The fact that the goods are of the same value does not exculpate you from liability. The question is simple: Did you have the doors of same variance demanded by the buyer at the time you received the money of the buyer? The answer is obvious to even the blind. If you do not have the doors of such variance, why did you collect his money only to ship to him what is different from his variance. Therein lies your FRAUDULENT act. Add a little knowledge of CRIMINAL LAW to your business. It will go a long way to guide you in your future endeavours. |

It is obtaining by false pretenses when you received the money under the pretense of supplying him goods that you do not have. That is a Section 419 of the Criminal Code Act. It is FRAUD. You knew at all material time that you do not have the SPECIFIC doors demanded by the buyer yet you took his money and supplied him something different from what you do not have. Can you explain why you are eager to have the comments DELETED? |

gbadexy: I'm happy to know the door issue was resolved, amicably hopefully. A client deserves value for money spent. Although due to unforeseen circumstance beyond one's expectation mistakes do happen, trying to make amends and making it up to the client is important. Online feedback such as this is part of the consumer protection benefit a client has against an online vendor due to the equally wide reach of any negative comment or publicity to other potential clients which a vendor can't afford to lose. My brother, I am not sure the seller has learnt ANYTHING from his fraudulent practise as it relates to the transaction in question. He is quick to DEMAND that the comment made by the buyer should be deleted even before making the requisite restitution. Mr. buyer please do not delete any comment. Let such comments help others in assessing the type of services rendered by the seller. It is feedback. HELP NIGERIANS TO GROW NIGERIA |

Given that I made part-payment to renew and it was accepted, is it right for the owner to claim I am a tenant at will?? You are not a tenant at will. It is however better to take your money and leave, but make sure you get your full refund before you vacate the premises. |

Arnoldfish: On the issue of plastering, there is a normal plastering and there is guage plastering.
Sometimes the walls may not be straight and you may want the plaster guy to correct these block laying and casting mistakes. Sometimes may require chiselling and filling.
Some may require the use of range and pieces of tiles for leveling so as to achieve ruler straight walls and edges. All these are involved in the costing.
700k is actually on the high side, but not too much. No doubt 200k can do the same amount of job but the quality will definitely be different, well you have to be sure of what the higher quote guy can do.
Look at the dressing of the concrete fascia attached. You will notice tiles at intervals used to take guage then a range is used to smoothen. Even before the final dressing, the lines are already straight. You won't expect to achieve this with 250k.esp when you expect them to take their time. Good write - up. I am however of the opinion that price is not always a function of the quality of the work. Price is sometime determined by the negotiating powers of the parties involved. Most time when you approached a lawyer to prepare a deed of assignment for you, you are always tempted to conclude that the lawyer who charges more is more competent, but that is not truly the case. The price is a function of the bargaining powers of the parties. The location no doubt plays an important role. |

Arnoldfish: Your brother is right, half foot is OK for the toilets, the living room can go as much as you desire depending on you plinth height and what you want to achieve but 1and half foot (3 steps down) is reasonable.
Then the kitchen is supposed to be on the same level with the dinning even with the lobby inbetween if there's any. Rather use a floor drain around the sink area and slope properly through the drain and the back door. Stairs on the kitchen will always get someone especially a visitor. Thanks. Grateful |

Good evening gurus and ogas in the house. I want to step - down my sitting room, kitchen and toilets in my project. My friend helping out with the project recommended that we step the sitting room with about 2 feet while the others about 1 foot.
My brother is however of the view that the 2 feet and 1 foot respectively is too deep. He is suggesting 1and half feet for the sitting room and half foot for the other places.

Dominionng: It is charged per sqm. Volume, location and most importantly type of design are major factors in deciding rates per sqm. Don't let anyone deceive you that there is a fixed rate per sqm for POP ceiling. There is what I call Budget designs(image 1), Average design(image 2) and Luxury design(image 3) In budget designs, one is expected to use a bag of POP cement for 2.8 - 3sqm, 2 - 2.5sqm for average designs and 1 - 1.5sqm for luxury designs. So, since materials involve and time to achieve these designs ain't same, it is expected for rates to vary. Talk of quality ceiling or POP Precast vs Plasterboard is a discussion for another day. At the moment based on the present hike in POP materials, you can get a good ceiling from 4,000/sqm. Maybe a little lesser if your project is in the eastern part of the country(POP materials is cheaper in the east at the moment). Thanks for your response. |
