However, it's advisable to post the working floor plan so that you can get fair advice based on the quantity of work to be done. sam1919: Hello dear people of Nairaland! Please I want to make an enquiry about my project I am undergoing in Benin city from those of us who are good in engineering and site work.
I have a 3 bedroom and a two room self contain flat which is already on a DPC level and I done the forming after the filling with just one coach. I want to give the project to an engineer to finish the job just go paraphet level I.e he will be the one to do the paraphet.
The engineer is charging 2million Naira for just the labor. I will be the one to buy all the materials needed; all the cement, block, rod, wood etc. 2M is just for labor alone.
Please is this fair enough ? Is the price too high?
Please I need your urgent help. |

Please house, as the spirit leads you, when a Professional (Architect, Q.S, Installer, Builder, etc) does a brain job for you for free (I am talking about jobs that require much time and calculations, as against just an off-the-cuff answer to simple questions, it might be a good practice to send them a token, to show appreciation for their time, in the event that we are not contracting them for a job, in due course.
Why do l say this? Caveat: They did not send me and they did not ask and l am not one of them
But l also realise that this is what they do for a living, they have families to feed (though it is not the token WE GIVE, that will feed their families and they are not hungry, anyway) but it is just to let them know that we are not taking advantage of their good heart and kindness.
I have seen (for example only) a lot of DETAILED ANSWERS from the QSfemi, to many people in the last few weeks and know that he is not the person supervising the jobs for which he is giving free 'materials and cost' help for. While we all love a quick response that potentially saves us hundreds of thousands of Naira in some cases, in my humble opinion, l think sending 'small change' to the person who helped me to save such amount, will be a kind gesture of goodwill, to motivate such Professionals into keep helping us here and not think we are just Freeloaders!
I noticed that one of us here asked him a direct question: How much do you Charge? Another person requested for an even bigger help from the QS (and he gave it for free) and said 'Thank you'  I know a lot of people here have good hearts to help others, as much as they can, for free
From a 10K Recharge Card, #20K cash, Consultancy/Supervision engagement, Paid Site Visit engagement, etc, depending on affordability and how much you appreciate the help of such Professional[b][/b], it will goes a long way to show gratitude, in cases where you cannot afford to engage their services.
PS: I just used the QS as an example, him nor send me message o. We can all testify to his good heart here already. So many other people offer good advice, technical support, etc, for free, from Builders, Suppliers, Archys, Engineers, Installers, experienced DIY enthusiasts, etc That is one of the things that makes this community a great place to be. I have received a JV proposal and need this number to work out an equitable sharing ratio for fair negotiation, otherwise will consider doing the build.

I'm currently handling the issue now. diordaves: I think you should consult QSFemi to have a better understanding of the process. His take so far is nearer to the true cost outlay.
Now mind you, don't get confused by it all. In your initial query, you said your engineer invoiced you 1.1m for labour to LINTEL LEVEL only for block setting. Then in another breath you said the project is about 8,400 blocks.
Now I observed you and others here are multiplying N70 by 8,400 to get a cost outlay. This is wrong as 8,400 is for the WHOLE project not to lintel level. Or is the 8400 blocks to lintel level?
Furthermore, to lintel level, you DO NOT need a carpenter or iron bender if the initial invoice of one million is for setting blocks only.
You need carpenter and iron bender when you want to cast your columns and beams AFTER block setting. So stay alert. Don't mix it all up.
So sit down with QSFemi to break it all down for you and come back here if you think you are still being bamboozled.
Break it down: #Labour cost for block setting to lintel level.
#How many blocks to lintel level.
#Labour cost of casting the columns, beams and lintel. (at this point you will need carpenter and iron bender).
#Esterblish from QSFemi the number of columns (pillars) there is. The number of pillars will determine the casting cost just as the number of blocks determines the block setting cost.
It is possible someone is trying to befuddle the whole process to confuse you. And with property, once the homeowner is confused, there is only one outcome. |

I checked where I did the calculations again, the total blocks you need to the lintel level for the main building ground floor is 2731 blocks for 9-inch block while you need 914 blocks (9-inch) for the BQ and also 262 blocks (6-inch), also for the BQ. In summary, the total blocks needed for the ground floor is 3907 blocks to the lintel level. ladyteeks: He said we need about 8500 blocks for both buildings and iron bender, Capenter will work too |

Try an estimate the number of Blocks you'll need, based on the dimensions of your building plan. One Block is 18" long, you can estimate 4 or 5 Coaches to Window level and Four Coaches for Windows (minus window and door areas) , with one or two coaches (max) more, to Lintel level. Multiply your blocks by #50/#60, to get an idea fo what to negotiate, that #1.13M price dey vibrate my body. 
Edit: To be on the safe side, you might confer privately, with our resident @QSFemi, to give you a Material, Quantity and Pricing Schedule, which l think will really help you a lot and save you from Shylock Contractors. I am certain he is a gentleman (from his random acts of kindness on this thread) and will not charge you a vibrating price, for his service, you will certainly be glad you did. |

For the tiling, do 7 square metres for 1 bag of cement. For the bituminous felting waterproofing, you should have stated the dimensions of the "roll" like you stated in your post. megacontrol: Happy sunday everyone,
I've got a few questions, hopefully someone has the answers...
1) TILING: How many SQM of wall tiles can one bag of cement install? e.g. if i have 100sqm of external WALL TILES area to do, roughly how many bags of cement should we estimate?
We will normally just buy bulk cement and monitor, but with the price of cement some computations needed whether to commission the job or not.
2) WATERPROOFING: What is the total area (SQM) that is expected in a full roll of 3mm bituminous FELT? Since the wet areas to be covered are reported in SQM or liner meter whereas the felt material is sold in rolls... i need to marry both for planning purposes.

Good morning sir. As a professional quantity surveyor, I feel the need to attend to some of the issues raised here. First of all, "Contingency" included in Bill of Quantities is not part of the contractor's money. It's SOLELY THE CLIENTS' MONEY. As such it cannot be expended without the express approval of the clients. A Contingency sum is the money set aside to cover unforeseen circumstances during the course of construction. The amount set aside depends on the likely risks to be encountered during the construction process. The NIGERIA INSTITUTE OF QUANTITY SURVEYORS have an exhaustive list of these risks. However, some Quantity Surveyors prefer to use percentage due to ease of calculations. Then there's a "Provisional Sum" included in Bill of Quantities. Provisional sums are monies set aside for foreseeable works but whose scope cannot be entirely ascertained as of the time the Bill of Quantities is prepared. The instance you gave in your post about the QS setting aside "40k" is that of a provisional sum and not that of contingency. That said, I want to interest you that Quantity Surveyors prepare Bill of Quantities from "mere specifications" alone even without drawings in some instances. Of course, drawings are also necessary in a lot of cases. Lastly, like I said before, quantity surveyors ensure value-for-money for clients and contractors. Happy Sunday n3xt:

Baba, you’re very correct BUT for this to happen you’ll need the following:
- Complete and fully dimensioned plans and section. (I really mean complete ) - Detailed specifications - Rates of various items of work (the schedule of rate MUST be followed as far as possible and there must be thorough supervision of the project for this to work).

________ From my experience tho, QS aren’t always there to monitor costs o  Na we dey always complain to the homeowners/project managers before changes are effected.
I’ve been on a N5.5m project that the QS place contingency at 40k. It was not until we enumerated the numerous site challenges that the owner decided to change his approach.
First issue was accessibility. Trucks couldn’t get in for weeks and we had to transload materials to site. This cost about 8k per trip on a project where 40k contingency was allowed.
