Oil is still very cheap in my place despite being scarce. Some buyers don't even buy above N7000. Beside,this oil stuff is just too stressful,i may not do the bus again. I'm even selling off the gals/kegs. Imagine rat attacked 1 gal and i lost almost half of the oil where it was stored. My colleague just opened my eyes to sth I thought I should have known. Getting a loan to buy a land for long term keeps and resale makes so much sense. Let's say a Microfinance firm gives you 1.5m (to pay 300k interest). That 1.5m can be used to get land assets that would take care of the paid interest and still yield some profit in a few years.

The only risk I'm seeing is maybe lack of buyers but this isn't a risk per see esp if one consults planners to estimate tu e potential of a particular area.

You have read correctly.they have changed the visa system for Nigerians.
You cant blame them,our Nigerian brothers are always messing things and places up every time.
They had to stop issuing visas on arrival to Nigerians cos most of our brothers were coming in with Drugs and overstaying their visas so they had to come up with a better way of reducing and keeping tabs on our Nigerian visitors.

Infact the cheapest and most common food here is CHIPS MAYAI(chips and egg).every corner u go to you must see a stand where they sell chips with eggs or chicken and sausages or however u like it.
as for house rent it depends on the location you wish to stay in dar es salaam.some places u pay as low as 150000Tsh-250000tsh per month depending on the kind of house u looking for.you can get as much as 400000tsh-700000tsh(Tanzanian shillings) per month.
i traveled here by air.
i studied at University of dar es salaam and yes they have masters programs there.
