roymary: @OPWow! Some of you are really filled with bitterness and hatred for Nigerians living outside Nigeria. Most of you really think living abroad is all about getting rich! Does it ever occur to you that Nigerians had been living outside Nigeria way back as 19kiridim? Way back since when it was $3 to N1? Trust me, some of those guys might be living in boxes but they surely have better life than you (I don't care where you live or work). There's a system in place here to treat them when sick with or without money, feed them, educate them, and security guaranteed. I guess it's true that when a bad habit last for decades it becomes a norm in the society! Keep praising the mess you call Nigeria and having sleepless night about me in US while dying in silent over there! Smdh. |

BayoAA: Thanks for your write up. Kindly get me right per the zoning thing. I also personally have no problem investing collectively in any region of the country so far the security situation permits and the business bouyancy is available. I myself also have the privilegde to live and work in some parts of Nigeria after 7 years sojourn in Europe. So as you I have friends across the nation. My point here is that Investing under one umbrella is key. If this group is SPYDER LIMITED (for example) we all invest in Spyder Limited while investment decision on what and where to invest will be a different issue taken care by the shareholders (Management) through the forum, brainstorming, research, analysis and probably voting. Imagine, for example, you investing under the zoning thing in Akwa while every other person invest in Lagos, What happens to you and your investment?You post might be or seem too long but you made a lot of point so don't be sorry. First of all using Lagos against Awka is a bad example at least for someone like me or an investor that share my idea. I can invest in any of them! I was/am basically speaking about investors/folks that had not had the opportunity to see/visit the other side/part of Nigeria. Secondly, your PH example kind of points to what I was saying and why will you be forced to invest where you don't want or city/state you don't like? Voting can do exactly that if majority carries it and guess what those the vote didn't favor will do? They will back out! Because majority/most investors voted Enugu, Awka, or Lagos. Now compare that to Zoning! You the investor has 100% right, choice, option, and decision to buy into or invest in Lagos, PH, Ibadan, Enugu etc (depend on choices of city). Also, bear in mind that this is a fresh idea at least on NL among completely new investors in this particular project/idea and it has NEVER been tested/explored among us. I also read post/ideas and usuggestions of 4 flats of 3 bedrooms each both in Lagos and ABJ! The only thing wrong with that is "can we afford it?" How many investors are willing and ready to gamble/invest lets say N2m/N3m each for Lagos or N10m each bearing in mind and knowing the cost of a plot in Abuja? In a knot shell, you and I seem comfortable enough to invest in any part of Nigeria except the no go areas but how many other investors are willing to do that? For instance, If we break/divide Nigeria by N.E.S.W, every single one of those region has a major city/state. A Lagos or Ibadan born/raises investors might prefer Lagos. Zoning will let him buy/bid into Lagos lot voting won't. Enugu born/raised or based investor might prefer Enugu, Awka, or Owerri! Again they have 100% free option on their own to invest! There are different levels of risk an investor or business man can decide to take! Some go into fast selling but low profit business while others go into high profit business and had/have no problem waiting for months or even years to get their return and profit. GE is also a good example too thanks for using that! I live in the same city where they have their head office. GE is like a chain of investment in one. If I have a share or investment in GE, my profit/interest increase/grow when they provide Energy, generator, healthcare, capital, etc. Investing in them will be because I know their money comes/grown from different angles/businesses in their chain. I probably won't invest with/in them if they sell only generators for example in the US because no one really need/uses gen daily but because they are diversify, I can earn an interest of $0.03 cents per every $1000 a month on generator sales and $0.32 cents on other stuff like Energy, healthcare, and capital investments. What we have here is different. With time and IF we grow, investors might not have problem investing anywhere especially after our ideas go through trial and pass! without that we can name Abuja, Lekki, V.I all we want it will just be stories! Let me even ask, how many guys/investors here are willing to invest/drop N3m even if we get free land from government? Abi we go build bungalow for maitama, Lekki, and all this places guys are naming? |

@BayoAA: You made some good point but the reason/idea behind Zoning is to allow/give people more options/choices. Personally I don't really have problem with anywhere except some security conscious states. I am an igbo guy born and raised in Lagos, spent about 11yrs in the north (Jos) before moving to USA. Someone in my position already had the opportunity of visiting and living in these places and might not have any problem investing in them but for most people or an investor that had never really been anywhere or transacted any form/kind of business there, they might prefer to invest in cities/states they're close or familiar to. Even As am typing this, am trying to think of any of my Yoruba friends (I have a lot of them) that own or had ever mention owning a property anywhere in the East! While almost all my Igbo friends own house/s in Lagos, Ibadan, etc including me. If the Zoning idea work, a Lagos base southerner/investor can easily take/drive his prospective buyer or interested friends to Ibadan to show them the house! Vs/vsa. I also don't think any Igbo investor including me will invest a dime in places like Jos anymore! I'll rather invest in Abuja but we all also know what a plot of land cost there. Folks, am not trying to say people don't invest in places like North anymore or trying to bring in tribalism but it is a hidden and sensitive fact to look at in property investments. With Zone, I can buy into Lagos, Awka/Enugu lot! But by vote, you can NEVER convince me into investing or buying into Kaduna/Kano/Jos lot! Not with all this negative news I read about those place on NL. Again am speaking from my own opinion, experience, and choices/option. Am sure a lot of more ideas and suggestion are coming in. Also, you said something about if we rise "fine" and if we fail "so be it" if I may ask, what negative or side effect do you see coming? The reason for this Q/A, brain storming, suggestion, opinion, and ideas is to avoid that. Property is one of the safest investment in Nigeria and if we're talking reality here, then a lot need to be put in place to avoid that including involving a lawyer and securing some kind of insurance bond. A lot can cost N550k for example with only N500k actually going into the project while N50k for insurance. I will prefer and feel safer investing in a project knowing my funds are insured. Gone are those days people invest blindly and gamble for profit or lost! Anyway, am seriously following this thread bumper to bumper! |

I am loyalN35 is a bargain per block! And remember even half blocks are counted as one (N35 too). I was quoted N40 per block for mine but who really has time to count full and half blocks? For instance guys and please am not trying to introduce some tribal war, superiority, or differences here but a Southern investor/guy that grew up between Lagos and Ibadan will definately prefer investing in the South and like wise someone/investor from the East based in Enugu or Awka. Having said that, and like some of you had previously asked, how do we decide on a location? This is what I will suggest/propose: (just 2 for now) 1. Categorize investors into two or more groups. Example: Eastern Zone, Southern Zone, etc 2. Draw a plan, make an estimate/quote of start to finish of intended project. Am very sure more ideas will come up/in but my idea/reason for zoning is to allow investors the option of buying into zones they prefer instead of voting. If for instance a bugalow project is intended to kick off in Awka or Enugu, and estimated for N4m for example, it's lot price can be set at N500k (8 investors) or even less people if more than one lot is bought! Same for a duplex, etc depending on what sells fast in the area. I can chose to buy into this lot if I prefer the East and same apply to someone that prefer to buy into a lot for Lagos/Ibadan. This will completely eliminate the voting thing and free market is the way to go in any investment. Investors can even (co-op) drag in friends or families to make up their own lot if they all prefer the area/city/state as long as they qualify and play by the rule. Seriously brain storming for more ideas and waiting to hear what you guys have in mind! Cheers! |

Let me get this right, you went back this morning then explain to them, told the truth, and the VO now told you that you were denied the last time because you lied and now that you said the truth, here is your visa? Pleasassseee! If you can trick them with pregnancy knowing or not knowing, paid medical bills or not, which US born citizens can get waived if you know what papers to file! what make you think they believe your age? Your name? How are they sure you're not another Abdul mutalab or whatever his name is? And present purpose of traveling? You can NEVER lie under oat and change it and then receive a benefit from the US government. Your first story/post in this thread is incomplete! As for the "I went back and just told the truth thing" and got a visa, biggest lie on top of the original lie. You don't have to prove anything to me cux this is a field I know too much about! |

I note your advice that I should look at Lagos and Abuja, yes I am thinking about this on a national scale, but where do we start first? We have to start from a city and work our way to other cities/states. I don't want to make any suggestions, lets keep the floor open for more comments.You almost lost me or rather I was kind of confused when I read something about face-me-I face-you and also when I read about rent! I was already shaking my head and saying no until I read the above post and I think I clicked on one of the other links. For sure renting is completely out of the way and an average fund recovery period for rental property is estimated between 15-18yrs according to price/location (don't ask me for prove or fact! I don't have one na them say them say). So having said that, your above/quoted plan sounds better especially in a partnership form of business. I also know that as individual, we can and have also invested in properties in our local, familiar, and affordable cities/states but as Kopell rightly said, this proposal has to extend to cities with more/high property value, appreciate/fast growing, and most importantly sales quick! But to face the fact without sounding negative, can we afford those cities and states? Yes Abuja is a fast growing state like we all know, I don't know if I can comfortably say the same about Lagos but we all also know what plots of land cost there. Having said that, I will like to know/ask the possibility of acquiring land through the government and at government price. @Spyder pls don't take my question the wrong way because I am also a Nigerian and know how things are in naija and the type/kind of government we have but have you explored that option before? Do you think it's doable/possible? If No, then the idea will be to start locally since that's the way one/we can get cheap/affordable family owned land but if you think it's possible going through the government, then a proposal need to be prepared and presented to them. Awaiting more ideas and contribution all the same. |

If there is ready money and I am sure of getting the project completed in a short time, then we will look at all costs associated with it. We must also remember that we are planning with N10m as our target sum. Thank you for your contributions.
