I agree with the bolded. The reason most house owners do not rent to them is lack of maintenance culture, prolonged delay in paying rents (business is down everytime) and over populating the house. A house for 5 people can end up having 18 people. Some are truly nasty tenants but not all. My worst tenant is a business man and sincerely, he messed up the apartment. I think the best place to invest your money right now in Nigeria is agriculture. Due to food inflation going on Everytime now in Nigeria, I think it's safe to say agricultural investment is one of the best investment right now in Nigeria. Now I have access to about 100 hectares of farm land in Benue state. It's in a safe community free from Fulani herdsmen issues and community crisis's. So I'm hoping if anyone here is interested in investing into agriculture, can work with me in cultivating cassava and sesame seed in the land. You can fully fund the whole project if you want, all I have to do is make sure the land is available and also security is available. Workers and everything needed in the farm can be provided by me. My gain will just be 30% of the total profit made from the project. Please if interested you can asked me for more explanation and cost of starting everything thank you very much. |

Avoid the following tenants- Contractors (They keep expecting millions from contracts that never happened, telling you how they know Sanwo-Olu and how his yet to pay for the road in Ikorodu or supplies they made to Alausa that are yet to be paid for) - Business men (don't even make the mistake at all, before he says, "I am a bus....man", just tell him straight up, you don't give out your houses to business men, they are never truthful, mess up the house, give false information, bring more than the specified number of occupants the house can occupy) - Pastors (it's a constant battle with them, telling church members that you are the reason for his lack of success, and when it time to pay, he tell you stories, that God will do a miracle. I would have mentioned churches but I'll let it pass) - Lawyers (On no account should you lease to them) - Artists ( You will spend more than the money you collected for damages and rent to put the house to a good taste, my property I lease to Asa in Surulere, I spent 950k to put the apartment in order before the current occupant could stay there) In addition, ensure whoever you rent out the house to, their wives MUST be working. I learnt that here. |

Zay24: There is nothing you can about the bad debt, next time when letting out your property make sure the tenant information section contain the tenant details about place of work, position, guarantor at place of work. if a tenant is not ready to give you such details please don't let out your property. work on the information given, ensure it real. let your lawyer prepare a sound tenancy agreement with them in case of breach of agreement, their work place is the first point of contact. Are you aware of the privacy law in Nigeria? Some will give you false information |

sirrotex: Honestly this is the same position most landlord's find themselves in. The fault is from the tenancy law. The law is too lenient with the tenant to the detriment of the landlord. A tenant cannot live rent free in another person's property abroad and abscond.
I have always questioned why I should give a tenant whose rent has expired another 6 months notice. It's simply ridiculous. I have also questioned why the law states landlord's should not engage in self help when it does little to bring the tenant to justice.
Even where you go to court, the popular occurrence is that the magistrate would say you should give him time. Or the case would be unnecessarily prolonged. Though the law does not envisage a tenant living free in the Landlord's house, but the question is how are these judgment's enforced.
OP my advice is this if your tenants are the type who operate bank accounts, you can start garnishee proceedings in the one where you got a favourable judgment. If he has money in his account, it would be given to you. I don't subscribe to enforcement by seizing personal property.
The suggestion for new tenants is to make their tenancy for a fixed term. It makes you liable to give them 7days upon default. The bolded you will have to invite ALL the banks to the court because the tenant wouldn't just give you his account details. In inviting them, I bear the cost, it not cheap, its very expensive. |
