an amount that cannot be used for instance in a place like Lagos to complete a project can be used in another location to complete the same project. Iam getting the sand and gravel from the village which is why it is cheap. People familiar with Edo North for instance will know of Okpella. It is the home of granite and so will be cheaper there. I intend to take pictures of my gate when i go home and show it here and then tell people to guess the price. As i said earlier, i studied how the farmers were able to achieve building bungalows to house them and their families without having all the millions in their pockets. There is no 'money for foundation', 'money for decking', 'money for roofing', 'money for offloading materials' in the villages. These are serious savings that is put back into the project. Btw, did you notice that there is no transport on the list and yet there is a gate and fence railings that will be brought to the site for this work. Transport na FOC now. Just buy sheppe for boys and your gate and fence railings will be at your site in a twinkle of an eye. The same thing happened for my water tank stand for a duplex. Even standing it, there was no crane used.  |

Finishing is relative and subjective. Somebody can buy a toilet set for 70k while another person will buy the one for 7k. Somebody can build a bungalow for N20m and somebody will laugh at the person and say that what the person built is useless because he had used N50m to build his own bungalow. I was given this for the completion of my fencing and mouthing of gate. I used a total of 25k(10 bags of cement, water, sand, labour for molding) for the blocks that will be used to complete the fence. Building on public forum like Nairaland is like appointing Oliseh as the Head Coach of super eagles and having 170m Nigerians as the technical advisers.
Based on my experience on this platform, I discovered most time that this approach always benefits the ‘interfering’ parties' ego and not the client. Clearly other people (technical advisers) jumping in are also trying to help, but the jumbled mess of multi-voiced opinions is the reserve of the football terrace not a place of learning. One voice, one direction is the spirit of the game.
The quickest way to encapsulate this is, how many people taught you maths at any one time?
So I see it as fun when we are doing our thing. I mean the same thing that makes super eagle what it is today. The Gej-must-go thingy, Bubu-is-slow, nigeria-is-worse, it's-possible, it's impracticable... That's what makes us a Nigerian in the first place.
So I don't blame those guys who don't bother to come here to showcase their projects. Trying to listen to everybody leads to paralysis of analysis.
My humble opinion. This was the reason why i ask how many people show case their projects on Nairaland. Nairaland is not the SI unit of building projects. |

I haven't seen any 4 bedroom bungalows posted on Nairaland that was built for N2 million, If you have evidence then share the thread.
This is becoming like fishing in a stocked pond. I have also not seen on Nairaland. The question is whether it is only on Nairaland that projects can be posted. How many people even post on Nairaland?. There are clients that some Nairaland members build for who do not want their projects to be displayed on Nairaland. So many building projects are being done everyday. How many of such gets to Nairaland?. A builder here never knew of Nairaland until he was introduced by a Nairaland member after he handled his project. There are so many of such people out there using economical ways to deliver projects on a tight budget. |

Though they are not excluded but I've never seen a farmer post his build on Nairaland. Who told you?. Do you know if some builders posting on Nairaland have built for farmers in the village. The poster making the proposal have outlined the simple nature of the house and the terrain. |

abouzaid: thanks for that nice start, however the proposed project is significantly less in size and finishing than your projects. the original house was designed for a 50x50 plot and the dimensions are masters 12x12, other rooms 10x12 living room 14.5x14.5, dining 8x14.5, kitchen 9x9.5, store 3x6.5,laundry closet 3x5, front veranda 6x14.5. the areas are Niger state and anambra state and are not prone to flooding. windows are glass louvers while internal doors are wooden locals, ceiling board is nigerlite cement fibres ceiling boards(often erroneously still called asbestos) while the living and dining rooms would be pvc, tiles only in bathrooms and wet area in the kitchen, no arches or designed pillars(columns). floor finishing would be cement plastering. electricals would be good old black and white switches, roofing sheets would be zinc. I'm actually working on a new design that would be slightly larger than this but let's work with what we have now. thanks With these requirements,, i believe the 2m-2.5m will handle the building. Farmers in the villages do not always have 2m-2.5m and they build a basic 4-bedroom bungalow like this. |

Hajji M. In my place, there is a saying that it is somebody who was not at the scene when a he-goat was slaughtered and shared that will say that a kid goat was taken out of the belly of the he-goat. I was surprised so much was achieved by the builder with that amount. Is it not step tiles that iam seeing in the building?. That gate alone will not be cheap. |

I can't help but wonder why I see so many unfinished projects for sale on Nairaland.

And you're speaking my language with this exquisite designs. I also used to wonder before i started my own project. It was when i did my project that i now understood why there are so many unfinished projects in the country. Most people think that building a house is just doing the foundation and doing the block work. They do not know that finishing consumes more money than the carcass. Carcass can be done according to your pocket as you can get 10k and go and buy blocks and call a bricklayer to set the number of blocks your 10k was able to buy. People do not know that the actual work starts at roofing stage as you cannot cover one area with wood and leave other areas. Wood work involves the entire building. The same with covering the wood work with roofing sheets. You cannot be buying materials for these two stages in bits. It is when you want to do roofing and you are given a bill of close to 800k for both wood work and roofing that you eyes become clear immediately. |

So I was talking to couple of people about the different option of floor I can do for my compound instead of doing the interlocking stone. Someone mentioned concrete floor with stamping. he did say that its way cheaper than the interlocking stone and that the stamping will give it the interlocking look.
