I left Abuja on Dec 16th, 2021 for the East. normally the journey should take me through Kogi State. Inside Lokoja directly opposite the state internal revenue service, some men in blue uniform stopped me. the man who approached demanded to see my car particulars and drivers license. I responded by asking him the authority that empowered him to make such demands. he pointed at the BIR. meanwhile, one of them had removed my back number plate.

i came down from my car and stood beside my door and watched how other drivers complied with the same request they made to me. i then brought out my particulars and license and gave to one of them. he made more demands to see my fire extincquisher and caution sign which he eventually sighted. to cut a long story short, i parted with 2k to get my plate number, particulars and license back. this took upto 40 minutes to an hour. And I ask, does a state have the power to create an agency that does the work federal agencies like the police and road safety.

The only obvious fact there is that the PDP suit their ideology,but unfortunately they are not able to even entrenched the party in their own domain.

They'll ever be the onlookers in the scheme of things in the center. I'd hope they're enjoying been left out of security meetings in the country.

Scenario 1.
A tenant that rented the house for one year doesn't pay his/rent after the expiration date. What does the land do? Can he recover his/her rent?

Scenario 2.
A tenant rents a house for a year. 7 months into year, the landlord needed the house for some reason best known to him. How does he recover the house?

* I am not a lawyer but have some experience. A tenant that does not pay for three consecutive months is not entitled to any notice to quit but only a seven day notice of owners intention to retake possession of property.
* You are legally entitled to all your rent whether you issued the tenant notice to quit or not. Go to your state multi door court and report the matter. One of two things would happen if not the two depending on your prayers are to the court. The court will help recover your rent. If your prayer includes sending the tenant away, the court will certainly grant it.
* the content of your tenancy agreement is important.
* in the second scenario, you would have to refund the balance of the tenant's rent and allow the tenant sometime to relocate since the fault is not coming from him.
* good luck.

* you do not need a lawyer to issue notice to quit.
* to be valid in law, your notice to quit must coincide/end on the eve of the day your tenant's rent expires
* if you have given six months outside the expiration of your tenants rent, you are legally entitled to all your rent. A tenant must pay for every single day spent in your house with or without any notice.
* Apply for mesne profit for the numbers of months the tenant has stayed without paying. This should be the exact amount you collected for a month. Mesne profit is the money your tenant pays you after the expiration of notice to quit.
* Approach a multi door court, pay their fees, go with a bailiff to serve the tenant.
* If your tenant refuses to take, your bailiff notes it down which he reports back to the court.
* tenancy agreement is important. Most of what would matter in court depends on what your agreement says.
* By law, a yearly tenant should be given six months notice to quit. As earlier stated it should end on the eve of tenancy.
* but the six months notice to quit can be reduced to even one day if stated like that in your agreement.
