Without a doubt, the US will best Iran in a straight out war and Iran knows this. This will give rise to 'other options' which would be drastic to both military and civilian targets. The pacification of this would be to oust Trump and deny him the chance of ever winning again. This will be a face saver for the US and back room deals with Iran would help calm the other heightened nerves. A real war would leave Iran decimated but as well the US bruised. They might win the war but it will cost them their middle east command as well as leave them at the mercy of other super powers that want them weakened. There are 'friendly' wolves prowling and even the US knows its circle of friends have other agendas. They will (like France) come out to say they stand by the US by reason of war treaties but will swoop in to reduce US influence when its middle east command is in shambles and place themselves in the exact same places the US held influence. If an economic recession was slow in coming, it would be hastened now. The creditors like China would start knocking and begin to lay claim on US resources. Still in the war mood, they will try out a military solution and that would be the beginning of no more lending to a credit built society. The dollar will crash, jobs will be lost and the American dream way of life will be a thing of history. Win or lose (not likely in the next 10 light years), it is a losing situation for the US. No side can afford it except one with a crazy leader attempts it. I expected a businessman like Trump should have known better but who knows, a second term looked enticing but even that from the protests all around looks bleak . |

@biafrareform, the adult most likely to be affected here is the foster dad. Try to understand his feelings and decision on the dad. You have to tell the girl before birth dad does. Since he knows the mother and was able to contact her, he can as well decide to accost the lady or be a nice 'uncle' somewhere and one day break the ice and ask her to confirm the story while adding Hus own version to it. If the girl asks the mum and there is a pause, that is all the 16 yr old girl needs to confirm her parenthood. Tell her yourself and if the girl asks for time before the meetup, it is easier for the mum to now say, "she is not ready yet" which if the dad breaches would work against him. One day, they will meet. She should not be brought into the feud of the past. Let her move ahead without carrying the hurt of the past. Medical records could come in handy some day. Please don't bill him for taking care of your girl. You did for her what you needed to do. Don't let him buy that off you. If he wants to do anything, let that be his own but determined by the foster dad. Your sis is OK. The girl is OK. The foster dad will also be okay as lkng as he treated her well. Once the birth dad proves to be something else, she can drop him off her life but before the meetup, ask him why now and do a bit if research on Facebook and elsewhere to know what kind of a man he presently is. WAECMATHEMATICS:Firstly, I wish to congratulate you for not falling into your tenant's trap. He would have just claimed you destroyed something his livelihood depends on or you stole a 45 million His office gave to him. There is a due process under the law and I will explain it to you now. Rent court is faster in these cases than magistrate as magistrate court handles all types of cases. So, go to your local govt office to asked for the location of the rent court and liase with any court clerk there. For rent court, I am not sure but I believe you don't need a lawyer to file your cade but to be sure, the clerk will out you through. If a lawyer is required, they can also give you a lawyer's contact. If it is magistrate court, you will be needing a lawyer and the rest of the process is about the same. For an owing tenant, you didn't even need to give a six months quit notice only the seven days notice. However, some states like in my Oyo state requires a one month quit notice before the seven days quit notice. Either way, you've more than compensated for it with the six months and then the seven days notices. Now you go to court. (Had to explain this much due to other readers). Your lawyer or you (if rent court) files the case and a court notice is sent to the tenant. If he is seen, whether he accepts the notice or not, as long as the bailiff tells him and throws down the paper or gives it to him, it is as good as served and he has no excuse whatsoever as long as the bailiff lays eyes on him. The process at court is Mention, hearing, judgement. The other parts could be skipped if he accepts to actually owing on the first day and sometimes the judge could just wrap everything up and deliver judgement right away saving everyone time. The judge would never say he must move instantly but will still give him time to move but the good thing is the judge will will acceed to your prayers. Prayers in court terms means request. While discussing with your lawyer, list it all. It should include That he leaves, That he pays up all outstanding rent covering all the period he is owing till now (the 10 months) That he pays all potential rent from now till when court asks him to leave (called mense profits) That he pays for the court case (the son of a wonderful creature of God has to be taught a lesson) Now the court might not grant the last one unless you prove you indeed had enough patience with him (in my case, the female judge said she didn't want to lay too much financial burden on her being a student. I've seen another judgement where it was approved). A statement from the resolution centre and/or copies of those quit notices will nail his coffin. The court will certainly ask him to move as well as pay all monies till he leaves. It might take time but you will have your wish done. The lady I got a court judgement against packed out and even locked the door but we kept pasting all notices on her door. When she knew we did not break the door open and falling into her trap, she came back to open it herself after a week. The court processes still went on till judgement was made even in her absence. What if he does not leave even after the judgement was said to his ears or posted on his door and he does not leave? You still go back to court and the court gives you a registrar and police escort to evict him and also a garnishee order to his banh to have the money transferred to you. (Thank God for BVN). @Simpubozz let me tell you a story. A wealthy tenant was informed by his landlord of an increase in rent at next tenure. He wondered at this and did a research which revealed the landlord was in dire need of money. He bought the house off his landlord at about half market price. Then resold at market price to another buyer. In between this however, as the landlord, he reissued a lease to himself at a very 'generous' rate for a good number of years. This meant that the latest landlord would have to bear with his tenure till it lapses. The story here is if there is a tenure in place, the new landlord cannot flout it. The old landlord cannot renew your tenure legally. The key thing is to ask your old landlord the situation on ground and if you can be linked to the new landlord, you can set a new period. However, if your cotenants have been known to be defaulters, there is a chance the kid will be thrown out with the bath water and no one would be spared. @eddy1234, those houses bringing in rent are existing businesses. You don't sell off a business to start a new one especially if it is not bleeding and with no experience running one before. A bird in hand is worth two in the bush. Manage the exciting houses properly. Trying to sell the houses would look like you are selling off properties that could be monitored to get something only you can control. It might not be said but being implied is enough. An answer of no can easily be resolved using a dictionary to let her understand that a wedding ceremony ushers in marriage between a couple and as such they start being called husband and wife. tpapi:Once a tenant defaults within 7 days from due date, he becomes a tenant-at-will meaning his tenancy is at the will of the landlord. The landlord has to give him a 7 days notice to quit (this differs from state to state. Oyo state is one month notice and then followed by the 7 days notice) I will explain the one month notice again. It has to cover a first of the month and the end of the month meaning for November, you must issue the one month notice BEFORE the 1st of November and on the first of December, you then can issue the 7 days notice. If you missed October 31 and gave the notice on the first of November, the one month notice will start from that November but end at December 31st. The first date and last date of the month must be unique. For service of the notice, you have to go with two copies. You serve one and the tenant signs the other. If you can't find the tenant or the tenant refuses to sign, just paste the copy on the entrance door and take a picture. That is all. After the 7 days (as I mentioned depends on the state) you can then approach the rent court if you have in your vicinity (cheaper and faster) or get a lawyer that will take up your case at the magistrate court. Your prayers will be for the outstanding rent, any rent till the tenant finally moves based on date set by court (called 'mense profits') and the eviction of the tenant. This may take a few months depending on adjournments but within 1-3/4 appearances, your case will be settled. One way of making it worth your while is to ask the court among your prayers to grant you the lawyer's service fee as it was extra cost to you. If you do this once on a scapegoat, all the others will buckle up and see you as a peaceful yet no-nonsense landlord. Bigval5:I recommend going with the company that has the financial backbone to pay well. If the old company cannot and is baiting, she can confirm to see if they are capable or not. Also, if there exist others who are on her level earning the N850k she can consider staying but if she is the only one, it most likely is a bait to keep delaying her from joining the competing new company so that secrets would not be passed along and opportunity is lost. If she is to stay, the new appointment has to be in solid gold tablets and not just word of mouth but still she has to be sure the financial statement of her company of choice can really foot the bill conveniently month in month out.
